TROUBLED ASSET TURNAROUND

The prestigious Waterfall Club at Lake Burton had a problematic history. We acquired it in 2013, looking past the non-performing loan and seeing an extremely high-quality asset. Armed with a vision for the athletic club, residential lots, golf course and lodge, we purchased the loan and separated the assets. By thinking way outside the box, we developed and executed a multi-pronged strategy to take Waterfall from the very, very red to the black in one year.

DEMOGRAPHIC DRIVEN DEVELOPMENT

Recognizing a way to diversify and achieve outsized risk adjusted returns, we agreed to joint venture the development of Assisted Living communities. With rising demand and a lagging supply of adequate facilities, our innovative, state-of-the-art, communities will cater to an underserved marketplace. Our product differentiators are at the leading edge of the next generation of senior housing providers. The estimated stabilized value of this venture is approximately $125 million.

CAPITALIZING ON THE CUTTING EDGE

At 4800 North Point Parkway, Siemens invested a significant amount of capital into an office design as innovative and forward-thinking as the company itself. Realizing this trend meant more efficient space design and lower costs, we acquired the building - even though suburban Atlanta had a very negative perception at the time. By ignoring shortsighted naysayers and taking a calculated risk, we took occupancy from 64% to 95% in eight months and sold two years sooner than expected, eclipsing the projected price.
