EDITOR’S NOTE

We’ve been enjoying some awesome late-fall weather lately in Muskoka – I love these last weeks before the snow starts.

For most Muskokans – in fact, for large numbers of Ontarians – the first few flakes of winter bring on a timeless urge: to escape somewhere warm. But instead of booking a holiday in the sun belt along with everyone else, have you thought of booking a cruise instead? In our cover story, we take an in-depth look at all the major lines, where they go, and what to expect from each one of them.

I feel it’s time to take a strong stand on the modern real estate brokerage model: in short, it’s broken, and our industry needs to make changes before it’s too late. Turn to page 26 and find out why.

Finally, November means that (believe it or not!) the holidays are right around the corner. I’m strictly a last-minute gift buyer myself, but no matter your holiday shopping strategy, check out our holiday gift guide for some great inspirations to get you started.

As always, it’s all alongside some of the region’s most beautiful recreational properties for sale – including exclusives you won’t find anywhere else than right here.

We hope you’ll get a chance to savour these last crisp days before the wind and the snow close in for good. Find yourself a comfy chair and enjoy our November digital issue!

THE BEST OF FALL

Sebastien & Sheila Centner share their top recipes, tips, and tricks from their upcoming cookbook and entertaining guide. Photography: Bruce Gibson

As the summer winds down and the evenings turn brisk, we realize that we only have a limited number of opportunities left to entertain outdoors with the backdrop of fall colors, so we like to take full advantage.

And celebrating all that is fall with a harvest linner (lunch-dinner) is the perfect way to welcome the change of season. If you opt for delicate, seasonal courses along with a few body-warming cocktails, a fall harvest meal is the ideal transition meal for this time of year, as you embrace the arrival of the cooler days and settle into meals with heartier menus.

For this issue of Cayman Marshall we’re thrilled to share two of our favourite fall cocktail recipes: our Fall Sangria and our Bourbon Grapefruit Cocktail, along with

a dish that will be perfect through the fall and the winter seasons. Our Cranberry Baked Brie is sure to be a hit as your guests dig into the decadence of melted brie and maple syrup!

Also, unlike many of our dinner parties, a fall harvest–inspired meal can be enjoyed any time of day, but since there are only so many weekend nights, and to avoid having to pick a date several weeks in advance, we suggest hosting this meal as a late lunch/early dinner.

Starting your linner around 2:00 pm is great timing for a Sunday afternoon, so your guests can linger until the early evening hours but get home early enough to get a good night’s sleep for the week ahead.

We hope you enjoy these recipes, tips and tricks as you entertain your friends and family!

tips & tricks

When it comes to fall entertaining, bringing the “outdoors in” is an inexpensive way to add seasonal décor to your table or to create the perfect parting gift for your guests.

Seb says, “Fall vegetables like acorn and butternut squash, pumpkins, and gourds are a natural fit for your fall tablescape, and they can all be used later for cooking.”

Sheila says, “If you have the luxury of your own garden, use vegetables from your final harvest in these recipes! Fresh veggies from your garden make a fantastic take-home gift for your guests too. If you’re buying from the store, buy a few extra to make up the parting gift baskets.”

When you're hosting in the fall or winter months, it really helps to warm any dishes that are being used to serve hot courses. This will keep the food from cooling too quickly. Five minutes in the oven is all it takes to take the chill out of the china.

The more you can do ahead of time the better! It will save you time the day of your event and will ensure you can spend less time in the kitchen and more time with your guests.

There are lots of ways to reduce your workload when entertaining. One of our favorite ideas is to setup a themed “self serve bar” which works especially well when you’re serving a large group. Our Bourbon Grapefruit cocktail is perfect for this since the method is so simple.

Another great tip for saving time is to convert cocktails from single-serve to “batched,” where you prepare a larger batch all at once and then serve in a pitcher like we did with the sangria. To do this you will need to multiply the ingredients in the recipe (we usually do by 6, 8 or 10 depending on the pitcher size) and then instead of shaking the ingredients, mix them together in the pitcher, then add ice before serving and finally add garnishes in a small bowl next to the pitcher.

16 ■ NOVEMBER 2022

For the thyme simple syrup you will definitely want to prepare this a day or more in advance. Simple syrup, when stored in the fridge, will easily last up to 3 weeks.

bourbon grapefruit cocktail with thyme simple syrup

yield: makes 1 cocktail + 3 ½ cups syrup prep time: 5 minutes + 1 hour to cool cook time: 12 minutes

ingredients

THYME SIMPLE SYRUP

• 2 cups granulated sugar

• 6 thyme sprigs

BOURBON GRAPEFRUIT COCKTAIL

• 2 oz bourbon

• 6 tbsp pink grapefruit juice

• 1 tbsp thyme simple syrup

• 1 pink grapefruit slice, for garnish

• 1 thyme sprig, for garnish method

THYME SIMPLE SYRUP

Combine the sugar, thyme, and 2 cups of water in a small saucepan and bring to a boil, without stirring, over medium heat. Reduce the heat to low and simmer, uncovered and without stirring, for 10 minutes. Remove from the heat and let cool for 1 hour. Strain the syrup and refrigerate in an airtight container for up to 3 weeks.

BOURBON GRAPEFRUIT COCKTAIL

Fill a cocktail shaker with ice, then add the bourbon, grapefruit juice, and simple syrup. Shake vigorously for 10 seconds. Strain into a rocks glass filled with fresh ice. Garnish with the grapefruit and thyme.

NOVEMBER 2022 ■ 17

fall sangria

yield: makes 6–8 cocktails prep time: 20 minutes

ingredients

• 1 (750 ml) bottle sweet white wine, chilled

• 1 cup apple cider

• 1 apple (honeycrisp, Granny Smith, and ambrosia all work well), sliced in ¼-inchthick rounds

• 1 bosc pear, sliced into ¼-inch-thick wedges

• ¼ cup pomegranate seeds

• 1 (750 ml) bottle sparkling wine or prosecco, chilled

• 2 rosemary sprigs or 3 cinnamon sticks, for garnish

method

Place the wine and cider in a large pitcher. Add the sliced apples, sliced pears, and pomegranate seeds. Top with the sparkling wine, and stir gently to mix. Garnish with the rosemary or cinnamon (but not both).

cranberry baked brie

yield: serves 6–8 prep time: 20 minutes cook time: 25 minutes

ingredients

• 1 (16 oz) brie wheel

• 1 cup pecan halves, lightly toasted

• ½ cup dry cranberries

• ½ cup pumpkin seeds, lightly toasted

• 1½ cups maple syrup

method

Preheat the oven to 325°F. Line a baking sheet with parchment paper. Place the brie on the prepared baking sheet and bake until soft, 25 minutes.

Meanwhile, in a small pot, warm the pecans, cranberries, pumpkin seeds, and maple syrup over medium heat, mixing until warmed through and the maple syrup evenly coats everything.

Transfer the baked brie to a serving dish just large enough to hold it snugly without crowding and pour the maple syrup mixture overtop. Serve immediately while still hot alongside toasted baguette and a small spoon or knife for spreading.

18 ■ NOVEMBER 2022

Prepare your sangria the day before and then cut and allow the fruit to marinate for a few hours. Follow our recipe but don’t immediately top with ice; instead place the pitcher with the sangria and fruit in the fridge earlier in the day, then simply remove and top with ice when your guests arrive.

8 Ways to Guarantee They Love Your Gift

Tips on becoming the best gift giver in the world at least in the opinion of those you give gifts to.

You’ve been there; we all have. It’s an awkward experience that makes one cringe to ponder; that oh-so-familiar feeling of, “I appreciate the thought, but what the heck am I going to do with this gift?”

An estimated $15.2 billion per year is spent on unwanted, often wasted gifts in North America. To help provide a solution, Carly Caines and JD Sterne, former owners of First Wood Furnishings, conducted a research survey asking 55 people to rank gift characteristics from most to least meaningful when receiving a gift.

Consult this checklist before buying your next gift. The more times you can say “Yes,” the more likely your gift will be heartfelt and meaningful – not dramatized and discarded.

NOVEMBER 2022 ■ 21

IS THIS GIFT SOMETHING THE RECIPIENT WILL FIND USEFUL?

It’s important to consider the practicality of your gift, in addition to its thoughtfulness. “The guilt fills me as the gift eventually makes its way into my chaotic storage closet, or sometimes even the garbage.” Am I the only one that feels this way? Or do you feel this way too?

WILL THIS GIFT AVOID ADDING CLUTTER TO THE RECIPIENT’S LIFE?

That chaotic closet I mentioned? Do your best to avoid contributing to that. Whether the destination is the garage or just a junk drawer, nobody needs more clutter. Consider what they might do with it after it becomes theirs.

IS THIS GIFT PERSONALIZED?

A thoughtful, personalized gift will always stand out. I’ll never forget the feeling I had when my partner gifted me a “time turner” necklace from the Harry Potter films. Even though the series wasn’t his thing, he took the time to think about my specific interests, and researched the personalized present. (P.S. Gentlemen, if your lady is into Harry Potter, this is the perfect Valentine’s Day gift.)

IS THIS GIFT SOMETHING THAT WILL LAST FOR YEARS?

I think you’ll agree, quality over quantity wins out every time. Especially while we’re being mindful of sustainability, a gift that will last is a gift worth giving. You’ve likely felt uneasy when the sweater a relative bought you was no longer part of your wardrobe because it tore in the wash.

Consider gifting an experience, such as theatre or concert tickets; memories last a lifetime.

22 ■ NOVEMBER 2022

IS THIS GIFT SOMETHING THE RECIPIENT WOULD NORMALLY BUY FOR THEMSELVES?

During the survey, respondents often commented that they loved receiving gifts they wouldn’t usually splurge on for themselves. A spa retreat, or a nice dinner can be huge hits. We don’t often pamper ourselves, so it’s always a treat when someone does it for us.

IS THIS GIFT UNIQUE? ARE THEY LIKELY TO HAVE RECEIVED IT BEFORE?

Aim for something unique for your recipient – something you feel confident that nobody else would have ever given them. Unique gifts make it easy to recall who bought the gift, and will certainly make them think of you when they use it.

IS THIS GIFT ONE-OF-A-KIND?

While not essential, a one-of-akind gift will leave your gifted one feeling extra special. Try out shops like Etsy, where products are often handmade, so each one is truly one-of-a-kind. Local markets, art shows, or crafting pop-ups are also excellent resources if you’re looking to support your community while giving something unique and memorable.

IS THIS GIFT HIGH QUALITY?

As mentioned earlier, quality over quantity is always better. To avoid contributing to the massive amount of gift waste, spend the extra few dollars on something that will last. Even if it’s a high-quality jacket for your friend that may eventually go out of style, perhaps one day your friend’s daughter will start to wear it when she goes through her “vintage” phase.

intimidating, but I believe in you. As long as you put a little bit of thought, a little bit of time, and a little bit of curiosity into it, you’ll be the best gift giver there is. And with any luck, your friends and family will follow your lead.

If this survey has taught me anything, it’s that there is a difference between thought and thoughtful.

THE REAL ESTATE BROKERAGE IS

BROKEN

The Truth No Other Brokerage Will Tell You

Imagine if you bought a fancy new car, but the dealer you bought it from had no service department, no showroom, no after-sales service of any kind at all. The only service they offered was to take your money and hand over your keys. And yet they charged you a hefty fee for the privilege.

In a way, that’s basically what a lot of brokerages do these days. I don’t think that’s reasonable, and I don’t think it’s a recipe for long-term success, either. I’m not going to pussyfoot around what I believe is the truth: in the modern world of real estate, the traditional brokerage model is broken, and it may not be fixable.

It feels good to finally just say it. Now I’ll explain why I believe the entire industry is overdue for a complete shakedown.

For years, most standard brokerages worked something like this: a seller hired the brokerage firm (or an individual agent who hung their license at that particular brokerage), and they provided the necessary services to sell your house. But often the best things they had to offer were 1. A good location (i.e., their office); 2. MLS (Multiple

26 ■ NOVEMBER 2022

Listing Service), which was contained in a fat binder that the agent usually carried around with them in the car; and 3. the brand and training that supported the brokerage. That was a big deal in the ’80s and ’90s!

But over the years, that model has eroded. Access to MLS listings is now widely available to the public (with some exceptions). Many agents have come to negotiate more perks and concessions from the brokerage, and engaging many of the usual services –staging, home inspection professionals, etc. –on their own (and often charging their clients extra for these services). In many cases, the brokerage has become little more than a shell or clearing house – while still taking a nice cut of the commission you pay.

These days, that’s simply not good enough. When you’re selling a multimillion-dollar

property, your most qualified prospective buyers may not even be looking on MLS. (In addition, Canada is the only country in the world that I’m aware of that has a national MLS. So where are you looking if you’re a foreign buyer?) Buyers today are much more sophisticated and intelligent; they’re going to need more than just a fresh coat of paint and maybe some nice flowers in the front porch urns to be impressed by your property.

Here’s the kicker: many brokerages today have gotten themselves into a corner that there’s really no getting out of. If the agents in a particular brokerage have negotiated such generous commissions for themselves that there’s little profit left over for the office, the opportunity to offer added value to clients – even if the brokerage owners were so inclined – is diminished. The result is a model that’s pretty much doomed.

I BELIEVE THE ENTIRE INDUSTRY IS OVERDUE FOR A COMPLETE SHAKEDOWN.
NOVEMBER 2022 ■ 27
"We owe it to our clients to work hard to offer genuine value, genuine expertise, and services that work in their best interests, not just in ours."

SOPHISTICATED LEAD GENERATION SYSTEM

Okay, so what would it take to change this scenario? What if you completely broke that model, and started out from a completely different standpoint? How about actually adding value that the consumer can see and feel; services they can’t easily go online and get for themselves, instead of a lot of flashy sales talk?

I think we owe it to our clients to work hard to offer genuine value, genuine expertise, and services that work in their best interests, not just in ours. Let me give you a few examples.

I started my career as a young man working in software development, and early on I recognized that the future of this industry lay in mastering technology. So from the day we opened our doors, making use of technology to further our clients’ needs has been at the

heart of many of our breakthroughs here. Cayman Marshall operates no fewer than 16 unique websites, a proprietary algorithm that precisely, accurately and consistently matches sellers and targeted buyers, and a sophisticated lead generation system that ensures the properties we are entrusted with marketing are brought before a constantly expanding audience of interested parties.

As our company has grown, we’ve added an array of in-house services that are automatically available to the clients who list with us. Cayman Marshall magazine has come to be regarded as one of the finest magazines of its type in Canada. Our team includes a host of talented in-house architects, designers, stagers, contractors and even construction personnel whom we make available should they need any of these services.

CAYMAN MARSHALL MAGAZINE

28 ■ NOVEMBER 2022
"The MLS is not good enough when you’re selling a multimillion-dollar property, your most qualified prospective buyers may not even be looking there."

CONSTRUCTION PERSONNEL

Our exclusive listing services are another way we work to add demonstrable value. Some sellers choose to place their property only in our proprietary database, forgoing MLS altogether. We use powerful lead-generating software to bring that property to the attention of highly qualified buyers, who are pre-screened before our agents make an appointment to have them visit the property. It’s a boon for clients who value their privacy, or simply don’t want to be bothered with the feeding frenzy that can occur when a highly desirable property goes on the market.

A lot of consumers today are angry at our entire profession; there’s a pervasive sense that real estate agents get obscene amounts of money for basically nothing. That’s a model that cannot sustain for much longer. I truly believe this is about much more than than staying competitive; it’s about survival.

The way I see it, there’s only two ways that modern brokerages can go in 2022 and beyond. You can either focus on working hard to create real, demonstrable value for the clients who use your services – far beyond the outdated MLS-and-fresh-flowers route – or you just might find yourself, sooner rather than later, left behind.

EMERALD CLUB EXUMA

Choosing a vacation spot is often overwhelming. The world is filled with picturesque beaches and tropical paradises, all eager to attract snowbirds looking to escape the dark chill of Canadian winters. That sense of burden can infect a vacation before it even begins, and complications can increase exponentially when we look to vacation with other families—taking our communities away with us. The logistics of organizing the location and coordination of a multi-family vacation are ultimately time-consuming, and time on a vacation comes at a premium. You want water sports, beaches, luxury fivestar dining, adventure, and golf on a world-class, Greg Norman-designed private course.

Scan to see this new unit’s price

In this issue, we are giving you exclusive access to four luxury homes (which back onto Norman’s course) in a gated tropical paradise that are just waiting to entertain and host you and your friends (and their kids, and their kids, and their friends) this winter. You have the opportunity to be among the first guests to enjoy the decadence of the Bahamas in these peerless units. The Great Exuma, Georgetown, Emerald Bay region is everything the luxury traveller could ever want in a location, and the gated community that houses these villas provides the optimum accommodations.

Exuma is indisputably one of the planet’s most spectacular locales. A magical collection of over 365 islands right along the Tropic of Cancer, the crown jewel of the Bahamas promises utopian cays, fresh seafood, a culture unto itself, and the most beautiful sights and scenes a tropical paradise has to offer.

Of course, the region is known for its infamous swimming pigs—non-indigenous guests just like you, who’ll swim up to boats to greet visitors as they make land.

This January, four brand-new villas will become available to rent, and trust us: They’ll be booked soon. Located in the Bahamas, these are massive new constructions that can house as many as twenty people, with access to the region’s most beautiful beaches and tropical waters, not to mention the infamous Thunderball Grotto from James Bond lore. Add to that world-famous locations like Bitter Guana Cay, where an endangered species of Bahamian rock iguanas roam the beaches; Allen Cay, a cluster of three uninhabited reef-traced islands at the north end of the Exumas; Starfish Beach, where the singular echinoderms will gleefully pose for pictures; or Compass Cay, where you can swim with nurse sharks.

The most beautiful sights and scenes a tropical paradise has to offer.

The amenities and attractions are bucket-list worthy.

EXUMA SELLS ITSELF;

it’s a postcard among postcards in one of the world’s most resplendent regions. But a trip is only as good as its accommodations, and these new homes are exceptional. The two-storey villas are straight out of a dream. Each features over 5,000 square feet of living space on pristine property with a pool. The first floors offer bright, spacious designs boasting restaurant-quality kitchens, dining rooms seating fourteen-plus, and multi-functional living rooms perfect for winding down with TV, video games, and respite after a long day of sun and fun. The first floor also has a beautiful master suite with a walk-in closet and full bath with his-and-hers sinks, perfect for accessibility for grandma and grandpa or some space for mum and dad.

The second floors promise six additional suites. Yes, you read that right: six! Each suite has its own full bathroom, while many feature walk-in

closets as well. There’s also a TV/family room area on the second floor, which allows for a quiet escape. Each room is bright and spacious, with elegant designs and clean lines, and views of the enticement of the tropics.

The current Airbnb listing for the owner’s completed properties gives you a preview of what to expect. One recent guest wrote, “Everything as advertised in the pictures, but maybe better!” How is that possible? Look at the pictures. Another guest championed their hosts by claiming, “This is our eighth year in the Bahamas and by far the best place!” No matter the size of your group, the time of year of your visit, or if you’re looking for activity or a sedentary stay, you’ll be in the best of hands.

Once you’ve luxuriated in the villas’ magnificence, the Bahamas offer you paradisiacal experiences like no other place on earth. Simply put: the attractions are seemingly endless. Close by, you

can experience Man-O-War Cay’s world-famous sand bar, where at low tide expansive, pristine sand bars are revealed. Just look out for the tidal changes so that you won’t have any challenges getting out! Looking for a taste of locality in a familiar and warm island setting? Stocking Island’s Chat and Chill is rated one of the top 20 restaurants in The Exumas by Trip Advisor, and named one of the “Ultimate Beach Bars” by Caribbean Travel & Life Magazine. The iconic hotspot was even featured by Martha Stewart in her “Destination & Dream Honeymoons” issue.

The region is a postcard. The locals are gracious and hospitable. The villas are absolute luxury personified. The amenities and attractions are bucket-list worthy. If you’re looking for an indulgent vacation, look no further. And if you’re looking for a community vacation, there’s nothing in the Bahamas like this offering. Pack your bags and book yesterday. Just watch out for the pigs as you come ashore.

If you’re looking for an indulgent vacation, look no further.

Beauty FROM THE GROUND UP

WITH WEAVERS ART

Michael Pourvakil, owner of Weavers Art, knows design.

“Art is an extension of your personality and lifestyle,” Pourvakil says. His design house features a stunning collection of natural fibre hand-knotted luxury silk and wool rugs suited for all spaces. From traditional Persian rugs to modern styles created with advanced digital technologies, and everything in between, Weavers Art rugs define quality and are the perfect elegant addition to any room.

Collaborating with Canadian design talent, or travelling the world to locate the finest fibre artists, Pourvakil has been sourcing unique and innovative pieces for his elegant showrooms since the 1980s. He draws much of his inspiration from nature, architecture, and an array of various fabrics. Floor coverings are historically held in high respect in his homeland of Iran, designated as a cultural art form in itself, and Pourvakil understands the significance of helping his clients create beautiful spaces that start from the ground up.

Weavers Art features a number of exclusive rugs made by award-winning Turkish designer Erbil Tezcan.

While a typical rug might produce 10,000 knots per square foot and use three, five, or even seven different colours, Tezcan’s one-of-a-kind creations are 22,500 knots and have as many as forty-nine colours. In the world of carpets this innovation is a legendary achievement.

Tezcan’s “New York” is a super fine rug, crafted with the finest Chinese silk and pure Tibetan wool, inspired by Manhattan’s nightscape from across the Hudson River.

His colourful “After Hours” collection sets itself apart from the rest with a symphony of bold graffiti-style strokes, complemented by brisk movements and shapes. Its title hints at the mysteries

discovered after dark, a time when street artists and musicians paint and play with wild abandon. As a classical guitarist himself, many of Tezcan’s playful works reference New York City’s music, neighbourhoods, and echo the simple art of enjoying life to the fullest.

FIND YOUR SIGNATURE STYLE

Signature: find geometric designs and a mix of selections fit for any décor

Contemporary: textured options and neutral tones

Modern Art: modern abstract choices and an array of colours and textures

Madison Collection: Belgium made and woven in 100% cotton chenille

Park Avenue: Impressionist and ethereal colour palettes

Aubusson: French-inspired area rugs with royal reds and rich blues

Transitional Persian Rugs: both bold and subdued Persian patterns, Damask and Spanish prints

Erbil Tezcan Collection: inspired by life, an extensive collection

Christopher Guy Collection: Art Deco luxury and stylish modern canvases

Pourvakil is seeing current trends moving away from neutral-toned canvases towards rugs with gold, copper, and black accents.

Creating a balanced environment ensures all design elements in a room fit together to create harmony. Furniture placement can present a challenge with the geometric shapes, florals, and centre medallions that are found in traditional Persian carpets. “I’m seeing more clients choosing carpets with less colours, textures, and patterns,” Pourvakil says.

Weavers Art has provided the perfect solution with their Transitional Persian Rugs, like Ziegler 200A, keeping a classical feel and based on historical patterns, but modified to complement today’s contemporary décor. There’s also a number of computer-generated designs available, which are often less expensive yet equally as attractive.

Weaver’s Art supports the community with proceeds donated to a number of charitable organizations, including Children’s Aid Foundation. Pourvakil has also worked closely with the next generation of designers, artists from Ontario College of Art and Design’s Material Art and Design program (MAAD). Student creations were sent to Nepal and India to translate the images into working patterns. Each square of a hand-painted graph represented one knot in the final carpet, which can often exceed 500,000 knots. Top student designs were exhibited in the showroom,

giving them a chance to experience all aspects of production in the retail market.

Whether it’s consultations, rentals, cleaning and restoration, or finding that perfect match, Weavers Art works with their diverse clientele to provide exceptional service.

Known for their strong and fast turnaround, in-house design teams and international weavers design, manufacture, and deliver works of art suited to all lifestyles.

Versatility and creativity are important factors in the rug business, having an innate sense of how all the elements work together to create an ideal aesthetic. Michael Pourvakil has mastered his craft and views design as a global instrument to build relationships, drawing inspiration from the many creative ideas designers bring to the table. He’s been providing a wide range

of superior products for over thirty years, and his clientele can’t say enough about the attentive, knowledgeable support they receive, from the initial selection to the final installation.

Weaver’s Art prides itself on creating a seamless experience, backed by decades of consistent refined excellence in service and an extensive inventory of luxury rugs that can be cherished for a lifetime.

Most brokerages advise you to put your property into the Multiple Listing Service (MLS) system, in order to get it in front of the greatest number of prospective buyers possible. But when it comes to Muskoka property – especially in the current market – that may not be the best, or even most desirable, route for you.

Cayman Marshall has a better way to market your property, which not only ensures that only serious, wellqualified buyers view your property, but allows you to maintain your privacy and avoid the stress and hustle of listing with MLS.

With a Cayman Marshall exclusive listing, your property will only be visible to members of our proprietary database. Personal viewing appointments are only scheduled after our agents have taken prospective buyers through a careful pre-screening process.

Our system works equally well for buyers. Rather than enduring the “feeding frenzy,” panic-bidding and sometimes, disappointment that accompanies desirable MLS properties, you have the assurance of knowing the property is only being seen by serious, well-qualified prospects like you, and managed exclusively through Cayman Marshall’s offices.

The success of our system speaks for itself: since last August, we’ve sold well over $133 million in exclusive sales alone. Allow us to show you the better way to sell your Muskoka property!

love boats; I love water; I love the ocean; I never get seasick; and I dream of the tropics endlessly during Ontario’s hardscrabble winters. But I’ve never been on a cruise. I’m not sure what has held me back: some sort of outdated stigmatization of the indulgence, or visions of “The Love Boat” on my nana’s TV.

I’ve been thinking about an all-inclusive, multi-port adventure aboard a state-ofthe-art cruise, but I had no idea where to begin. Luckily, Owen Hargreaves lives and breathes cruises. He owns the Expedia Cruises franchise in Oakville, and has either been on or facilitated more cruises than you can shake an anchor at. And Owen admits that he comes across skeptics like me often, though they rarely stay that way.

Most of the fears he hears from would-be cruisers go something like this, says Owen. “‘I feel like I'm going to have motion sickness. I'm going to feel like I'm on a schedule. I'm in

the Caribbean; I don't want to have to go back to the ship. I just want to stay on the beach.’“

But there are simple answers to all these concerns. “In February, it gets dark really early in the Caribbean; you're not going to be on the beach past five or six,” he points out. “Even then, when you go to a resort, you're still on the schedule because of the lunches, dinners at a certain time, and the shows at a certain time. And if you want to leave the resort, and you want to go horseback riding or to a ruin or snorkelling, you still have to pay and you still have to schedule.

“I always say that with the number of ships that are out there, the industry would not be as big and growing as it is and have the highest repeat factor of any industry, if motion sickness were an issue. No industry has as high a repeat factor – whether it's hotels, even Disney!”

Hargreaves then proceeded to help me find the perfect cruise.

Celebrity

CRUISES

nown for its hip decor and amenities, Celebrity Cruises is the boutique hotel chain of cruise lines. Well-travelled Millennials, Boomers, and seniors with a passion for adventure and indulgence populate the ships, where art collections, spas, and the best in progressive cuisine are among the seemingly endless array of activities and amenities.

SAILS TO: Caribbean, Panama Canal, Alaska, Mexico, the Galapagos, Hawaii, Canada/New England (plus Asia, Australia/New Zealand, Europe, South America, Africa).

OWEN SAYS: “Celebrity Cruises has really come out of the box in the last few years as a modern luxury opportunity. Passengers include mostly college-educated people or business owners, who are not always into the bells and whistles.

a modern luxury opportunity

Celebrity provides the most beautiful style, a little bit more elevated – some very well-known designers have designed the new ship. It's very different; it doesn't feel like a ship at times. It feels like you're sitting in the Four Seasons in Vancouver,

They’re great for families, firsttime cruisers, people that want an amazing weekend away. Any age group can go on RCI to have a great time. It's like you've gone to Europe for the weekend, or to Vegas. You have all these different restaurants, or you can go to the buffet. They have full Broadway productions like “Hairspray.” If you want to go to the Hard Rock Resort, this is that experience at sea.”

CRUISES the Four Seasons of cruising

OWEN SAYS: “Silversea is a luxury cruise line. Their market is classic cruising people that love great itineraries, fine dining, and formal nights. Very traditional. They also have expedition ships, with smaller but diverse groups of guests – people in their 30s and 40s in Greenland, or getting out in a Zodiac and doing landings in the Galapagos. When I took my group in 2019, it was a beautiful fine dining and luxury experience, with butlers onboard! They have a very traditional ocean luxury market that is all-inclusive, ‘your wish is our command’ level of service; they also have the same type of experience on the expedition ships, on a smaller scale.”

CAYMAN MARSHALL ADVANTAGE

When we opened the doors of Cayman Marshall International Realty Inc. as a small boutique brokerage firm to serve the Muskoka real estate market in 2012, we did so with the intention of redefining the level of service that clients could expect from our real estate professionals. Since then, we have grown into an impressive team of top-producing realtors and brokers, committed to ensuring our clients receive the highest level of service when buying or selling property in one of Canada’s most sought-after luxury destinations.

We at Cayman Marshall have been entrusted with the most prestigious waterfront properties in Muskoka. As leaders in luxury and waterfront real estate, we have had record sales on many of Muskoka’s finest lakes. With sales now surpassing the multi-billion-dollar mark, we’ve secured our position as a leader in luxury real estate. We also offer a complete selection of luxury cottage rental properties.

We have offices in Port Carling, Toronto, and our all-new location in Huntsville, which also serves the Lake of Bays area. Our in-house IT professionals have developed proprietary online tools and software, interactive and intuitive websites, lifestyle tours, stunning photography and an astonishing network of over 400 local and international referral partners, to ensure our clients’ listings get the exposure they need to attract the most discerning local and international buyers.

We currently print eight issues of our Cayman Marshall magazine per year, with an annual distribution of 250,000. Each magazine is delivered to the front door of homes and cottages of high-net-worth clientele throughout Ontario.
