Summer is finally setting in at last! Enjoying the gentle breezes off the water during an early-season heat wave at the end of June, I’m reminded again how lucky we are to live in Muskoka. The temperature rarely crosses the 30-degree mark, the air is always clean and fresh – and when you really need to cool off, just go jump in a lake! No wonder Muskoka perennially ranks as one of the top summer destinations in Canada.

The flora and fauna of Muskoka are critically dependent on the effective management of our shared forests and waterways. Here’s a number of approaches you can use to encourage and support a wide range of species. One of the main benefits of actively managing your property’s shoreline, forest or waterways for wildlife is the resilience that a diverse community of flora and fauna bring to the local Muskoka ecosystem. By actively engaging in how wildlife and native vegetation utilize your property, you’ll not only encourage life-affirming biodiversity, but reap the benefits of the impact that these species have on the health of the region’s trees, forests and shorelines.

CREEK INFLOWS AND OUTFLOWS

SHORELINES

Muskoka is renowned for its diverse and expansive waterways. As development and usage progresses, it’s ever more important to be aware of, and to mitigate, the impact of human encroachment on water quality and wildlife.

Muskoka’s lakes vary greatly in the composition of their shorelines. From sandy beaches to granite outcrops, naturalized shorelines support a wide range of species, and maintaining them helps local species to thrive.

For example, properties with creek inflows and outflows play a critical role in supporting the fish and aquatic insect communities that move between these waterways at different points in their lifecycle. By creating or preserving buffers of native vegetation, property owners can help prevent sediment and overland flows

In the past, snapping turtles have traditionally been discouraged from nesting and inhabiting many areas in Muskoka because of their perceived threat to humans. Research such as that conducted by the Algonquin Wildlife Research Station (algonquinwrs.ca) has shown that these prehistoric reptiles not only

Many insects that have aquatic nymph or larval forms, like mayflies, caddisflies and stoneflies, are all indicator species for water quality. They are also crucial food sources for trout. By engaging with arborists, landscapers and garden centres that are aware of these impacts, you can work to promote the health and wellbeing of this critical habitat.

Unfortunately, turtle populations are increasingly under threat in Muskoka and throughout Ontario. Roadside mortalities of nesting females and dispersing males dramatically impact the breeding populations of these critical species, who may live to be nearly 100 years old. If your property is fortunate to have an open sandy beach area, you may be familiar with these charismatic reptiles. By keeping sandy beaches clear of vegetation, and promoting their use by nesting turtles, you can have an impact in preserving these ancient waterway managers. Rocky and vegetative shorelines also provide structure for fish fry, aquatic insects and crustaceans to live, as well as important hunting habitat for mammals like mink and otter. By maintaining trees like cedar, alder, and hemlock along shorelines, you provide valuable shaded habitat for these species to thrive. Promoting the health and diversity of our shorelines and riparian habitat strengthens the ability of our lake ecosystems to deal with change – as well as promote the protection of iconic species like the common loon.

TREE AND FOREST MANAGEMENT Muskoka Tree Solutions is actively engaged in promoting healthy and resilient trees and forests throughout the region. By considering the susceptibility of native trees vs. non-native trees to disease, we can dramatically reduce management costs. For example, Colorado blue spruce are more susceptible to fungal-induced needlecast (needle loss) than their native spruce alternatives, which can lead to increased management costs as we work to maintain the healthy foliage and look of these beautiful trees. Preserving a percentage of dead standing snags and downed woody material actually promotes a healthy level of insect and wildlife activity on your property. It can ultimately reduce the costs of tree care and management by promoting natural insect predators, like woodpeckers and predatory insects. Dead standing snags also provide valuable habitat to barred owls, Northern saw-whet owls, and pine marten, which help to manage small mammal populations such as mice around the cottage. There is certainly a balance that can be

achieved between the look of an untouched forest and a clean, manicured park-like forest. By consulting with arborist services, you can cooperatively manage fire risk, wildlife habitat and maximize your personal enjoyment of the forested landscape. YEARS OF SUMMER

AT CNIB LAKE JOE! It’s a very special summer at CNIB Lake Joe – and not even a pandemic can dampen the spirits of campers! For 2021 marks the camp’s 60th anniversary of providing enriching and unforgettable experiences for Canadians with sight loss. CNIB Lake Joe has plenty of fun and exciting activities planned all summer long, under the theme of “Warm Memories, Bright Futures.” Although CNIB Lake Joe has made the difficult decision to cancel in-person camp programs due to the recent surge in COVID-19 cases and current public health measures, there is still so much to celebrate!

Campers with sight loss, their families, and friends of the camp new and old, are all welcome to participate in a wide range of virtual programs and join in celebrating the camp’s 60th Anniversary. Following in the wake of last year’s record-setting Dock-to-Dock – Party with a Purpose event which raised close to $200,000 for the camp, this year the CNIB Lake Joe fundraising committee is teaming up with the Antique & Classic Boat Society-Toronto to present CNIB Muskoka Dock-To-Dock: Poker Run for Lakes Joseph, Rosseau and Muskoka. $50 buys your first poker hand, with each subsequent hand just $20. Participants are invited to register their boat online at cnib.ca/docktodock; virtual boats or teams may register from anywhere in Canada. Sponsorship levels of $5,000 to over $50,000 are also available. This event seeks to raise $200,000 towards adaptive sports and independent living skills equipment for a new multi-purpose recreation and learning facility, helping CNIB Lake Joe meet its fundraising goal of $1.6 million to build this much-needed indoor space at camp.

As friends and neighbours of the camp, they lend expertise and advice to support and guide the philanthropic efforts that power program development and delivery at CNIB Lake Joe, while leveraging their networks to help build, strengthen and steward partnerships. “Like my cottage neighbours, I regard CNIB Lake Joe as a cherished and integral part of our community. We see first-hand the special role that Lake Joe plays for Canadians impacted by blindness,” says Randall. “As CNIB Lake Joe celebrates its 60th Anniversary, I encourage others to join me in ensuring our families will share another six decades in our beautiful cottage country with this unique camp and all of its guests.” So far, two other generous donors have joined Randall in confirming their “Super Six” gift: Joan Kelley Walker and an anonymous donor. These gifts will help the camp complete its capital campaign goal of raising $1.6 million by September 2021. Funds will support building a new multi-purpose recreation and teaching facility where the old Elms cabin once stood, providing much-needed indoor space to smash barriers to inclusion through sport, recreation, and skill development. Muskoka is home to some of the most stunning outdoor spaces in the province, beautifully blending rustic scenery with relaxing leisure properties. Integrating outdoor lighting into your property can elevate the landscape around your Muskoka cottage from a strictly daytime-only retreat into a 24-hour oasis. By Anne-Marie Hardie

M

uskoka-based Earth Elements has been transforming properties for nearly a decade. Their customized approach to lighting and irrigation, combined with extensive industry expertise, consistently produces beautiful landscapes that are designed to maximize ease of use, safety and enjoyment.

INCORPORATING LIGHTING ON A ROCKY TERRAIN Andrea and Mark were looking to incorporate lighting that balanced their desire for safety while still respecting the beautiful natural surroundings of their Muskoka property. Their cottage is situated on a peninsula that includes an extensive shoreline, swimming dock, a boathouse, a hot tub nestled in the woods, and a sunning dock. The outdoor area includes large granite stairways and several distinct pathways, which are aesthetically stunning but could potentially be hazardous if left unlit.

After a short phone call, Earth Elements owner William Kilpatrick arranged to meet the clients in order to better understand the property and the couple’s vision for their lighting. He immediately noticed the terrain, the beauty of the area, and a number of safety issues concerning both the water and rocky terrain. There were also several features – including a giant water feature, a large lakeside flagpole, and a granite wall – that could be used as focal points when creating a nighttime oasis. After taking measurements and photos, Kilpatrick returned to the office to develop the initial design. He consulted with the couple several times along the way, ensuring any changes could be easily implemented. “We work with the client to make sure that the project is exactly what they wanted,” he says, adding that his goal is not just to meet but exceed his clients’ expectations. And of course, change is simply a part of the process. “We had many changes from the initial design,

LIGHTING AND IRRIGATION, COMBINED WITH EXTENSIVE INDUSTRY EXPERTISE, CONSISTENTLY PRODUCES BEAUTIFUL LANDSCAPES THAT ARE DESIGNED TO MAXIMIZE EASE OF USE, SAFETY AND ENJOYMENT. including adding, moving and removing fixtures, and upgrading the ZD system to include the colour system.” Working with rocky terrain can be challenging, requiring mounting fixtures onto bedrock and coming up with creative wiring solutions. The client also requested that he remove any downlighting from the design, in order to avoid drilling stand-off bolts into the towering white pines situated between the path and boathouse. “We had to get creative in order to light some areas with path lights or uplights,” recalls Kilpatrick. This included lightly uplifting two areas of the pines with additional path lights to enhance several paths and staircases. To incorporate the lights by the prominent bedrock, a true visual focal point since the 1930s, Earth Elements hid wire among the soil and roots. “The one set of granite steps to the boathouse are on an 80-degree granite sloped shelf; we luckily had just enough room under some of the ‘treads’ [granite stepping stones] to run the wire to alternate sides with the path lights,” Kilpatrick explains. “We also had to mount the path lights on this staircase into the granite shelf. “ Andrea and Mark wanted to create a space that was not only well lit, maximizing the use of the space in

the evening hours, but enhanced the entire outdoor experience, bringing to life the incredible features that were hidden in the terrain. To help achieve this goal, Earth Elements incorporated F/X Luminaire ZDC underwater lights and dock lighting, creating both a beautiful light show and increasing the overall safety of the area at dusk. The entire lighting system is run through two 300W Luxor systems; a second transformer was added to support the upgraded ZDC colour option.

“WE WORK WITH THE CLIENT TO MAKE SURE THAT THE PROJECT IS EXACTLY WHAT THEY WANTED,” HE SAYS, ADDING THAT HIS GOAL IS NOT JUST TO MEET BUT EXCEED HIS CLIENTS’ EXPECTATIONS. 20 JUNE 2021 ■


WORKING WITH ROCKY TERRAIN CAN BE CHALLENGING, REQUIRING MOUNTING FIXTURES ONTO BEDROCK AND COMING UP WITH CREATIVE WIRING SOLUTIONS.

The lighting system is by F/X Luminaire, two Luxor Transformers with ZDC fixtures. They chose to go with the ZDC option to have fun with the lights for events and holidays. They set up numerous "themes" which can be changed with a tap in the app.

Installing and securing underwater lighting in a silty lake – the silt here is approximately 15-20 feet deep – is far from a simple task. To overcome this hurdle, Earth Elements constructed short posts, about 1.5 feet off the bottom, to mount the underwater lighting. To finalize the property transformation, Earth Elements revitalized the terrain with an irrigation system and Earth Elements’ proprietary lawn renewal program. This process involved using a better seed blend and soil, providing a solid healthy foundation for the terrain. The overall experience was extremely positive. “Bill gave us confidence every step of the way,” says Andrea and Mark. “He was responsive, professional and had a keen attention to detail. ayman Marshall agent Cat Brown has enjoyed her family cottage on Lake of Bays from her earliest memories. Born and raised in Waterloo, Cat remembers Friday nights as a threeand-a-half-hour car ride up to Muskoka, often waking in the back seat as she and her four siblings unpacked themselves into their cottage rooms. Having a big family meant that the cottage was the location for everyone to get together. Week after week, aunts, uncles and cousins would arrive to enjoy summer in Muskoka. After spending a couple summers working in Waterloo, Cat realized that Muskoka was her calling and took a job at Lumina Resort on Lake of Bays. Lumina became a stepping stone to making Muskoka her full-time home. After she earned her college degree in marketing, Cat’s first step in pursuing her dream of a career in Muskoka was a job in the service department at a marina on Lake of Bays, where she enjoyed cultivating relationships and taking care of all her favourite cottagers. AS WITH ANY MAJOR PURCHASE, IT’S IMPORTANT TO EDUCATE YOURSELF BEFORE YOU BUY.

The property you choose to build on has a huge influence not only on the kind of cottage you’ll build, but the lifestyle you’ll enjoy once you are there. So choosing the right property is an important decision. Before he decided to buy the property, our homeowner asked the vendor if he could rent it for a short time and explore it before making a final decision. As building properties go, it was a bit wilder than some other lots. An area about one acre in size down by the water was flat and open, perfect for locating the cottage, boathouse and dock he envisioned. But a high cliff that rose behind this area made a formidable barrier that effectively ruled out developing the rest of the land, meaning much of it would remain as unspoiled woods, good for hiking and camping but not building. Then one weekend he and his nine-year-old son camped out on the land and made a remarkable discovery. “We hiked up the ‘mountain,’ as my son called it, and found a second access road that led very close to the upper part of the property, where there was a clear, level area with a truly spectacular view. If we put in a drive leading from the second access road, we could have a whole recreational area up here with a tennis court, pool, and just a nice place to sit and take in the view.” Cayman Marshall CEO and founder Todd Adair says, as with any major purchase, it’s important to educate yourself before you buy. He says you should start by going online and just browsing properties for sale in the area, to get an idea of price and what’s available. “That’s one of the great things about real estate nowadays,” he points out. “There’s a wealth of information online; you can check out satellite photos, look at videos, get a sense of properties for sale. Most purchasers we talk to today are very knowledgeable about properties once they come to see us.”

Think about what kind of cottaging life you dream of. Do you prefer the Big Three, or a secluded river? Do you want to be in the heart of the action, close to shopping, nightlife, golfing, local attractions? Or just the opposite, surrounded by nature in your own secluded hideaway? What about the contours of the property itself? Older people might not want a steep slope with many steps down to the water; a young family might like a shallow stretch of waterfront with a beach. If you’re planning to use your cottage year round, you might prefer to be close to a main road that is regularly maintained in the winter. Before you prepare for what will probably be a major investment, though, Todd’s most important advice has to do with much more than the property you choose. He recommends you hire an experienced local realtor who specializes in the region, not your own city realtor, even if you’ve worked with them many times before and trust them completely.

THERE ARE TWO IMPORTANT REASONS FOR THIS, HE SAYS. The first is that Muskoka, which has been a high-demand area through most of its history, has been undergoing an almost unprecedented boom since the pandemic began. Some of the same phenomena that have afflicted real estate in the city – bidding wars, blind bids, double-digit multiple offers – are making their way up here too. It’s not a time to gamble with a realtor who may not know the ins and outs of this unusual market. Secondly and equally important, the region is notable for complex and sometimes arcane bylaws, regulations and other legal complications. Local realtors know the region well, know what questions to ask, and can advise you on how to work within the rules, steering you away from what could be unpleasant surprises later.

In any case, having a basic understanding of local bylaws – or at least working with professionals who do – can be very useful. “I find I spend a lot of time just explaining bylaws to my clients,” says architect Ian Maclaren. “There are four main townships in the Muskoka Lakes area, each with its own rules, so neighbours may have differing bylaws even if they are right next to each other.” Having a sense of the intention behind a given bylaw helps to understand it, and to see what variances (applications for permission to bend the rules) are likely to fly and which aren’t. “Obviously, you want to be respectful of neighbours, not block their view or interfere with their enjoyment of their property,” Maclaren continues. “And of course safeguarding the natural environment is paramount.” Some legal convolutions are particular to the area, such as knowing what access roads you can legally use to access the property without trespassing on private property – or the uniquely Muskoka issue of shore road allowances.


THE PROPERTY YOU CHOOSE TO BUILD ON HAS A HUGE INFLUENCE NOT ONLY ON THE KIND OF COTTAGE YOU’LL BUILD, BUT THE LIFESTYLE YOU’LL ENJOY ONCE YOU ARE THERE.

These actually have an interesting history, reaching back to the earliest days of settlement in the region. Back in the nineteenth century, the easiest way to navigate around Muskoka was by water, so shorelines throughout the region (up to 66 feet back from the waterline) were reserved for the Crown. Over time, much of these allowances have been sold back to the landowners, but there are still some properties where the government still technically holds title, and you can run into problems especially if you start building. Even if all else is in place, much of Muskoka is managed wildlife habitat, and the Ministry of Natural Resources has the right to protect areas that it deems crucial to the welfare

of local flora and fauna. The homeowner in our story discovered early on that his new property contained two protected areas: a section of shoreline known to be a fish spawning habitat, and some woods where an endangered species of owl had been spotted. But especially after discovering the future sitting and play area above the cliff, the homeowner and his family found it would be quite possible to safeguard the wildlife habitat and still have plenty of room for the play, hiking and living areas they would be enjoying once the cottage was built. “In fact, my son thinks it’s pretty cool that we have these special wildlife areas on the property,” he says with a smile.
