A NOTE FROM THE EDITORS

No matter how long I’ve lived in Muskoka, I never stop getting a real thrill when I see the land start greening up for another year. Spring is a time for optimism, on many fronts.

Todd Adair*

President Sales Representative

We rightly credited the pandemic with stimulating at least some of the real estate boom of the past year, but as things open up it shows no signs of slowing down – this snowball is only gathering momentum. After coming off a record 2020, Cayman Marshall is very proud to announce that we have blasted through $2 billion in sales – that’s billion, with a B – since our launch in 2012, and the projections for this year are equally astonishing: we are expecting to trade a sobering half-billion in 2021 alone. We’re discovering that that most of our

Every spring up here in Muskoka is unique. Some years, we’ll begin collecting our maple sap in February, and then get a blizzard in May. Other years, the melt is so slow, it feels like we’ll never get our boat in the lake. And still other years, we could get a flood and lose our dock under a foot of water. It’s a very difficult time predicting the spring weather at any time – and you might say the same goes for 2021 altogether.

Many Canadians thought that we would be far out of the woods with the pandemic by now. But as vaccinations begin slowly rolling out across the nation, it’s uncertain how much longer we’lll have to follow the strict safety guidelines we became accustomed to late last year and earlier this year. We’ve

sales are not even hitting the public sources before they are snapped up, so whether you are buying or selling, our best advice is to connect with one of our representatives if you are in the market, to make sure you have the most up-to-the-minute information. Meanwhile, our Spring ’21 issue has plenty of great reading for you to enjoy as the days start to warm up. We’re starting a new series with this issue where we follow the design and build of a new cottage from the first steps to the final design touches. Even so, I put forth the cheeky suggestion that the cottage is actually dead. (You’ll have to read the story to find out what I mean.) Happy Spring, and welcome to the warm weather and great things to come!

kept these arbitrary outcomes in mind when putting together our Spring 2021 issue. Regardless of what the year has in store for us, we’ve gathered some of the essential items you’ll need to enjoy those sunny dock days. From coolers to kayaks, we’ve got you covered! Neil Brown from Pride Marine Group has gathered some fun, serendipitous photos, reminding us that some of the best moments are the spontaneous ones. And there’s lots more to enjoy in this issue. Whether you’re able to entertain friends up at the cottage by the time you read this, or you’ll be sticking with your “bubble” for a little longer, the worst is definitely behind us and the best is ahead, as the snows give way to another matchless Muskoka summer!

Transformation:

Earth Elements

Muskoka is home to some of the most stunning outdoor spaces in the province, beautifully blending rustic scenery with relaxing leisure properties. Integrating outdoor lighting into your property can elevate the landscape around your Muskoka cottage from a strictly daytime-only retreat into a 24-hour oasis. By Anne-Marie Hardie

M

uskoka-based Earth Elements has been transforming properties for nearly a decade. Their customized approach to lighting and irrigation, combined with extensive industry expertise, consistently produces beautiful landscapes that are designed to maximize ease of use, safety and enjoyment.

INCORPORATING LIGHTING ON A ROCKY TERRAIN Andrea and Mark were looking to incorporate lighting that balanced their desire for safety while still respecting the beautiful natural surroundings of their Muskoka property. Their cottage is situated on a peninsula that includes an extensive shoreline, swimming dock, a boathouse, a hot tub nestled in the woods, and a sunning dock. The outdoor area includes large granite stairways and several distinct pathways, which are aesthetically stunning but could potentially be hazardous if left unlit.

After a short phone call, Earth Elements owner William Kilpatrick arranged to meet the clients in order to better understand the property and the couple’s vision for their lighting. He immediately noticed the terrain, the beauty of the area, and a number of safety issues concerning both the water and rocky terrain. There were also several features – including a giant water feature, a large lakeside flagpole, and a granite wall – that could be used as focal points when creating a nighttime oasis. After taking measurements and photos, Kilpatrick returned to the office to develop the initial design. He consulted with the couple several times along the way, ensuring any changes could be easily implemented. “We work with the client to make sure that the project is exactly what they wanted,” he says, adding that his goal is not just to meet but exceed his clients’ expectations. And of course, change is simply a part of the process. “We had many changes from the initial design,

LIGHTING AND IRRIGATION, COMBINED WITH EXTENSIVE INDUSTRY EXPERTISE, CONSISTENTLY PRODUCES BEAUTIFUL LANDSCAPES THAT ARE DESIGNED TO MAXIMIZE EASE OF USE, SAFETY AND ENJOYMENT. including adding, moving and removing fixtures, and upgrading the ZD system to include the colour system.” Working with rocky terrain can be challenging, requiring mounting fixtures onto bedrock and coming up with creative wiring solutions. The client also requested that he remove any downlighting from the design, in order to avoid drilling stand-off bolts into the towering white pines situated between the path and boathouse. “We had to get creative in order to light some areas with path lights or uplights,” recalls Kilpatrick. This included lightly uplifting two areas of the pines with additional path lights to enhance several paths and staircases. To incorporate the lights by the prominent bedrock, a true visual focal point since the 1930s, Earth Elements hid wire among the soil and roots. “The one set of granite steps to the boathouse are on an 80-degree granite sloped shelf; we luckily had just enough room under some of the ‘treads’ [granite stepping stones] to run the wire to alternate sides with the path lights,” Kilpatrick explains. “We also had to mount the path lights on this staircase into the granite shelf. “ Andrea and Mark wanted to create a space that was not only well lit, maximizing the use of the space in

the evening hours, but enhanced the entire outdoor experience, bringing to life the incredible features that were hidden in the terrain. To help achieve this goal, Earth Elements incorporated F/X Luminaire ZDC underwater lights and dock lighting, creating both a beautiful light show and increasing the overall safety of the area at dusk. The entire lighting system is run through two 300W Luxor systems; a second transformer was added to support the upgraded ZDC colour option.

“WE WORK WITH THE CLIENT TO MAKE SURE THAT THE PROJECT IS EXACTLY WHAT THEY WANTED,” HE SAYS, ADDING THAT HIS GOAL IS NOT JUST TO MEET BUT EXCEED HIS CLIENTS’ EXPECTATIONS. 14 SPRING 2021 ■

WORKING WITH ROCKY TERRAIN CAN BE CHALLENGING, REQUIRING MOUNTING FIXTURES ONTO BEDROCK AND COMING UP WITH CREATIVE WIRING SOLUTIONS.

The lighting system is by F/X Luminaire, two Luxor Transformers with ZDC fixtures. They chose to go with the ZDC option to have fun with the lights for events and holidays. They set up numerous "themes" which can be changed with a tap in the app.

Installing and securing underwater lighting in a silty lake – the silt here is approximately 15-20 feet deep – is far from a simple task. To overcome this hurdle, Earth Elements constructed short posts, about 1.5 feet off the bottom, to mount the underwater lighting. To finalize the property transformation, Earth Elements revitalized the terrain with an irrigation system and Earth Elements’ proprietary lawn renewal program. This process involved using a better seed blend and soil, providing a solid healthy foundation for the terrain. The overall experience was extremely positive. “Bill gave us confidence every step of the way,” says Andrea and Mark. “He was responsive, professional and had a keen attention to detail. You won’t find a harder working team in Muskoka.” earth-elements.ca SPRING 2021 15 ■

At Brown’s Appliances, a range like La Cornue’s Chateau Series is much more than just an appliance: it’s the heart of a kitchen, and maybe even the start of a legacy. By Martha Uniacke Breen

W

hen Brown’s Appliances co-owner Jennifer Veitch first told her dad how much it cost to order a custom-built La Cornue range oven from the factory in Paris, he laughed and said you could buy a decent car for the same money. But to look at it that way misses the point entirely. At prices that can brush the low six figures for the topof-the-line Chateau Series, La Cornue ovens aren’t for everyone. But that’s part of their appeal. The beauty, quality and handcrafted precision of these ranges means they’ll retain their value and usefulness not just for the rest of your life, but likely your children’s, and even your grandchildren’s, lives. You certainly can’t say that about a Land Rover. Paris inventor Albert Dupuy conceived the first La Cornue in 1908 as an alternative to the prevailing method for cooking at the time, which was basically over an open fireplace, or on top of a stove with a fire burning inside it. His method

allowed you to place the pot inside a enclosed metal box with a vaulted “ceiling,” causing the heat to circulate around and above the food for faster and more even results. His invention arrived at just the right time: women were beginning to rebel against the tyranny of the kitchen, and also Paris homes were being increasingly fitted with modern gas jets, mainly for lighting. The jets provided a tailor-made energy source for Dupuy’s miracle kitchen appliance; to capitalize on the connection, he named it “la cornue,” the French word for gas. Needless to say, the new stove was a huge hit. Modern-day La Cornue ranges are as much works of art as they are appliances. While the complete line includes a range of less stratospherically priced, but still top-quality models, the flagship Chateau Series stands apart: each range is individually hand-assembled to order, by one of sixty craftsmen employed at the Paris factory.

SPRING 2021 19 ■

“You can order it exactly the way you want, and in exactly the colour you want.”

I

t takes about four to six months from initial order to final delivery of a Chateau Series range. Working personally with Jennifer to “build” your range, you can specify size (from 30” to a megalithic 72”), gas or convection burners, and other stovetop heat sources including a Teppanyaki grill (a flat, evenly heated surface for grilling) or a French top (featuring concentric rings with individually programmable heat levels, so you can quickly move one pot to the side to simmer while heating another pot in the centre). You can opt for a single or double oven, add a separate rotisserie (called a “Flambergé”), or a matching range hood. And as the final touch, along with your choice of metal trim and finishes, you can specify any colour that RAL offers – RAL being the European equivalent of Pantone. Order it to match your cabinetry paint, the upholstery of banquette cushions, or if you like, the colour of your eyes; the choice is yours.

20 SPRING 2021 ■

Brown’s has been a familiar landmark in Port Carling for the last 48 years – longer, if you count the electric repair store Jennifer’s grandfather operated in the same spot starting in 1957. Jennifer and her brother David Grigg’s parents took over the shop in 1973 and turned it into an appliance store, focusing mainly on popular-priced makes. When they retired in 2013, Jennifer and David took over and rebranded the store, turning their attention towards higher-end brands and developing the excellent service network that is a mainstay of the store.

the kitchen is the heart of the home...

W

e have a rule; we will only carry lines that we can get technical service for,” she says, noting that this doesn’t necessarily apply to every prestige brand. “A great number of our clients are on islands or unusual lots, which can make both delivery and service a challenge,” she explains. “Generally, we can deliver [the appliance] to the landing if they can provide the water transportation to the island. We also have our own trucks and lifts, which are very useful for delivering very heavy items like fridges, especially to unusual sites,” such as deeply sloped or remote lots. Jennifer was introduced to La Cornue about fifteen years ago when a customer came in and inquired about it. Following the store philosophy, she reasoned if they could get servicing, there was no reason Brown’s couldn’t carry it. They quickly discovered a local technician who was certified to service La Cornue, and began bringing them in soon after.

“Quality is about much more than prestige.”

22 SPRING 2021 ■

Is there much demand for a range so exclusive, especially in cottage country? Surprisingly, yes. And in the last year, despite (or perhaps, in part because of) the pandemic, sales of all of Brown’s high-end brands have exploded. “Quality is about much more than prestige,” she says. “The higher the quality, the fewer service issues you are likely to have. And I love that the brand is so personal. You can order it exactly the way you want, and in exactly the colour you want. The kitchen is the heart of the home, and a range like this becomes an instant focal point.”

PHOTO CONTEST WINNER!

Summer in a Snap

SURFS INTO ITS THIRD YEAR!

Summer in A Snap, the photo contest that celebrates summer in Muskoka, is now in its third year, and contest organizer Neil Brown says over 150 entries qualified for this year’s edition. The contest closed for 2021 on March 14, but Brown says he’s planning to make it an annual event.

24 SPRING 2021 ■

B

rown is a watersports expert, former wakeboarding coach and boating sales specialist with Pride Marine. He started running the contest three years ago when he realized how many clients and friends were sending him photos of themselves having fun with boats they’d purchased through him, as well as other ways they celebrate summer in Muskoka.

Neil has called Muskoka his home for the last two decades. He is originally from Manitoba and became a waterski and wakeboard enthusiast and coach there, but he fell in love with Muskoka the first time he visited, and never left.

That first year, the contest had about fifty entries, mainly from friends, acquaintances and Pride customers. But even though the prizes were fairly modest – mainly, glory and a prize donated by a local retailer – the idea caught on quickly, and last year the number of entries more than doubled.

Neil hitched his wagon (or to be more precise, his tow rope) to Pride Marine 20 years ago after the boating retailer sponsored a grassroots recreational tournament wakeboard series that Neil helped organize. Ever since, he’s combined his passion for boats, watersports and people through his association with Pride as a full-time sales specialist. His website is a great resource to help make the most of your time on the water.

And with more interest than before (boosted by promos and contest entries in the last two digital editions of Cayman Marshall Magazine), Summer in A Snap 2021 looks to be its biggest year yet. Judges include Neil, Cayman Marshall sales representative (and Neil’s wife) Cat Brown, and a few prominent members of the Muskoka community.

We hope you enjoy these photos and we look forward to seeing your submissions for next year's photo contest!

The grand prize this year is a Muskoka Brewery “Dockside Draught Membership,” featuring the Canoe package. Along with the Muskoka Brewery grand prize, honourable mentions will be awarded and showcased on Neil’s website, neilbrownmuskoka.com and of course, here in our Cayman Marshall spring issue!

Building A Dream:

DESIGNING A LAKESIDE HOME, FROM THE GROUND UP By Martha Uniacke Breen

28 SPRING 2021 ■

Ever wondered exactly what’s involved with designing a brand-new cottage from scratch? Our new series follows along as a family undergoes the complicated, sometimes frustrating, but ultimately rewarding process of designing and building their dream Muskoka cottage. In our first instalment, the homeowners walk around the property they recently purchased with an architect and interior designer, two of the four-member team that will work closely with each other to construct the new cottage. Together they make note of all the features that make this property special, and how they will influence the design of the house-to-be.

PART I: THE WALKABOUT

E

very Muskoka property – every country property, for that matter – is unique, and taking into account its special features, topographical elements like rocky outcrops and boggy low places, views and just how (and where) the suns hits it, has a crucial effect on the design and configuration of the house that will one day stand on it. The homeowners had recently purchased a beautiful and relatively unspoiled waterside plot, and dreamed of building a new vacation home for their family that could grow with them, perhaps even into the next generation. On a sunny and unseasonably warm day in early spring, the couple invited their architect and interior designer to take their first walk around the property and describe their ideas for the house. The architect and interior designer, along with the engineer and the contractor, form the crucial fourmember team that work together cooperatively to make a new home a reality. Each one needs the skills of the others to achieve the desired result: a lake house that’s properly built, comfortable to live in, and beautiful. Like the legs of a table, if any one of the four is missing (or given less importance than the others), the table falls down.

This particular property was the kind of gem that’s getting harder to find these days: 300-plus feet of pristine waterfront facing a quiet bay, and a mostly treed lot that offered plenty of privacy from the neighbours. Its most distinguishing feature was a sheer cliff-face of exposed granite that naturally divided the site into an upper level and a lower, relatively flat section. Each of the two levels boasted an unobstructed, wide view of the water. The architect’s office had already begun the process of communicating with the township to obtain the necessary permissions and permits to proceed with the build. This is rarely a simple process in any building project, urban or rural. And especially in areas like Muskoka, where the town fathers must strike a balance between what the builder is proposing, and safeguarding the natural environment, conformity with other landowners in the area and many other concerns, it can often take considerable time before all the adjustments and requirements are fully completed. Some zoning bylaws, for example, are very specific about the maximum allowable square footage of built structures (divided between the main house and other structures such as a boathouse, bunkie or garage), maximum height, and setbacks. If a site plan is requested, it must be submitted and approved before you can even apply for a building permit.

SPRING 2021 29 ■

B

y the time of the architect’s first site visit, they had already discovered that the eastern thirty feet or so of the waterfront was an environmentally sensitive area where fish were known to spawn, and there had been reports that an unspecified endangered species had been spotted on the property. These facts meant they would be under increased scrutiny to build in a sustainable way, and to leave this part of the site untouched; it also limited how close to the water’s edge they could build.

bedroom should be on the far side of the house, or the boathouse would block its view. Was there a particular place on the lower level that seemed well suited for a patio or grassy area? The mainfloor rooms should be oriented so they would connect easily to this area, making it inviting to stroll outside when the mood struck. And as the day wore on, she made a note of where the sunlight fell, to see which rooms would get the most sun and which would be cool in the heat of the day.

But on this pleasant early spring day, the frustrations of pulling together all the required drawings and paperwork still lay ahead. Looking back up the slope from a spot near where the new boathouse would someday go, the homeowners pointed to a beautiful swath of exposed granite that naturally divided the site into an upper and lower section. They thought the lower section, where they stood, would be big enough for the main cottage, with a decent stretch of flat turf in front of the house leading to the future dock. Above the rock face, another level area looked just right for a seating area with a firepit; up there, soft breezes would cool sitters on a hot summer day, and keep bugs away at night.

Of the four legs of the table, the interior designer is perhaps the least appreciated as a founding member of the homebuilding team. Many homeowners – and even some builders – leave the designer out until a project is well underway or even almost finished; but in fact, hearing her perspective as early in the project as possible can be highly practical.

While the architect and homeowner talked about where the house should face, where the boathouse would go and and details like the height of the great room window, the interior designer was making her own observations. She was already beginning to visualize the bones of the interior layout – and how the house would function once a living, breathing family was in it. She could see right away that the principal

30 SPRING 2021 ■

She’s often the closest link between the ones building the house and the ones who will actually occupy it. She notices details that others might not: insufficient closet space in the front foyer, nowhere for the family to wash sand off their feet when they enter the house (or for a chalet, to shed snowy boots and snowsuits). It’s her eye that detects the best places to put electric outlets, lighting boxes, or even whole rooms. The earlier she can be brought into the planning discussions, often the more livable the final home will be – and certainly, the lower the chances of too few electric outlets, or doorways in the wrong places. In our next instalment, we’ll go into more detail about sourcing inspiration for the design and the beginning stages of laying out the design plan.

MUSKOKA’S NATURAL

riv

to h h t elp it By Tim Winegard of Muskoka Tree Solutions

The flora and fauna of Muskoka are critically dependent on the effective management of our shared forests and waterways. Here’s a number of approaches you can use this spring to encourage and support a wide range of species. One of the main benefits of actively managing your property’s shoreline, forest or waterways for wildlife is the resilience that a diverse community of flora and fauna bring to the local Muskoka ecosystem. By actively engaging in how wildlife and native vegetation utilize your property, you’ll not only encourage life-affirming biodiversity, but reap the benefits of the impact that these species have on the health of the region’s trees, forests and shorelines.

34 SPRING 2021 ■

CREEK INFLOWS AND OUTFLOWS

SHORELINES

Muskoka is renowned for its diverse and expansive waterways. As development and usage progresses, it’s ever more important to be aware of, and to mitigate, the impact of human encroachment on water quality and wildlife.

Muskoka’s lakes vary greatly in the composition of their shorelines. From sandy beaches to granite outcrops, naturalized shorelines support a wide range of species, and maintaining them helps local species to thrive.

For example, properties with creek inflows and outflows play a critical role in supporting the fish and aquatic insect communities that move between these waterways at different points in their lifecycle. By creating or preserving buffers of native vegetation, property owners can help prevent sediment and overland flows

In the past, snapping turtles have traditionally been discouraged from nesting and inhabiting many areas in Muskoka because of their perceived threat to humans. Research such as that conducted by the Algonquin Wildlife Research Station (algonquinwrs.ca) has shown that these prehistoric reptiles not only

that may carry nutrients like phosphorus that can trigger algal blooms. Smelt and brook trout are examples of culturally significant and environmentally sensitive species that can be impacted by our actions along these inflows and outflows.

pose little to no threat to people, but actually play a critical role in helping to clean up our waterways of dead and decaying plant and animal matter.

Many insects that have aquatic nymph or larval forms, like mayflies, caddisflies and stoneflies, are all indicator species for water quality. They are also crucial food sources for trout. By engaging with arborists, landscapers and garden centres that are aware of these impacts, you can work to promote the health and wellbeing of this critical habitat.

Unfortunately, turtle populations are increasingly under threat in Muskoka and throughout Ontario. Roadside mortalities of nesting females and dispersing males dramatically impact the breeding populations of these critical species, who may live to be nearly 100 years old. If your property is fortunate to have an open sandy beach area, you may be familiar with these charismatic reptiles. By keeping sandy beaches clear of vegetation, and promoting their use by nesting turtles, you can have an impact in preserving these ancient waterway managers. Rocky and vegetative shorelines also provide structure for fish fry, aquatic insects and crustaceans to live, as well as important hunting habitat for mammals like mink and otter. By maintaining trees like cedar, alder, and hemlock along shorelines, you provide valuable shaded habitat for these species to thrive. Promoting the health and diversity of our shorelines and riparian habitat strengthens the ability of our lake ecosystems to deal with change – as well as promote the protection of iconic species like the common loon.

YOU CAN WORK TO PROMOTE THE HEALTH AND WELLBEING OF THIS CRITICAL HABITAT. SPRING 2021 35 ■

TREE AND FOREST MANAGEMENT Muskoka Tree Solutions is actively engaged in promoting healthy and resilient trees and forests throughout the region. By considering the susceptibility of native trees vs. non-native trees to disease, we can dramatically reduce management costs. For example, Colorado blue spruce are more susceptible to fungal-induced needlecast (needle loss) than their native spruce alternatives, which can lead to increased management costs as we work to maintain the healthy foliage and look of these beautiful trees. Preserving a percentage of dead standing snags and downed woody material actually promotes a healthy level of insect and wildlife activity on your property. It can ultimately reduce the costs of tree care and management by promoting natural insect predators, like woodpeckers and predatory insects. Dead standing snags also provide valuable habitat to barred owls, Northern saw-whet owls, and pine marten, which help to manage small mammal populations such as mice around the cottage. There is certainly a balance that can be

achieved between the look of an untouched forest and a clean, manicured park-like forest. By consulting with arborist services, you can cooperatively manage fire risk, wildlife habitat and maximize your personal enjoyment of the forested landscape. Ultimately, consulting with tree care professionals such as Muskoka Tree Solutions will help you make informed decisions about managing your property to ensure the continued health of Muskoka’s ecosystem. Our collective responsibility to preserving the natural heritage of the region’s forests and waterways starts with how we manage our own properties. We look forward to working with you this spring, in maintaining a conscientiously maintained property that is both a pleasure for you to spend time in year after year, but makes a valuable contribution to the health of Muskoka’s natural heritage.

WITH DONZI AND J-CRAFT! VISIT GORDONBAY.COM FOR MORE INFORMATION

CELEBRATING 60 YEARS IN BUSINESS

GET READY FOR A GREAT SUMMER MUSKOKA-STYLE, WITH TWO OF THE BOATING WORLD’S MOST ICONIC BRANDS – YOURS TO SEE EXCLUSIVELY AT GORDON BAY MARINE. Donzi is the stuff of racing-boat legend. The matchless Donzi Classic by famed boat designer Don Aronow was the choice of celebrities when its first production model, now honoured as the “Classic Sweet 16,” was introduced. Even President Lyndon Johnson had one. Though the complete Donzi line includes other models, the Classic Series – made up of the 16, 18 and 22, by hull size – is for many the true spirit of Donzi. Every September, local owners take part in the Muskoka Donzi Poker Run, organized by Instagram’s @DonziofMuskoka. Last year saw a fantastic turnout with classic hulls from the ’60s and ’70s running side by side with brand-new 22 Classics, all of whom took time to stop by Gordon Bay’s docks for a bit of show and tell! If you’re in the market for a classic waterski boat, J-Craft was developed in the ’60s right here in Canada. The iconic brand was

revived in Parry Sound, Ontario, two years ago by owner Chris Holmes. The J was updated with modern materials, technology, and increased hull length, while staying true to the purpose of the original brand. J-Craft delivers an extraordinary driving experience, with a unique hull design that tracks a straight line, and low wake perfect for slalom skiing and barefooting. The controlled turns, safety, speed, and visibility match that of a high-performance sports car. These gorgeous boats will guarantee you fantastic skiing, from beginner to tournament competition. Whether you choose one of these exceptional limited-production performance boats, or any of more than a dozen other top brands available at Gordon Bay Marine, we’re your home for all things boating. From the huge showroom at the north end of Lake Joseph, we offer full service (including dockside repairs), extensive storage, and a great retail shop for all your cottage and boat needs. Get ready for a great summer on the water with Gordon Bay Marine!

From Snow Drifts… to White Sand Beaches By Sarah Pountney Imagine for a moment that you gaze out your window on a cold January afternoon. But instead of drifting snow and bare trees shivering in a bitter wind, the scene dissolves to palm trees swaying gently in a warm Caribbean breeze, crystalline blue water, and a white sand beach that seems to stretch for miles and miles. You’re not dreaming. You’re at your private residence in a brand-new, Canadian-developed beachside condominium, located in one of the most historic and highly desirable areas of the Bahamas. Cayman Marshall has joined with one of Canada’s most prestigious developers to offer an exclusive opportunity to be part of a unique resort community, located right on the beach in an area known as the “Riviera of the Bahamas,” just a short ride from the Nassau airport and minutes from downtown.

40 SPRING 2021 ■

STARTING AT $585,000 USD

“We wanted to be part of this opportunity because we felt our clients would be attracted by the fact that it’s a Canadian developer, a Canadian design team, and of course, they’d be working with Cayman Marshall, which is a Canadian real estate brokerage,” says Cayman Marshall CEO Todd Adair. “Plus, it’s rare to find such a prime opportunity in this location that’s so attractively priced, and that offers investment potential as well." The new development combines luxury boutique hotel living with a number of exclusive beachfront residences. It’s located within walking distance of the largest casino in the Caribbean, as well as a world-class golf course and over two dozen fine restaurants. The vibrant city of Nassau is just a short distance away, for downtown strolling and shopping. Paradise Island and other local points of interest are all at your doorstep.

The design team is also all-Canadian, who have earned international reputations for quality and cutting-edge vision. Architecture is by Makow Architects, a Toronto-based team of talented architects and designers led by principal architect Stan Makow. The design philosophy of the firm holds that well-executed architecture evolves from an interior layout, where spaces flow naturally from one to another. Interior design is by the well-respected HOK, whose design shows the influences of the unique natural beauty of the Bahamas, infusing local cultural cues with breathtaking contemporary design.

Private condominiums range from studios to one-, two- and three-bedroom suites, with all the luxuries of private beachside living. Amenities include an infinity pool that seems to pour right onto the beach, a fully equipped fitness centre and spa, theatre, and exclusive seaside dining, minutes away from the heart of downtown Nassau. But what makes the new development unique among some other properties in the area is that it offers a unique opportunity to not only enjoy your winter vacation home, but to provide a safe and productive investment when you are not occupying it. The developer has chosen to partner with Small Luxury Hotels of the World, which specializes in marketing and distribution for a key number of independent luxury hotels worldwide. Owners who choose to become part of this unique form of investment may occupy their residences for up to three months of the year, and let their property generate tax-free rental income for the balance of the year. Small Luxury Hotels of the World prides itself on selecting only the finest boutique hotel destinations. Their philosophy is that bigger isn’t always better, and that the experiences of a small boutique hotel provide a more personal touch that leaves a lasting impression on guests. The company carefully selects each hotel they partner with to celebrate its unique character and charm, with one common feature: a consistently high standard of luxury and quality.

"It’s rare to find such a prime opportunity in this location that’s so attractively priced, and that offers investment potential as well." SMHW manages the program and handles all the details, providing full transparency to owners through its online registration system, along with a very generous return. The program gives you maximum use and enjoyment of your Bahamas home without restrictions on usage or resort fees. More than ever, this is the year when the escape to a safe, luxurious and warm-weather destination will be more cherished – and more important – than ever. Speak to your Cayman Marshall representative to find out more about this truly golden investment destination, set within the crystal waters of the Caribbean.

CAPTURING TH E COAST Tamarack North brings client’s unique Georgian Bay vision to life

44 SPRING 2021 ■

S

ince childhood, Linda Dolman-Weddel dreamed

of beginning each day with a walk on the beach, sand underfoot, with the warm sun climbing the horizon. When it came time to make this lifelong dream a reality on gorgeous Georgian Bay, she wanted to engage a builder who would take a collaborative approach to creating her perfect beachside getaway. “Tamarack North has a great reputation,” she says. “We had heard about Tamarack from friends who used them to build their cottage about 12 years ago. We always said that if we were ever going to build a cottage, we would go to Tamarack first.” Linda envisioned a cottage built in harmony with the breezy, beautiful coastline at her doorstep. “We wanted the design to have elements of a southwest Florida beach house.” The Tamarack team of professional engineers and builders turned out to be a terrific fit for Linda’s vision to bring that Florida feel to Georgian Bay. The collaboration was smooth at every stage of the journey. “We found the Tamarack experience amazing. Their employees were great to work with, always positive, respectful and ready to work hard to realize the potential of our space. There was never anything too difficult for them to handle.” The positive feelings were mutual. “Linda had this collaborative approach to design and was very open to suggestions,” says Mike Archambault, who was the project

SPRING 2021 45 ■

manager for the build. “We prioritize making the client journey stress-free and enjoyable and this build was an absolute pleasure for all involved! Linda would frequently send inspirational, conceptual images and our office would flush out the details. We would work through ideas together as a team ensuring they not only looked terrific, but also functioned well. Knowing how to collaborate effectively is essential in our field. It is those small details that can transform your project from good to great.”

The 5000-square foot cottage achieves not only this specific geographical inspiration, but an aesthetic that so many property owners and builders aspire to create – a look that is truly timeless in its construction and interior finishes. “The hybrid style pays beautiful homage to the past while also inspiring the future,” says Mike. “This style of cottage ages very well,” he says, noting a trend towards transitional design across the regions they serve – Muskoka, Georgian Bay and Lake of Bays.

Archambault and the team combined talents with Foreshew Design with the same seamless success. “We worked with Alex Foreshew, the firm’s principal designer,” explains Mike. “He did a terrific job capturing the vision. We collaborated with their office to further streamline the final design.” This smooth correspondence ran consistently from design to job site. “The clients were amazing to work for,” says Jordan Berry, who was the site supervisor for the project. “The effective teamwork translated between all parties –the office, design team, client and crews on the ground.”

The exterior’s timeless, fresh white exterior is complemented by lush landscaping, featuring native plants and tall grasses. Morden Construction was at the helm for the softscaping and other exterior features, working closely with Tamarack to execute the project on time and with minimal disruption. “Everyone did a great job in working with our neighbours, keeping them happy through the entire process,” Linda recalls.

This collective approach paid off in spades, creating a finished look that captured the ocean-inspired, Floridian look with onpoint features like ample windows, Bermuda shutters, exposed rafter tails, a standing seam steel roof and white wood siding.

46 SPRING 2021 ■

While the job site was a little further afield than Tamarack typically travels, Jordan said that the strong relationship between the client and Tamarack inspired the team to make the one hour or more drive to the scenic spot. “I was so impressed by the amazing team and seeing the beautiful project come to life was worth every moment spent commuting and going the extra mile. I wouldn’t change a thing and would do the entire project over again.”

“We always said that if we were ever going to build a cottage, we would go to Tamarack first.” - Linda Dolman-Weddel, Cottage Owner

SPRING 2021 47 ■

“The hybrid style pays beautiful homage to the past while also inspiring the future. This style of cottage ages very well.” - Mike Archambault , Tamarack North Ltd.

The elegant, contemporary build is distinct from others on the shores of southern Georgian Bay. As you approach the lowprofile cottage, you are drawn to the warm and welcoming front porch, surrounded by blooming hydrangeas and tall grasses. As you open the full-lite door and enter the foyer, you are greeted with an air of fresh, coastal elegance that reflects the Georgian Bay surroundings, setting a tone that flows throughout the entire home. “My personal design style is classic simplicity with a modern edge,” Linda explains. The cottage achieves this balance with smooth marble floors in all six bathrooms, glass and wood features throughout, mixed with light-coloured, textured fabrics and area rugs. The kitchen embodies this aesthetic and is one of Linda’s favourite spaces in the home. With windows on both walls and natural light pouring in through the clerestory above, it is a bright and inspiring place to gather. “We love cooking with family and friends, so our kitchen is the heart of our home. We love how the space faces the beach with beautiful ocean-like views and sunsets.” The cooking and eating area flanks one end of the open-concept space, transitioning seamlessly into an exquisite great room where breathtaking, sweeping vistas of beautiful blue waters and open skies take centre stage. Linda and the team collaborated to create a space that mirrors the open and stunning simplicity of the landscape. The custom eight-foot-wide fireplace boldly yet invitingly anchors the space with wood plank tray ceilings and the warm glow of integrated lighting. These features created a clean canvas for Linda to curate furnishings that beckon

you to relax while maintaining a contemporary elegance. As the founder and the creative director of Accents for Living, an interiors boutique with locations in Oakville and Aberfoyle, inspiration was close at hand throughout the process. Linda’s signature style is integrated throughout the entire cottage; each space is an ode to the environment that surrounds it. The bathrooms embody elements of a beachside spa with clean lines and plenty of natural light. The primary bedroom ensuite boasts a large window-side soaker tub and a shower with an extraordinary single pane of 8 x 10 starphire glass (starphire glass has had the iron removed so while it’s quite thick, it has no green hue). These details ensure that the tranquility of nature is never far from view. Invitations to unwind with treetop and water views continue into the bedrooms, which feel like seaside sanctuaries, featuring the same style of high tray ceilings with engineered oak floors, ample windows and sliders that showcase the shores. When those views beckon the family outside, the Georgian Bay room is an ideal oasis to take in the rugged scenery in sophisticated comfort. The Tamarack team built integrated drop-down screens and shutters into the framing that allow the family to relax in harmony with the elements. The outdoor gas fireplace adds another layer of bliss to be savoured while taking in the unobstructed, serene views. “We watch the sunsets every evening and fall asleep to crashing waves at night,” says Linda. “Life does not get any better than that. We are incredibly grateful to have this little bit of paradise on Georgian Bay and for the outstanding teamwork of Tamarack, Foreshew Design and all those who collaborated to bring our vision to life.”

MUSKOKA HISTORY SLY FOX GOLF CLUB The first thing that greets you when your boat lands at the dock at Sly Fox Golf Club, at the southern entrance to the narrows separating the two bodies of Wahwashkesh Lake, is a plaque mounted on MacRae Rock, a sizable chunk of glacier-polished granite located on the shoreline. The plaque tells the story of two boys who lived, played and worked there more than 80 years ago. Their young lives ended tragically in August 1944, at the height of the fighting during World War II, when the two brothers died in action just one day apart. The younger brother, George Dougald MacRae, had joined the Royal Canadian Air Force, graduating as a pilot with the rank of flying officer. His older brother, Jamie Duncan MacRae, was a lance corporal in the Hamilton-based Argyle and Sutherland Highlanders infantry regiment. The Argyles landed in Normandy just in time to join an

Allied pincer movement, the “Falaise Gap” operation, mounted in midAugust 1944, which was designed to entrap a retreating German army. But in the heat of battle, Jamie MacRae was killed by enemy artillery fire – less than 24 hours after his brother went down in flames over Warsaw, a thousand miles away. Their home, the main lodge of the sportsmen’s resort, has stayed remarkably unchanged since the late 1930s and early 1940s, when as teenagers the two MacRae brothers guided the resort’s clientele to the best hunting in the nearby woods, and fishing in Wahwashkesh Lake, the largest freshwater lake in the Parry Sound district. While the resort still caters to hunting and fishing, the current owner, Herb Schmidt, has built a unique nine-hole executive golf course called the Sly Fox Golf Club. Sly Fox is the third golf course Schmidt has designed and built, and took more than six years

to complete. It features two miles of underground irrigation, capable of pumping 100 gallons per minute to service the sprinkler systems. The property, first developed in 1903, now consists of the 4,000sq.ft. main lodge with a large wraparound porch, nine individual cottages, eight finger docks, and roughly 2,400 feet of water frontage, encompassing nearly 40 acres on a peninsula, surrounded by Crown land and water. As the plaque says, “This memorial is located at the site of the MacRae Family Hunting and Fishing Lodge, known as ‘The Linger Long Lodge.’” The brothers made the ultimate sacrifice for peace and freedom. And today, we honour their memory. The plaque concludes: “This memorial is placed here by those for whom this lake is a very special place and who enjoy Lake Wahwashkesh Lake ‘in peace and freedom.’”

Dead

The Cottage Is By Todd Adair

Okay, I know what you’re thinking. Why would the publisher of a leading Muskoka real estate magazine suggest that his main product – leisure properties – was dead? But bear with me here and I’ll explain. I’m not suggesting that the concept of a second (or even principal) residence designed for enjoying life and reducing

stress is out of style, or ever will be. In fact, I think the pursuit of a more balanced lifestyle where work, home and leisure receive equal time in our lives, is the way of the future. And that’s why the old-fashioned notion of the cottage as a temporary, often less comfortable vacation home and retreat from our normal lives no longer applies.

SPRING 2021 105 ■

“Cottage” no longer purely describes a place, or even one particular type of home. It’s really a state of mind .

T

he Canadian Oxford Dictionary defines cottage as "a dwelling used for vacation purposes, usually located in a rural area near a lake or a river” or “a small, usually modest house in the country.” But tied in to the heritage of the word is the notion of rugged primitivism, with outdoor plumbing and only the most basic of comforts. My granddad used to say, only half joking, that he grew up with a “real” cottage: one he had to hike for three miles through deep woods to get to (to which we added, rolling our eyes, that right after getting there he would then repaint it with his own blood). The idea of the rustic, primitive “cottage” is due for a rethink. Most cottages, at least in Muskoka, nowadays have plumbing, electricity and some kind of viable road leading up to (or near) the front door. Many of them have quite a few comforts on top of that.

Hop in the boat and cruise around the Big Three, and you’ll see lots of lake houses that hardly fit the dictionary definition – particularly that part about modest. Many luxury Muskoka properties built in the last few decades feature big windows, rambling floor plans, bedrooms for multiple guests, amenities that range from hot tubs to saunas and spas, expansive patios and covered outdoor areas. Roughing it never felt so good. You can’t even call a lot of Muskoka cottages “summer houses” any more (or even vacation homes, although I’ll come back to that). More and more families are either beefing up their insulation or building new winterized homes from scratch so that they can enjoy them year round. Today, upwards of 95% of roads in the area are ploughed throughout the winter, either by the municipality or by private owners.

M

any businesses that used to routinely close down in the fall now find there’s enough business to stay open 12 months a year. And the number of winter pastimes and attractions in the area is proliferating, making it a great place to come to in the colder months. (And a great alternative to expensive west-coast or European ski vacations.) Muskoka is hardly the wild frontier from a technology standpoint either. Cable TV has been available for many years, and there’s high-speed internet and cell service in the populated areas. And with the advent of satellite services like Elon Musk’s new Starlink service, internet is now available in even the most remote corners of the region. In some Muskoka towns, a phenomenon is happening that’s akin to the gentrification in urban neighbourhoods. Villages whose traditions had been with farming, fishing and seasonal tourism now find themselves swelling with Starbucks, sophisticated dining and shopping, and cultural attractions that rival anything in the cities.

Everyone has their own idea of what

life at the cottage should be.

SPRING 2021 107 ■

P

reviously, most seasonal Muskokans considered their city homes as their principal address and spent summers, or even just part of the summer, up here. Increasingly, that’s starting to flip around, particularly (but not exclusively) with older Boomers. More and more are investing in a larger, more comfortably appointed Muskoka home and having just a condo, or perhaps something like a small “cottage,” in the city.

More and more are investing in a larger, more comfortably appointed Muskoka home .

This movement was already developing before the pandemic, but the changes wrought by Covid-19 accelerated the process. With so many workers forced to work from home, the lucky ones who had properties in the area chose to wait out the crisis in a place where they could reconnect with family and enjoy the enforced downtime in beautiful surroundings. Real estate sales in the area took off last spring, and continue to break one record after another. Here’s what I find most interesting about cottages in Muskoka: no one definition fits any more. Everyone has their own idea of what life at the cottage should be, and whatever it is, chances are you’ll find it here. If you want something more like my granddad’s idea of a cottage – but hopefully, with a road leading to it – you can still find it here. If your idea of time off is enjoying watersports, sightseeing, culture, time with friends and just relaxing by the lake, you’ll find that here too. And there’s pretty much everything in between as well. In this sense, “cottage” no longer purely describes a place, or even one particular type of home. It’s really a state of mind.
