PRESERVING PRE-DEVELOPMENT CONSIDERATIONS FOR COTTAGE COUNTRY By Tim Winegard of Muskoka Tree Solutions

The preservation of Muskoka’s forests and wildlife is crucially important for our ecosystem, and it is up to us to consider ways we can limit the negative impact on the environment. As an abundance of new builds are on the rise, Muskoka Tree Solutions identifies an important stage to consider before breaking ground.

he waterways, forests, and wildlife of the Muskoka region captivated artists like the Group of Seven and Robert Bateman. Their artistic depictions of this rugged, wild area have woven themselves into the regional and broader cultural landscape, attracting generations of Canadian and international travellers to the region. Many visitors come for a chance to wake up to the eerie call of loons on the lake, to listen to the wind flowing through the needles of towering pines, or to glimpse a rare eastern wolf as it pads across the frozen lake and disappears into the trees. These visions of Muskoka have inspired many of us to not only visit the area but to purchase, rent and develop cottage properties.

Developing a home or cottage property from the ground up is a dream come true for many, providing a sense of accomplishment and pride of ownership that can be hard to match. However, the process also comes with a number of challenges as we try to balance the practical, financial and environmental pressures of a new build. For example, do you work to preserve as many trees throughout the build process as possible, or clear the land for a blankslate building area and plant afterwards? Every alternative comes with merits and drawbacks. Nonetheless, a diverse range of services exist in the region to help would-be developers make informed decisions prior to turning the ground.

Maple, oak, pine, birch and hemlock are long-lived species that can provide valuable shade and wind protection to the cottage, food and shelter for wildlife, and aesthetic value to the cottage environment. Poplar, white spruce and balsam fir offer great aesthetic value but can pose shorterterm risks, as their growth rate and susceptivity to disease constrain their overall longevity. The process of working with an arborist provides peace of mind if one chooses to preserve tree species

adjacent to the building site. By considering not only the more desirable species to be selected but also their individual structures and growth forms, your preservation plan can contribute significantly to reducing future expenses in tree maintenance or replanting, while increasing the health and safety of your cottage property. BREAKING GROUND Before development begins, consider how close is too close. For example, a tree’s root system can extend beyond the reach of its canopy branches. As a result, roots can impact foundations, underground utilities or be inadvertently damaged during the development process. This leads to a decline in the health of the tree, higher maintenance costs and ultimately a reduced life expectancy. White pines shed their needles twice a year, which can lead to needle buildup on roofs, sap droplets on outdoor furniture, and the potential for winter ice damming if needles are not removed before winter. Hemlocks provide great shade and aesthetic value, but are easily snow- and wind-loaded, which can lead to branch and trunk failures. In this case, they are often best preserved on the predominately leeward side of the building site. Despite these examples, many of these species live healthy productive lives for decades, or even centuries when their growth patterns and physical structure allow. After all, if we removed all the trees that could potentially impact our property infrastructure, there would be little left of our cottage community forests. As a result, it is important to make informed decisions on which trees should remain or be removed prior to the build.

fter trees to be preserved have been selected, it is imperative, prior to equipment and materials arriving on site, to develop exclusion zones around high-value trees to help prevent damage to both the trunks and root systems of the trees. Equipment or materials parked or placed on these expansive root systems can lead to soil compaction, which manifests itself in tree decline often years after the build. Arborists work with developers throughout the process to ensure that measures are taken to preserve these trees so that a newly built home or cottage fits immediately and neatly into the broader forested landscape.

That being said, removing, pruning and replanting trees may all still be a necessary part of the phases of development.

Many of us feel developer’s guilt for the removal of trees for the building site, driveway and cottage infrastructure, but an arborist can help balance the impact by encouraging habitat preservation along the shoreline, and by advising how you can seasonally manage the gardens and forest on your property for wildlife and long-term health.

W

hen it comes to buying property in Muskoka these days, this is no time to take a chance on a realtor who may not have the experience to skilfully navigate a complex market. The time of year, an explosion in demand due to the pandemic, the greying of the Canadian population and a burgeoning desire for retirement and recreational property – all of these reasons and more have led to unprecedented competition and a true seller’s market, especially for the most desirable waterfront lots. Arming yourself with a realtor who knows the Muskoka market inside and out and has a real understanding of what properties are worth – and what matters most to you – is crucial. Dave Bemmann, a long-serving member of Cayman Marshall International Realty Ltd., is just such a realtor. “I grew up summering with a cottage in Muskoka” – specifically, the Foote’s Bay area – “so you could say I have 38 years of cottage experience," he laughs. But his expertise goes far beyond an intimate knowledge of the area’s geography. Dave was one of the pioneering graduates of Guelph University’s Real Estate Management business program, earning a B.Sc.Comm in the field. He also is very close to achieving his full AACI (Accredited Appraiser Canadian Institute) certification, the highest level of appraiser accreditation, and will be soon be qualified to appraise commercial, industrial and farm properties as well as residential property. And despite having not yet reached the age of forty, he has amassed over a decade and a half in the field, much of it right here in Muskoka. Dave’s career began in the Toronto area, working with large commercial clients and land developers, one of the most volatile areas of the GTA market. When the firm he was employed with closed down its Toronto offices, he retreated to his cottage to plan his next move. For this Muskoka native, moving into selling real estate in the area he knew so well made perfect sense. uying property is almost always an emotional process, he observes. That’s why a good realtor’s most important job is to take a realistic view of the business of buying (as well as, of course, selling) property, and to keep you from getting in over your head. “We can see what the maximum value of a property is now, and what it will be later after you’ve built on it. So we will protect you from making more of an investment than you really should.” Dave’s expertise and experience were instrumental in one family’s recent purchase by of a waterfront cottage on one of the Big Three lakes. “We’d been looking for a long time, and Dave helped us find the perfect property,” says the buyer, Andrea J. “He had a great grasp of the properties we looked at, especially the technical aspects,” which most buyers may not see. “Dave widens the lens – points out things you might not look at or understand, and provides a good perspective on what the advantages and disadvantages of a property might be,” she continues. “He knows where a boat can go, the sun angles to a property, how busy the waterway is, and so on.” Most important for buyers who may be undergoing an expensive, nerve-wracking process, “He’s a really nice guy. He provides a balanced approach, calm and patient during [what can be] a stressful life decision.”

Says Dave, “I know the waterways and understand the lake system in Muskoka. When I recommend a property to a buyer, I want them to know and truly understand why it’s the best deal for them. I wouldn’t tell someone to buy a property I wouldn’t buy myself.”


TALES OF THE BIDDING WARS In some parts of Muskoka, competition for the most desirable properties has led to the first glimmers of a phenomenon previously restricted to volatile markets like Toronto: bidding wars. Dave Bemmann offers a few secrets to success in a bidding war (or a property that may undergo one): 1. SET THE BUDGET: Make sure you have your financials well in order before you start. Get preapproved for a mortgage, and be well aware of ancillary costs like taxes, utilities, etc., so you have a clear idea of your budget in advance. 2. CLEANER OFFERS: In the city, conditional offers are often rejected out of hand, and Dave foresees that this may soon be the case in Muskoka as well. One solution is to bring a home inspector with you when you tour the property, who can at least give you a general idea of the condition of the property and any future problems you might not notice, such as an out-of-date septic system or overgrown trees. 3. IDENTIFY A PROPERTY’S TRUE MAXIMUM VALUE: Ascertain the property’s actual and future worth. Knowing its value relative to similar properties in the area, and its potential value once you’ve built a cottage, will keep you from making an emotional decision in a hot market. Making your bid stand out in the first round can often be the key to sealing the deal. Here are a few bidding tips: 1. A CONFIDENT OFFER: Offer as big a deposit as you can afford; this shows that you are serious. 2. STRENGTHEN YOUR OFFER: Avoid conditions if you can, which can give the opposite impression. 3. PUT YOUR BEST FOOT FORWARD: Make your first bid as accurate as possible, taking into account your budget and what the property is actually worth. 4. SET A PLAN: Be prepared to walk away if the bidding goes higher than you are comfortable with, no matter how keen you are to buy. Buying a property, especially a recreational property, is an emotional process, and it’s the agent’s job to protect you – even if it means passing up a sale.

MUSKOKA HISTORY SLY FOX GOLF CLUB The first thing that greets you when your boat lands at the dock at Sly Fox Golf Club, at the southern entrance to the narrows separating the two bodies of Wahwashkesh Lake, is a plaque mounted on MacRae Rock, a sizable chunk of glacier-polished granite located on the shoreline. The plaque tells the story of two boys who lived, played and worked there more than 80 years ago. Their young lives ended tragically in August 1944, at the height of the fighting during World War II, when the two brothers died in action just one day apart. The younger brother, George Dougald MacRae, had joined the Royal Canadian Air Force, graduating as a pilot with the rank of flying officer. His older brother, Jamie Duncan MacRae, was a lance corporal in the Hamilton-based Argyle and Sutherland Highlanders infantry regiment. The Argyles landed in Normandy just in time to join an

Allied pincer movement, the “Falaise Gap” operation, mounted in midAugust 1944, which was designed to entrap a retreating German army. But in the heat of battle, Jamie MacRae was killed by enemy artillery fire – less than 24 hours after his brother went down in flames over Warsaw, a thousand miles away. Their home, the main lodge of the sportsmen’s resort, has stayed remarkably unchanged since the late 1930s and early 1940s, when as teenagers the two MacRae brothers guided the resort’s clientele to the best hunting in the nearby woods, and fishing in Wahwashkesh Lake, the largest freshwater lake in the Parry Sound district. While the resort still caters to hunting and fishing, the current owner, Herb Schmidt, has built a unique nine-hole executive golf course called the Sly Fox Golf Club. Sly Fox is the third golf course Schmidt has designed and built, and took more than six years

to complete. It features two miles of underground irrigation, capable of pumping 100 gallons per minute to service the sprinkler systems. The property, first developed in 1903, now consists of the 4,000sq.ft. main lodge with a large wraparound porch, nine individual cottages, eight finger docks, and roughly 2,400 feet of water frontage, encompassing nearly 40 acres on a peninsula, surrounded by Crown land and water. As the plaque says, “This memorial is located at the site of the MacRae Family Hunting and Fishing Lodge, known as ‘The Linger Long Lodge.’” The brothers made the ultimate sacrifice for peace and freedom. And today, we honour their memory. The plaque concludes: “This memorial is placed here by those for whom this lake is a very special place and who enjoy Lake Wahwashkesh Lake ‘in peace and freedom.’”

You may not think much about insulation unless you are building or renovating. But it’s the only barrier between you and Muskoka’s harshest elements. That’s why, as BASK Insulation and Drywall's Simone Marsden explains, getting it right the first time is worth the investment.

“How fathomless the mystery of the Unseen,” wrote Guy de Maupassant, master of the 19thcentury short story. For most of us, no aspect of homeownership is as unseen and mysterious as insulation. Yet getting it right will make a huge difference in comfort and lowering your heating and cooling costs; getting it wrong can prove costly to fix once the home is finished. “In our northern Muskoka climate, it’s important to keep condensation out and to regulate the temperature difference between inside and outside,” says Simone Marsden, general manager at BASK and an acting director on the Muskoka Builders’ Association Board. She is the “S” in the family-owned, Port Carling-based BASK Insulation and Drywall. BASK specializes in services to islands. “We have our own barge and tugboat, and that helps tremendously with scheduling and completing jobs on time,” she explains. “Our average spray-foam truck, a Ford F-550 with a 16-foot box on the back, costs over two hundred thousand dollars with equipment. When you have that going across a body of water that’s 250 feet deep at five knots, there’s a lot of liability and risk. You have to know what you’re doing. You have to watch the weather. You have to have a good team to support you.”

BASK also offers drywalling services like boarding and taping. “Contractors and homeowners are excited that we are doing drywall because it is naturally something that comes after insulation,” she says, pointing out it’s one less phone call and one less thing to think about logistically for the customer. Simone and her team decide how much insulation a project needs, depending on where it’s located – township bylaws vary – and whether the dwelling will be seasonal (meaning summer use only), three seasons (spring, summer and fall), or four seasons. Construction drawings will also specify required R-values. BASK’s in-house estimator ensures that


the buildings are insulated according to bylaws and construction documents, while also fullfilling the customer’s desired insulation requirements.

The higher the R-value, the greater the insulating effectiveness. The R-value depends on the type of insulation, its thickness and density.

Some seasonal dwellings may not call for insulation. “However,” she says, “we recommend always insulating for controlling moisture penetration into the building envelope. A four-season dwelling requires R60 insulation over a flat ceiling, R31 minimum over a vault or cathedral ceiling and R22 in walls; a three-season structure, with the water shut off in winter, falls somewhere in between.” Remember, insulation helps keep a cottage cool in summer as well as warm in winter. Insulation also helps save on energy costs. The “R” refers to R-value, a rating of an insulating material’s resistance to conductive heat flow.

and air-conditioning] system, then, yes, you’ll have condensation problems from cooking, doing laundry and even just from your breathing because the house is so tight. You need air exchange, even in your attic, for insulation to work properly.” There are three choices of insulation material, Simone explains. “Spray foam does it best. It makes the tightest seal.” The process combines two chemicals at the tip of a spray gun to create polyurethane foam that expands and solidifies in place. It insulates and seals gaps, and acts as a vapour barrier. The material sticks to concrete, wood and other surfaces and is sprayed into wall cavities, crawl spaces, onto roof tiles, under basement slabs, around footings and even around heating equipment such as duct work. “Spray foam is installed at 120 degrees under high pressure. We will only install it


in two-inch passes which allows it to cool properly.” All of BASK’s spray foam installers are licensed through a body called UFC, Urethane Foam Consultants, and are trained in how to install spray foam properly. Elastochem, BASK’s local chemical supplier out of Brantford, also ensures the products that BASK is installing are of the highest quality. As Simone says, “Between the guys at UFC, our supplier, Elastochem, and the guys working for us that are spraying foam, BASK really does have a great team to deliver an amazing product. We are proud to have a made-in-Canada solution.” For flat attics and cathedral ceilings, she often recommends the blownin-blanket system (BIBS), a method that blows loose-fill fibreglass insulation through a hose and out a nozzle into the cavity, behind fibre mesh netting attached to the studs, resulting in a seamless blanket of insulation. Both methods – spray foam and BIBS – are acceptable for use in Muskoka, as they both fill voids and air gaps around wiring, fixtures, and plumbing. That attribute is lacking with fibreglass batts, the third and cheapest method of insulation. (If you feel a cold draft in winter near your electric outlet covers, chances are your home was insulated with fibreglass batts.) In autumn, cottage owners are often plagued by invasive wildlife. Here, spray foam helps compensate for its higher initial cost by being mostly

critter-proof. “There’s nowhere for mice or squirrels to burrow in spray foam, because it cures to a hard, plastic-like material,” she says. On the other hand, “Fibreglass in BIBS or batts is like a mouse hotel.”

Surprisingly, despite the multimillion-dollar cost of high-end Muskoka homes, most of them stop short of insulation nirvana. “They’re not perfect, but 90 per cent is still good,” she says. Simone’s ideal is double-wall construction, because it eliminates thermal bridging, or breaks in insulation over the studs. Thermal camera imagery in a typical 2 X 6 wall shows the telltale signs of this effect: warm orange colours between stud cavities, but cold blue colours over the studs themselves. With a double wall system, you completely eliminate the cold blue colours that indicate heat loss. “This year, we saw a double wall on just two projects,” she says.

The energy and environmental benefits of a properly insulated home are proven. Therein lies another of BASK’s services: removal of insulation that has been disturbed, or prior to a renovation. BASK will come in with a very powerful vacuum system and clean out the attic space, providing a clean space ready for re-construction.

She points out another advantage to the method: “With a continuous sealed building envelope across the entire wall, you can run your electrical and plumbing on the interior wall when you use spray foam. You don’t have any heat loss because there’s insulation over everything.” Sure, investing in top-grade insulation when you build (especially a year-round cottage) may not seem as glamorous as the things you can see, such as cedar shingles or a great architectural design. But of all the elements that go into your new cottage, it may well provide the best return. The energy and environmental benefits of a properly insulated home are proven. And here in Muskoka, where the temperature can range from minus 30 in winter to plus 30 in summer, nothing will keep you as comfortable – no matter what the time of year.
