A NOTE FROM THE EDITORS I don’t know about you, but I love hot summer weather – especially in Muskoka. There’s simply nothing like stretching out on a hammock strung between two trees, sipping lemonade and reading. Watermelon, cold and dripping, tastes best when you’re really hot. And getting out on the water, whether it’s a quiet morning paddle or wakeboarding with a bunch of friends, is truly my idea of paradise.

You know what else has been hotter than ever this summer? The real estate market. We’ve continued to break one record after another, and there’s no sign that things will slow down any time soon. In this issue, we introduce you to some very special people, starting with top CM agent Sarah Pountney. Muskoka-born and raised, Sarah joined us after starting her career in the finance industry in Turks & Caicos Islands, and says she views her shift to Muskoka as exchanging one form of paradise for another. As CNIB Lake Joe celebrates its 60th anniversary welcoming campers living with sight loss and other challenges, we had the chance to meet some other exceptional people, whom we tell you about in “CNIB Lake Joe Heroes.” Each one tells a unique story about how their CNIB Lake Joe experience changed them – and their stories may just change you a little bit, too. CNIB LAKE JOE HALL OF FAME By Martha Uniacke Breen We may have spent the last few weeks cheering on the Canadian team at the Olympics and Paralympics, but CNIB Lake Joe has seen more than its own share of champions. For 60 years, CNIB Lake Joe campers and counsellors have been earning gold of a different kind – whether it’s discovering strengths that they hadn’t known they had, teaching and mentoring other kids living with sight loss or other disabilities, or showing dazzling prowess in whatever skills and passions drive them. Cue the trumpets, raise the flag – and meet four CNIB Lake Joe Hall of Famers.

CAMPBELL DICKEN Now seventeen, Calgary native Campbell Dicken has always been a leader, despite having been legally blind since birth. “When I was little, I did summer camp activities at the local CNIB chapter in Calgary, but when I got older there was not that much on offer for middle-aged kids, so I sort of moved away from it,” she recalls. But in her early teens, she joined the CNIB’s Youth Leadership Program, organizing fundraisers and doing national and local mentorships. She’s still active with the program and is currently mentoring a ten-year-old, meeting with her regularly by Zoom to play games and hang out together. “She’s great – she’s really funny,” Campbell laughs. “She reminds me of myself when I was ten!” In the summer of 2019, Youth Leadership Program members from across Canada were invited to apply for scholarships to attend CNIB Lake Joe for a special leadership program. At the encouragement of her supervisor, Campbell applied, and was one of only four teens from Alberta who were chosen to take part. She returned and became a CIT (Counsellor-in-Training) that same summer, and though COVID scuppered things a bit last year, she plans to continue her involvement with the camp as much as she can. “CNIB Lake Joe has just such a special feeling about it,” she says. “Being surrounded by other kids who are visually impaired – it’s very special to know that everyone else is just like you. The programs are great; I love learning about different leadership programs and styles. “But a huge part of it, of course, is the friends – I have just so many friends there. It’s a real community.”

TAYLOR GAUDON At age eleven, Taylor Gaudon was diagnosed with macular degeneration, a crushing discovery for her at an age when most kids are just figuring out who they are in the world. “I still had some vision, and I had this image of blind people as helpless and disabled. I did not see myself that way at all. So I rebelled.” Fortunately, she says, she was blessed with family and others who supported her, but she had no interest in becoming involved with CNIB and its support programs. “It just wasn’t who I was,” she says. “But as I grew older, I needed a job, but I wasn’t comfortable in the typical teen jobs like fast food or retail. So my mum applied to the CNIB for ideas. They suggested becoming a program facilitator, which is a kind of counsellor, at CNIB Lake Joe.”

LONDON, ONTARIO

She’d gone to camp for sighted individuals all her life and assumed CNIB Lake Joe would be the same. What she found was like nothing she’d ever experienced.

“For one thing, they have many different types and ages of kids, and with different kinds of disabilities, not just sight loss. But more importantly, it came just at a time when I felt helpless; I had let my disability stop me, but then I met all these people who hadn’t let it stop them at all. I learned so much about my community – and that I had a community! – and found an opportunity to do so much.”

Today, at 22, she’s a musician and songwriter, and just graduated from Sheridan College’s film production program, a challenging program with or without sight loss! “I feel like the CNIB Lake Joe experience did so much for me. It made me realize who I am, to come to terms with my disability and do the things I want to do.”

SHAWN DALE Listening to Shawn Dale’s story, one can’t help thinking he’d have come out on top no matter where life led him. Growing up in the small lakeside town of Brighton, Ontario, Shawn was rendered functionally blind at age four after an accident. There weren’t many special programs or schools for blind kids in the area at the time, so he leaned on his family for support. The way he describes it, Brighton was a great place to grow up, especially in summer, with the beach practically in his backyard, and plenty of friends and sports to pass the time. He did have some sight, and refused to let his sight loss hold him back. When he was 15, his school counsellor mentioned that CNIB Lake Joe was looking for volunteers for a five-week program, gaining skills in running the summer program, with the prospect that the best would be invited back the following summer as full-time paid counsellors. For the active young man, the experience was life-changing: along with developing close friendships that are still active today, it became the launchpad for a lifelong avocation as an athlete, lifeguard, personal trainer and mentor.

BRANTFORD, ONTARIO

Years later, as a secondary school teacher at the W. Ross Macdonald School for the Blind in nearby Brantford, Ontario, he became involved with CNIB Lake Joe’s Northern Exposure camp trips for intermediate students. During Family Week, his two daughters joined them, starting at just 2 and 7, and they’ve continued to return every year till last year. (His eldest, now 13, plans to get her lifeguard training and hopes to return to CNIB Lake Joe as a counsellor one day.) Remember the athlete part? Shawn took part in the Blind Hockey Summit championship series held against the U.S. in 2018, where the Canadian team handily beat the Americans. The game, he says, is identical to regular sighted hockey, except the puck is slightly larger and emits a sound that helps players locate it. But the game is no less fast and furious, he says. (A foot injury ended his hockey career with the Canadian team in 2019, but he continues to play in the international tournament every year.) CNIB Lake Joe, he says, didn't just change his life; it set him on the course that’s continued today, as teacher, personal trainer, athlete and mentor. “It was the best job I’ve ever had. I knew I had an impact on someone’s life every day – from something small, like helping someone pour themselves a glass of water, to truly life-changing discoveries.”

NANCY MASSA Perhaps the most inspiring of our CNIB Lake Joe heroes is Mississauga artist and registered social service worker Nancy Massa. Nancy started to lose her sight at age 8, but it was gradual and went undiagnosed for two years, during which time even the eye doctor didn’t believe her eyesight was deteriorating – an excruciating experience for a young child. When her eye condition was confirmed two years later, there was little support available, and she often felt lonely and isolated. “I never met anyone else with sight loss, and I felt very stigmatized – even by myself, since I believed the stereotypes too about blind people being helpless.” It wasn’t until many years later, as a single mother of two, including a son on the autism spectrum, that she decided it was time to take charge of her life. “I wanted to be a role model for my kids, to prove that having a disability doesn’t mean you can’t go after anything you really want.”

MISSISSAUGA, ONTARIO

She took what was for her a brave leap forward, enrolling in the social service worker program at Sheridan College. After graduating, she later went on to further her studies at University of Waterloo. But while she was still an undergraduate, a work placement through the CNIB opened a new world.

“My ILS (Independent Learning Specialist) told me about a working program at CNIB Lake Joe, to go up preseason and prepare the camp for opening. And,” she says simply, “it forever changed my life.” For the first time in her life, she felt accepted, protected, normal. After the work program, she booked a stay for herself and her kids during CNIB Lake Joe’s Family Week. “It was the first time we’d ever taken a vacation by ourselves, without anyone else helping me.” Her son, now 17, thrived there; he went through the CIT program last year and plans to go on to be a counsellor. And her daughter (now 20), like so many CNIB Lake Joe youngsters, has formed many lasting friendships among fellow campers. But the one who has blossomed most is Nancy herself. “After my first visit, I was so inspired that I wanted to paint how it made me feel. I had never painted before! But I took a giant eight-by-four-foot canvas and just painted what the experience had meant to me. Ever since then, art has been my passion: I do mostly three-dimensional tactile work, and I hung the big painting in my garden – I’ve even planted a garden behind my house! “Lake Joe has been my escape; I’ve gone back every year, and I will always be grateful to them. It opened my eyes to the importance of inclusion, and the power that that has on a person’s soul. I may have lost my sight, but I have gained insight.”

Journey Back to Northern Roots

arah Pountney didn’t expect that a casual meeting with Cayman Marshall owner and president Todd Adair would change her life so drastically. A few years ago, she was working at a bank in the Turks & Caicos Islands, surrounded by turquoise-blue water, white sand and swaying palm trees. “It wasn’t like banking in Canada. It was much more hands-on,” she says. “I was responsible for managing a credit portfolio involving high-profile clients, largescale property development, luxury villas, multimillion-dollar property transactions, and so on. But after several years in the business, I’d lost my passion for it.” A chance encounter with fellow Canadian Adair led to an offer to join his Muskokabased real estate firm. The thing was right, since Sarah, a Parry Sound native, was

22 AUGUST 2021 ■

suddenly feeling nostalgic and eager to trade in tropical paradise for northern paradise, in Muskoka. Pountney has many happy memories of growing up in Muskoka, and cottaging. “I love being in nature, and most of my fondest memories are of being at the cottage. I think that’s why I really liked the idea of selling real estate here – giving people the opportunity to create their own cottage memories, being surrounded by family and friends. That’s my passion now.” Understanding the local area, the current market and the multi-faceted areas of Muskoka real estate has enabled Pountney to service her clients’ needs with confidence. Uniquely, Sarah managed Cayman Marshall’s luxury vacation rentals, which provided her


with special insight into this distinct marketplace. She explains that it has at least one important factor in common with Muskoka real estate. “It’s important to understand that not only can the cottage be thoroughly enjoyed by family and friends, but that it can also provide investment income and cover maintenance costs.” Sarah’s background experience in land registration, property assessment and extensive finance experience in mortgages has enabled her to service her clients’ needs in negotiating deals and supporting her clients’ best interests with conviction. Being a former international banker hasn’t hurt, either. Indeed, Pountney says her negotiating skills are perhaps her greatest asset. “I’m really effective at understanding the market and advocating for my client,” she asserts.

Ever wondered exactly what’s involved with designing a brand-new cottage from scratch? Our ongoing series, Building A Dream, follows along as a family undergoes the complicated, sometimes frustrating, but ultimately rewarding process of designing

and building their dream Muskoka cottage, and what we can learn from their experience. In this instalment, our project designer, Meredith Parsons, discuss perhaps the most important step in creating the design for your new cottage, and one that no professional can do better than you, the client.

one aspect of your research. “Take every chance you can to actually experience different spaces in person,” she says. “Very often, places that seem great in a photo are entirely different when you see the actual space.” If you have friends who have recently built, ask if you can tour their home (without being a snoop!); ask them what worked for them and what they wish they’d done, regret not doing, or what really works well. Builders often invite you to tour houses they’ve built when you’re considering hiring them. Whenever you travel, have a critical eye for what works and doesn’t in the hotel rooms or vacation homes you’re staying in. (If budget allows, you might even rent a few places for the weekend and make notes of design features you like.) Along with the general list, have supplemental lists of files for specific rooms or areas. One way to help organize your thoughts is to know what questions to ask yourself as you picture yourself using that room.

Long before you break ground on your new cottage project – ideally, long before you even sit down with the architect and interior designer to start planning your new cottage, you should start developing a detailed list of what you want your dream property to be like. “It’s very important to have a clear idea of what you want early on, and to keep it as tangible and realistic as possible,” says designer Meredith Parsons. Set up a Pinterest or Instagram file and save images you like in it; keep a file folder (or several file folders for different rooms or categories) for magazine clippings; keep a running list in the Notes or Reminders app on your phone; or carry a notebook or journal for writing down notes, things you’ve seen and liked, and inspirations. Be prepared to take some time gathering inspirations and ideas of what you want (and just as importantly, don’t want). Home design magazines, TV shows, and books are great for inspiration and ideas. But Meredith says they should only form 42 AUGUST 2021 ■


THE HEART OF THE HOME “Sometimes we give clients a questionnaire to fill out when we design their kitchens,” Meredith says. “It has questions like, ‘What style of cook are you? Do you love to cook every night, do you cook just a few times a week, or do you strictly order takeout?’ That would tell us, for example, whether they’d need double ovens for reheating, or lots of counter space for multiple cooks to work together.” Some other kitchen questions might include: • Do you want the sink under the window so you can look out while you wash dishes, or in the island? • Do you want seating in the kitchen? What type – banquette, table and chairs, stools at the island? • Do you want open shelving or glass-front cabinets, which look great but require some maintenance to stay looking nice? • What about appliances? Do you want a six-burner stove, or one with a centre grill or griddle? Should appliances be exposed or “disappear” behind fronts that match the cabinets? What about a wine fridge, steam oven or other extras? GRAND GREAT ROOMS Great rooms have become almost standard for many lake homes; nothing frames an amazing view of the lake like those great big windows. But they’re not for everyone. In fact, one friend of Meredith’s told her that if she had it to do over again, she might have reconsidered the soaring two-storey ceiling that is a feature of many great rooms. “She discovered it was incredibly echoey and amplified every sound,” Meredith relates. “It was so bad that when she was upstairs in bed at night, she could hear the fridge turn on in the kitchen!” If you decide to go with this style, consider: • How do you see this room being used? Is it mainly a place to entertain guests or quiet time? A gathering place for the

family? All together, or mainly doing their own thing while enjoying each other’s company? • Should it be open to the rest of the main floor, or would you like each of the rooms to be enclosed? And what about height – do you want a full two storeys, a partial double-height, or perhaps make it just a bit higher than the rest of the main floor – say with a barrel or cathedral-style vault? • Do you prefer a pair of sofas with side chairs arranged by the fireplace, which seats more people but is a bit more formal, or a big sectional that everyone can flop into? How will it be arranged so it doesn’t affect traffic flow through the room? • What other furniture will go in the great room? What about secondary seating or reading areas, a desk for catching up on work, a games table, a piano? AUGUST 2021 43 ■


WHERE DOES EVERYTHING GO? Storage is a big issue in any house; we could write an article just on that. But here are a few pointers to get you started. • Generally, built-ins take up less space than standalone furnishings or standard drywall closets. You can custom-design built-in storage any way you like, and make use of all kinds of otherwise wasted space in the house, such as under stairs, inside eaves or just below the ceiling. • Make a list of what kinds of things you’ll (probably) be storing, and let that guide you. Out-of-season clothing or sports equipment can be stored in a heated garage; you can “tailor” a pantry to accommodate the type and amount of food you’ll be storing in it. (One client’s cottage was situated on an island, and grocery store trips meant a major expedition. So having well-organized and generous food storage that allowed them to stock up between trips was a priority.)

ENTERTAINING THOUGHTS As with planning your kitchen, your entertainment needs will be specific to your family as well. • Do you foresee entertaining a crowd every weekend, or perhaps just one or two couples or extended family now and then? What ages – kids (little or older), teens, adults? • Allow space for guests (and hosts) to have quiet time alone. This can be accomplished through standalone guest bedrooms or smaller secondary spaces like a den, library/ study or screen room. • One idea that’s growing in popularity is bunk beds: not just the familiar kid-size twin, but queen size! “In the house we’re designing

for the client in this series, there’s one long narrow room that’s a bit awkwardly shaped. But it’s big enough for two queen bunk beds placed crosswise, so it’s great for entertaining a bunch of college students who are visiting. (Bonus: the beds feature built-in storage, just enough for guests visiting for short periods like a weekend.) “It’s really important to be prepared to do your homework,” Meredith advises, adding that the architect and designer can make suggestions and guide you, but it’s you who will be living in the space, not them. Having a clear idea of what your options and preferences are now will do more than pay off in the long run – with a cottage you’ll love for years to come. AUGUST 2021 45 ■

Growing up in Waterloo, Cat was fortunate enough to spend all of her summers at her family cottage on Lake of Bays. Cayman Marshall sought after Cat for her enthusiastic, positive attitude and Cat is now thrilled to be building a career in Sales with the Cayman Marshall Team.

Kareina spent summers of her childhood at cottages in the Mactier and Nobel Area. She lived in Alberta for a couple years and loved the mountain views but really missed the lakes and maple trees and could not wait to get back to the peace that is Muskoka. She has been an educator for several years and has worked in customer service. Kareina is excited to be a part of the Cayman Marshall team.

Steve is a strong relationship builder, honest and dedicated to Customer Service. This combined with his intimate knowledge of Muskoka lakes and area has made him a consistent top producer. Steve is an avid cyclist and golfer and maintains residences in Toronto and Muskoka and ties to both communities. His mantra and favourite quote is to “get up, dress up, show up, and never give up”.
