People always think that the temperature in May should be warmer than it really is. After all, it’s the middle month of spring, the first spring flowers are already fading, and the Victoria Day long weekend is the unofficial start to summer cottage season. But here we are, still in our jackets and – in the evenings, at least – sweaters! But there’s one area that has been anything but cool, and that’s the real estate climate. May continues to be burning hot, unlike anything we’ve seen in Cayman Marshall’s near-decade of business. In fact, I’ve never seen

anything like it in all the years I’ve been a real estate professional. Demand is so high that we are selling most of our listings before they even go public. JESSICA KAYE KNOWS MUSKOKA – SHE REALLY KNOWS IT. She’s worked as an agent with the Cayman Marshall team for the past six years, but it’s as if she were preparing for the job her entire 35 years. Born and raised in Bracebridge, where growing up her family ran a marina, Kaye attended college in Barrie and then set off to see the world. After a couple of years tasting life in the big cities of Vancouver and Toronto, she gratefully headed back to her hometown, where she married a local man and settled down with him to raise two boys, Ryker, 8, and Daxon, 6.

Kaye says for her, honesty is her best, most ethical policy: “I want to be able to have clients like me, to feel good about a transaction at the end of the day.” Her background in the lake district helps people believe in her more. She’s an expert on such telling details as water quality and accessibility, how many marinas a lake holds, where to find the interesting shops and how to locate the best services. Kaye also can navigate you to secret fishing spots, waterfalls, and other beautiful hidden gems that locals know more about. “People have preconceived notions of what ‘Muskoka’ is,” Kaye says. “What I enjoy is being able teach them about Muskoka, the real Muskoka. A lot of people think Muskoka is only the Big Three Lakes – Muskoka, Rosseau and Joseph. I love showing them how much more potential and beauty there is beyond this area.

But in cottage country, everything is much more relaxed.

“I’d say with over half of my clients I can change their perceptions,” she continues. “For instance, when I first started, a lot of people didn’t know about Lake of Bays. ‘So far north!’ they’d sigh, when actually it’s only about 15 minutes from Bracebridge. We’d drive there and tour around. They see the beauty of it and what’s really available. I’d show them what I’m passionate about and they’d end up falling in love with it.”

“Residential can be highly stressful and emotional,” says Kaye. “But recreational means clients are buying with relaxation in mind, so they’re far less stressed and more focused on the long-term possibilities, which makes my job fun.”

Kaye is just as passionate about her job which, she points out, has a far different vibe from city-based real estate. In urban areas, the sales cycle tends to be much shorter and more intense; as a result, agents can develop a reputation for, shall we say, shark-like behaviour.

Kaye likes building relationships, and will put in however much effort it takes to find just the right match for her clients: “A month, a year – all the way through, you both need to feel good about the process. The one thing I often hear from buyers is that they feel like they’re wasting my time. I tell them there’s no pressure, there’s no right or wrong way to go about this. Relax and enjoy process. It’ll happen when it happens.” That is, after all, her honest opinion.

AT CNIB LAKE JOE! It’s a very special summer at CNIB Lake Joe – and not even a pandemic can dampen the spirits of campers! For 2021 marks the camp’s 60th anniversary of providing enriching and unforgettable experiences for Canadians with sight loss. CNIB Lake Joe has plenty of fun and exciting activities planned all summer long, under the theme of “Warm Memories, Bright Futures.” Although CNIB Lake Joe has made the difficult decision to cancel in-person camp programs due to the recent surge in COVID-19 cases and current public health measures, there is still so much to celebrate!

Campers with sight loss, their families, and friends of the camp new and old, are all welcome to participate in a wide range of virtual programs and join in celebrating the camp’s 60th Anniversary. Following in the wake of last year’s record-setting Dock-to-Dock – Party with a Purpose event which raised close to $200,000 for the camp, this year the CNIB Lake Joe fundraising committee is teaming up with the Antique & Classic Boat Society-Toronto to present CNIB Muskoka Dock-To-Dock: Poker Run for Lakes Joseph, Rosseau and Muskoka. $50 buys your first poker hand, with each subsequent hand just $20. Participants are invited to register their boat online at cnib.ca/docktodock; virtual boats or teams may register from anywhere in Canada. Sponsorship levels of $5,000 to over $50,000 are also available. This event seeks to raise $200,000 towards adaptive sports and independent living skills equipment for a new multi-purpose recreation and learning facility, helping CNIB Lake Joe meet its fundraising goal of $1.6 million to build this much-needed indoor space at camp.

As friends and neighbours of the camp, they lend expertise and advice to support and guide the philanthropic efforts that power program development and delivery at CNIB Lake Joe, while leveraging their networks to help build, strengthen and steward partnerships. “Like my cottage neighbours, I regard CNIB Lake Joe as a cherished and integral part of our community. At Brown’s Appliances, a range like La Cornue’s Chateau Series is much more than just an appliance: it’s the heart of a kitchen, and maybe even the start of a legacy. By Martha Uniacke Breen

W

hen Brown’s Appliances co-owner Jennifer Veitch first told her dad how much it cost to order a custom-built La Cornue range oven from the factory in Paris, he laughed and said you could buy a decent car for the same money. But to look at it that way misses the point entirely. At prices that can brush the low six figures for the topof-the-line Chateau Series, La Cornue ovens aren’t for everyone. But that’s part of their appeal. The beauty, quality and handcrafted precision of these ranges means they’ll retain their value and usefulness not just for the rest of your life, but likely your children’s, and even your grandchildren’s, lives. You certainly can’t say that about a Land Rover. Paris inventor Albert Dupuy conceived the first La Cornue in 1908 as an alternative to the prevailing method for cooking at the time, which was basically over an open fireplace, or on top of a stove with a fire burning inside it. His method

allowed you to place the pot inside a enclosed metal box with a vaulted “ceiling,” causing the heat to circulate around and above the food for faster and more even results. His invention arrived at just the right time: women were beginning to rebel against the tyranny of the kitchen, and also Paris homes were being increasingly fitted with modern gas jets, mainly for lighting. The jets provided a tailor-made energy source for Dupuy’s miracle kitchen appliance; to capitalize on the connection, he named it “la cornue,” the French word for gas. Needless to say, the new stove was a huge hit. Modern-day La Cornue ranges are as much works of art as they are appliances. While the complete line includes a range of less stratospherically priced, but still top-quality models, the flagship Chateau Series stands apart: each range is individually hand-assembled to order, by one of sixty craftsmen employed at the Paris factory.

I

t takes about four to six months from initial order to final delivery of a Chateau Series range. Working personally with Jennifer to “build” your range, you can specify size (from 30” to a megalithic 72”), gas or convection burners, and other stovetop heat sources including a Teppanyaki grill (a flat, evenly heated surface for grilling) or a French top (featuring concentric rings with individually programmable heat levels, so you can quickly move one pot to the side to simmer while heating another pot in the centre). You can opt for a single or double oven, add a separate rotisserie (called a “Flambergé”), or a matching range hood. And as the final touch, along with your choice of metal trim and finishes, you can specify any colour that RAL offers – RAL being the European equivalent of Pantone. Order it to match your cabinetry paint, the upholstery of banquette cushions, or if you like, the colour of your eyes; the choice is yours.

Brown’s has been a familiar landmark in Port Carling for the last 48 years – longer, if you count the electric repair store Jennifer’s grandfather operated in the same spot starting in 1957. Jennifer and her brother David Grigg’s parents took over the shop in 1973 and turned it into an appliance store, focusing mainly on popular-priced makes. When they retired in 2013, Jennifer and David took over and rebranded the store, turning their attention towards higher-end brands and developing the excellent service network that is a mainstay of the store.

W

e have a rule; we will only carry lines that we can get technical service for,” she says, noting that this doesn’t necessarily apply to every prestige brand. “A great number of our clients are on islands or unusual lots, which can make both delivery and service a challenge,” she explains. “Generally, we can deliver [the appliance] to the landing if they can provide the water transportation to the island. We also have our own trucks and lifts, which are very useful for delivering very heavy items like fridges, especially to unusual sites,” such as deeply sloped or remote lots. Jennifer was introduced to La Cornue about fifteen years ago when a customer came in and inquired about it. Following the store philosophy, she reasoned if they could get servicing, there was no reason Brown’s couldn’t carry it. They quickly discovered a local technician who was certified to service La Cornue, and began bringing them in soon after.

Is there much demand for a range so exclusive, especially in cottage country? Surprisingly, yes. And in the last year, despite (or perhaps, in part because of) the pandemic, sales of all of Brown’s high-end brands have exploded. “Quality is about much more than prestige,” she says. “The higher the quality, the fewer service issues you are likely to have. And I love that the brand is so personal. You can order it exactly the way you want, and in exactly the colour you want. The kitchen is the heart of the home, and a range like this becomes an instant focal point.”

The Cottage Is By Todd Adair

Okay, I know what you’re thinking. Why would the publisher of a leading Muskoka real estate magazine suggest that his main product – leisure properties – was dead? But bear with me here and I’ll explain. I’m not suggesting that the concept of a second (or even principal) residence designed for enjoying life and reducing

stress is out of style, or ever will be. In fact, I think the pursuit of a more balanced lifestyle where work, home and leisure receive equal time in our lives, is the way of the future. And that’s why the old-fashioned notion of the cottage as a temporary, often less comfortable vacation home and retreat from our normal lives no longer applies.

“Cottage” no longer purely describes a place, or even one particular type of home. It’s really a state of mind .

T

he Canadian Oxford Dictionary defines cottage as "a dwelling used for vacation purposes, usually located in a rural area near a lake or a river” or “a small, usually modest house in the country.” But tied in to the heritage of the word is the notion of rugged primitivism, with outdoor plumbing and only the most basic of comforts. My granddad used to say, only half joking, that he grew up with a “real” cottage: one he had to hike for three miles through deep woods to get to (to which we added, rolling our eyes, that right after getting there he would then repaint it with his own blood). The idea of the rustic, primitive “cottage” is due for a rethink. Most cottages, at least in Muskoka, nowadays have plumbing, electricity and some kind of viable road leading up to (or near) the front door. Many of them have quite a few comforts on top of that. 28 MAY 2021 ■

Hop in the boat and cruise around the Big Three, and you’ll see lots of lake houses that hardly fit the dictionary definition – particularly that part about modest. Many luxury Muskoka properties built in the last few decades feature big windows, rambling floor plans, bedrooms for multiple guests, amenities that range from hot tubs to saunas and spas, expansive patios and covered outdoor areas. Roughing it never felt so good. You can’t even call a lot of Muskoka cottages “summer houses” any more (or even vacation homes, although I’ll come back to that). More and more families are either beefing up their insulation or building new winterized homes from scratch so that they can enjoy them year round. Today, upwards of 95% of roads in the area are ploughed throughout the winter, either by the municipality or by private owners.


M

any businesses that used to routinely close down in the fall now find there’s enough business to stay open 12 months a year. And the number of winter pastimes and attractions in the area is proliferating, making it a great place to come to in the colder months. (And a great alternative to expensive west-coast or European ski vacations.) Muskoka is hardly the wild frontier from a technology standpoint either. Cable TV has been available for many years, and there’s high-speed internet and cell service in the populated areas. And with the advent of satellite services like Elon Musk’s new Starlink service, internet is now available in even the most remote corners of the region. In some Muskoka towns, a phenomenon is happening that’s akin to the gentrification in urban neighbourhoods. Villages whose traditions had been with farming, fishing and seasonal tourism now find themselves swelling with Starbucks, sophisticated dining and shopping, and cultural attractions that rival anything in the cities.

reviously, most seasonal Muskokans considered their city homes as their principal address and spent summers, or even just part of the summer, up here. Increasingly, that’s starting to flip around, particularly (but not exclusively) with older Boomers. This movement was already developing before the pandemic, but the changes wrought by Covid-19 accelerated the process. With so many workers forced to work from home, the lucky ones who had properties in the area chose to wait out the crisis in a place where they could reconnect with family and enjoy the enforced downtime in beautiful surroundings. Real estate sales in the area took off last spring, and continue to break one record after another. Here’s what I find most interesting about cottages in Muskoka: no one definition fits any more. Everyone has their own idea of what life at the cottage should be, and whatever it is, chances are you’ll find it here. If you want something more like my granddad’s idea of a cottage – but hopefully, with a road leading to it – you can still find it here. If your idea of time off is enjoying watersports, sightseeing, culture, time with friends and just relaxing by the lake, you’ll find that here too. And there’s pretty much everything in between as well. In this sense, “cottage” no longer purely describes a place, or even one particular type of home. It’s really a state of mind.

century ago, it was possible for an enterprising individual to build a house, or a cottage, with the assistance of nothing more than a neighbour or two and perhaps a couple of specialists for some jobs. But nowadays, building a new house is a complex process, legally as well as structurally. It requires a team of highly trained professionals, all well versed not only in their own fields, but in such immutables as building codes, local bylaws, and of course, the laws of physics. With the purchase of the new property complete, the owner was eager to get started on designing and building his family’s dream cottage. The time had come to pull together the team of experts that would make the dream real: the architect, engineer, contractor/builder, and interior designer. Every project is unique, and before the job was done an army of specialists of every kind would have their turn, from dock builders to hot-tub installers to home automation specialists. But these four pros would form the nucleus of the construction team, masterminding the process from first drawings to welcoming the owners to their new home.

THE ARCHITECT:

Ian Maclaren

an Maclaren became an architect because as a kid, he liked drawing and designing things and wanted a job where he could get paid for it. Then as an undergrad at Waterloo, while on work terms with various architects, he discovered he had a passion for designing cottages. “In our climate, there is a very clear distinction between indoors and out. But when you’re at the cottage in the summer months, you can inhabit all sorts of in-between spaces: sunrooms, screened porches, arbors, decks, and terraces.” Also, he says, in city houses the parameters are strictly defined: the lot is a certain size, and faces a street at a certain orientation. “But a cottage site is less defined; you can orient the structure any way you like, adapt it to fit the site’s views, topography, sun angles and prevailing winds. I try to re-imagine the basics every time.” The design process happens in three phases. First is the schematic design, gathering the particulars of what the cottage will include. How many bedrooms and baths should it have? A big family kitchen or more streamlined? He likes to walk the site with the client as early as possible, to see its possibilities and limitations. Clippings and Pinterest or Instagram feeds gathered by the client are great for learning their tastes and ideas.

During the design development stage, the initial ideas begin to coalesce. Ian and his team might start making 3D computer models, visit the site again and rope off the rooms-to-be, or even climb a ladder to get a sense of views. It’s also where they begin to understand what permits and especially, bylaws, will be involved in the design as it takes shape, and if any variances to these will be required to meet the client’s goals. “People don’t realize how complex the bylaws are for waterfront sites: setbacks, height, lot coverage, septic systems, topography, lake and near-shore environmental considerations. There are four main townships in the Muskoka region, with widely varying rules. I help clients develop an understanding of them as early as possible, perhaps even at the land-buying stage, so you can understand what is and is not allowed.” The final stage is to create the construction drawings that will be used by the building team to create the cottage, and also submit to the township to obtain the necessary permits. “There are so many talented builders out there,” says Ian. “Some of the best projects I’ve done were ones where they didn’t turn out exactly as I envisioned, but were a true collaboration between the cottager, architect and builder.”


THE ENGINEER:

THE CONTRACTOR:

Rick Black

n a literal sense, contractor Rick Black is on the front lines when it comes to creating a new cottage. The architect and engineer spend most of their time in their offices on the computer, but his base of operations is onsite, actually putting the house together. Rick’s main job is to act as the orchestra conductor for the various subtrades and artisans on the site, maintaining a smooth work flow, solving problems, and keeping things on schedule. He continually manages the day-to-day practicalities, such as scheduling the construction of an access road early in the process, organizing material deliveries and making sure that the architect’s and engineer’s instructions and plans are followed exactly.

Like Nick, Rick also has sawdust in his blood; the son of a Barrie builder, he went on to a 30-year career building houses as well as commercial and industrial buildings. He has a diploma in civil engineering technology, but realized after graduation that while the training was invaluble, his real dream was to build cottages in Muskoka. He currently works full time in the new-build division of Cayman Marshall. “There’s a lot of design in what we do. When things are designed on paper, they might look amazing, but making them come to life is a different matter,” says Rick. “They might not work quite as drawn, but we might be able to come up with a minor modification that can solve the problem.”

THE DESIGNER:

Meredith Parsons

any people are unclear on the difference between an interior decorator and an interior designer, says Meredith Parsons. To be precise, while the decorator focuses primarily on the aesthetics of a room such as colours, fabrics and furnishings, the interior designer’s concerns are much more complex. It’s fair to say the interior designer is to the interior of the house what the architect is to the outside. “And in this particular cottage, I’m taking on more responsibilities that aren’t common practice for interior designers,” says Meredith, who like Rick is employed with Cayman Marshall. In her studies at Ryerson University, where she earned her Bachelor of Interior Design, the program focused much more on the specifics of conceptual design, interior flow, placement, and the dynamics of the space, than on decor. She explains, “I like to zoom out and start with how rooms relate to each other, then how they relate to [the

client’s] lifestyle.” She’ll know instinctively, for example, where to place closets so they are most convenient, or being aware of sightlines and human sensitivities that may not be apparent even in a 3D rendering. “For example, I absolutely hate when a powder room opens into a common space! I always hide them in a tucked-away space,” she says, allowing for a little extra modesty in the finished home. Because her focus is how the family actually lives in the space, she can provide insights that other members of the team may not have considered. It can be a bit frustrating, she says, that sometimes designers aren’t brought on board until well into the process, in some cases even after construction is underway and alterations are much more difficult. “One advantage of being involved from the beginning is we’re a fresh pair of eyes. We can see improvements and suggest solutions while the plans are still taking shape, and there’s plenty of time to change them – which can save a lot of time and money.”
