Step One: Choose Your Land Parcel purchases have picked up momentum, but there’s a lot to know before buying land and building your dream home in Crested Butte With Gunnison Valley’s real estate market as smoking hot as it’s ever been, inventory is at a record low and prices are at an all-time high. This means that more buyers are looking to start with a clean slate. That is, they are putting their money toward undeveloped land and choosing to build from the ground up. Before setting out on this path of finding your own corner of paradise and customizing a property of your own, there are some important factors to consider. Your land-buying checklist Whether you are one of the lucky few to land a parcel close to town, a lakeside gem at Skyland, a peaceful plot amid the meadows in Crested Butte South or anywhere within the

Gunnison Valley, becoming intimately familiar with the design guidelines for your area is key before moving forward with your vision. What can you actually build in this spot? Rules vary dramatically depending on where you’re building. Not surprisingly, design guidelines are strictest in town, where home styles must resemble existing properties, are limited to 2,800 square feet above ground and all property sales are subject to a 3 percent transfer tax. Alternately, buyers planning on building a massive piece of property on a 35-acre plot, say in Red Mountain Ranch outside of town, are often surprised to discover they can only develop a specific six to eight acres within that parcel, or that all homes built in the popular Skyland neighborhood must be rendered from materials that are 25 percent rock. Once you’ve found a piece of land that you love and must have, check into neighborhood specifications, especially if located in an established subdivision, where guidelines can include restrictions not only on style but also on square


footage, height, materials and paint color – to ensure that the vision of your dream home can become a reality in your chosen location. Where are you getting water? It might be easy to connect the property you’re building with the existing sewer line, but considerable tap fees may apply. Or, there might be a well and septic system nearby that requires special maintenance or additional storage for your property. Perhaps you are building in a more remote location where you will have to dig a well and install every component of the plumbing infrastructure (the cost of building a septic system can be $50,000). Regardless, accessing water comes with a fee, the details and extent of which you’ll want to know in advance of your purchase. Can you rent your new home? Again, depending on where you’re building, your property will be subject to existing rental regulations in the area. Only 30 to 35 percent of homes in the Town of Crested Butte

can be used for short-term rentals, and certain subdivisions have their own restrictions on rentals. If you are planning to use your new home at any time as a rental property, make sure you know and understand your options. Look closely at the lay of the land The topography of your property, especially here in the high Rocky Mountains, where you find every type of surface and soil, can seriously impact your building plan and the overall expense of your project. For example, building homes on hillsides not only requires special measurements and engineering based on the slope angle and erosion potential, but the cost to lay just the home’s foundation could easily amount to double that for a home in a flatter area. Often buyers purchase land in the summer and don’t consider how the many months of snowfall and frigid temperatures can play into the viability, stability and potential maintenance of a property. Once you find a plot that you love, make sure you learn as much as you can about drainage off the mountain and the surrounding soil (soil tests can be done before you buy) before you seal the deal. Step Two: Plan Your Home Construction and Design When building a home from square one, there are always unexpected extra costs, ranging from driveways (the building of which are also influenced by topography) that can cost around $10,000 simply to pave, to water tapping fees and possible transfer costs, weather-proof materials, heating cables on roofs, etc. When setting an overall price goal for your custom dream home, make sure you allow plenty of cushioning, especially if you’re estimating your costs based on home builds in outside locations. Even after your land is purchased, building a home here can sometimes cost more than double what it would in areas of Texas or even Denver. Working with a local agent who is intimately familiar with local neighborhoods and their varying design guidelines and nuances as well as unique costs and protocols for water access in certain areas, necessary building materials and the people who do the job will make the entire process a lot more seamless and stress-free. The steps of building Once you have gained critical knowledge regarding building and design guidelines, water access and topography of your parcel area – including any necessary surveys, soil or

well tests – it’s time to buy your land. After becoming an official landowner, it’s time to choose an architect. This should be someone well-established with a proven track record backed up by a detailed portfolio. Most importantly, it should be someone familiar with the area. While some people already have an architect in mind from elsewhere, it’s invaluable to select someone with site-specific experience and knowledge of soils, slopes, climates and landscapes in Colorado’s high country. Then comes the process of nailing down water access and other utilities for the property, which play a crucial role in the property design. After the architect has created a design, local officials need to sign off. Designs typically have to be approved – either by Gunnison County, the town of Crested Butte, specific subdivisions and homeowner associations. Once the architect presents a design, it’s time to once again do some vetting with builders – asking for estimates, portfolios and referrals – before releasing the process into the builder’s capable hands. Once you are clear to move forward on the fun part – designing your house – be sure to keep the unseen weather in mind. While you might have a vision of your finished house glowing amid the bright summer sunshine amid a rainbow of abundant wildflowers, you


need to also envision how the design will hold up in the winter, when the house is surrounded by and supporting several feet of snow. Keep the dramatic range of local temperatures – potentially reaching 90 in July and subzero in January – in mind for insulation and consider how a particular placement of the property is impacted by the sun, which can help heat the home in colder months but could make it uncomfortably warm in the summer. Naturally, the views are probably what helped you select your land in the first place, and you will want to design the property in a way that maximizes them to their full extent.

Step Three: Choose a Builder Now that you have a design plan, you need to find the perfect person to bring it to life. That perfect person isn’t necessarily the lowest bidder or the one who can build the fastest, but someone with a wealth of experience, a portfolio to share or better yet to show, as well as glowing referrals not only from previous homeowner clients but also subcontractors. Builders in Gunnison Valley are in such high demand that professionals from surrounding areas – Montrose, Salida and Buena Vista – have also targeted projects in and around Crested Butte. “I’ll typically give people three or four names, but

Before moving to Crested Butte in 1991, I graduated from Castleton State College in Vermont with a degree in Communications and Skiing. Heather skied her way to Crested Butte in 1991. Born and raised in New England and Quebec, she moved to Boulder, Colorado in 1987 to study at the University of Colorado. Originally from Minnesota, a ski vacation brought Rachael to Crested Butte at the age of fifteen. Rachael returned to this area to attend Western State College and graduated Cum Laude with a BA in Communications and Business. After moving to Crested Butte, Rachael pursued a career as a professional snowboarder, achieving numerous top five finishes, including the national title tin the 2001 U.S. Extreme Snowboarding Championship. When it became time to transition from competing professionally into a new career, choosing real estate came naturally to Rachael. After graduating from the University of Delaware, and starting a career in Philadelphia, Reggie came here to ski for a week in Feb 1971 and stayed until the early 1980’s, when she relocated to the British Virgin Islands. Sandy first came to Crested Butte in 1981. She has a Bachelor of the Arts from California State University Long Beach. She has been a real estate consultant since 2002.
