A New Day at Riverbay

Six weeks ago, I began the journey with Riverbay Corporation. The expedition has been pleasing as I navigated through the core business functions of the Corporation and establishing an understanding of the manner in which we deliver services to the shareholders of Co-op City.

Coupled with the above, the political landscape for Co-op City was the recent focus during this journey. A “Meet and Greet” was conducted with Bronx Borough President Vanessa Gibson, City Councilman of the 12th District, Kevin Riley; State Assemblyman of District 82, Michael Benedetto, and Senate District 36, State Senator Jamaal T. Bailey. These meetings were very helpful and shed light on their commitments to this community as well as the constituents who reside in Co-op City.

Capt. Torres said that he looks forward to dedicating as much time in his new assignment as he has so far committed to Riverbay Corporation, and to assisting Chief Riley in carrying out the goals of the department to continue serving Co-op City shareholders.

“Capt. Frankie Torres has been a dedicated employee of Riverbay for 28 years,” Chief Riley said. “During my tenure as the Chief of Public Safety in Co-op City, many members of Public Safety have distinguished themselves. Torres. “I look forward to continuing to provide the service that we perform every day here in Co-op City and to maintain the quality of life for the residents of the development.”

CCPD Offers Home Repair Tips for Smart Cooperators

It is important that consumers take steps to make sure the services they are paying for are the services they are getting. Fraud is very popular among unlicensed contractors especially during these difficult economic times. The Co-op City Public Safety Department (CCPD) offers the following tips to avoid becoming the victim of a scam.

Make sure when hiring someone to do work, you receive recommendations from friends or family who have used the contractor for similar work. Get at least three writ-

ten estimates for the work you wish to have done. Make sure all estimates detail the scope of the job so that meaningful comparisons can be made. Remember that no structural changes to Co-op City apartments can be made without the permission of Riverbay Corporation. Please check with your Cooperator Services Office (CSO) if you have any questions about intended improvements. Also remember that your Co-op City apartment must be restored to the original condition no matter how nice improvements are and you will be responsible for the cost of that restoration.

It is also important to make sure the contractor meets licensing and registration requirements. The New York City Department of Consumer Affairs, (212) 487-4444, www.ci.nyc.ny.us/html/dca/home.html, or the Consumer Frauds and Protection Bureau Office of the Attorney General, (212) 416-8300, www.oag. state.ny.us. You can check with these agencies or the Better Business Bureau, (212) 533-6200, www.newyork.bbb.org, to see if there are any complaint records against an intended contractor or repair service.

Make sure your contractor is insured. They should have personal liability, property damage and worker’s compensation insurance for workers and subcontractors. Also check with your insurance company to see if you are covered for any injury or damage that may occur. Be sure valuables are locked up while work is being done in your home.

Insist on a written contract that details the entire scope of the job. Be sure it states exactly what will be done, when it will be done and the quality of materials to be used. Any warranties or subcontractors should be listed. The total price and schedule of payments should be included. Make certain you understand all payment options and any financing charges. Never make a final payment or sign a final release until you are satisfied with the work performed. Paying by credit card may give you any extra avenue of dispute resolution.

Always be cautious of the deal that seems too good to be true. Be wary if the contractor comes door-to-door to seek you out or just happens to have material left over from another job. Be alert to a contractor who quotes you a price that is out of line with other estimates. Do not allow a contractor to pressure you to make an immediate decision or who asks you to pay for the entire job up front. Be cautious of a contractor driving an unmarked van or a vehicle with out-ofstate plates.

Always remember, if you see something, say something. Call 911 and the Department of Public Safety at (718) 671-3050. Callers may remain anonymous when giving information. The Co-op City Department of Public Safety would like to thank all persons who have called in suspicious activity. It is by your actions that the crime rate remains low and a high quality of life is maintained.

Co-op City is a diverse community with people of all ages, abilities and characteristics. All persons should remember to respect each other and embrace their differences. Don’t forget to say “hello” to your neighbors when you pass each other in the hallway or in the street. Maintain social distancing and follow the current recommendations from New York City Board of Health and the CDC. Co-op City strives to accommodate all persons.

Reminder –Feeding animals

Shareholders are reminded that it is a violation of your lease to place food out for animals to eat. A Community Complaint may be issued for littering to anyone who puts food out for any reason. Wellintentioned cooperators may think they are putting food out for stray cats or birds, but the food ends up attracting rats, raccoons, skunks, coyotes or other animals which can be a threat to residents.

Feeding wildlife, such as geese, also tends to change the migration pattern of these animals as

Food placed out for animals is often lacking in the nutrition needed by the animals and serves to upset their ecological balance. Please resist the urge to place food out for animals in Co-op City or elsewhere.

Thank you for your cooperation.

Building 20 Association

We trust that everyone had a meaningful and safe Memorial Day weekend.

Several cooperators joined us at the CPR class held everyone left with the knowledge of how to resuscitate someone who had stopped breathing and could possibly save their life. We were pleased to see friends and neighbors from Building 21 and others from the Section 4 Partnership. See pictures.

It was very disappointing to learn that we failed to reach a quorum in the Riverbay Board of Directors Election and the election was extended to June 9. This be put to better use. It is not fair to place this extra burden on cooperators who voted. Should there be a fee charged to only non-voters? What do you think? Make your voice heard.

Extension to Vote: The Riverbay Board of Directors’ election was extended to June 9. Something must be done, and a change needs to happen. Our suggestion is the Election Committee should reach out to every shareholder by invitation to a town hall setting for only the low vote count buildings. In this town hall meeting, shareholders would have the opportunity to explain why they do not vote and abide by the responsibility laid out in their leases. The main reason also is to educate shareholders as to what is at stake and the purpose of the Board of Directors. We do not recall this ever being offered to the community.

Assemblyman Benedetto’s Coffee with Mike in Section 5 Pizzeria on May 27 (pictured left) provided information and allowed for discussion with shareholders. There are a few items SFA discussed. Thank you, shareholders, as quite a few showed up and discussed a wide range of topics. One shareholder complained because of Covid-19 and discontinuation of the MetroCard bus in April 2020. The MetroCard bus limited service restarted December 2022, however, with just one month. We are asking all three community MetroCard Bus locations be restored.

The BXM7 Express Bus – Speaking with the people, they prefer the present location as they have some shield from the weather as opposed to across the street where we have been informed the location is not wide enough to install a shelter. In our experience, there is a long wait for the Bx23, the only bus that travels to Pelham Bay, and we should have at least two buses.

NCNW National – On May 18, NCNW, in collaboration with Black Women’s Roundtable, sent a letter on the Federal Budget to the White House and Congressional leadership, urging them to reject any policy changes that would increase poverty or threaten the health care and well-being of all Americans, including millions of children. In this letter, we expressed disappointment in political leaders’ attempts to resolve this crisis by placing undue burdens on our nation’s most vulnerable citizens. The letter also encouraged the President to seek solutions that create more equitable outcomes for the American people.

NCNW, in partnership with the Legacy Eight Civil Rights Organizations, engaged in a social media storm, calling for policing accountability and reforms, as part of Police Week 2023. This culminated in a joint press release with civil rights orga-

To the homebound and sick, we wish you a speedy recovery.

To all who have lost a loved one recently, we offer our deepest condolences. Have a wonderful week.

Building 33 Association

Good day.

I posted a note in the lobby to encourage shareholders to vote. A handwritten response was scribbled anonymously on the notice and it implied that I was using scare tactics to get people to vote when it does not matter because nothing gets done anyway. I have a few questions for that cooperator. Have you encountered a problem with Riverbay, did not get satisfaction, attended a building meeting and reported this to the Building 33 Association? Did you notify the Section 5 Association? Did you write an email to any of the Board members, your liaison to Riverbay? Before I became president and the time changed, the garage lighting was still on the old schedule and it was extremely dark when I left for work. After not getting satisfaction from anyone else, I emailed every Board mem-ported it, and the problem was solved. So, please do not say nothing gets done. When a problem is mentioned to your Building Association, we do try to help. I know it can be a daunting experience when you have an issue and it appears no one is helping you. But there are ways to get every single person on that Board to help you. You must ask for help. I can be contacted at amayo14033@gmail. com. In the meantime, get those green envelopes out and vote! And if you are not sure whom to vote for, tune into channel 12 (MATV) or channel 591 (Altice) at 10 a.m., 8 p.m., or 3 a.m. to watch the third Candidates’ Forum. Get to know the candidates and vote!

Two open bags of raw garbage that included yellow rice was left in the basewithout rinsing them! You or your children must understand the consequences if this continues. I cannot believe adults are allowing this to happen. I have an idea who left the stuff there by the contents. You will be issued a Community cComplaint if we see you leaving your stuff there like that. We do not want to live with mice and roaches, do you?

Before you turn on those convectors, you should clean them as instructed and stick a half aluminum pan under where the plate sits until you can get something better to monitor leaks.

There will be a Senior Box Food Distribution at the Dreiser Center on June 8 from 11 a.m.-3 p.m. Must have a photo ID and proof of address.

Get your body moving on Double Dutch Day on Saturday, June 10, from 11 a.m.-5 p.m. Children and adults can participate. There will be prizes, awards, snacks and refreshments!

I am running out of space, so take care and walk good!

Building 27 Association

Hello, neighbors. We hope all is well. Good news, the emergency alert of the pandemic has been lifted. However, stay alert and careful. It appears many people are still wearing their masks. By all means, take care of yourselves.

Memorial Day – Thank you to the brave men and women who have made around the world, we honor you today and every day. It was a beautiful day with comfortable weather. We trust all enjoyed.

The Building 27 Association expresses our thanks to Mr. Aaron Carnegie who presided over the Association meeting on May 18. We also were delighted and thank both of our Guest Speakers: our new Riverbay Executive General Manager Marvin Walton and Deputy Manager Warren Mitchell for taking time out of their busy schedule to come and share information and communicate with the shareholders. Remember, Mr. Walton encouraged the cooperators to read the Coop City Times over the next few months as he will be submitting a manager report. Mr. Walton informed us he will share with the cooperators several items he will focus on in the coming months, working along with the Board of Directors, to ensure accountability on all levels of the corporation.

Extension to vote – The Riverbay Board of Directors election was extended to June 9. Why? Every year, there is a Board of Directors election. The Election Committee is aware of the low count buildings of shareholders who do not vote each year. My suggestion would be to meet with these buildings in a town hall setting with an invitation by letter. This would give the shareholders the opportunity to explain the reason as to why they do not vote and to educate them as to the purpose of the Board of Directors. Co-op City has a long waiting list. Every shareholder was fortunate enough to be chosen from that list. Should we revisit our leases as to the responsibility of every shareholder and not just a few who live in the Co-op City buildings?

Happy birthday to those celebrating this month. We continue to offer our sincere sympathy and condolences to the families that lost loved ones. We wish all the best of health and safety. Contact Lydia Rondon at 718-583-3040 and she will gladly acknowledge your birthday by sending you a card, as she is excellent in sharing goodwill. Also, notify her of any illness, or if a neighbor has become deceased or transferred to a nursing home.

Building 11 Association

Greetings, my fellow shareholders. I truly hope you all had a safe Memorial Day weekend and are enjoying our community fair today.

We want to thank all of you that came out to our Building Association Election meeting on May 8. The following members were elected or reelected: president, Deborah D. Henry of Building 11C; vice president, Magdalene Lewis of Building 11A; treasurer, Hattie Robinson of Building 11C; secretary, Toniond co-secretary, Mattie Witherspoon of Building 11B. We will be having a meet and greet soon, so watch your lobby bulletin board for the announcement.

Thanks to everyone who made a donation to the Building 11 Association during our annual dues collection. If you have not returned the envelope that was placed under your door, please do so as instructed on the envelope. Your donation supports various association activities. Your support is greatly appreciated.

If you have not already submitted your vote for our Riverbay Board of Directors, please do so by June 9, which is an extension date. Extending the date to obtain a quorum is costing us money. Voting is simple and easy by mail, phone or online. You can call 855-940-4810 if you have lost or misplaced your voting information.

I encourage all of you to update or complete the Riverbay Phone Tree Form for the Co-op City Emergency Alter System. This form can be obtained from form on pages 3 and 4 of the May 27 issue of the Co-op City Times. I further encourage our seniors, especially those living alone, to complete the “RUOK” form with our Public Safety Department.

We will have our annual Section 2 Summer Fun Day event on June 24 from 12 p.m. to 5:00 p.m. (Rain Date: June 25 from 12 p.m. to 5:00 p.m.) As always, a lot of fun activities with prizes for all ages have been planned, so come out and enjoy the day with your community and building neighbors.

We congratulate all of our graduates and those celebrating a favorable life event. We also extend condolences to all who may have experienced a lost. We hope our sick and shut-ins will be up and out soon.

We continue to look forward to seeing you at our meetings and community events.

Remember, we are shareholders, not tenants. Together, we can effect positive change in our community.

New York City Councilman Candidates’ Forum

The Election 2023 is here, and it seems most people are unaware, especially here in Co-op City, as the Board of Directors election is also ongoing. In view of this, the Coalition of African-American Churches & Community Organizations of Co-op City, Inc. has decided to organize a Candidates’ Forum to draw attention to the process and better educate the community about individuals running in the forthcoming primary election. We are therefore inviting all the accredited

candidates of the 12th District to participate in a virtual NYC Council Candidates’ Forum scheduled for Tuesday, June 13, at 7 p.m. The Zoom information and the rules of the process will be sent out as the date draws near. The Co-op City community, in conjunction with the District 12 constituents at-large, should look forward to hearing the views of individuals who are getting ready to serve the district. We will make the necessary information available in a timely fashion.
