A NOTE FROM THE EDITORS

February continues to be another recordsetter for sales here at Cayman Marshall. As we say goodbye to another snowy winter and look forward to the first signs of Spring, people are continuing to see both the investment value and the sheer freedom of leaving the city behind and making a home in our beautiful region.

Todd Adair*

President Sales Representative

Our February 2021 special digital issue is chock full of great stories to read, as the late-winter sunshine streams in through the window: everything from a gorgeous Muskoka cottage by Gilbert + Burke, to ideas for refreshing cocktails featuring Fever-Tree’s premium mixers. We also give you sneak peek into a very special vacation opportunity in the tropics, and of course all of our regular features,

“The new normal” is a phrase I’ve been grappling with ever since the inception of Covid, and the restrictions that have been put in place to help protect our community. We’ve been asked to wear masks, stay apart from family and friends, close businesses that are not essential – though in some cases, the definition of what does and does not constitute “essential” is open to discussion – and avoid unnecessary travel.

Kallan Koch Chief Editor

I’m proud to see Canadians doing their part to keep our community safe, but is it really “abnormal” of us to be willing to do these things, under the circumstances? As the Chinese proverb says, “The wise adapt themselves to circumstances, as water moulds itself to the pitcher.” I think the way Canadians have handled

including the area’s best and newest luxury real estate listings. We’re always very interested in what our readers have to say about the stories we present in Cayman Marshall Magazine; please don’t hesitate to drop us a line and tell us what you think, or even suggest ideas. You may even have an influence on future issues! Once again, my sincere thanks to our wonderful editorial team, who work hard to put out both the quarterly print issue and our monthly digital updates. I hope our readers will enjoy “leafing” (or swiping!) through our special February digital edition, and I look forward to hearing from you!

the pandemic is a bit like the Muskoka lakes themselves. Think about it – each of the lakes has its own unique personality and beauty, but when they come together, they make something great. And they may face the challenge of winter every year, but in true Canadian fashion, they always get through it and show up for the summer! This month marks a year since the first Covid case was discovered in Canada; by March the long season of pandemic had begun in earnest. Life may never be what it was before this time last year – the new normal, right? – but I am still in awe and gratitude towards the frontline workers, and all the other Muskokans, who are doing their part to help our most vulnerable, to keep our local businesses afloat, and keep our community safe.

Cozy Up with A Fever-Tree

Winter Cocktail T

his year, connecting with friends and family has never been more essential. Creating memorable moments calls for special ingredients, which is where the premium line of carbonated mixers from Fever-Tree comes in. Fever-Tree was first established in Britain back in 2003, when founders Tim Warrillow and Charles Rolls noticed people were becoming more sophisticated about choosing high-quality spirits, but then drowning them in poor-quality mixers. They reasoned that if three-quarters of your drink is mixer, shouldn’t it be the best? Thus Fever-Tree was born. The unrivalled taste and quality of Fever-Tree products is the result of focusing from the start on procuring the finest ingredients from natural sources. The company’s first product, Premium Indian Tonic Water, is formulated using the finest quinine, which they harvest from the bark of cinchona trees found in the Democratic Republic of Congo. In the 1600s, with the world plagued by malaria-carrying mosquitos, a Jesuit monk called Agostino discovered that native Indians who would chew the cinchona bark when they had a fever would see their fever subside. In the 1800s, the first “Indian Tonic Waters” were created when British soldiers stationed in India mixed their daily ration of quinine with a spoonful of sugar along with some local spices and citrus. The remarkable cinchona is known colloquially in India as the fever tree, inspiring the company’s distinctive name.

8 FEBRUARY 2021 ■

Over the years, innovation has been at the heart of the company, and the two founders continued to search the world for other premium ingredients. The company is committed to sourcing only the highest quality ingredients: ginger from the Ivory Coast, India and Nigeria; bitter orange from Mexico; and lemons from the slopes of Mount Etna in Sicily. Fever-Tree products contain no artificial sweeteners, flavours or colours, and are GMO-free. The makers’ dedication to purity and quality sets their mixers apart from other everyday mixers on the market, which often contain high fructose corn syrup or artificial sweeteners. In Canada, Fever-Tree's full portfolio includes 14 different mixers, all carefully formulated to bring out the flavours of the finest spirits. The selection ranges from award-winning tonics, including the recently introduced Refreshingly Light Cucumber Tonic, to ginger ales and ginger beers, club soda and sparkling lemonade. You can find Fever-Tree at leading retailers, bars and restaurants across the country. The six refreshing cocktail recipes here are inspired by classic winter favourites with a Fever-Tree twist – each features Fever-Tree’s delicious, spicy ginger concoctions, including Ginger Ale, Smoky Ginger Ale, Spiced Orange Ginger Ale, and Refreshingly Light Ginger Beer. Here’s to cozying up with a great-tasting drink by a roaring fire, with friends far and soon to be near again.

From Snow Drifts… to White Sand Beaches By Sarah Pountney Imagine for a moment that you gaze out your window on a cold January afternoon. But instead of drifting snow and bare trees shivering in a bitter wind, the scene dissolves to palm trees swaying gently in a warm Caribbean breeze, crystalline blue water, and a white sand beach that seems to stretch for miles and miles. You’re not dreaming. You’re at your private residence in a brand-new, Canadian-developed beachside condominium, located in one of the most historic and highly desirable areas of the Bahamas. Cayman Marshall has joined with one of Canada’s most prestigious developers to offer an exclusive opportunity to be part of a unique resort community, located right on the beach in an area known as the “Riviera of the Bahamas,” just a short ride from the Nassau airport and minutes from downtown.

14 FEBRUARY 2021 ■

STARTING AT $585,000 USD

“We wanted to be part of this opportunity because we felt our clients would be attracted by the fact that it’s a Canadian developer, a Canadian design team, and of course, they’d be working with Cayman Marshall, which is a Canadian real estate brokerage,” says Cayman Marshall CEO Todd Adair. “Plus, it’s rare to find such a prime opportunity in this location that’s so attractively priced, and that offers investment potential as well." The new development combines luxury boutique hotel living with a number of exclusive beachfront residences. It’s located within walking distance of the largest casino in the Caribbean, as well as a world-class golf course and over two dozen fine restaurants. The vibrant city of Nassau is just a short distance away, for downtown strolling and shopping. Paradise Island and other local points of interest are all at your doorstep.

The design team is also all-Canadian, who have earned international reputations for quality and cutting-edge vision. Architecture is by Makow Architects, a Toronto-based team of talented architects and designers led by principal architect Stan Makow. The design philosophy of the firm holds that well-executed architecture evolves from an interior layout, where spaces flow naturally from one to another. Interior design is by the well-respected HOK, whose design shows the influences of the unique natural beauty of the Bahamas, infusing local cultural cues with breathtaking contemporary design.

Private condominiums range from studios to one-, two- and three-bedroom suites, with all the luxuries of private beachside living. Amenities include an infinity pool that seems to pour right onto the beach, a fully equipped fitness centre and spa, theatre, and exclusive seaside dining, minutes away from the heart of downtown Nassau. But what makes the new development unique among some other properties in the area is that it offers a unique opportunity to not only enjoy your winter vacation home, but to provide a safe and productive investment when you are not occupying it. The developer has chosen to partner with Small Luxury Hotels of the World, which specializes in marketing and distribution for a key number of independent luxury hotels worldwide. Owners who choose to become part of this unique form of investment may occupy their residences for up to three months of the year, and let their property generate tax-free rental income for the balance of the year. Small Luxury Hotels of the World prides itself on selecting only the finest boutique hotel destinations. Their philosophy is that bigger isn’t always better, and that the experiences of a small boutique hotel provide a more personal touch that leaves a lasting impression on guests. The company carefully selects each hotel they partner with to celebrate its unique character and charm, with one common feature: a consistently high standard of luxury and quality.

"It’s rare to find such a prime opportunity in this location that’s so attractively priced, and that offers investment potential as well." SLHW manages the program and handles all the details, providing full transparency to owners through its online registration system, along with a very generous return. The program gives you maximum use and enjoyment of your Bahamas home without restrictions on usage or resort fees. More than ever, this is the year when the escape to a safe, luxurious and warm-weather destination will be more cherished – and more important – than ever. Speak to your Cayman Marshall representative to find out more about this truly golden investment destination, set within the crystal waters of the Caribbean.

“T here are not many builders out there that can take on a project of that scope and magnitude.” – CATHY BURKE Gilbert + Burke co-owner

T he Perfect Marriage GILBERT + BURKE’S award winning Lake Simcoe residence melds classic timber frame construction and contemporary style, with truly stunning results. By David Lasker

e wanted contemporary, she wanted a natural lake feel. But they’re both delighted with the Lake Simcoe retreat that design-build firm Gilbert + Burke (GB) created for them.

H

“It’s a fusion with a lot of contemporary elements,” Cathy Burke, the firm’s co-owner, says of the house’s tall timberframe vaulted ceilings with intersecting planes of Douglas-fir decking; expansive windows with big, boldly expressive exterior Douglas-fir framing; and B.C. granite inside and out. Such unusual details helped the project win the prize for best custom-built home over 4,000 square feet in the 2019 Peterborough and the Kawarthas Home Builders’ Association Housing Design Awards. “There are not many builders out there that can take on a project of that scope and magnitude,” she says. “It’s a pretty big place.”

FEBRUARY 2021 19 ■

ndeed, with its boathouse, coach house and main dwelling with three-car garage, the residence is a small campus. Notable features include the lower level gym, room-sized golf simulator and sunken home theatre (offering unobstructed sightlines to the second row of seating), with cove-lit ceiling that is illuminated to represent a starry sky.

GB has offices in Huntsville, Lindsay and Orillia, serving clients in and around Muskoka, the Kawarthas, Simcoe, Parry Sound and southern Georgian Bay. Its staff of 15 includes an architectural technologist, construction manager and registered interior designer. GB’s impressive 2019 Awards haul included prizes for best builder and best website. It was while browsing that site that their Simcoe Lake client was smitten with a previous house by GB senior designer Peter Groza. “Each of our houses is one of a kind, but we do have some signature looks, especially when Peter does the design,” Cathy says. “At Lake Simcoe, we turned what would typically be a sharp, boxy contemporary house into a hybrid,” Peter says. “We retained the contemporary, flat-roofed feel while adding teepee rooflines, with steep peaks blasting right through the ceiling plane to give a cottage-like, lakeside feel. The two styles blend together quite nicely and complement each other.” The house’s most distinctive feature is the big bold oversize central gable over the great room, facing the lake. “We dropped the roof right down and cut the elevation in half to give the house an updated Muskoka cottage feel.” Right from the front door, fascinating design details abound. The foyer walls are not conventional, white-painted drywall. Instead, they comprise stacked long wide planks with shadowlines in between, giving the walls a linear, streamlined look. Then, just below the top of the walls, the top-plate timber – a transitional band of Douglas fir planking descending from the ceiling vault – further emphasizes the room’s horizontality. In the great room, subtle cove lighting washes over the line where the pitched ceiling springs from the wall. “Adding ambient atmosphere is important with a timber ceiling,” Peter says. The screened porch boasts a tall vertical notch in the stone wall for storing firewood, which plays off the rectangular fireplace aperture. From there, your attention is drawn up to the timber framing that

T he house’s most distinctive feature is the big bold oversize central gable over the great room, facing the lake. supports the four-sided, pyramidal roof, and how the sides intersect to form triangles at the bottoms. “Again, we’re taking a style of timber framing and making interesting compound angles to suit this particular building,” he explains. “Making the room slick while giving it that Douglas-fir timber look satisfied both parties.” Throughout this house, as in most of his projects, “We oversize the beams and spread them out, rather than use skinny little toothpicks close together. It’s not that we use more material; it’s just that our material is larger and spaced out more. This makes for a clean, non-busy contemporary look that gives the building substance and depth.” FEBRUARY 2021 21 ■

nother characteristic touch is what he calls “windowscaping.” The key, he says, “is to balance steep gable ends with windows and walls, and how much wall you have above and beside a window, while shaping the building to maximize sightlines out to the view. I specialize in proportioning; most people don’t recognize disproportionate walls when they see them.”

A

No room showcases his aesthetic approach more daringly than the dining room – an almost surrealistic, Alice in Wonderland-like tall, narrow space that, in lesser hands, would make guests feel like they were sitting at the bottom of a well. However, by pairing long wood planks along the upper part of the flanking walls, he is able, visually, to balance the room’s height.

“Changing materials on the way up makes a tall room – which is what they wanted for getting some ‘wow factor’ – seem well-proportioned,” he says. On the exterior, innovative features hide in plain sight: maintenance-free prefinished HardiBoard cement-fibre panels in lieu of wood siding, and Euroshield roofing that uses shingles made of recycled rubber, warranted for 50-plus years. 22 FEBRUARY 2021 ■

Gilbert + Burke’s impressive 2019 Awards haul included prizes for best builder and best website. GB imported West Coast granite ashlar (masonry facing made of large square-cut stones) for the structure and landscaping, despite the abundance of locally available Canadian Shield granite. They did so because the lady of the house admired the BC stone’s subtle blue tones, which contrast against the local rock’s pinks and browns. It was, so to speak, yet another instance of Gilbert + Burke acting as architectural marriage counsellor with this award-winning residence.

Handling with

Care CAYMAN MARSHALL’S MICHELLE STILLAR By Leslie C. Smith

Like many real estate specialists, Michelle Stillar chose her profession as a second career. The Georgian Bay native, now 37, started out with a degree in healthcare followed by a job working with people with disabilities. She loved her work, but its physicality began to take its toll. By her mid30s, Stillar decided to switch horses, obtaining her real estate license and becoming a valued member of the Cayman Marshall brokerage firm. “My parents were perpetual renovators, and I did the same for my homes,” Stillar says.

34 FEBRUARY 2021 ■

“It led to the thought that getting into real estate would be the right fit for me.” A mother of two sons, Aiden, 13, and Carson, 10, Stillar was well aware of the type of things people look for in a family home. “I’m definitely hands-on when it comes to household projects. I can see the potential, the way things can be improved. I know what’s important and how to achieve it.”

Michelle gave them the empathy and understanding they desperately needed, along with peace of mind they craved.

Nancy and Kelly MacKenzie, faced with the difficult task of selling their beloved family home near Skeleton Lake after their mother’s passing in 2020, were paired up with Cayman Marshall agent Michelle Stillar. From the start, the sisters say, Michelle gave them the empathy and understanding they desperately needed, along with peace of mind they craved. Stillar’s temperament and career training have shaped unique personal attributes – solicitude, relationship skills and diplomacy – that she brings to her job. For their part, the MacKenzie sisters felt the handling of their property, with its unique interior crafted by their parents, required a delicate touch. Throughout the entire process, from first listing to final (above asking price) sale, Stillar remained sensitive to the sisters’ anguish in saying goodbye.

As the two wrote in a recent e-interview: “We wanted our home to be in the hands of someone who saw everything it was to us and knew how hard it was for us to part with it. Michelle was amazing. She connected us to repair crews, a great cleaning team, our real estate lawyer, the photographer. She even brought her personal throw pillows to the shoot – all coordinated during a pandemic.” For her part, Stillar graciously deflects the credit: “The Cayman Marshall team was a huge help with the logistics and suppliers.” Both she and the MacKenzie sisters felt it vital that the house’s integrity be maintained, and they are all thrilled that its new owners will relish its history as much as they do.

CAYMAN MARSHALL ADVANTAGE “Become so skilled, so vigilant, so flat-out fantastic at what you do that your talent cannot be dismissed.” – Oprah Winfrey When we opened the doors of Cayman Marshall International Realty Inc. as a small boutique brokerage firm to serve the Muskoka real estate market in 2012, we did so with the intention of redefining the level of service that clients could expect from our real estate professionals. Since then, we have grown into an impressive team of top-producing realtors and brokers committed to ensuring our clients receive the highest level of service when buying or selling property in one of Canada’s most sought-after luxury destinations. We at Cayman Marshall have been entrusted with the most prestigious waterfront properties in Muskoka. As leaders in luxury and waterfront real estate, we have had record sales on many of Muskoka’s finest lakes with sales now surpassing the billion-dollar mark we’ve secured our position as a leader in luxury real estate. We have offices in Port Carling, Huntsville/Lake Of Bays and Toronto. Our in-house IT professionals have developed proprietary online tools and software, interactive and intuitive websites, lifestyle tours, stunning photography and an astonishing network of over 400 local and international referral partners to ensure our clients’ listings get the exposure they need to attract the most discerning local and international buyers.

The Cayman Marshall team celebrating success at Le Westin Resort & Spa in Mont-Tremblant, Quebec last January.

Cayman Marshall was named one of “Canada’s Fastest Growing Companies” by McLean’s Magazine two years in a row (2018 & 2019). We have also been named one of Canada’s fastest growing companies by the Globe and Mail this past Fall. We expect to keep our title as the disrupter in luxury real estate.

We now print four issues per year, with an annual distribution of 200,000. Each magazine is delivered to the front door of homes and cottages of highnet-worth clientele throughout Ontario.

Founded on the principles of teamwork, service and value, Cayman Marshall is the best advantage for buyers and sellers alike in Ontario. If you’re looking for a real estate solution that’s undeniably different, please reach out to myself or one of my teammates and start experiencing the advantage!

We are proud to mention that the Cayman Marshall Port Carling brokerage was just voted (by a large panel of international judges) to be the “Best Real Estate Agency in Canada”, two years in a row – a title that we cherish!
