While Stephen was originally against the notion, he was sold by the end of the flight, and The Hyppo was born. Musicians like Steve Poltz, who Chad says, “has the best stage presence of anyone I have ever seen.” Seth Glier is another of their favorites. Along with their 15-year-old daughter, Caley, the family enjoys being outside and visiting the beach when they’re not at the restaurant. Running is a big part of Carol’s life. She says it gives her time “to sort out the crazy week or day I’ve had.” In addition to dancing over 40 hours a week and attending virtual school, Caley joins her parents, working at the café on the weekends. Giving back to the local dance community, Café Eleven recently hosted a takeover, where a local non-profit, The Perla Ballet School, received all of the tips earned and 20% of sales in one evening. If you’ve ever driven by 11th Street in February, you’ve likely seen the “LOVE window” at Café Eleven. Guests leave notes, cards, and art on the front of the building. and serenity. The family-owned business on Anastasia Island includes both a landscaping business, for residential and commercial properties, and a retail gardening center. Owned by Bill Hamilton, Bryanne Hamilton, and Jean Dowdy, the business got its start back in 1979 when Bill graduated from the University of Florida with a degree in plant science. Bill’s father joined he and his brother to begin the landscaping business. In 1993, they opened the retail gardening operation. After the completion of Palencia, O’Shea and his team were ready to create a new community. Inspired by the smaller St. Johns County neighborhood O’Shea and his family lived in, he wanted to create an intimately scaled neighborhood in St. Johns County that would provide an alternative to the larger “mega-communities” dominating the residential landscape. From this vision, Markland was born. “The scale and design of Markland have undoubtedly been influenced by my personal experiences,” says O’Shea. “My family has had the wonderful opportunity to live in a community of 350 homes for most of our lives. At this size, a community is large enough to support a robust amenity program, yet not so large that you feel disconnected from your neighbors. When the opportunity to create Markland presented itself, we wanted to give other families this idyllic experience that we have been so truly fortunate to enjoy.” In order to create the small, personal environment O’Shea desired, he reduced the home count from over 800 to just 355. The smaller home count allows residents to enjoy more amenities that are much like those found in a larger community. The neighborhood also provides plenty of special places for residents to gather, meet, and enjoy the company of family and friends. O’Shea’s team and Markland’s premiere homebuilders are working hard to add details to the homes and streetscapes’ architectural character to emphasize the “neighborhood” feel. O’Shea and his team hope to recreate the small, close-knit communities in which they were raised.
