MARKET REPORT Port St. Lucie is a HOT MARKET The St. Lucie County housing market continues its robust pace in early 2017 reports Coldwell Banker Paradise. Driven by sales in the Port St Lucie area, it is a hot seller’s market for single family homes with inventory levels dropping in every category from 4.3 to 3.8 months supply. The tightest area of the market is the under $250K which actually witnessed a slight decline in sales of 0.7% due to the contined lack of inventory at this end of the market, with most of the investing opportunities having been procured. The lack of inventory led to the largest price increase of 9% across all levels. The largest improvement in St. Lucie County properties was in the over $500k market, with significant sales and drop in inventory. Homeowners are clearly liking the value they are seeing in these properties, buying at a rapid pace. And with no real gain in inventory, month’s supply decreased in the double digits. For current homeowners at this level, now would be a prime opportunity to meet with an experienced agent and do a home value assessment.
Buyers who are relocating from the Miami-Fort Lauderdale and West Palm Beach markets would do well to work with a savvy agent who can keep them abreast of new properties coming onto the market, especially with the movement in the market. A more moderate pace in the condominum market leads to a more balance market overall, with inventory slightly up and sales slowing their pace. The biggest development was the price increase at the lower end of the market, where sales dipped -22% driving prices up 21% from $87K to $106K. Affordable units are continuing to be sought after from both investors and retirees, however inventory levels have remained stable. MARKET REPORT Hutchinson Island 1st Quarter Comparison 2017 to 2016
New Construction Boosts Hutchinson Island Prices The recent building boom has had a strong positive effect in the early 2017 Hutchinson Island housing market, reports Coldwell Banker Paradise, resulting in significant sales in the $250K to $500K segment of 200%, and month’s supply dipping -79%. With no months supply, the biggest effect is at the lower end of the market with no current listings under $250K. “The housing boom has reduced current inventory and helped drive overall prices up,” stated Co-owner and Broker Steven Schlitt. “We are seeing price levels moderate overall as homes move up from one category to another.” As more people discover the gem that is Hutchinson Island, this will help drive sales and listings at all levels of the market, including the over $1m level, with activity for the first time in a while. The only level of the market that shows moderation is at the $500k to $1m level, with slight changes in inventory and no significant movement in sales. Homes at this level are holding their value, but will have to be priced competitively to see sales activity. The condominium at the beginning of 2017 is holding stable and healthy, with seven and half months supply. Sales are healthy, especially at the mid-level of the market which saw sales up 127% over this time last year. For those condos in the over $500K price point, it might be time to consider price reductions, as this level saw no movement in sale and a dip in average price. “There is a slight pushback in price in the condo market, with those priced lower moving much more rapidly than those over $500K,” added Schlitt. Overall, price increases will be moderate this year, in the 3-5% range.
