A NOTE FROM THE EDITORS

Welcome to Spring! As the snow melts and the ice finally loosens its grip on the lake, we’re looking forward to another record year at Cayman Marshall.

The boom in real estate, not just in Muskoka but right across Canada, has attracted a record number of new agents into the market. Some of these people are very good: they’re honest, they put their clients first and they’re ready to roll up their sleeves and get to work for you. Others – well, not so much.

So, in the style of David Letterman’s Top Ten List, I’ve compiled a list of “The Top 10 Warning Signs You Might Be Working With The Wrong Agent” (page 84). How does your agent stack up?

Turn to page 90 for a visit to Villa Cortile, an elegant and timeless modernist beauty.

With its timeless yet modern-tinged references to classic Italian design, the home is a fine exemplar of a philosophy that principal Giancarlo Pugliese calls “Human Architecture,” which marries the best of architecture and design with human needs and desires.

Also in this issue, Cassis Design Studio shows you exactly how your cottage can grow as your family does, with intelligently planned minor alterations that focus on making the most of the space you’ve got rather than adding more (“Reimagine Your Cottage,” page 47).

It’s all alongside a new crop of beautiful properties for sale in the region, many of them exclusive to Cayman Marshall. My thanks again to the team for another colourful issue, and here’s to the start of another great year!

Happy spring! As the weather gets a bit warmer every day, a lot of people are starting to think about summer vacation. Are you thinking that maybe, just maybe, you’ll seize 2023 as your year to buy your family a cottage? Agent Steve Haddock has worked through many market cycles and has some down-to-earth advice that I’m certain you’ll find useful. Steve’s story “What's Driving Waterfront Prices?” starts on page 42.

With her unique perspective gained from working in finance in the Caribbean, turn to page 50 to find Agent Sarah Pountney’s eye-opening solution to

enjoying the beauty and serenity of your own Muskoka cottage.

Finally, if a family vacation – or even a weekend excursion – is in the cards for you this year, have a look at "Summer Adventures” on page 16. We’ve checked out all kinds of family-friendly things to do, all within a reasonable drive from the city, ranging from relaxed resort vacations to ideas for the true daredevils in your family – from toddlers to teens.

There’s lots more to read about in our Spring 23 South edition. Grab a cool drink, find a spot in the sun, and enjoy!

DUSTING OFF THE

As the weather warms up and the days become longer, nothing brings friends and family together quite like a backyard barbecue to signal the start of the summer season.

There is nothing we love more than firing up the grill and inviting friends to join us in the late afternoon so we can enjoy the “golden hour” together.

We recommend keeping to a smaller group of six to eight people for a backyard barbecue, but we suspect it may not be uncommon to have a few last-minute guests bump those numbers up. With our barbecues, we always

start planning for a certain number, and invariably Seb gets excited and extends the invite to another couple or two! For this reason, we love to serve a variety of dishes “family-style,” and prepare a bit of extra food – since with family platters, leftover portions can easily be salvaged for the next day.

We often say entertaining as a couple is a bit like a dance: balancing the prep work and day-of tasks between each other. Backyard barbecues are a perfect opportunity to split up entertaining duties, with one person tending to the grill and the other taking care of the guests and handling any lastminute details.

10 ■ SPRING 2023
By Sebastien & Sheila Centner

Backyard barbecues are well suited to simple décor, and for this reason we often go with the “less is more” principle and lean towards a rustic outdoor look – no fancy tablecloth needed here! If your backyard permits and you have the right space for it, consider moving your table directly onto the grass, to change things up a bit and give your tablescape a gorgeous natural backdrop.

Since you are already surrounded by the outdoors, colourful florals will tie together the table and the garden with pops of colour. By arranging the florals in large mason jars, you can easily shift them slightly to make room for the larger family-style platters when they arrive at the table.

If you don't have a rustic wooden table, you can also use rattan charger plates as the foundation of your place setting. These are an inexpensive way to add some natural texture to your table and can be reused often.

It’s always nice to finish things off with little details as we’ve done with the gingham napkins here. Another of our favourite ideas is to tie colourful ribbons around your vases or mason jars.

SPRING 2023 ■ 11
Photography: Bruce Gibson

We always begin the afternoon or early evening with a cocktail as guests arrive, but unlike other parties of ours, we skip serving canapés or snacks (since family-style meals with lots of variety can be a lot of food), and we move directly into dinner.

Serving family-style makes a lot of sense for a barbecue menu, since plating individual portions at a grill can be challenging and platters are generally quicker to plate. Also, this way your food will arrive at the table faster… and warmer!

A barbecue menu typically features a pretty heavy protein or main course, so we balance this by serving light and fresh appetizers like our Tomato and Basil Salad dotted with buffalo mozzarella, or the more unique Grilled Peaches and Baguette with fresh Burrata. Both make for a colourful (and perhaps unexpected) start to the meal!

For the main courses, we recommend offering lots of variety, with mixed platters of chicken, steak, and sausage complemented by healthy side dishes like grilled portobello mushroom caps with Chèvre cheese and simply grilled asparagus. All these sides can be cooked on the grill, but if you find you're getting short on space, they can also be cooked in the oven or on the range in the kitchen.

A Paloma is a tequila-based cocktail that features grapefruit juice, fresh lime and sparkling water or Sprite, finished with a pink grapefruit slice. Refreshing and delicious, this cocktail is a go-to for us when entertaining because the non-alcoholic version tastes just

Everyone loves a parting gift, and what better way to give your guests something to remember the meal by than with a jar of the dry spice rub we used on the chicken course. We used chalkboard paper and white chalk to add guests’ names to the top of each mason jar and then placed them at each setting as place cards.

Well, looks like you are now well-equipped to host the ultimate backyard barbecue, but don’t forget the most important Seb & Sheila tip – make sure to have fun at your own party!

When the host (or hosts) are relaxed and having a good time, so will your guests. Besides, don’t you think you deserve it after making it through another Canadian winter? SPRING

You roll up your sleeves, sketch some ideas on a piece of paper, and look for a someone who could prepare some plans as quickly as possible.

You know exactly what you want. What could possibly go wrong, right? Unfortunately, a lot.

Many of my clients only start their design process after making many costly mistakes. The purpose of this article is to provide some insight on the value you get from having the right architect by your side, from the very beginning.

THEY UNDERSTAND YOUR VISION AND FULFILL IT.

When you select an architect to work with you on the design of your home, you’re entering into a partnership.

The architect must listen and understand your hopes and vision, and have a clear outline of your concerns and needs. This step is critical to ensure your vision is carried out throughout the development of the project. The right architect will design with your needs in mind and be a trusted advisor from start to finish.

THEY INFORM YOU OF POTENTIAL CHALLENGES. Not all architects are the same, and that’s a good thing. The increased complexity of buildings and construction systems has forced architects to specialize in a certain building type. Working with a residential architect will ensure that he or she understands the process and can foresee any potential issues at the initial stages of the project.

This will ensure that the design and the approval process go smoothly, and you’ll avoid any unexpected costs and schedule changes.

THEY KEEP YOUR PROJECT WITHIN YOUR BUDGET.

The right architect will ask the right questions. One of them is budget. We all know someone that spent more than what they wanted to spend in their construction project.

A detail-oriented architect will ask you about your budget very early-on,

THE ARCHITECT MUST LISTEN AND UNDERSTAND YOUR HOPES AND VISION, AND HAVE A CLEAR OUTLINE OF YOUR CONCERNS AND NEEDS.

to ensure the design of your home is within the range you established. The last thing you want to do is to design your home, hire a builder, and in the middle of construction find out that it’s going to cost double the amount you anticipated.

THEY PRIORITIZE ENERGY-EFFICIENCY AND INTERIOR QUALITY.

With the escalation of energy costs, you want to design a home that is resilient and can be as energy efficient as possible. A residential architect will help you design your home to the highest standards of energy performance.

This ensures you’re maximizing the potential of your property, taking advantage of solar exposure and views of the exterior.

A seasoned expert architect will design spaces that make you feel great. And that’s exactly how you want to feel every time you walk into your home.

ETHICAL Elegance

The Rise of Sustainable Luxury

Luxury and sustainability might seem like polar opposites, but in recent years, an increasing number of high-end brands have been adopting eco-friendly and ethical practices. From sourcing materials responsibly to reducing waste and emissions, luxury fashion and lifestyle companies are embracing sustainability as a core value.

The great thing about the rise of sustainable luxury is that it’s driven by consumer demand, with more and more people seeking out brands that prioritize environmental and social responsibility. The luxury industry, which has traditionally been associated with an indulgent mix of excess and extravagance, is finally recognizing the importance of sustainability as a way to attract socially conscious consumers and ensure the longevity of their business. Here are a few brands that are making (clean!) waves.

Stella McCartney

Stella McCartney is a trailblazer in sustainable luxury fashion, and her commitment to eco-friendliness has set a new standard for the industry. From the beginning, McCartney has championed the use of innovative, eco-friendly materials such as recycled polyester and vegetarian leather in her designs, and has set a goal of using only sustainable materials by 2025. The brand has also implemented sustainable practices throughout its operations, including using renewable energy in its stores and offices and minimizing waste and water use. In addition to her own brand, McCartney has also collaborated with other luxury brands such as Adidas and LVMH to create sustainable collections. Her efforts have earned her numerous awards and accolades and have helped to push the fashion industry toward a more sustainable future. She’s currently exploring entirely new ways of creating silk.

24 ■ SPRING 2023

Kering

The luxury fashion powerhouse behind brands like Gucci, Saint Laurent, and Bottega Veneta is taking on the sustainability challenge with gusto – the company has made a bold commitment to reducing its environmental impact and promoting responsible sourcing, setting ambitious goals for achieving a greener future. From implementing eco-friendly practices across its supply chain to supporting biodiversity and endangered species, Kering is leading the charge toward a more sustainable luxury industry.

Under the leadership of creative director Alessandro Michele, Gucci has launched several sustainability initiatives, including a goal to become carbon-neutral in both its operations and supply chain. The brand has also implemented sustainable practices throughout its entire production process, such as using organic and recycled materials and reducing waste and emissions. In addition, Gucci has partnered with organizations like The Lion’s Share Fund to support biodiversity and conservation efforts. Gucci’s sustainability efforts have earned brand recognition and accolades and have helped to set a new standard for the luxury fashion industry as a whole.

One outfit that fits two - how sustainable is that?
SPRING 2023 ■ 25
There are reports that McCartney’s vegan leather is so comfortable that some of it doesn’t make it out of the factory.

Prada

Prada is a fashion powerhouse that has been making strides in sustainability through its Re-Nylon project. This initiative is a commitment to using regenerated nylon in all of its products, which has a significantly lower environmental impact than virgin nylon. Prada has taken this commitment even further by converting all of its production of virgin nylon to regenerated nylon. This move is not only a nod to the brand’s heritage, but also a symbol of its renewed DNA and commitment to responsible practices. By adopting innovative and eco-friendly materials, Prada is proving that fashion and sustainability can coexist.

IWC

Luxury watch brands are also joining the sustainability movement, with companies like Breitling and IWC leading the way. These brands are making use of recycled materials in their watch cases and straps while also adopting energy-efficient manufacturing processes to minimize their carbon footprint. By incorporating eco-friendly materials and practices, luxury watch brands are showing that they can combine style and sophistication with a commitment to sustainability. As

26 ■ SPRING 2023
Sustainability on a micro-level? It all counts.

Mercedes-Benz

Mercedes-Benz has set a goal to become carbonneutral by 2039. The company has introduced a range of hybrid and electric vehicles, including the EQS electric luxury sedan, a green car that prioritizes sustainability and efficiency. It is an all-electric vehicle that produces zero emissions while driving and is equipped with a high-capacity battery that can provide up to 435 miles of driving range on a single charge.

The car features recycled and renewable materials, such as recycled plastics, natural wood, and plantbased leather. The EQS uses regenerative braking technology to recover energy when braking, which helps to extend the driving range of the car and reduce overall energy consumption.

L’Occitane

The beauty industry is embracing sustainability too, with companies like L’Occitane en Provence leading the charge. L’Occitane is committed to using sustainable ingredients and packaging in its products and has implemented several initiatives to reduce its environmental impact. These include using refillable packaging, sourcing ingredients from sustainable sources, and minimizing waste in its production processes. In addition, the company supports local communities through fair trade practices, working with farmers and producers to ensure that they receive fair compensation for their products. Through its focus on sustainability and ethical practices, L’Occitane is demonstrating that beauty and environmental responsibility can go hand in hand. By inspiring others in the industry to follow suit, L’Occitane is driving positive change and helping to build a greener, more sustainable future.

What these brands prove is that sustainable luxury is not just a passing trend, but a necessary shift towards a more responsible and conscious way of doing business. As consumers become increasingly aware of the environmental impact of their choices, brands are stepping up to meet these expectations and set a new standard for the entire luxury industry.

The rise of sustainable luxury is a positive development for both consumers and the planet, and we can expect to see more and more luxury brands adopt eco-friendly and ethical practices in the years to come.

Even the LED lights on the stage are 100% sustainable, apparently.

WHAT'S DRIVING

Wa t erfront Prices?

Here's An Inside Look | By Steve Haddock

So you’re interested in waterfront property, eh? Well, join the crowd. During the last few years, we’ve experienced an unprecedented rise in the cost of waterfront properties, as buyers have flocked to escape big cities. And, of course, the ability to work remotely greatly incentivized and commodified rural properties. This market – and the real estate market in general – was firing on all cylinders up until April 2022, when the party seemed to end. A rapid rise in interest rates caused many buyers to pause to see how it would affect the market.

42 ■ SPRING 2023

Will this be the case going forward? Well, let’s have a closer look and see when the best time is for you to enter the market. Sales volumes were down significantly during the last year, as were listings, and while prices were down, they hadn’t dropped precipitously.

So what is going on?

Rising interest rates are expected to stabilize early in 2023, with inflation coming down and putting rate increases off the table. TD expects both sales and average home prices to post gains this year once the economic picture clears, with prices expected to rise by 3.9% and sales growing 18.9%, on average, nationally.

The economy should also be growing again as high immigration levels fuel population growth, juicing demand for homes, which will help sales and lift prices. The challenge for

you in your search for the perfect home away from home is the lack of waterfront property on the market, especially quality waterfront. With up to 500,000 new immigrants to Canada, many lured by Toronto’s diversity and opportunity over the past year, the number of buyers in the market has grown. While many of them have to meet rigid financial qualifications, it should be noted that the recent ban on foreign buyers purchasing GTA properties does not include recreational properties. Additionally, increased wages and rising material costs have led to significant increases in construction budgets for lake houses, which has only helped justify the current cost of the properties.

Many buyers in the luxury waterfront segment are not necessarily interest rate-sensitive. However, many of these same buyers have sat on the sidelines, hopeful that prices will drop, which drastically slowed sales. Furthermore, sellers in this unique market don’t need to sell, which contributes to the shortage of inventory – which is propping up prices.

So should you get in now? Buyers who pull the trigger in the near future are far more likely to get a reasonable deal, and will avoid having to compete once the market stabilizes and rates start to go lower. With such a significant rise in prices during the last few years, many buyers are afraid of paying too much – and who can

SPRING 2023 ■ 43

blame them? But keep in mind that demographic trends are a tailwind for vacation properties.

Population growth, the lack of available waterfront, the drop in construction, the cost of labour and materials, a shift in flexible work locations, and the fact that a large percentage of affluent GTA buyers strive to own waterfront property, are all factors. A recent poll found that 3.2 million Baby Boomers are looking to move in the next five years, and 56% of them want to move to a recreational or rural property. It’s a trend that started in the mid-2010s due to rapid appreciation in cities.

Additionally, another poll indicates that 75% of Millennials strive to own a waterfront property in the not-too-distant future. So a lot of Millennials, a lot of Boomers, and not a lot of waterfront property all continue to challenge your ability to find waterfront property. At this moment, we are not seeing a lot of inventory coming on to the spring market, which will continue to mean a constrained market that should prop up prices.

If you see something that, for the most part, suits your family’s desires, then consider this: we can’t create additional waterfront here in Muskoka. We have low inventory and high demand for the prestige and fulfillment behind the Muskoka waterfront cottage dream.

Unless you’re willing to pay a premium and have an extra five to ten years to wait for a cottage that checks an extra box or two, then I suggest you jump at what you see!

I always like to say,

Life is short; buy a cottage.

TO FIT YOUR GROWING FAMILY'S NEEDS

When you first purchase a cottage, it may seem more than big enough; however, with children, friends, pets and grandchildren come dreams of having more space and storage. Below are some tips from Cassis Design Studio to make the most out of your 1,600 square feet of space and create a comfortable and functional home for your growing family.

Replace existing double window with sliding doors out to the deck.

Replace the existing entry door with a window and extend kitchen storage under the window.

Stack the washer and dryer to allow for additional counter, hanging and storage space.

Larger kitchen island seats up to 8 and added sink for additional food prepping.

Replace dining table with a larger extension table allowing for additional seating. Include armchairs that can have a dual purpose as head dining and substantial enough to add to living for additional seating.

Relocate the fireplace to centre on the TV wall; add built in bench and storage shelves on either side.

Replace the existing queen bed with a king bed.

Replace existing queen bed with 2 sets of queen over queen custom built-in bunk beds. (Now sleeps up to 4 adults or 8 children).

BIG FISH, SMALL LAKE

THE JOY BEYOND THE BIG THREE

I’ve spent a lot of time in Muskoka – as a resident, a realtor, and as a witness to its splendor – and I tend to hear about the same lakes and hotspots for buying, for visiting, and for admiring that you do. It’s impossible to deny the pull of the Big Three: Lakes Muskoka, Rosseau and Joseph. They are undeniably majestic, and a dream spot for any prospective cottager.

But Muskoka, boasting over 80 lakes, is more than just its three biggest ones. And if you’re looking

to get into the market, then considering some of the lesser known – but hardly lesser – lakes offers the opportunity for a lower price point than the Big Three, while still meeting your cottage wish list: modern design, incredible boating, swimming, fishing, and magnificent views, while offering you a property investment that holds its value.

While the smaller lakes may not have the cachet of their larger and more celebrated counterparts, they are still some of the most beautiful lakes

in the world, and they’re all places you and your family will immediately fall in love with. Plus, they’re still close to all the Muskoka lifestyle and amenities that make the region the most desirable second-property market in the country. Worldclass golf and restaurants, exciting nightlife, bespoke boutiques, delectable bakeries and farm-fresh produce aren’t only found next to Muskoka, Rosseau and Joseph.

In fact, there are some incredible advantages to your decision to be

50 ■ SPRING 2023

adventurous and step outside the Big Three in your cottage search! Some of the smaller lakes offer more affordability, more privacy, and more variety than what’s available elsewhere. And when you’re not using your cottage, your offBig Three property can fill and open up space in the rental marketplace, where competitively priced accommodations are in great demand.

Another great advantage to smaller lake properties is that they offer the kind of remote, away from the city, rural feel that first attracted cottagers to the region. While you may love the excitement of a busy lake bustling with Jet-skis and wakeboarders, long weekend parties, and lively late nights, smaller lakes tend to promise less through traffic and quieter waterways. You can step back in time to a Muskoka of the past, and bask in the luxury of the woods!

OVER 80 LAKES,

MUSKOKA, BOASTING
IS MORE THAN JUST ITS 3 BIGGEST ONES.

WITH BIG HEARTS

I’ve seen your “must-have” lists for your new dream cottage. You’re looking for a four-bedroom, three-bath, with contemporary construction and design, modern amenities, and a southwestern exposure. But does your budget match your desires? When you work with a seasoned realtor like Cayman Marshall, we can show you smaller lakes with big hearts that fit both your dreams and your chequebook. An open mind provides the potential to see more properties on smaller lakes, where your dollar can go further.

The reality is that Muskoka is not getting any bigger, but the opportunity exists for you to join the community on one of the smaller lakes. Because at the end

of the day, what are you looking for? Luxury? Rural beauty? A home away from home? Convenient access to amenities? The Muskoka life? All of these things are readily available, just adjacent to the spots you’ve had your mind set on. And trust me, these smaller lakes are small only in size, not in what they offer the next phase of your cottage living!

The next time you head up to your friends’ or family’s cottage on the Big Three, I want you to think about this: What do you remember most from your visit? What were your impressions of the property?

The lake? The community? Did you stare out at the sunset and admire how big the lake was? Did you marvel at how many cottages bordered the shoreline? Did you delight in the innumerable boaters populating a Saturday afternoon? Or do you recall the beauty of the quiet, birds chirping you awake, the rustle of a doe in the woods, the way the sun skipped across the bay as it rose, a distant chord travelling from another shore’s campfire? What you’re looking for isn’t grandeur, but rather comfort and splendor. And in small packages come wonderful lakeside homes.

WE CAN SHOW YOU SMALLER LAKES
THAT FIT BOTH YOUR DREAMS AND YOUR CHEQUEBOOK.

Whe re there i s a Second Home...

there are Watercraft and Recreational Vehicles

WATERCRAFT: If you own a boat you may need a separate boat or marine policy if the boat exceeds a stated size, value and power restrictions on your homeowner’s policy. Boat policies typically include coverage for the personal liability of the owner.

PROTECTION FOR EVERY TERRAIN: Whether you snowmobile through covered fields or venture out into the backwoods’ trails on your ATV, quad, or UTV… wherever you are at play, we have your ride covered.

INSURING A SECOND HOME

If you’re looking to insure a second home such as a cottage or vacation home, your insurance needs are unique. Did you know that you can get insurance for your second home under your primary home insurance policy?

PROTECTING YOUR HOME AWAY FROM HOME

At a minimum, your lender will require that you carry insurance to protect your property against damage from theft, fire, flooding and windstorms. It’s also a good idea to add liability insurance—which covers you and members of your household for accidental injuries to your visitors. For an extra layer of protection, a personal umbrella liability policy extends your liability coverage for properties named in the policy.

DWELLING FIRE INSURANCE

Since most homeowner policies require occupancy as a condition of insurance, the fact that you visit infrequently may preclude you from obtaining full homeowners coverage. Dwelling fire insurance is an alternate coverage option utilized in insuring residential rental or non-owner occupancy property, including vacant property.

The policy offers coverage for a home and other structures (e.g., detached sheds or garages) for perils named in the policy. For more coverage, consider adding personal property protection and liability

PLANNING ON RENTING YOUR SECOND HOME OR USING IT AS AN AIRBNB?

You will have little control over the physical damage that can occur. To mitigate risk, tenant-occupied dwelling insurance will cover costs incurred by damage, including fire, storms, burglary and vandalism. It doesn’t cover your tenant’s personal property.

Get in the KNOW!

Most brokerages advise you to put your property into the Multiple Listing Service (MLS) system, in order to get it in front of the greatest number of prospective buyers possible. But when it comes to Muskoka property – especially in the current market – that may not be the best, or even most desirable, route for you.

Cayman Marshall has a better way to market your property, which not only ensures that only serious, wellqualified buyers view your property, but allows you to maintain your privacy and avoid the stress and hustle of listing with MLS.

With a Cayman Marshall exclusive listing, your property will only be visible to members of our proprietary database. Personal viewing appointments are only scheduled after our agents have taken prospective buyers through a careful pre-screening process.

Our system works equally well for buyers. Rather than enduring the “feeding frenzy,” panic-bidding and sometimes, disappointment that accompanies desirable MLS properties, you have the assurance of knowing the property is only being seen by serious, well-qualified prospects like you, and managed exclusively through Cayman Marshall’s offices.

The success of our system speaks for itself: since last August, we’ve sold well over $133 million in exclusive sales alone. Allow us to show you the better way to sell your Muskoka property!

TEN

WARNING SIGNS

YOU MIGHT BE WORKING WITH THE WRONG AGENT

84 ■ SPRING 2023

AN OUT-OFTOWN AGENT

A local agent who knows the area where you are buying (or selling) has a unique advantage over the outof-towner, especially when it comes to country properties. They’re intimately familiar with the area, and can tip you off about a seemingly quiet road (or lake channel) that clogs with traffic at rush hour, or where there’s great shopping nearby. The right agent will have that information at their fingertips.

A FISH OUT OF WATER

By the same token, an agent who may be an expert at selling condos in Toronto has no business trying to sell a cottage in Muskoka. A Muskoka specialist will be familiar with how to work within the idiosyncrasies of the area, including local bylaws, “riparian rights,” hidden weaknesses in the construction or condition of the house, and other nuances that an out-of-towner won’t. You want someone working for you who knows the product. When we see an out-oftown agent rolling in with a buyer in Muskoka, we hold our breath, just waiting for the negligence that’s about to ensue. What’s worse, many of these errors won’t be picked up until the client goes to try and sell this property down the road. The list is long in almost every specialty of real estate – don’t kid yourself, it’s complex.

I’d like to offer some important ways of navigating how to choose a realtor that’s right for you. So, in the style of David Letterman’s Top Ten Lists, I’ve put together the Top 10 Warning Signs You Might Be Working With The Wrong Agent.
SPRING 2023 ■ 85

LACKING ABILITY TO CONDUCT A MARKET APPRAISAL

Setting the price of a property is a complicated and technical task that’s a necessary evil in this profession. Ask your realtor to explain exactly how they arrived at the selling price for your property because, make no mistake, when the negotiations begin they’ll have to look the buyer in the eye and justify your price. If they can’t convince you, how can they convince others?

A LACK OF RESOURCES

You are totally dependent on the agent to have the infrastructure to facilitate a sale, but almost always, I’ve found a single agent or a small team has fewer resources. With no support or emotional infrastructure behind them, the chances of being able to offer added value are reduced. Even if they are affiliated with a big-name broker, that’s not always an indication that they have big-name support behind them.

TOO MUCH EXPERIENCE

I almost never hire experienced agents. I’ve found that many of them are just looking for the next hot lead, and won’t do the extra work required to close a complicated deal. They can be too easily dragged into the gamesmanship plaguing our business, and skip the handholding most clients need that won’t earn extra commission, but makes a world of difference to the client. I’d rather hire someone who shows that they really care about their clients, not just landing the big deal.

86 ■ SPRING 2023

A SMOKEAND-MIRRORS GAME PLAN

Selling a property is a complicated transaction. Before you hire an agent, interview several and have them explain in detail how they plan to sell your home. Do they offer anything special? Do they have a comprehensive and creative marketing plan that brings your home in front of as many of the right demographic of buyers as possible? Or is it just basically pretty pictures, staging, and MLS?

LACKING IN TECHNOLOGY

Studies have shown that 96% of all buyers find properties initially from the web. So how does your agent fare in the high-tech game? Do they have a website (and is it attractive and easy to navigate)? Do they have a good supply of listings, especially homes in your price range? Hiring an agent is a job interview, so don’t be afraid to ask the tough questions and don’t accept loose answers about their technology. Ask questions like: What do you have that others don’t? What does your marketing bring to me specifically? Can you show me real stats to support your big claims?

THEY LIVE & DIE BY MLS

ALONE

I consider MLS a supplement to a larger marketing plan. Yet far too many agents make it the central basis of their marketing plan. That’s not good enough in today’s competitive market.

Single agents and small teams are starting to realize they are at a huge disadvantage by not having additional marketing services beyond MLS, so they have started offering what they call an “exclusive listing.” Make sure you ask the agent what precisely “exclusive listing” means: It often amounts to little more than spam-emailing every agent on their board with the listing… not very exclusive! You might have been better off to just go on ML.S in the first place.

SPRING 2023 ■ 87

THEY CAN’T STOP TALKING PRICE

Beware of the “suck and blow” or “buy the listing” technique. Agents who have very little to offer other than price and MLS often come to the interview with an inflated price, and will play off the ego of the homeowner by telling them that their home is worth significantly more than it really is. Then, shortly after getting the job, suddenly “the market has changed,” or “things are slowing down and we really need to reduce the price.”

If an agent spends most of their time discussing price, that’s likely their whole game plan. Who are they working for: you, or themselves?

MOST OF THEIR ADVERTISING IS THEIR OWN FACE!

I’m going to have a little fun with this one, but make no mistake: my number-one point illustrates what’s wrong with this industry in a funny way.

I’ll start by saying I wonder who the first agent was who plastered their own face all over their signs, pictures and marketing. What was their rationale? It’s one of those examples of unsophisticated marketing that kinda just stuck for some reason. Just like people stopped selling vacuum cleaners door to door in a three-piece suit 20 years ago, I know this practice will die once marketing and advertising catches up with modern-day business minds.

Any competent marketing firm has a checklist of rules when running an ad, with points like: “What is our message?” or “What is the clear call for action on this ad?”

So, what’s the message when you post a glamour shot of yourself followed by your phone number?

“I’m beautiful?" “Sexy?“ Or “(you fill in the blank)?” It's entertaining just going through all the possible message/call for action scenarios, but the most important take-home message is “Call me.”

Does this person know and understand what a real marketing effort is? Is this person a sophisticated business mind that can create effective advertising for your most valuable asset? Are they working for you, or themselves? Or are they simply doing what every other agent has done before – without question – because that’s the current standard in the industry?

Of all the points I’ve given here, this last one illustrates better than any other what I’ve been saying all along: the traditional real estate model is broken.

The Cortile Phenomena

INSIDE VILLA CORTILE'S REVOLUTIONARY SPLENDOR

90 ■ SPRING 2023

In the bustling metropolis of Toronto, there's a remarkable residential design that everyone seems to be talking about, and it’s called Villa Cortile: a Canadian home completed in 2019 that has set a new standard for combining modern and traditional design inspired by Italian architecture. Designed by Audax, a premier architecture company in Toronto, Villa Cortile is a stunning example of the firm’s commitment to quality workmanship, attention to detail and enduring style.

Audax's principal architect, Gianpiero Pugliese, creatively applied the company's core Human Architecture philosophy to chic Italian-inspired design, resulting in a seamless relationship between indoor and outdoor living, a true hallmark of modern architecture. The exterior of Villa Cortile features a harmonious blend of modern and traditional design, with white-washed brick and elegant Hope Bay limestone that create a refined texture on the façade, creating timeless character.

The design of Villa Cortile is inspired by traditional Italian architecture, with an entryway through a gracious stone archway that serves as a recurring design element throughout the entire home.

The living, dining, and kitchen areas are centred on the exterior courtyard, the design of which was inspired by the traditional neighbourhood courtyards that are so common in Italy. The open-concept living and dining areas of Villa Cortile peer into the exterior courtyard and are flooded with natural light, providing an ideal space for entertaining and lounging (or perhaps a nice little afternoon nap.)

The interior of Villa Cortile is equally impressive, showcasing a harmonious fusion of modern and traditional designs. The interior materials and finishes used in the project create a warm and inviting environment that is both modern and timeless. The ground floor features an open plan sitting area, a Vita Grey marble- and brass-clad fireplace, his-and-hers kitchens equipped with state-of-the-art appliances, and a formal dining room pavilion.

The master kitchen and pantry contain a bar and ample storage, while the indoor/outdoor kitchen features a wood-fired pizza oven, flat-top grill, and fry station.

SPRING 2023 ■ 91

The seamless relationship between indoor and outdoor living is emphasized by the addition of an extra ground-floor kitchen with panoramic folding doors that open up to the terrace, allowing for all-season use. The backyard hardscape is also designed to align harmoniously with the exterior columns and doorways, creating a sense of balance and tranquility.

The master suite is a perfect example of the luxurious and elegant design of the home, containing an Arabescatto marble three-piece bath and his-and-hers walk-in closets, as well as a sitting area and enclosed terrace. The unparalleled attention to detail and quality of workmanship in Villa Cortile is a testament to the high-caliber interior design produced at the Audax atelier.

Villa Cortile's unique features and philosophy behind the design make it an exceptional piece of architecture that has captured the attention of the real estate industry and design enthusiasts alike. The shared vision of Audax's interior design and architecture teams really is masterfully executed, resulting in a stunning, Italian-chic-inspired home in which modernism and traditionalism form a beautiful symbiosis.

Gianpiero Pugliese says about the project, "Our philosophy of Human Architecture is about designing spaces that are responsive to human needs and emotions, and that is what we have achieved with Villa Cortile. We wanted to create a home that not only looked beautiful, but was also functional and practical for everyday living."

With its warm and inviting interior, Villa Cortile is a perfect example of the harmonious fusion of modern and traditional design. The use of white Appennino marble, chevron white oak flooring, walnut accents, white Ceasarstone, and brushed
