I
am delighted to introduce myself as the new editor of Cayman Marshall South magazine, serving the exciting neighbourhoods of Mississauga, Oakville, Burlington and areas west of the GTA. I was honoured to be invited to join the Cayman Marshall real estate team last fall, but I have lived, worked and played in this area for some 20 years. As you’ll read in my first article for the magazine (see page 16), this is a company that is unlike just about any other firm I’ve been a part of. As a Realtor who has specialized in luxury properties for most of my career, I’m excited to be able to bring the expertise of a company like Cayman Marshall to the west GTA. There are lots of great reasons why the neighbourhoods just west of the GTA are a great place to move to! Here’s just a few that come to my mind. W
hen you first alight on the drive of this Lake Joseph beauty, what first strikes you is how serene it looks. With its subtle matte-black cladding and low-maintenance metal roof, it seems to nestle quietly into the hillside: an uncluttered silhouette among the pines and the impossibly blue Muskoka sky. But the dream lies in how beautifully it combines big, heart-stopping spaces and cozy corners; it’s equally accommodating for big friendly crowds, or those weekends when it's just the two of you, stealing away for some peace and quiet by the lake. The interior is a study in unpretentious elegance, with natural finishes that are long on beauty but require little to no care. Flooring throughout is rustic, wideplank hardwood; walls are finished in white shiplap, while the great room fireplace is clad in clean-lined Carrara marble, with a sleek granite hearth at its base. Windows are trimmed in black metal, imparting a comforting feeling of heft in the midst of all the light and air that fills the home.

In the dining and kitchen area, the ceiling stops down to a more humane height of ten feet or so, tailor-made for intimate dinner table conversation or chatting with the cook while lounging at the island. (Sliding glass doors in this section welcome in lakeside breezes on a warm day.) The kitchen is free from the usual clutter of cupboards and hardware; instead, overflow storage and extra prep space is hidden behind a rustic siding barn door at one side, behind which lies a complete butler’s pantry.

ast the great room on the other side is the staple of every cottage worth its lounge chairs: the Muskoka room. But this Muskoka room is no drafty three-season add-on: with its screens fully retracted, it functions like a sheltered verandah above the water, where sitters can relax out of the wind while being serenaded by the birds and the waves gently lapping below. As the sun sets, push a button, and the screens close, banishing the bugs as the stars begin to shimmer above the darkening water.

The lower level is designed for entertaining – whether it’s en masse or just a quiet game of cards or conversation à deux. Kick back by the fireplace and catch the game at the far end of the family room; or if you really want to get away for a movie night, move into the plush home theatre, with its high-end projection screen and state-of-the-art sound system. There’s also a second, conveniently equipped kitchen on this level – great for whipping up a meal for a hungry crowd, or just heating up pizza for the kids.

Dropdown blinds are there at a push of a button if it’s a little extra privacy you desire, or a little extra sleep when the morning sun shines in. It’s possible that the private waterfall, trickling down from ancient granite rocks just outside the primary bedroom, provided the inspiration for the pool, since it features an infinity edge that seems to cascade right down the hill. The poolhouse, which echoes the gabled silhouette of the main house attractively, includes both an outdoor kitchen and sheltered lounge area – perfect for escaping a passing shower without having to run back in the house. Finish the day with a leisurely stroll down over the shallow limestone steps to the water’s edge, where a classic Muskoka boathouse features two slips, a bar for serving friends sunning themselves on the dock, and extra sleeping quarters for overflow guests, or teens who want their own space away from the parents. Rising above the water, with its subtle, elegant design and walls of glass reflecting the woods and water that surround it, the house has a quiet sparkle, like a dark jewel set in the trees at the waterside. Don’t say you weren’t warned; once you spend time in this dreamhouse, you may never want to leave.

When I was first introduced to Cayman Marshall at the Port Carling office last November and saw firsthand how the company handles its properties for sale, my first response was, “ This is a very expensive way of doing business.”
But then I realized, isn’t that what I always wanted to sign up for? To deliver the best level of marketing and tools I can to my clients? Once I discovered the unique way Cayman Marshall conducts its business, and saw not only the consistent level of results and the number of clients who were truly satisfied with their experience with the firm, I realized this was a Realtor I would feel proud to work with. Early in my career, I recognized it was important to deliver unprecedented value to my clients in order to succeed. This only happens if you invest a substantial amount of money into your marketing. Cayman’s combination of cutting-edge technology, expert in-house services that address everything from design and architecture to targeted and qualified media exposure, enables the firm to offer a level of personal service that isn’t quite like anything I’ve seen before in this business. Here’s how it works for most brokerages – a model that CM founder Todd Adair has called, quite rightly in my view, “broken.” For many years, the standard business model for many brokerages was to operate mainly as a central clearing house, where agents could sign new clients, promote properties for sale, share basic office services, and handle the paperwork for completing transactions. Essentially, each agent worked independently. In return for the brokerage’s support, the agent got an established brand affiliation and often, a good location from which to attract clients. All the agent basically needed in order to do his or her job was a valid licence, a car, and a big fat MLS binder of properties. (Tough negotiating skills might be a useful additional asset.) Especially when it came to marketing, clients were left to rely mainly on the skills, energy and resources of the individual agent, which could vary from excellent, caring and diligent to… well, you get the picture.

When I did my due diligence before joining the Cayman Marshall team, I discovered that this company does things a bit differently.
CM has spent years and invested heavily to develop a systematic approach that actually allows it, in many cases, to completely bypass the MLS service. (MLS has its benefits, but it also has some drawbacks, especially when you are dealing with the kind of luxury properties that I had been working in.) Cayman also employs an unmatched team of in-house specialists in a wide variety of fields, ready to service clients’ needs in preparing and showcasing their properties to the world. Over the years, Cayman’s mastery of technology and the services it is able to offer has led to steady growth – even as its competitors have cut back, or started charging extra fees for services they might have formerly included in their fees. Simply put, Cayman Marshall agents have a range of resources at their fingertips that other brokerages don’t. And they can offer a level of services – along with patient, personalized attention – that a lot of “standard” brokerages can’t. This is particularly true of Cayman’s renowned exclusive listing service. This allows the company to bring clients’ properties to the attention of selected, prequalified potential buyers before any CM agent makes an appointment to view a property with them. very city, town, and rural outpost has its share of car dealerships lining the roads coming into and out of town. So what has made Applewood Cadillac thrive for some 65 years serving Mississauga and the surrounding areas, including Oakville, Toronto, Burlington, and Brampton? From growing up with house-flipping parents, to discovery by the Property Brothers, to an eclectic Burlington design practice doing new builds, whole-home and condo renos and redecorating projects of all sizes, Karin Bennett’s “approachable contemporary” design continues to build a wider audience. ou might say design and renovation runs in Karin Bennett’s blood – along with paint chips, fabric swatches, and maybe a tile sample or two. Karin grew up in a family of serial renovators and lived in no fewer than 12 houses during her childhood and teen years.
that domestic growing up; her passion for decorating didn’t really blossom until she and her husband bought their first house. But once bitten by the decorating bug, she became obsessed – poring over design magazines, watching TV shows, learning everything she could about the art.
“My mom studied interior design when I was a kid, and graduated in the late ’80s. But it wasn’t that easy to be an entrepreneur in those days, especially for a woman. So she decided to get her real estate license and became a realtor, and that was her main job when we were growing up.”
Before long, friends started asking her for advice on decorating their homes, and word of her talent began to get around. “At first I was doing it for free, just for fun and as a favour, but it began to take more and more of my time, so I started charging a small fee. And over the next two or three years it began to take off.”
Her mom’s particular combination of skills – along with a willingness to invest her own sweat equity – proved to be exactly right for the renovation boom that took off over the next two decades; it became a second career for her and Karin’s dad. “They’d buy a house that needed some TLC, fix it up and make it absolutely beautiful, then sell it and buy another one.” Despite the family business (or perhaps because of it), Karin confesses she wasn’t

She quit her “safe” job as a registered massage therapist, and began to pursue her passion for decorating full-time. The work was steady for the first couple of years – “I’d do a home, have a photographer friend take pictures for my website, and then go on to the next one.” Then a career-changing opportunity came her way.

he Property Brothers approached me and invited me to apply as the resident decorator on their program. At first I wasn’t sure I could handle the work, as I’ve never studied design formally. But a good friend of mine who had a diploma in interior design said of course you can do this! You can just hire people to do technical drawings if you have to.” Ultimately, the Brothers offered her the job, and she credits her work there and their faith in her with putting her on the map as a decorator. "I believe in life, you should say yes to everything,” she says. “If it doesn’t work out, just move on, but you never know what could happen.” Today, Bennett heads a five-woman team, comprising four full-time interior designers and an office manager, and the firm completes an average of about fifteen projects a year, ranging from new builds and whole-house renovations to the occasional smaller decorating project.

“We don’t pair you with an individual designer here; we all work as a team on our projects,” she explains. “We organize it so that everyone gets to play to their individual strengths. Some are great at putting furniture and fabric together; others are good at construction packages and the technical elements like drawings. I generally do the specs and buy furnishings.” Together, they ensure that each project has a cohesion that is consistent with the signature look of the firm, which she describes as “approachable contemporary,” with a predilection for calm neutrals, tone-ontone, mixed metals and other materials, and texture to liven things up. But she insists the team aren’t purists, slavishly following a particular style or type of design. “I strongly feel a traditional home doesn’t have to be all traditional, and a modern home doesn’t have to be all modern. Ideally, it should have some kind of ‘tension’ somewhere – something that surprises you, that breaks the rules, like an unexpected piece, or a lack of symmetry.” These are the “moments,” she says, that make a room interesting.
“Every time we start with a new client, our first question is, ‘Do you love what we do here?’, and we move forward from there.” It may seem like a basic question, but it establishes common ground from the start. Clients who “get” what they do at KBD will be more likely to develop the trust that is essential to a process as personal – and often, emotional – as creating a residential interior, especially one that frequently involves a considerable investment of time and money. “I'm first, a realist, even though I am a creative,” she continues. “We have to work within budgets, space planning constraints… but we start with budget first. Next comes the timeline; a lot of people tend to underestimate timelines. And then, after that, we have to make sure you like what we do; once you’re onside with that, we can make your home unique to you.” The actual design process is less quantifiable. “I’m not someone who has design heroes per se,” she says. “I’m more drawn to the composition of a room, and
think why I’m drawn to it.” That may be a particular focal point or architectural highlight, or the way the light hits it, or some other detail. Then she builds out from there. These days, the firm has a typically eclectic range of works in progress. “Right now, we’re working on two cottage builds – a hundred-acre lot with a large family cottage, and a Haliburton property where we’re replacing an old multi-family cottage with a new one. We’re also building a house in southeast Oakville, as well as two complete condo renovations and three residences in Toronto.” As if that weren’t enough to keep Karin and the team occupied for the moment, she’s just bought a bungalow in Burlington that needs, as she says, “some TLC” – returning full-circle to the tradition that her parents started when she was a kid. “I love the diversity of our projects,” she says. “I love modern design as much as traditional. Really, I just love to push boundaries.”
