Welcome to Spring! As the snow melts and the ice finally loosens its grip on the lake, we’re looking forward to another record year at Cayman Marshall.
The boom in real estate, not just in Muskoka but right across Canada, has attracted a record number of new agents into the market. Some of these people are very good: they’re honest, they put their clients first and they’re ready to roll up their sleeves and get to work for you. Others – well, not so much.

Another Thermador invention that Veitch likes is the “column style” fridge: full-height, single-purpose all-refrigerators and allfreezers that can be applied in various widths side by side to fit your exact needs. “Often at the cottage you want to stock up on groceries, so you don’t have to go into town as often,” she points out, “or friends and family bring up a bunch of food when they visit. So having extra refrigerator capacity is very useful. And with the columnar style, you can organize it all on one side of the kitchen, so it looks great and uses space very efficiently.”
When many people think of Thermador, of course, they think of cooking. The “Come Home to Luxury Promo” covers virtually all of Thermador’s wide selection of ovens, ranges and cooktops.
Available in both induction and gas versions, surface-mounted cooktops come in 30” or 36” widths, with a choice of configurations and burners. With induction models, you can choose from round burners, “flex” burners (two can be conjoined to create a single

rectangular burner or griddle), or the top-of-the line full-surface honeycomb cooktop, which allows you to place a pot (or multiple pots) anywhere on the top and have instant heat.
Some people prefer the look and cooking style of a rangetop, with control knobs along the front as with conventional ranges. Thermador’s models range from 30” to 48”; the larger sizes offer the option of adding a chargrill or electrical griddle in place of the two central burners.
But cool features and great looks aside, what Jenn Veitch likes most about Thermador has always been their reliability – not just the appliances themselves, but the company’s after-sales service and warranties. Especially during the pandemic, she found not every maker could make the same claim.
“We had a few problems with some of our brands – whether it was supply chain issues, a shortage of microchips, or even weather delays. But Thermador has always been extremely consistent.
“It’s just really nice to know they stand behind their product – especially in Muskoka, that’s extremely important.”
Gas or Induction?
Gas stoves have been getting a lot of press lately, some of it unsettling. We asked Jenn what she thinks of the controversy, and what we should consider when choosing between the two.
"As far as emitting dangerous fumes, liquid propane has a distinct smell that you really notice, especially in a smaller space. So if you can smell it, call a technician right away.
“From a cooking standpoint, it really comes down to personal preference. Induction is light years better than the old-fashioned coil-type electric stove, but some people still prefer the instant flame of gas [or liquid propane, used in some gas stove conversions].
“But I find induction does have certain advantages: you can control the heat very precisely, to the exact degree. It’s also very even across the cooking surface, whereas with gas you tend to get a ‘ring’ of heat that you can see if you boil a pot of water. And finally, there’s inevitable heat loss with a gas burner – as anyone who’s tried to cook in a hot kitchen in July can tell you!”

Wa t erfront Prices?
Here's An Inside Look | By Steve Haddock
So you’re interested in waterfront property, eh? Well, join the crowd. During the last few years, we’ve experienced an unprecedented rise in the cost of waterfront properties, as buyers have flocked to escape big cities. And, of course, the ability to work remotely greatly incentivized and commodified rural properties. This market – and the real estate market in general – was firing on all cylinders up until April 2022, when the party seemed to end. A rapid rise in interest rates caused many buyers to pause to see how it would affect the market.
Will this be the case going forward? Well, let’s have a closer look and see when the best time is for you to enter the market. Sales volumes were down significantly during the last year, as were listings, and while prices were down, they hadn’t dropped precipitously.
So what is going on?
Rising interest rates are expected to stabilize early in 2023, with inflation coming down and putting rate increases off the table. TD expects both sales and average home prices to post gains this year once the economic picture clears, with prices expected to rise by 3.9% and sales growing 18.9%, on average, nationally.
The economy should also be growing again as high immigration levels fuel population growth, juicing demand for homes, which will help sales and lift prices. The challenge for
you in your search for the perfect home away from home is the lack of waterfront property on the market, especially quality waterfront. With up to 500,000 new immigrants to Canada, many lured by Toronto’s diversity and opportunity over the past year, the number of buyers in the market has grown. While many of them have to meet rigid financial qualifications, it should be noted that the recent ban on foreign buyers purchasing GTA properties does not include recreational properties. Additionally, increased wages and rising material costs have led to significant increases in construction budgets for lake houses, which has only helped justify the current cost of the properties.
Many buyers in the luxury waterfront segment are not necessarily interest rate-sensitive. However, many of these same buyers have sat on the sidelines, hopeful that prices will drop, which drastically slowed sales. Furthermore, sellers in this unique market don’t need to sell, which contributes to the shortage of inventory – which is propping up prices.
So should you get in now? Buyers who pull the trigger in the near future are far more likely to get a reasonable deal, and will avoid having to compete once the market stabilizes and rates start to go lower. With such a significant rise in prices during the last few years, many buyers are afraid of paying too much – and who can
blame them? But keep in mind that demographic trends are a tailwind for vacation properties.
Population growth, the lack of available waterfront, the drop in construction, the cost of labour and materials, a shift in flexible work locations, and the fact that a large percentage of affluent GTA buyers strive to own waterfront property, are all factors. A recent poll found that 3.2 million Baby Boomers are looking to move in the next five years, and 56% of them want to move to a recreational or rural property. It’s a trend that started in the mid-2010s due to rapid appreciation in cities.
Additionally, another poll indicates that 75% of Millennials strive to own a waterfront property in the not-too-distant future. So a lot of Millennials, a lot of Boomers, and not a lot of waterfront property all continue to challenge your ability to find waterfront property. At this moment, we are not seeing a lot of inventory coming on to the spring market, which will continue to mean a constrained market that should prop up prices.
If you see something that, for the most part, suits your family’s desires, then consider this: we can’t create additional waterfront here in Muskoka. We have low inventory and high demand for the prestige and fulfillment behind the Muskoka waterfront cottage dream.
Unless you’re willing to pay a premium and have an extra five to ten years to wait for a cottage that checks an extra box or two, then I suggest you jump at what you see!
I always like to say,
Life is short; buy a cottage.

WARNING SIGNS
YOU MIGHT BE WORKING WITH THE WRONG AGENT

A local agent who knows the area where you are buying (or selling) has a unique advantage over the outof-towner, especially when it comes to country properties. They’re intimately familiar with the area, and can tip you off about a seemingly quiet road (or lake channel) that clogs with traffic at rush hour, or where there’s great shopping nearby. The right agent will have that information at their fingertips.
A FISH OUT OF WATER
By the same token, an agent who may be an expert at selling condos in Toronto has no business trying to sell a cottage in Muskoka. A Muskoka specialist will be familiar with how to work within the idiosyncrasies of the area, including local bylaws, “riparian rights,” hidden weaknesses in the construction or condition of the house, and other nuances that an out-of-towner won’t. You want someone working for you who knows the product. When we see an out-oftown agent rolling in with a buyer in Muskoka, we hold our breath, just waiting for the negligence that’s about to ensue. What’s worse, many of these errors won’t be picked up until the client goes to try and sell this property down the road. The list is long in almost every specialty of real estate – don’t kid yourself, it’s complex.
I’d like to offer some important ways of navigating how to choose a realtor that’s right for you. So, in the style of David Letterman’s Top Ten Lists, I’ve put together the Top 10 Warning Signs You Might Be Working With The Wrong Agent.
LACKING ABILITY TO CONDUCT A MARKET APPRAISAL
Setting the price of a property is a complicated and technical task that’s a necessary evil in this profession. Ask your realtor to explain exactly how they arrived at the selling price for your property because, make no mistake, when the negotiations begin they’ll have to look the buyer in the eye and justify your price. If they can’t convince you, how can they convince others?
A LACK OF RESOURCES
You are totally dependent on the agent to have the infrastructure to facilitate a sale, but almost always, I’ve found a single agent or a small team has fewer resources. With no support or emotional infrastructure behind them, the chances of being able to offer added value are reduced. Even if they are affiliated with a big-name broker, that’s not always an indication that they have big-name support behind them.
TOO MUCH EXPERIENCE
I almost never hire experienced agents. I’ve found that many of them are just looking for the next hot lead, and won’t do the extra work required to close a complicated deal. They can be too easily dragged into the gamesmanship plaguing our business, and skip the handholding most clients need that won’t earn extra commission, but makes a world of difference to the client. I’d rather hire someone who shows that they really care about their clients, not just landing the big deal.
A SMOKEAND-MIRRORS GAME PLAN
Selling a property is a complicated transaction. Before you hire an agent, interview several and have them explain in detail how they plan to sell your home. Do they offer anything special? Do they have a comprehensive and creative marketing plan that brings your home in front of as many of the right demographic of buyers as possible? Or is it just basically pretty pictures, staging, and MLS?
LACKING IN TECHNOLOGY
Studies have shown that 96% of all buyers find properties initially from the web. So how does your agent fare in the high-tech game? Do they have a website (and is it attractive and easy to navigate)? Do they have a good supply of listings, especially homes in your price range? Hiring an agent is a job interview, so don’t be afraid to ask the tough questions and don’t accept loose answers about their technology. Ask questions like: What do you have that others don’t? What does your marketing bring to me specifically? Can you show me real stats to support your big claims?
THEY LIVE & DIE BY MLS
ALONE
I consider MLS a supplement to a larger marketing plan. Yet far too many agents make it the central basis of their marketing plan. That’s not good enough in today’s competitive market.
Single agents and small teams are starting to realize they are at a huge disadvantage by not having additional marketing services beyond MLS, so they have started offering what they call an “exclusive listing.” Make sure you ask the agent what precisely “exclusive listing” means: It often amounts to little more than spam-emailing every agent on their board with the listing… not very exclusive! You might have been better off to just go on ML.S in the first place.
THEY CAN’T STOP TALKING PRICE
Beware of the “suck and blow” or “buy the listing” technique. Agents who have very little to offer other than price and MLS often come to the interview with an inflated price, and will play off the ego of the homeowner by telling them that their home is worth significantly more than it really is. Then, shortly after getting the job, suddenly “the market has changed,” or “things are slowing down and we really need to reduce the price.”
If an agent spends most of their time discussing price, that’s likely their whole game plan. Who are they working for: you, or themselves?
MOST OF THEIR ADVERTISING IS THEIR OWN FACE!
I’m going to have a little fun with this one, but make no mistake: my number-one point illustrates what’s wrong with this industry in a funny way.
I’ll start by saying I wonder who the first agent was who plastered their own face all over their signs, pictures and marketing. What was their rationale? It’s one of those examples of unsophisticated marketing that kinda just stuck for some reason. Just like people stopped selling vacuum cleaners door to door in a three-piece suit 20 years ago, I know this practice will die once marketing and advertising catches up with modern-day business minds.
Any competent marketing firm has a checklist of rules when running an ad, with points like: “What is our message?” or “What is the clear call for action on this ad?”
So, what’s the message when you post a glamour shot of yourself followed by your phone number?
“I’m beautiful?" “Sexy?“ Or “(you fill in the blank)?” It's entertaining just going through all the possible message/call for action scenarios, but the most important take-home message is “Call me.”
Does this person know and understand what a real marketing effort is? Is this person a sophisticated business mind that can create effective advertising for your most valuable asset? Are they working for you, or themselves? Or are they simply doing what every other agent has done before – without question – because that’s the current standard in the industry?
Of all the points I’ve given here, this last one illustrates better than any other what I’ve been saying all along: the traditional real estate model is broken.
