With their family and friends cheering them on, more than 600 Castro Valley High School Seniors walked into Trojan Stadium to receive their diplomas as part of the 2022 Commencement ceremony this past Saturday. It was the first fully attended graduation at the school in two years due to the COVID pandemic. The event was livestreamed over the internet and included camera angles from a drone flying overhead. The school’s traditional international welcome included Seniors addressing the crowd in their native languages including Arabic, Cantonese, French, German, Korean, Mandarin, Spanish, Vietnamese, and Ukrainian, which got very large applause from the crowd. There are no nurses currently serving in the California state legislature, and Jennifer Esteen, running for the State Assembly in District 20, would like to change that. She’s a psychiatric registered nurse who lives in unincorporated Ashland and who serves on the board of the Alameda Health System. She is also a member of the Eden Area Municipal Advisory Council (MAC), as well as being vice president for organizing for Service Employees Local 1021, which represents many health care workers. If elected, she’d be the legislature’s first-ever Black, lesbian, and Jewish member. She said her program goes far beyond her personal identity. The open seat in Assembly District 20 came up when longtime incumbent Bill Quirk decided not to run for re-election. The district includes Castro Valley, San Leandro, Ashland, Cherryland, San Lorenzo, Fairview, Hayward, Sunol, and Union City. District lines were recently redrawn, and parts

were shifted away from District 18, represented by Mia Bonta. Esteen says she probably has a better perspective than most on how to bring about affordable health care for all Californians, starting with a statewide single-payer health plan. While often thought of as a new idea, California’s legislature passed a single-payer plan twice—once in 2006 and then in 2008. Both times, Governor Arnold Schwarzenegger vetoed the bills. Esteen says she sees mental health care as a very necessary part of health care. Her entry into politics came through her work as a transitions director for recovering mental health see ESTEEN on page 4

Beware of Rattlesnakes Warn EB Regional Parks, Officials Rattlesnakes are on the move in East Bay Regional Parks and officials are asking visitors to keep in mind safety precautions. Reports of snakes – most notably rattlesnakes – along some regional park trails have increased over the past few weeks, prompting a warning issued last week by park staff. Snakes emerge in warm spring weather to explore their environment, which can lead to more encounters with humans and dogs. When visiting East Bay Regional Parks at this time of year, park officials have some good advice on what to do if you see a rattlesnake. “Leave it alone—do not try to capture or harm it. All park wildlife is protected by law. If you see a snake on a trail, wait for it to cross and do not approach. Then move carefully and slowly away,” EBRPD officials said. Other safety tips include: • Avoid hiking alone so you have help in case of an emergency. • Scan the ground ahead of you as you walk, jog, or ride. Stay on trails and avoid walking in tall grass. • Look carefully around and under logs and rocks before sitting down. • Avoid placing your hands or feet where you cannot see clearly.

Reports of snakes along some regional park trails have increased over the past few weeks, prompting a warning issued last week by park staff.

• Keep dogs on designated trails and away from snakes if they see one. If you are bitten by a rattlesnake, stay calm and send someone to call 911. Remain calm by lying down with the affected limb lower than the heart. Getting medical attention quickly is critical. “Do not spend time on tourniquets, sucking out the poison, or on snakebite kits. If you are by yourself, walk calmly to the nearest source of help to dial 911. Do not run,” EBRPD officials said. If bitten by any other kind of snake, wash the wound with

Wanted Man Charged with DUI Monday, May 30 at 4:00 a.m., Sheriff’s deputies arrested a 61-year-old man from Castro Valley as part of a warrant issued for his capture. The man was at a home on Edwards Lane near Center Street when deputies served the warrant. The man had been previously charged with driving under the influence of alcohol over the legal limit and damaging public property. Deputies took the man into custody. mental health is one area where services should be uniform statewide, and the state should fund any services it demands counties provide. “Housing, jobs, and transit are an ecosystem,” Esteen said. “We have to think beyond cars, freeways, and fires in sustaining that ecosystem.” She’s in favor of the California Green New Deal to move beyond fossil fuels and invest in green energy to create jobs. Esteen supports “deeply affordable housing for all” that addresses the housing needs of working Californians in everyday jobs. This is usually left out of plans limited to building market-rate housing for the better-off and subsidized housing for the very poor, she said. Esteen also believes the state should have “leadership that produces deliverables,” where people can clearly see the benefits of the taxes they pay. California’s general election is on November 8. he FESCO Shuffle returns with a new partner this year, as the 25th Annual Shuffle is held June 11th at Moreau Catholic High School, 27170 Mission Blvd., in Hayward. This is the first time since 2019 that FESCO supporters will gather in person for the annual walkathon fundraiser supporting homeless families with children. Moreau offered their track and adjoining picnic facilities for FESCO’s use, and FESCO is excited to have them as a local partner. At Moreau on June 11th, FESCO volunteers and The “Egoscue Supine Groin Stretch” focuses on a muscle called the Psoas, a supporters will be greeted by ribbon-like muscle that runs from either side of your lumbar spine down to just below your hips. You can’t go on social media without seeing all sorts of ridiculous fitness challenges. Burpee Challenges, Plank challenges, etc. Frankly, I’d rather eat glass than do a 5-minute plank. If you’d like to try some of these go ahead, but I thought I’d propose a fitness challenge that actually helps, and that you can even do while watching TV. Here it is. For the next seven days I want you to spend 30 minutes doing one stretch. It doesn’t look like much, but it’s the best thing I’ve found to loosen up your hips, back, and shoulders.

It’s called the “Egoscue Supine Groin Stretch” (ESGS) and it focuses on a muscle called the Psoas (SO-az). It’s a ribbon-like muscle that runs from either side of your lumbar spine down to just below your hips. The problem with the Psoas is that it gets tight with lots of sitting and that can cause back, hip, knee, and even shoulder pain. What the ESGS does is help regain length and function in the Psoas. This helps improve your posture and that reduces pain. It’s simple to do but there’s some important things to note.

As the major fundraiser for the Family Emergency Shelter Coalition or FESCO, the Shuffle is an opportunity to get out the word about family homelessness in the Eden area. For 35 years, the Hayward non-profit has supported hundreds of families and their children who have lost their place to live and need assistance to regain self-sufficiency. Understandably, COVID-19 has created more difficulties for many families. The agency is one of the only shelters in Alameda County that keeps families together during their homelessness. FESCO staff work closely with each family, helping them create action plans to move toward their goal. Client

families receive food and housing, case management, family counseling, life skills training, children’s activities and study help, and assistance with employment and housing searches. These all provide safety, stability, and a chance to regain their dignity and financial security to client families in the program. Lie flat on your back with one leg out straight and the other resting on a box or chair with your knee and hip bent to about 90 degrees. The outside of the foot on your straight leg needs to be propped against something so your toes point straight up. This foot position is what stretches and releases the psoas. It’s important to have something propping your toes straight up because the psoas won’t relax if you keep tension on the leg by holding it up under your own power. Performances included the school band with vocalists singing the Castro Valley High School Alma Mater and an acapella rendition of “Story of My Life” by the school’s Seniors in Choir. The event was capped off with the handoff of diplomas and turning of the tassels with the usual tossing of caps into the air.

Rents Projected to Rise Over the Next Few Years

W

e are now into the market shift one month and, across the nation, sales activity is down. Although many factors are involved, the primary driver has been increasing interest rates. Some potential buyers, hoping for lower rates and prices, are considering renting for the long haul. Personally, I believe this would be a mistake. First, renting denies individuals access to the tax benefits afforded homeowners. Secondly, tenancy prevents wealth building opportunities enjoyed by those who own real property. The third issue, however, will have the largest effect on renters long-term and could actually ‘handcuff’ tenants making it more difficult to purchase in the future. In a nutshell, this third category could be labeled “potential

rent increases.” The higher rents go, the more they will eat into a tenant’s potential for saving a down payment for a purchase. There are many factors involved. To begin, as property values have soared over the past few years, rents have not kept pace. Based on increased property values alone, many renters will be faced with significant rent hikes over the next few years as landlords attempt to bring rents into parity. Additionally, during the pandemic, even though property values skyrocketed, it was illegal for landlords to increase rents or evict non-paying tenants. Consequently, rental owners are now looking for ways to recoup their losses from the past couple of years. An additional blow to landlords has been the dramatically increased costs of labor and

As landlords look for ways to increase revenue, many counties and cities are becoming increasingly militant in their application of tenant protection laws limiting a landlord’s control over their own property, especially rent increases. Landlords are crying foul and insisting that the increasing regulations are a violation of their rights as property owners and tantamount to imminent domain. Rather than fight, some landlords are choosing to cash in on increased property values by selling local rental properties and purchasing replacement properties in states with fewer controls. This highlights two problems: first, some of the homes being sold are leaving the rental market and will be occupied by the buyers. Second, investors buying rental properties will be looking to increase rents as quickly as possible to maximize their investment potential. Bottom line, the way forward for renters is not cheery and, if given the opportunity, tenants should plan on buying sooner than later. Castro Valley Chabad Acquires New Chapter In the eight years since the Chabad Jewish Center of Castro Valley has opened its doors, its programs have grown by leaps and bounds. To accommodate its ever-growing crowds–recent Chanukah celebrations have attracted 300 attendees–the congregation has purchased a spacious 4,000-square-foot facility at 21666 Redwood Rd., right off the I580. According to Rabbi Shimon Gruzman, who leads the center together with his wife, Chanie, the new center will house their sanctuary, Hebrew school, youth and cultural events, and eventually Chabad’s preschool, which opened in 2013. The rabbi says that the new center will allow them to expand many of their existing programs, which were limited by lack of space in their current rented facility. “Our Passover Seders, our holiday celebrations, our events, will all be that much larger and that

much more inclusive.” Located entirely on street level, the new Chabad center has ample parking and is easily accessible for people with mobility challenges. The rabbi says that the center will also house a new Judaic library, with titles for both children and adults, which will be a serene space for reading, contemplating, and connecting. Although the move into the new center will not be immediate, the rabbi invites the wider community to celebrate the move with a lechaim at the Shavuot morning Dairy Buffet on Sunday, June 5, at the current synagogue, at 20912B Redwood Rd. Shavuot, which marks the revelation at Sinai, is celebrated by a public reading of the 10 Commandments from the Torah scroll and dairy feasting. Sunday prayer services begin at 10 AM, 10 Commandments will be read at 11 AM following by a dairy buffet.

That certificate must then accompany your gift or bequest in order to validate it. Without that certificate, the gift or bequest is presumed invalid and will likely be declared void by a judge. The same rule would apply if you wished to give her a big check this holiday season or to name her as a beneficiary on your insurance policy. Unless the gifts fell within an exception, the law would presume them to be the product of fraud or undue influence and therefore void. However, the law recognizes the following exceptions to this rule: (1) a smaller gift of less than $5,000 (provided that the value of the donor’s estate is at least $184,500, this being the threshold value as of 4/1/2022, a value that is indexed to inflation and is updated every 3 years); (2) a gift to a caregiver who is also a family member, and (3) a gift to a caregiver who performs services without pay, provid-

ing there was a pre-existing personal friendship. There is also an exception where the care custodian is able to prove to a judge, with clear and convincing evidence, that the gift was not the result of fraud or undue influence. However, a caregiver who goes this route takes a risk: if she fails to so convince the judge, she will then have to pay all costs of the court proceeding including reasonable attorney fees to the other parties. So, making a sizable gift or bequest to your caregiver is not a do-it-yourself job. To validate the gift, you need to engage an independent attorney to conduct the appropriate evaluation and sign the required Certificate of Independent Review. If this requirement is followed, then your gift or bequest should be honored and your caregiver will then enjoy your loving tribute without the need to defend it in court. Gene L. Bay Area Women Against Rape Grant The Inner Wheel Club of San Leandro was again awarded a generous grant to provide 105 Rape Kare Kits to BAWAR (Bay Area Women Against Rape). Sweatshirts & sweatpants, underwear, shirts, socks, many toiletries, and journals/pens were placed in backpacks to provide comfort to survivors of abuse. Drawstring backpacks filled with shirts, leggings, toiletries & journals were also delivered to UCSF Benioff Children’s Hospital. These were distributed by members- JoAnn Cornelius, Barbara Mehan, Lynnette Flusche-President, Sherrie Barnes, and Kristi Barnes. Other committee members are Linda Mahadevan-Project Chair, JoAnne Frazier and Grant Writer Gloria Vasconcellos. The project represents another “Feel Good” moment for IW Club of San Leandro and a chance to make a positive difference in the community, organizers said.

Fortunate for Castro Valley Dear Editor, I was reminded of how fortunate we are to live in Castro Valley being served by multiple First Responders as I saw an Alameda County Sheriff’s Deputy working with an ambulance crew serving one of our fellow residents the week after the recent parade. The Castro Valley Community and our neighboring communities all came together on May 14 for the Rowell Ranch Rodeo Parade. The parade went smoothly due, in large part, to First Responders from multiple agencies coming together (Sheriff’s Department + East Bay Park Police + CHP + Alameda Fire Department), all co-ordinated by Retired Deputy Sheriff Darby Falkenstine. In addition to using our current local heroes, the young marines, and Sheriff Reserve officers were committed to ensuring a safe environment for all! Although many were seen in and throughout the parade route, there were also many others working behind the scenes on the side streets making sure the entries could stage, move to, and enter and exit the parade route safely. We are so blessed to have men and women like Alameda Sheriff Sergeants Roberto Morales and Marcus Cox and well as Deputy Sheriffs Steven Ogbonna and Luther Thompson as well as East Bay Parks Police Lieutenant David Phulps and CHP Officer Daniel Jacowitz, in addition to the men and women of the Alameda County Fire Department and their EMTs invest months of planning to ensure the safety for all residents, participants and spectators. Water Conservation Editor, When will we all make water conservation a priority? While driving in Five Canyons I saw the fountain working to its full glory. What kind of message does this send? CELEBRATE SHAVOUT!

Howard Songey February 27, 1925 ~ May 25, 2022. “The best portion of a good man’s life is his little nameless unremembered acts of kindness and of love.” (William Wordsworth) Howard passed away at home in the early morning hours of May 25, 2022. He was born to Arthur and Winifred Songey in Berkeley CA on February 27, 1925. He was predeceased by his sister Winifred Smith Urfer and brother Doug Songey. Howard was raised in Berkeley and Calistoga CA. He received his driver’s license at the age of 12 so that he could drive his father who was also his best friend, and who was ill, around the St. Helena/Calistoga/ Angwin area and to their ranch on Howell Mountain. Howard enlisted in the US Army at the age of 17. He was deployed to Europe on the Queen Mary, which was repurposed as a troop carrier. He fought on the front line in WW-II with General “Terrible”Terry Allen’s Nightfighters, the Timberwolves of the 104th infantry. His division engaged in many battles beginning in France, continuing through Holland and Amsterdam and ending in Germany. Later in life, he reconnected with some of his fellow soldiers and cherished their comradery and friendship. He was seldom seen not wearing one his many WW-II baseball caps. After the war Howard returned to America and was employed as a sales representative for Blake Moffet and Towne. Howard married the love of his life, Marie Hegarty, on June 11, 1949. They celebrated 72 years of marriage last year. They moved to Castro Valley in 1950 and were among the founding members of Our Lady of Grace Catholic Church. Howard was blessed with eight children, Susan (Jim) Rossillon, Christine (Greg) Schmitz, Diane (Steve) Twomey, Art (Janet) Songey, Jim (Jeannine) Songey, Dan (Amy) Songey, Aileen (Paul) Koslosky, Maria (Jeff) Fulcher, 28 grandchildren and 15 great grandchildren. He is also survived by many extended family members. Family was everything to Howard, his greatest joy. He and Marie lived and modeled for their children a life of faith, of Christian values, high moral standards and compassion and kindness all bundled in the warmth of a busy, fun and loving home. Howard will be deeply missed. His welcoming smile, twinkling blue eyes and mischievous pranks will forever be cradled in our hearts. How lucky we have been to have had this good and gentle man in our lives; making saying goodbye so hard. Vigil to be held July 19, 2022 at Holy Angels Funeral Center, 1051 Harder Road, Hayward. Visitation from 4-6 with service at 6. Funeral mass to be held at Our Lady of Grace Church 3433 Somerset Ave, Castro Valley July 20, 2022 at 11:am.

Reports: Family Fight Leads to Arrest continued from page 3 Family Fight Uncovers Warrant Monday, May 23: at 1:34 p.m., deputies arrested a 46-year-old man from Castro Valley on suspicion of assault on a family

member, violating a court-issued restraining order, and making death threats. The man was at a home on Rizzo Avenue near Lake Chabot Road when deputies responded to calls about a fight at the home. The

man was also found to have a warrant issued for his arrest on previous charges of a suspended driver’s license. Deputies took the man to Santa Rita Jail. The victim was treated at the scene.

ATHLETE OF THE WEEK Courtney Rose Our Athlete of the Week is Courtney Rose, a former Castro Valley High School star who is now pitching at D-1 University of San Diego. Rose, a redshirt sophomore, earned All-WCC honors, the league announced on May 17, 2022. Rose, who was selected to the WCC Second Team, and ranked fourth in the WCC with 133 strikeouts. She led the conference with four saves. In 39 appearances and 19 starts, she tossed nine complete games in 159.0 total innings. Rose earned two shutouts on the season, including wins over Nebraska and Santa Clara. During her career as a Trojan, Courtney led Castro Valley softball to back-to-back Western Alameda County Conference titles. (2017, 2018). In 2019 Rose was named the Western Alameda County Conference Player of the Year, was selected to the All-Bay Area News Group First Team, and received the SF Chronicle All-Metro Team honorable mention.
