The days are still hot and sunny, the nights are a little cooler than the heights of summer in July – and there’s still plenty of time before it’s back to school or regular work hours. And those starry night skies are spectacular this time of year! o call this project a makeover would be an understatement. Scan Decor thoroughly enjoyed creating an aesthetically pleasing and highly functional layout for this beautiful home. Bob, President of the Crosswinds Golf Course, is the proud owner of this gorgeous residence located in the heart of the course. Now it encompasses clean lines and an open concept. “When I look at the view outside my living room, I can’t believe it. The sound of fresh water, the spectacular view of the pond, and the lush green golf course around it is mesmerizing,” says Bob.

Scan Decor’s Senior Designer, Mukhtar Ahmed, thoughtfully designed the space keeping the architectural elements and modern ambiance in mind. “We wanted to create split settings which are practical for everyday use and adaptable for large family gatherings,” says Mukhtar. “The living room has modern minimalist aesthetics dominated with grays and is contrasted by the natural toned hardwood floor. I decided to use neutrals and warm grays in the palette to create a harmonious connection throughout the home.” “We were able to add warmth with a punch of gold and walnut wood pieces. The black light fixtures and accessories helped us create sharp contrasts. This modern home featured


many linear patterns, so we balanced it out with soft curves in the furniture.” The furnishing details in this space are simple, yet upscale, highlighted with Tuscany stitching and large pieces of top-grain Italian leather. Combining matte and high gloss finishes enhances the interior ambiance and completes this stunning living space. Gordon Bay Marine puts the “personal” in personal watercraft (and virtually every other kind of boat) sales and service.

W

hen you first visit the sprawling four-acre Gordon Bay Marine compound, with its state-ofthe-art service bays, 5,000 sq.ft. showroom displaying dozens of beautiful new boats, and row after row of service bays at the water’s edge, it’s hard to believe that all this started as a small cottage business – literally. Back in 1960, founder Bruce Hatherley began a one-man boat repair service out of his family boathouse on the north end of Lake Joe, near Mactier. He soon acquired a reputation among the neighbours for his skills, and his little marina began to grow… and grow some more. Eventually he put in a gas pump, and there was no looking back. About ten years ago, Bruce’s son Ben took over the job of general manager – it was a natural progression, since Ben had been helping dad out since he was a kid. But Bruce has no intention of stepping back, and at 80-something he is still a very active part of day-to-day business. THE BRONTE BOATHOUSE I’m a huge oyster fanatic, so any time I can find a place with oysters available seven days a week, I take note of it. The Bronte Boathouse in Oakville offers an impressive selection of seafood, sushi, and sandwiches. Casual lakefront dining has been perfected at this centrally located establishment. Its back patio is like an Italian courtyard, complete with string lights and elegant place settings. You’d never know it was there if you weren’t looking for it, so it makes an excellent date-night surprise. You’re welcome!

Your Friday Fun Starts Here: The essential connection between people, the land, and the water remains a top priority at Friday Harbour. The resort received a 2017 ISSA Canada Environmental Stewardship Award for environmental management. The region’s river systems and lands all drain into Lake Simcoe, which is why the sustainability of the resort and harbour are monitored by the Lake Simcoe Region Conservation Authority, to ensure the area’s woodlands and wetlands

ecological diversity of the Nature Preserve’s abundant flora and fauna. A refined Stormwater Management System was also implemented to control runoff from the Marina. Water is collected and pumped to a pond within the golf course, where it’s used for irrigation, reducing demand on the municipal water supply and increasing groundwater recharge.

We grow and propagate and it gives us an opportunity to offer that farm-to-fork spirit and experience.

The restaurant has become so popular that guests of the ultra-high-end celebritycatering resorts in the area frequently drop into Kokomo Botanical Resort’s WE Grill + Wok | Winebar. “You know, they don’t want to be a prisoner in their villa, or wherever they’re staying,” says Sullivan. “They want to get out, and they choose to do so by booking private reservations at Kokomo. So, it’s not like paparazzi will be there. It’s a private dining experience in a public place, so to speak.”

“We have fresh fish coming in: branzino, mahi-mahi, and swordfish. It’s always fresh, never frozen. Fresh land proteins, fresh sea proteins, and even our produce, which doesn’t come from the grounds – we bring it in from a supplier in South Florida [who services the überluxury resorts and denizens there, he explains]. Gastronomically, we’re doing something different than everybody else. You’re going to eat well. And our mixologist comes from Barbados, so we create all these signature hand cocktails, we smoke tequila – it’s like the kitchen in the bar. It’s open concept. It’s an experiential environment, where West meets East in the kitchen and in the bar. We’re like an Asian steakhouse with authentic Chinese cuisine, Tomahawk steaks, or filets, bone-in ribeye. We actually are doing a veal Tomahawk tonight, a smaller cut, but it’s that light pink colour – all on the island’s only Argentine grill.”

But Turks and Caicos isn’t about a beach, world-class dining, or spa treatments (even the Balinese masseuse is imported, and offers authentic pampering care), though they certainly enhance its appeal. It’s about the adoption of a lifestyle. The pandemic has seen a revolution of remote working, and a better balance of life and work. “You know, lawyers, accountants, architects, engineers, a lot of them [have to commute] every day each way. [If] you’re spending an hour each way, that’s two hours a day, 10 hours a week, 500 hours in a year. Do that for 40 years. That’s 20,000 hours, and you don’t get paid to do that. You’re paying for that. So, I’ve gained [that time] over the last 25-30-plus years that I’ve been here.”

I didn’t check Sullivan’s math, but the expat knows his numbers. And he doesn’t stop there. “I don’t know what land transfer tax is in Ontario anymore, but we don’t have real estate taxes here. We don’t have property taxes. You just have a land transfer tax called stamp duty – and it’s about 8% of the purchase price. But that’s it: you pay that one time, and you never pay an ounce of tax again. “It’s not just the [first] generation that buys it, because Kokomo is a multigenerational family property,” he continues. “And with our guests that stay here, we say why book a room when you could book a cottage? Each cottage has two bedrooms, so [you can] book more cottages based on what your needs are.” Or you might choose to buy an attractive cottage for yourself and your family – the price tag weighs in, with all closing costs, at just $525,000 Canadian right now. “That includes stamp duty, furniture package, your legal fees, and a rental guarantee – which in this marketplace, in all my years of being here, I’ve never seen anybody [need to use].” Sullivan’s argument should appeal to any GTAer with a Muskoka connection: drive 2.5 hours north for the summer, fly 3.5 hours south for the winter and enjoy a tropical getaway in unspoiled and luxurious surroundings. And when you’re not using your Turks and Caicos cottage, you can enjoy a return on your investment via the property rental pool, with all details (cleaning/booking/guest services) taken care of for you. All in all, as Sullivan can attest, Kokomo Botanical Resort is the closest thing to paradise you can find on this earth, and it’s only about 3.5 hours away. Canadians are considering their physical health more seriously than ever, and Meghan Muise and her co-founder, Lindsay, saw that as an opportunity to help. Long-time best friends and Ontario locals, the two female leaders have created flourishing health-based, sustainable stores for the Minette and Muskoka community. Meghan proudly states that they “make magic,” using raw ingredients without preservatives. Not only do their practices benefit the health of their community, but the overall health of our planet too. s I sit and watch the sun setting on another beautiful day in Muskoka, barbecues scenting the air, families and friends reveling in the end of the day, I can’t help but think about not only what brought me here, but also about what brought and can bring more families to this region, this life. I was introduced to mortgage lending shortly after my time at Acadia University where I studied and competed in athletics. I was craving some form of competition within the business environment and from what I gathered from friends and family, I was looking for a commission-based or sales-driven industry. I had a passion for real estate as a child – growing up, I read everything I could on creating a combination of security and wealth and dreamt of an entry into the industry. With a finance background and a father who I idolized and who created an amazing life for his family, climbing the ranks from door-to-door sales to an executive at a big bank, I wanted to combine these passions, traditions, and real estate into a competitive work environment. My mother had met some bank mortgage specialists and told me about them. They had been a fairly young, fun, and competitive group, driven by real estate and helping others finance it. I had a contact in the industry that gave me a chance to work under his leadership and with him started my journey doing mortgages in Toronto. Never did I believe that those affections and a few lucky bounces would lead me to where I am now. But I couldn’t possibly be happier with my journey, and the opportunity to help other families realize their dreams.

I started off financing pre-sale condo development funding thousands of units across Toronto. Over time, with some strategic and at times serendipitous relationships, I got into more creative credit structuring for high-net-worth clients and sports professionals, carving out a niche that still exists today: financing luxury real estate. I soon realized there is great value in understanding the area and uniqueness of these properties and became very knowledgeable on how to finance them.

larger mortgages, largely over $1M, using intuitional capital, creative programs like High Net Worth Lending and Business for Self, a lot of construction financing and renovation financing (especially in Muskoka) along with access to the alternative and private markets for shortterm credit solutions. Lending changes on a regular basis and a major competitive advantage in the broker space (compared to working at a singular bank like I used to do) is access to many lenders and different capital sources. My team, The Westlake Team (TWT), part of Dominion Lending Centres National, is a group of 50-plus mortgage agents that service Canadians with more “regular mortgage solutions.” These are the more typical day-to-day mortgages for first-time buyers, renewals, refinances, and helping new Canadians with their mortgage needs, among other endeavours. The separation between the work I focus on and my team is just a specialization that takes time to build over the years, but one that provides clients with a singular and specific understanding of a complicated market. Our main office is located in Oakville, with two others in Toronto and Muskoka. To keep me sharp, I also coach a handful of high-producing mortgage brokers on a quarterly basis.

My entry into the Muskoka market started when I purchased a place in Port Carling; a smaller cottage, on a great lot, terrific location minutes outside town, and all the amenities. I spent a significant amount of time relaxing away from the hustle and bustle of the city while having the opportunity to meet many local small businesses, realtors, builders, lawyers, and the like – all of whom play crucial roles in bringing dreams and dreamers to the region. I soon realized there is great value in understanding the area and uniqueness of these properties and became very knowledgeable on how to finance them. There is added value with a significant amount of purchasers and owners living between Toronto and Muskoka and I can support their financing needs from either location, which our clients and referral sources love. During the pandemic, business changed for everyone, including our mortgage team. We were fortunate that we had a strong digital footprint from the perspective of being able to communicate with our clients and referral sources, and have a very robust secure online application system that takes our clients from application through funding, all electronically. Armed with a lot of great referral sources and a brokerage that was likely first to market on how we would conduct business, we saw what become, arguably, the best 24 months in the real estate and mortgage business. Moving into this next genre of challenges, faced with inflation, higher rates, and harder qualifications, we realize the importance of being more available to a broader audience and helping more Canadians with their mortgage needs, and are working closely with groups like Cayman Marshall to expand our digital marketing footprint and hopefully clients and referral sources in years to come.

’ve heard the following phrase used more and more often lately to describe Muskoka: “The Hamptons of the North.”

Generally speaking, I consider the comparison as a compliment (although, for those of us who call this region home, we think the Hamptons could just as accurately be called the “Muskoka of New York”). But I started thinking about this the other day, and decided it might be interesting to delve into it a little more closely – to see if it was really an accurate comparison, and if so, just how closely the two regions compare. “The Hamptons” (referred to in the plural because of its two largest centres,

THE TWO REGIONS SHARE A SIMILAR LONG HISTORY AS VACATION RESORT AREAS, going back at least as far as Victorian times, when wealthy families would basically move their whole households, servants and all, by train to their country properties to escape the heat and foul air of the city for the summer. The idea of these areas as the “backyard playgrounds” of their respective cities has persisted, and cottagers at all income levels have summered here ever since. Both are well known as playgrounds for the rich and famous (as well as the less rich and famous). The Hamptons were the setting, thinly disguised as West Egg and East Egg, in The Great Gatsby by F. Scott Fitzgerald; and in movies like Grey Gardens, about Jackie Kennedy’s eccentric cousins Little Edie and Big Edie Bouvier. Muskoka has also appeared frequently on film, though generally it tends to star not as itself, but as other (usually American) resort areas –including, surprisingly enough, the Hamptons!

PROPERTIES IN THESE REGIONS WILL ALWAYS HOLD THEIR VALUE.

In both cases, celebrities seeking a place where they can enjoy some privacy and peace, either own properties in the area or are frequent visitors. The Hamptons had the Kennedys and their kin, and more recently, Martha Stewart; Muskoka has long been a summer home for many famous names, who can sometimes be spotted dining in town or at the local LCBO. (As with other centres who are accustomed to celebrity residents, it’s customary here to treat them like any other Muskokan.) Here’s another thing they have in common: both tend to have seasonal economies, where business booms in the summer

months and local highways and other arteries hum with traffic, especially on weekends. In winter, local residents either shut down for the season, or make a comparatively modest living from the local population till the tourists come back in spring. But that’s changing. Enterprising Muskokans are discovering there is a growing demand for winter resort vacationing too, from skiing and snowshoeing to weekend spa retreats. And this is true in the Hamptons as well. For all these reasons, there are many similarities between the two regions. But there’s one big area where I feel they are completely different – a disparity that, in my view, favours us Muskokans. And that’s when it comes to the price of real estate. Architectural Digest recently ran an article that named Muskoka as “Canada’s Best Kept Secret,” and highlighted five gorgeous, sprawling “cottages,” all located

on the Big Three, selling for between $12 and $23 million. And as of this writing, high-end properties are still selling as well as ever, even with the potential prospect of a softening economy ahead. Multimillion-dollar properties do dominate the most fashionable Muskoka lakes, especially Muskoka, Rosseau and Joseph, just as they do the most fashionable areas of the Hamptons. But that opens up another significant difference between us and them. Residential real estate prices in the Hamptons are among the highest in the U.S., and that includes Bel Air, Manhattan, Las Vegas and Florida. After looking at some roughly comparable properties, the Hamptons real estate cost relatively about six times as much as Muskoka. In other words, what you can buy for about $15 million in Muskoka will set you back about $90 million down there. Furthermore, Muskoka is not exclusively a playground for the rich, and never really has been. There are still plenty of mid-priced and even modest cottage

properties available here, especially on the smaller lakes and rivers, of which this beautiful region has no shortage. (When the occasional non-stratospherically priced property appears in the Hamptons, it’s usually snapped up quickly.) But above all, there is one important aspect that I think both the Hamptons and Muskoka share. And that is that properties in these regions will always hold their value, with only minor fluctuations, and in just about any economy. And here’s why. It’s human nature to want to escape from the city, even if just temporarily, and enjoy the benefits of fresh air, beautiful scenery, and a different pace of life. And with some of the world’s most beautiful vacation real estate just a couple of hours’ drive away from two of North America’s largest cities, I don’t see that demand ever significantly easing – whether you dream of a gorgeous multimillion-dollar villa on a ridge high above a big lake (or an ocean view), a fishing cabin in the woods, or something in between.

Todd became the President of Cayman Marshall International Realty in 2012. He then became the majority shareholder and purchased the entire company. In Todd's downtime, you will find him buying, building, or renovating his real estate projects, on the water wakeboarding and kite surfing, or hacking up the fairways of a local golf course. However, Todd's most important job is being a father to his to his two children.

Ray has been enjoying Muskoka for the past 40+ years and is happy to call it home with his wife Johanna and their two boys. His passion for Muskoka is equally shared with everything real estate and his “this is what I do because I love it” approach.

Growing up on the lakes gave Joel a passion for water sports and the outdoors. Toronto has been home for the past ten years, but Joel will always feel at home on the Big 3. Whether trading residential or commercial real estate, Joel’s nearly 15 years in the business gives his clients a wealth of knowledge they can depend on. He is best known for helping clients build strong real estate portfolios and finding exceptional spaces to call home.

With 25 years’ experience in sales and marketing, joining the Cayman Marshall team was a great fit for Michael. His “customer first” dedication to his clients has always resulted in successful long-term relationships. With a passion for boating and water sports, Michael looks forward to enjoying all that the Muskoka Lakes has to offer.

Growing up in Waterloo, Cat was fortunate enough to spend all of her summers at her family cottage on Lake of Bays. Cayman Marshall sought after Cat for her enthusiastic, positive attitude and Cat is now thrilled to be building a career in Sales with the Cayman Marshall Team.

Meredith was born and raised in Mississauga and spent her summers as a child exploring Muskoka. Meredith developed a love for architecture and design at a young age and was able to turn her passion into a career after completing her education in Interior Design at Ryerson University. With over 5 years of experience in the design industry, Meredith is developing her craft while creating beautiful and timeless interiors.

Vice President of Sales & Marketing/Sales Representative Neil gravitated to the shorelines of Muskoka in 2000 pursuing a passion for watersports. Kareina spent summers of her childhood at cottages in the Mactier and Nobel Area. She lived in Alberta for a couple years and loved the mountain views but really missed the lakes and maple trees and could not wait to get back to the peace that is Muskoka. She has been an educator for several years and has worked in customer service. Kareina is excited to be a part of the Cayman Marshall team.

Steve is a strong relationship builder, honest and dedicated to Customer Service. This combined with his intimate knowledge of Muskoka lakes and area has made him a consistent top producer. Steve is an avid cyclist and golfer and maintains residences in Toronto and Muskoka and ties to both communities. His mantra and favourite quote is to “get up, dress up, show up, and never give up”.

Born and raised in Muskoka, Carol is excited to share her passion and knowledge of the area. With an MBA and over 12 years of working in finance, Carol’s clients appreciate her knowledge of the market. Carol strives to exceed her clients’ expectations and attributes her attitude to the habits she adopted as a scholar-athlete. In her spare time, you can find Carol running Muskoka trails and spending time on the water with her family.

Jess prides herself on being born and raised in Muskoka, spending summers on the lakes and winters on the snowmobile trails. Jess’ understanding for Muskoka is what helps her succeed in making the real estate transaction successful and enjoyable for all her clients.
