Castro Valley Weather May 3 - May 7, 2023
By Mitch Rothbardt SPECIAL TO THE FORUM
I’m going to tell you something you don’t want to hear. But you can trust me. I promise. And on the bright side, there is a silver lining to it.
You’re going to get hurt.
That’s a crummy thing to say, I know, but it’s the truth. Living on earth...as a human being...with gravity always working...you’re going to get hurt.
Body: Man in Missing People Video
continued from front page had featured him in January on a weekly YouTube video of people missing from that city. He had last been seen by a family friend on December 19, 2021, in the 4000 block of Alameda Avenue in Oakland, according to that video.
That location is home to both a Home Depot store and a number of parked RVs oc-
cupied by otherwise homeless people.
Social media accounts in his name and bearing a photograph similar to that released by the police said Gregory was a 1994 graduate of Alameda High School while listing Oakland as his hometown and current residence.
There had been no new posts to those accounts since
2021, and no family members were listed. His apparent Facebook page showed, however, that he left behind some 163 friends, a number of whom were also graduates of Alameda High School.
Anyone with information is asked to contact the Oakland Police Homicide Section at (510) 238-3821 or the TIP LINE at (510) 238-7950.
This doesn’t necessarily mean debilitating, you-can’tmove injuries, although those may happen.
I mean the tweaks, the stabs, the ouchies, and the what-theheck-is-that’s?
When you’re getting out of your car and your knee buckles. Or you get up in the morning, and your neck is stiff. Or you your back is just achy and stiff.
What do you do about it?
Well...yes...you should usually listen to your body...
but there are times when you should just tell it to shut up.
Not every pinch is cause for concern. Not every twitch means you should take the day off. Not every tug should cause panic.
One of the more important concepts of mental health therapy is the idea that, even though you may not be able to control the thoughts that pop into your head, you can control the importance you give them and your reaction to them.
You can have a thought... take a moment to think about that thought...decide whether the thought is valid or helpful... and finally, take it seriously or throw it in your mental trash can.
The ability to do that is important to good mental health.
The ability to do that with pain is important to good physical health.
So how do you do that? How do you know what you should pay attention to and what you shouldn’t?
I’ll give you some ideas, but, of course, I have to let you know that this is a pretty tricky subject and is IN NO WAY meant as medical advice or a diagnosis. Just encouragement to maybe think a little differently about those boo-boos.
How’s your posture? Many back issues don’t have much to do with the back. They tend to be related more to hip position, posture, and general movement. That may be hard to understand, so just know that the better the hips move, the looser the back tends to be.
How does it feel today? Just because something hurt yesterday doesn’t mean it has to hurt today. If you had something going on yesterday and it’s better today, just move on with your life and forget about it.
Let pain be your guide. There are a lot of ways to do things. If doing something see ROTHBARDT, back page

A (NOT SO) SECRET GARDEN: JoDee Haffner’s third graders at Chabot Elementary School are helping revive the school garden, plus planting oak trees with the group ‘100K Trees for Humanity.’
CV Class Plants Trees and Gardens
By Linda Sandsmark CASTRO
When JoDee Haffner’s third graders at Chabot Elementary School returned to the classroom post-COVID last year, she noticed that many were still a bit stressed from the experience.
“We found that going out to the school garden to read really helped calm them down,” she says.
Unfortunately, the garden had been neglected while the school was closed, so Mrs. Haffner looked around for help to put it back in better working order.
She found that the Eden Garden Club offered grants to schools in Castro Valley and Hayward and made contact with Peggy Maurer from that group. This school year, Maurer organized special speakers for Haffner’s current class in addition to helping prep and plant the garden in person.
“Ms. Maurer brought in Sung Lee, a beekeeper who
told us how bees pollinate plants. She also introduced Ms. Dixon, who taught us about Monarch butterflies, and Amos White from an organization called 100K Trees for Humanity,” says Haffner.
“The grant from Eden Garden Club helped us build up our
pollinator garden. We planted a butterfly garden, herb garden, and succulents.”
Working with the 100K Trees for Humanity project and Eden Garden Club, the class also planted acorns in January 2023 in hopes of growing and adding trees to our area.
“We get to take care of the trees for a year, maybe two years,” says Haffner. “That’s our job, and then they’ll help us plant them in the community. The acorns came from specific areas, like Cull Canyon and Montgomery Street, which are labeled on each student’s containers.”
There were a few setbacks, such as the freezing weather earlier this year, which damaged some of the tiny trees. And during spring break, squirrels broke into the greenhouse and made off with some of the acorns. But the missing trees have been replanted, and the garden looks great.
“I looked around, and I saw hardly any weeds left. We did a good job,” said one student. The students say they loved planting flowers, succulents, and acorns and finding interesting bugs as well. They have become so enthusiastic about gardening that they have branched out, now welcoming birds. Parent Dennis Hackbarth helped all the students see TREES on page 4

Joint Tenancy vs Tenancy In Common: How They Differ
Q. My brothers and I plan to buy a home together, and wonder whether we should take title to the home as joint tenants or as tenants-in-common. Can you explain the difference?
By Gene L. Osofsky, Esq. SPECIAL TO THE FORUM
A. Sure. There are distinct differences between these forms of ownership. The principal differences pertain to the equality of ownership and the right of survivorship. Here is the breakdown:
Joint Tenancy: For owners of property to qualify as Joint Tenants, the property must be
(1) acquired at the same time,
(2) by the same deed which clearly states that the owners are joint tenants, (3) the interests of all joint tenants must be equal, and (4) each must have the right of full access and possession of the property. These four requirements are often called the “4 unities” in
Senior Group

the law of joint tenancy. If so acquired, this form of ownership creates the following right
of succession: upon the death of the other joint tenant(s), the last surviving joint tenant takes ownership of the entire property, without probate or other proceedings. This right of survivorship is one of the most important features of Joint Tenancy ownership.
Tenancy-In-Common: By comparison, persons who own their interest as Tenants-In-Common can have different percentage interests in the property and can acquire their interests by different deeds and at different times. Further, upon death of a CoTenant, his interest goes, not to the other co-tenants, but to his own beneficiaries or heirs.
In terms of succession upon death, it is sometimes helpful to think of Joint Tenancy as requiring, upon death, a “sideways” movement of ownership to the other surviving Joint Tenant(s), whereas upon the death of an owner holding his interest as a Co-Tenant, the succession moves “downstream” to his/her own heirs or beneficiaries.
Because of the right of survivorship, married couples will often hold title to their
home as Joint Tenants, as most couples typically want the surviving spouse to acquire ownership of the entire home or other property, which would then occur without the need for probate. By contrast, co-owners who are friends, business partners, or even siblings, who may have their own families, would – upon their own death – typically wish their interest to go down to their own family members, and not to the other surviving co-tenants. This difference is significant.
In your situation, you indicate that you plan on making a purchase with your siblings. I presume that, if any of you passed away, each brother would want his share to go to his own family, which may include his own spouse or children, rather than to the other brothers. In that event, you would want to acquire title as Co-Tenants, so that this preference is clear.
An important comment about joint tenancy: if a joint tenant conveys his/her interest to someone else, or even to his own trust, that transfer may sever the joint tenancy, eliminate the right of survivorship, and create a Tenancy-In-Common. So, be mindful about such transfers when you do your own estate planning.

RCS Honors Long-Serving Teachers, Staff with Dinner
On Saturday, April 22, Redwood Christian Schools celebrated long-serving teachers and staff at their Faculty-Staff-Board Dinner held annually, except for Covid, since 1970-71, their founding year.
RCS Superintendent Dr Al Hearne served as Master of Ceremonies as the close to two hundred present employees and board plus spouses attended.
Jackie Wilson-Moog, who retired after twenty-four years serving as teacher and coach, graduated from RCHS in 1983, winning the South County Ladies Basketball Scoring
Championship on the last night of the season, then graduated from BIOLA in 1987.
She was hired by RCS for the 1987-88 school year, taught two years elementary PE and four-year Junior High PE and High School United States Government, married husband Bruce in 1987, had three children, took a break to be a Mommy, and returned to RCS to teach full-time elementary PE continuously since the 2005-06 school year.
All three of their children graduated from RCHS: Ashley (2011), Cordon (2014) and Claire (2017).
She was known for stating multiple times to multiple people: “I love elementary P.E. - I absolutely love my job. I can’t believe they pay me to play with kids.” Mrs. Moog asked Superintendent Emeritus Bruce D. Johnson, who was the Director of Athletics when she was in high school and, as Superintendent when she graduated from college and hired her, was asked by her to introduce her and tell her story
to all those present, stating “I am truly honored to introduce Jackie Wilson-Moog tonight. I have always been a huge fan of Jackie’s dating back to her junior high and high school days when she excelled at sports while holding the line with her fellow classmates always living a life consistent with her faith and her parents, who are two of her biggest supporters.” Mrs. Moog was inducted into the Castro Valley Sports Foundation Hall of Fame in 2018 as both a player and coach.
Other honorees included Steve Gillette, introduced by retired fellow teacher Stan Edington, for his forty years of ministering at Redwood Christian Junior High/Middle School and High School. Two staff members, Dale Huemoeller, former Redwood Christian Elementary (RCE) Principal and current Director of Athletics (introduced by RCE Principal Megan Sinisi), and Mrs. Marlene Grunow, the founder of RCS’ successful JumpStart program more than twenty-five see RCS on back page

It is still NOT too late to enter the parade in one of 25 categories or be listed as one of the parade sponsors or participate in the “BBQ, Axe and Brew” the night before the parade or Fire Station 25’s Pancake Breakfast before the Parade Saturday morning! Please visit www. RowellRanchRodeoParade.com to sponsor or enter the parade. All entries are welcome! Hope to see you on May 12th & 13th!

CV Specific Plan
The Alameda County Planning Department is revising the specific plan for the business district of Castro Valley. That plan will provide a blueprint for development in our community for the next 10 or more years. The Planning Department and the Castro Valley MAC will be holding a series of meetings over the next few months. The Chamber of Commerce is excited to be part of the process. We will help the County to collect community input, and we will suggest items for consideration. At the end of the process, we will have an excellent plan. Thanks in advance for your help.
–Todd Anglin and Gary Howard CV/Eden Area Chamber of Commerce
Dear Editor:
Looks like the Castro Valley Sanitary District (CVSan) wants to raise our sewer service rates by 14% over the next two years. I guess inflation is affecting our ability to use toilets as well as everything else we do nowadays. CVSan is using the majority of the Sewer Service Rates to fund its new Headquarters Building at Center Street.
CVSan has stated that it “has budgeted funds during the next two-year budget cycle for major wastewater Capital improvement projects to operations, treatment plant, underground pipelines, pump stations, and discharge facilities. CVSan will spend approximately $27 million in this two-year budget cycle. 80 percent ($22 million) of the capital improvement project costs is to fund a new Headquarters building at Center Street.” (Proposition 218 Notice) Debt service on the 30-year bonds CVSan is contemplating for the Headquarters Building is going to be around $1 million per year. Thus, over the next two years, $4 million of the budget is going to salaries and benefits for its employees, $2 million for bond debt service.
The 14% rate increases will also apply to all Castro Valley Businesses and Castro Valley Institutions such as Churches, Nursing/Care Homes, Schools, and Eden Hospital (current rate of $82,00 per year going to over $94,000 per year in 2024). Needless to say that the local businesses will raise their prices to cover the added Sewer Service Charge.
–Ken Owen, Castro Valley

RCHS Teams Take Trophies Home in STEM Competition
On Saturday, April 22, two RCS teams competed against 23 schools representing twelve different states at the International Christian STEM Competition hosted in Phoenix, Arizona, at Grand Canyon University in partnership with Association of Christian Schools International.
Schools came from as far away as Maine, Florida, Oregon and Georgia.
Juniors Michelle Moon and Lara Cha, and Sophomore Kristine Pak, Redwood Christian High School’s Biomedical Engineering team, were tasked to use limited materials to design and build a modification to a walking device, finishing in first place.
Election: ‘By-Trustee Area’ System
continued from front page have students’ best interests in mind, no matter what their background.”
The lawyer representing the Castro Valley resident did not initially respond to calls for comment.
In 2002, the passage of the CVRA prohibits the use of at-large elections of governing board members for a school district if it “impairs the ability of a protected class to elect candidates of its choice or its ability to influence the outcome of an election.” The law was designed to encourage realistic representation and dis-
courage cookie-cutter boards.
Castro Valley’s largest ethnic group is White (36.7%), followed by Asian (31.2%) and Hispanic (16.9%), according to the 2020 US Census. CVUSD’s student body of 9,200 is made up of 24.3% White, 4.9% Black, 34.1% Asian or Asian/Pacific Islander, 23.3% Hispanic/Latino, and 12.9% of students are two or more races.
However, the Board of Trustees has been predominately White, with some representation by Black and Asian residents, most recently Monica Lee and Dot Theodore.
To comply with the CVRA
Rothbardt: Fitness Fact
continued from page 2 hurts, there may be a variation that doesn’t. And if something doesn’t hurt, don’t second guess it.
Again, I’m in no way saying that you should always work through pain. Quite the opposite. What I’m saying is that pain doesn’t automatically mean you should shut things down. Adopting a different
mindset around issues that pop up may mean that your results and mindset don’t need to suffer.

and avoid a lawsuit, CVUSD will hold a series of five public hearings and hire a demographer to divide up Castro Valley into districts using data from the 2020 Census. The first two public hearings (May 9 and May 12) will be held to solicit comments and feedback regarding potential trustee areas. After a few maps are drawn, CVUSD will host three more meetings (June 12, June 14, and June 28) for public comment.
The CVUSD Board would then take a vote on the final maps before asking the Alameda County Committee on School District Organization to approve the change. If the Committee approves the change, “by-trustee area” voting would be held starting with the 2024 Board of Trustees election on Tuesday, November 5, 2024.
Currently, board member seats held by Lavender Lee Whitaker, Michael Kusiak, and Dolly Adams seats are up for re-election in 2024. Trustees Gary Howard and Sara Raymond, who were just elected in 2022, will keep their seats until they are up for a district election in 2026.
Changing to a “by-trustee area” system will have no impact on student and school attendance boundaries, Superintendent Ahmadi said. She added that the Dublin and Fremont Unified School Districts recently went through the same process.
Meeting information, including Zoom login, can be found on the CVUSD website (https://www.cv.k12.ca.us/).
Senior Aaliyah Xiao and Junior Clarissa Leung, Redwood Christian High School’s Software Design team, designed, planned, built and tested a side scrolling game utilizing a programming language of their choice, tools, and an Integrated Development Environment (IDE) controller, finishing in 4th place.
Mrs. Jennifer Seganish, Redwood Christian High School and Middle School Science Department Chair and Club Advisor shares, “These five girls poured a ton of effort into their projects and learned a lot in the process. I couldn’t be more proud. I hope to take a bigger team next year to participate in more of the challenges.”
Dr. Al Hearne, Redwood Christian Schools’ Superintendent, stated “We are
blessed with amazing students throughout our school, and although their successes are a blessing, they are not surprising. Mrs. Seganish does a great job challenging our students, releasing them to explore their ideas, and encouraging them to be as creative as possible while accurately recording the outcomes. We are so blessed to have teachers like Mrs. Seganish and students like Michelle, Lara, Kristine, Aaliyah and Clarissa.”
RCS: Staff Is Honored
continued from page 10 years ago and still flourishing (introduced by RCS Superintendent Dr. Al Hearne). Middle School/High School teachers Mrs. Lisa Suth (introduced by Dale Huemoeller) and Mrs. Janet Vincent (introduced by Superintendent Hearne) were honored for twenty years of service. Other staff members were honored for completing their first year and thereafter in five-year increments.
Superintendent Hearne summarized the entire evening stating that “bringing the Redwood Christian Schools family together multiple times each year reminds all of us the value of each individual’s contribution to the ministry of honoring our Founders Vision fifty three years ago to bring families together to provide children Christ-centered education which is able to equip students for daily living and eternal life.”
