We are humbled to have been given the opportunity to tell the story of the Donnica Clarke Foundation through our cover feature, Rising Athletes, Lasting Legacy, which honours the memory of Donnica Anne Clarke and the impact of her family’s foundation on young athletes across the Central Coast. As we settle into a new year, we’re also exploring holistic health - through our Thrive in 2025 feature - where balance, self-care, and mindful wellness practices come together to help us achieve success across all facets of life. As someone who has committed much of the last two years to my own wellness journey, I’m excited to share the expert insights we’ve collated with you, to help you live your best life in 2025.
Our 18-page Secrets of the Coast guide is a must-read, offering a carefully curated selection of hidden gems, from secret dining spots to unique outdoor adventures, uncovering experiences even some locals may not know from across the region. So, as you unwind and embrace the summer months, I hope this issue brings you a sense of inspiration, connection, and a renewed love for all that the Central Coast has to offer - and you enjoy the stories within as much as we’ve enjoyed bringing them to life for you.
As the season of growth and opportunity unfolds, we are reminded of our own journey here at Belle Property. We’re thrilled to report another strong year in the property market, thanks to the incredible support of our community and the continued interest in our beautiful region. We’re grateful for the chance to share in your stories and look forward to an exciting year ahead.

RISING ATHLETES
LASTING LEGACY
How one Central Coast athlete’s legacy has fuelled countless others’ sporting dreams
The Central Coast has long been a region known for its vibrant and exceptional sporting community, where many kids swim, kick, ride, skate or ‘play’ sooner than they can walk or run, and almost intrinsically understand the very essence of what it means to ‘have a go’.
ONE SUCH ‘KID’ WAS DONNICA ANNE CLARKE
- affectionately ‘Nica’ - a talented and determined Central Coast athlete whose passion for sport was evident from a very young age. Whether competing in surf lifesaving, athletics, swimming, or netball, Donnica's competitive spirit and unwavering sportsmanship were ever present. Her parents, Kerrie and Anthony, remember her steadfast commitment to her sports community, even when injuries prevented her from competing, as she mentored and coached other young athletes. In a television interview she gave at only 14 after claiming the dual Australian beach sprint and flag double, she encouraged viewers to “Just keep trying; you’ll always get there eventually. It doesn’t matter if you are not top of the group, you’re always out there trying.”
Tragically, Donnica’s life was cut short in an accident in 2007 when she was only 16, but lives on today through the Donnica Clarke Foundation - a local non-profit organisation established in 2008 by Donnica’s parents, Kerrie and Anthony Clarke, to support and empower young, emerging athletes with the financial aid and encouragement they need to reach their full potential in their chosen sports.
Since its inception, the foundation has awarded over $364,000 in scholarships to 119 athletes across 37 sports, providing the critical support they need to train, play, travel, compete and more. When we spoke to Kerrie and Anthony, their deep passion for sport and the Coast and their daughter’s legacy was palpable. “Our whole family had always been heavily involved in sport, and we knew the cost impact that could have on the family budget,” explained Anthony. “We’re so humbled, and feel so proud and lucky to be able to keep honouring our beautiful girl in this way. It has given us such a sense of purpose.”
While many of the 119 athletes who have received support from the foundation did so at a younger age, many are repeat scholarship holders, some at the peak of their athletic careers. “The rule is when they are part of the family, that’s where they stay. Even if they cannot receive the scholarship again (as you can only re-apply twice), we still follow their careers and stay in touch with many of them,” explains Kerrie.
Many of the athletes who have been through the program have represented Australia, with several competing in the 2024 Paris Olympics or Paralympics - including
medallists Riley Fitzsimmons (sprint canoe), Nicola Olyslagers (McDermott) (high jump) and Dylan Littlehales (paracanoe). Other notable alumni include three-time winter Olympian and mogul skier, Matthew Graham, Commonwealth Games medallist and swimmer, Bradley Woodward, and world-ranked surfer, Molly Picklum - along with several NRL and NRLW players, elite netballers, swimmers and more.
For Kerrie and Anthony, though, it’s not just about the ‘big’ moments. “We’re just incredibly proud of all of our athletes and what they’ve achieved - whether that’s an Olympics or simply getting out there and having a crack. We’re so thankful to our board, and we just love seeing what the kids are out there doing.”
To find out more about the Donnica Clarke Foundation - and to support their mission - head to donnicaclarke.com.au and follow along on socials @donnicaclarkefoundation. The Donnica Clarke Foundation is 100% non-profit, and donations are always welcome to help them continue their work.
ANIC
This cover feature, and the following athlete stories - of Nicola Olyslagers, Allanah Pitcher, Nicole Duncan and Jocelyn Kelleher - are dedicated to Nica, who would have been 34 on December 20. Thank you to Kerrie and Anthony, their family, and the board of the Donnica Clarke Foundation for allowing us to share these stories, and for their ongoing commitment and contribution to the Central Coast community.
The foundation would also like to extend its thanks to its generous sponsors for their continued support: Eagles Plumbing Plus, Mingara Recreation Club, Robsons Civil Projects, DMC Conveyor Services, B & K Revegetation & Landscaping, Torra Recruitment, EEA Group, Slimes Boardstore, and Commworx.
" I’LL ALWAYS REMEMBER
THAT FEELING OF SOMEONE ELSE SEEING THE POTENTIAL."
NICOLA OLYSLAGERS
Dual Olympic Silver Medallist, Tokyo 2020 & Paris 2024 HIGH JUMP
When you think of high jump, it’s hard not to think of Nicola Olyslagers (McDermott). Born and raised on the Central Coast, Nicola has become a household name in Australian athletics, picking up Olympic silver at both Tokyo 2020 and Paris 2024, bronze at the 2023 World Athletics Championships and gold at the 2024 World Indoor Athletics Championships - setting a new Australian high jump record no less than four times along the way.
Nicola’s athletic journey began at Gosford Little Athletics, and natural talent was evident - but she confesses she was by no means superstar material back then. What set her apart was her commitment and complete trust in the process and her coach, Matt Horsnell, a deep love for the sport and undying determination.
In her teenage years, Nicola became a recipient of the Donnica Clarke Foundation’s scholarship. "It was my first sponsorship and one of the first times someone outside my family and my coach believed in me," reflects Nicola. "I'm so grateful so every sponsor I have now, but your first one - that's incredibly special - particularly when you receive it as a junior athlete without all the international experience, records and medals. I’ll always remember that feeling of someone else seeing the potential.”
The support she received helped her travel to her first international competition, the World Junior Championships in Eugene, USA in 2014. Fast forward to today, and Nicola is focused on her next big goalsincluding the 2025 World Athletics Championships, and the Birmingham Commonwealth Games in 2026. Off the track, Nicola is also dedicated to her Everlasting Crowns ministry, an initiative she has built with other athletes of religious faith that provides support and mentorship to fellow Christians in sport. "Just like I was supported early on by the Donnica Clarke Foundation, we have the goal of providing support to athletes through Everlasting Crowns, too,” Nicola explains.
“All the accolades aside - I want to create a legacy that goes beyond my career.”

" THE FUTURE IS BRIGHT FOR WOMEN IN THIS SPORT."
JOCELYN KELLEHER
Sydney Roosters 2020-Present, NRLW Premiership Winners, 2021 & 2024 RUGBY LEAGUE
Born and raised on the Central Coast, Jocelyn Kelleher is a well-known local name who is fast becoming one of the most exciting talents in women’s rugby league. Making her mark in the NRLW with the Sydney Roosters since her debut as the team’s five-eighth in 2020, Jocelyn played a key role in their inaugural Premiership victory in 2021 and again in 2024, becoming known for her versatility - excelling in multiple positions, from halfback to her current position as five-eight.
Now 24, Jocelyn was always active in sport, playing a variety of codes from a young age. "I kind of played everything under the sun," she recalls, flagging soccer, touch football, Oztag and even a bit of AFL. “Teams were often mixed when I was growing up, so I just tried to expose myself to as much football as I could.” Her first experience with rugby league came through playing league tag - a different code again - at around 20 years old, when her current coach spotted her playing and encouraged her to transition to full-contact rugby league. Not long after, she was given the opportunity to join the NRLW, stepping into a spot vacated by an injured player just before the season began - and she’s been a regular starter in most NRLW games since. “I was lucky to get my shot,” Jocelyn says. “It’s been an incredible ride.”
Jocelyn has also received much-needed funding from the Donnica Clarke Foundation to support the costs of equipment, travel, and training. “It was a huge help,” she shares. “We couldn’t train in the gym during the pandemic, and I was able to purchase my own weights. We came out strong in 2021 and won the premiership, so I’m so grateful for that.”
Waiting to see what the 2025 season will hold, Jocelyn has recently returned from trip to San Clemente, California, where she played in a Rugby Tens championship with the Balkan Honey Badgers (they won), and will now focus on pre-season training - with hopes for a State of Origin berth in the next few years. “It’s always been a dream of mine,” she says.
As women’s rugby league continues to grow, Jocelyn is excited about what’s next. “The pathways are so much better now,” she says. “It’s incredible to see the talent coming through. The future is bright for women in this sport.”
You can follow Jocelyn's journey on socials @jocelyn_kelleher.
ALLANAH PITCHER
Paris 2024 Olympics, 2023 World Race Walking Championships RACE WALKING
Allanah Pitcher is a name to watch in Australian athletics. At just 19 years old, Allanah made her senior debut at the 2023 World Athletics Race Walking Team Championships in Budapest, a remarkable achievement for a young athlete who had never represented Australia as a junior.
Allanah’s journey began when she was 9, competing at Gosford Little Athletics on a Friday night - but it was when she met coach Frank Overton that she first considered race walking. “I saw Frank’s group training, and was instantly hooked,” she explains. By age 15, Allanah had won national age titles, including breaking a meet record at the Australian Little Athletics Championship.
The support of the Donnica Clarke Foundation was a turning point after two hip injuries had set Allanah’s training back, and shook her confidence - as was a preparation camp in Canberra in 2022 where she was able to train with her idol, two-time Commonwealth Games champion and Olympic medallist, Jemima Montag. “Both the foundation’s support and spending time with Jemima, chatting to her about her journey, really helped to rebuild my confidence,” shares Allanah. “It was the first time someone outside my family and training circles believed in my potential, which is a very special thing.”
In 2023, Allanah stunned the athletics world by breaking the Australian 35km race walk record and qualifying for the World Championships in Budapest - also securing her place as a reserve in the race walk relay for the 2024 Paris Olympics, where she was able to join the Australian team in the athlete’s village and experience her first Olympics.
“It was so surreal - to be on the Olympic team in Paris with Jemima and to watch my idols compete, it was such a full circle moment,” shares Allanah. “I just felt this awesome gratitude. Sport has brought so much to my life - the pursuit of mastery, the love for the process, the training partners who have become family, and so many of my values that translate to other parts of my journey.”
Looking ahead, Allanah has her sights set on future international competitions. Off the track, she is also dedicated to her studies, pursuing a degree in Biomedical Engineering at the University of Sydney, and balancing the demands of elite sport with academics.

" SPORT HAS BROUGHT SO MUCH TO MY LIFE."
NICOLE DUNCAN
Back-to-Back 2023 & 2024 UCI Junior World Champion TRACK & ROAD
CYCLING
At just 18 years old, Nicole Duncan is already making waves in the world of cycling - claiming remarkable back-to-back victories in the UCI Junior Track World Championships, where she won gold in the women's scratch race in 2023 and 2024.
Growing up on the Coast, Nicole was drawn to competitive sports from a young age - starting out in BMX racing at just five years old. A bad fall and resulting wrist injury sidelined her from BMX, but watching the Commonwealth Games in 2018, Nicole was inspired to pivot to velodrome racing. "I saw the athletes racing around the velodrome, and I thought, ‘That’s it, I want to do that’," Nicola explains.
In October 2024, Nicole was named the Emerging Athlete of the Month by the Commonwealth Games Association following her stellar performance at the 2024 UCI Junior Cycling World Championships, where she not only defended her world title in the scratch race but also claimed silver in the women’s omnium.
Off the bike, Nicole is deeply grateful for the support she’s received from her family, coaches, and the Donnica Clarke Foundation, which has been instrumental in helping fund her athletic journey.
"Having that support, especially in a sport where so much is self-funded, means everything," she explains. "Without it, I wouldn't be able to do what I do. It allows me to focus on training and pushing myself further.”
Nicole has her sights set on the 2026 Commonwealth Games and the 2028 LA Olympics, and aims to turn professional and race full-time overseas. "To get paid to do what I love—that would be amazing," she says. "It’s the dream."
For now, Nicole remains focused on finishing her final year of school, balancing her studies with the demands of high-level cycling. "It’s tough juggling everything, but I know the hard work will pay off," she shares. "I'm so excited for what the future holds."

Igniting your Best Year Yet THRIVE IN
WORDS JACQUELINE O'NEILL
As we step into a fresh new year, it’s clear that the pursuit of ‘success’ is evolving. Dialling in routines, habits and wellness practices is no longer reserved for athletes, but for anyone wanting to be the best version of themselves - whether for their career, relationships, physical challenges or personal growth. The days of pushing ourselves to the limit— riding the wave of endless hustle and productivity at all costs—are fading, too. Instead, we’re embracing a new era: one where balance, self-care and sustainable health are at the forefront, and this time, it feels like it’s more than just a trend.
When we take the time to nourish our bodies, rest our minds and recover properly, we’re able to show up as the best versions of ourselves. This year, we’re focusing on the power of holistic health: how intentional training, mindful rest, and optimal recovery and nutrition can fuel our best lives. Whether you’re training for a marathon, chasing career wins or juggling a busy home and family life, we’ve done the round-up on some ‘first stops’ you can make to thrive in 2025.
THE YARD GYM
Terrigal
Strength training is often hailed as one of the most effective ways to improve overall health. Not only does it build muscle, boost metabolism, and enhance bone density, but it also improves posture, reduces stress, and boosts mental clarity. However, for many people, stepping into a regular gym can be intimidating. The noise, the equipment, and the perceived pressure to "perform" can create barriers for beginners or anyone unfamiliar with that kind of environment.
That’s where The Yard Gym stands apart. While they only opened in October 2024, locals have been quick to embrace training at The Yard. With a focus on building both physical strength and a strong sense of community, The Yard provides a welcoming environment where everyone can feel at home, steps from the beach and some of the best coffee spots on the Coast. We chatted to owner, Lauren Stark, who explained her journey with The Yard as a foundation member since 2020. She loved the training style and programming so much that when her and her husband moved to the Coast, they brought The Yard with them, joining forces with Lauren’s sister and brother-in-law - making The Yard Terrigal a true family affair.
The Yard’s unique 8-week training cycle—spanning four phases: Base, Gain, Perform, and Align—ensures that all members are catered to, and experience steady progress and real results. The program is designed to meet you where you are, whether you’re new to strength training or aiming to take your performance to the next level.
You can find The Yard Gym at Shop 5 & 6, 15 Church Street, Terrigal, online at theyardgym.com/pages/ terrigal, or on social @theyardgym_terrigal.
If you’re looking to improve your overall wellness in the new year, the benefits of cross-training can’t be overstated'. By combining a variety of exercises— strength training, endurance work, mobility, and sports-specific skills—you can improve fitness, prevent injury, and break through plateaus - meaning improved progress. At One by Mingara, cross-training isn’t just encouraged; it’s built into the very fabric of their approach to health and wellness.
With the gym combining a full storey of strength machines, another of cardio equipment and six specialised training studios - along with 170 classes per week - One by Mingara offers a vibrant, supportive community where cross-training thrives. Whether you're building strength, improving endurance, or refining technique, Mingara offers a range of programs to complement your health journey. From group fitness and personal training to mind-body classes - even hot yoga and pilates - the options are designed to support diverse goals while ensuring you stay balanced and injury-free.
For athletes looking to hone their skills, the Mingara Regional Athletics Centre provides a world-class training environment for track and field athletes, or even those looking to prep for the next Hyrox (we love 400m intervals), while the Mingara Aquatic Centre adds a 50m Olympic-standard swimming pool to the mix for even more variety.
You can find all these facilities that form part of One by Mingara at 12-14 Mingara Drive, Tumbi Umbi, online at onebymingara.com.au and on socials @onebymingara.

GEE RECOVERY
Erina & Berkeley Vale
When it comes to high performance, rest and recovery should be just as important as the workout itselfwhich is why we’re trying to give recovery the airtime it deserves with this guide. After all - it's during recovery that your body repairs, rebuilds, and grows stronger. Yet, for years, many of us have obsessed with the 'busyness' and the ‘doing’ - pushing through intense training sessions and relying on a quick protein shake to aid recovery. A dose of whey definitely helps, but it’s not the whole answer.
From cold plunges and red light therapy to more active recovery practices like pilates and yoga, the way we care for our bodies between workouts is evolving. Recent studies highlight the growing awareness of recovery tools, with a Peloton report revealing that 29% of people are already using recovery techniques to enhance their workouts - and wearable devices have evolved, too, tracking sleep, stress, rest and even meditation in more detail than ever before.
Gee Recovery, founded by Jason Geraghty, is a leading provider of cutting-edge recovery services on the Central Coast, with locations in Erina and Berkeley Vale. Offering a range of recovery experiences designed to rejuvenate both body and mind, Gee Recovery focuses on infrared saunas, cold/hot pool treatments, compression therapy, and more. Jason emphasises the importance of sleep, hydration, and nutrition to complement the recovery process and ensure optimal results, too.
Whether you’re recovering from a tough workout, a busy workweek, or just need to recharge for the next challenge, Gee Recovery offers a peaceful, results-driven environment to help you recover faster, perform better, and feel your best.
You can find Gee Recovery in Erina and Berkeley Vale, online at geerecovery.com.au, and on socials @geerecovery_au.

The Power of Pause Unlocking Your Potential with Holistic Health
PHOTOGRAPHER: GLENN ROBERTSON
In today’s fast-paced world, the drive for ‘success’ often leads to fatigue and burnout. We consistently feel the pressure to perform, whether in our careers, family lives, or personal growth. But what if the key to achieving your highest potential lies not in doing more, but in doing less?
We underestimate the ‘power of pause’. We live in a culture that glorifies productivity and hustle, but often neglect to balance our energy so it flows back in and fills our cup when we’re ‘being’ as easily as it flows out when we’re ‘doing’. By prioritising rest, nurturing our bodies and cultivating a deeper connection with ourselves, we can unlock our true potential, both physically and mentally.
At Aurore Holistic Health, we understand that building a highperforming life is about more than just completing a to-do list. It's about nurturing the mind, body, and spirit. We use the ancient traditions of Ayurveda, frequency healing, meditation and more to help you reset, recharge, and tap into your body’s natural energy flow. These practices don’t require hours of commitment, either, and you can do them at home. Sometimes, just a few minutes of deep breathing or meditation can shift your energy and balance your nervous system.
REBUILDING YOUR RELATIONSHIP WITH REST
It’s easy to think we don’t have time for self-care, but often, it’s about making time. By committing to small, intentional pauses - whether it’s a two-minute breath work practice, a moment of stillness in your day, or a restorative massage - you can begin to cultivate a relationship with your energy, your rest, and your recovery.
This relationship grows over time. Just like any commitment, it starts small. A few minutes each day of breath work or meditation can shift your mental and physical states, allowing you to become more attuned to what your body needs. From there, many continue their journey, integrating these practices into their everyday lives for longterm wellbeing.
HOLISTIC HEALTH
A FOUNDATION FOR ALL ASPECTS OF LIFE
Whether you’re a busy parent, a high-achieving professional, or an elite athlete, the principles of holistic health can elevate every aspect of your life. The benefits of grounding your health practices in mindfulness, proper rest, and nourishment are universal. For example, Ayurvedic treatments, such as the healing Abhyanga massage, work in tandem with breath work and meditation to support both your mental and physical recovery. These practices help you tap into your body’s natural healing ability, recalibrate your energy and restore balance to your nervous system.
Building these foundations not only improves your overall health but also prepares you for life’s challenges, whether it’s your daily responsibilities, an ambitious project or new physical feat. A wellrested body and mind are resilient, adaptable, and able to meet any challenge head-on.
COMMIT TO THE PAUSE, COMMIT TO YOURSELF
The path to high performance doesn’t require endless hours of effort, but a commitment to balancing your output with input - filling your cup and nurturing your energy. Taking a pause, whether for breath work, holistic massage, or meditation, is an investment in your health, energy and performance. As you begin to prioritise rest and nurture your connection with your body, you’ll find yourself performing at your best—no matter the demands you face.
The ‘power of pause’ isn’t just about stopping, but about creating space for your body and mind to heal, recover, and thrive. Through practices, like those we offer and teach at Aurore Holistic Health, you can experience a transformation that brings balance, clarity, and vitality to every area of your life.

BAR & DINING
Ocean Bar-Cantina, Copacabana
Ocean Bar-Cantina has been a local favourite for Copa-based and other ‘eastern’ locals for almost five years, serving up the kind of immaculate vibes this part of the Coast is known for. Since friends Michael and Liam took over in mid-2024, it’s continued to go from strength to strength. Originally regular patrons themselves, who shared a love for the place, Michael— a chef by trade— and Liam— a guy who thought owning a bar with his mate sounded like a dream— now bring their passion for creating good atmosphere, delicious food, and crisp bevs to the Copa beachfront.
Ocean Bar-Cantina is all about supporting the local community, from hosting live music nights with local musicians to raising funds for local businesses and the local SLSC. The team is made up of true ‘Coasties’, and whenever possible, they source produce from local suppliers to make sure everything feels close to home.
But it’s the food and the overall atmosphere that keeps people coming back. Their paella is a crowd favourite, drawing people from all corners of the region, and the freshly introduced breakfasts and coffee are fast becoming a must-try. When the sun starts shining, you can expect buckets of Coronas to be served up alongside the good times. Whether you’re in for a family lunch, catching up with mates, or just grabbing a quick bite at the bar, the vibe at Ocean Bar-Cantina is as welcoming as it is laid-back.

THE COOLEST GELATO AROUND
There’s nothing better than a scoop of primo gelato by the beach. Local favourite Spoon Bay Gelato is bringing the goods this summer.
When Dan Hughes started making gelato at home in Sydney, he couldn't have imagined where he’d be a decade later—driving a vintage ice cream truck along the Central Coast and running a successful business with his wife, Julia. Their journey with Spoon Bay Gelato has included major awards, a beloved café and gelato bar, and a recent rebranding (goodbye Mr Goaty Gelato!). Yet, the essence of their creation remains the same: premium European-style gelato crafted with love and local ingredients.
Dan, a classically trained chef, spent years honing his skills in top UK and European
restaurants, emphasising quality ingredients. “We focus on classic but creative gelato flavours and combinations that people love,” Dan says. “We go with the seasons and what we can get our hands on locally.
“Local farms like Fanelli Organics give us their pick of produce like figs, blood oranges, finger limes, rhubarb, and stone fruits,” Dan says. “Or customers bring us citrus or fig leaves and we swap for tubs.”
This summer, look for the iconic Spoon Bay Gelato Truck along the Coast, serving signature flavours like Fig Leaf and Honey, Strawberry and Finger Lime, and Dulce De Leche Brownie to thrilled locals and visitors. The fleet also includes four custom gelato bikes perfect for corporate events, brand activations, weddings and parties – think Amalfi Coast cocktail hour meets Central Coast beach party.
GELATO
For the new name Julia says they went with their guts and heart. “Spoon Bay is a local gem and we love going there with the kids. It represents what we are all about – beaches, nature and community.”
From their tiny home kitchen in Bronte Beach with a borrowed Cuisinart, to now owning a purpose-built commercial kitchen in Lisarow with top-tier Italian equipment. Julia and Dan have created their dream dessert and lifestyle.
“When
you have a scoop, you know it was churned that morning and the limes in the sorbet came from someone’s garden.”

Philip Moore, master distiller at Distillery Botanica in Erina, creates award-winning spirits inspired by the lush garden surrounding his distillery.
With a passion for botanicals, Philip spent 20 years running Australia’s largest wholesale herb nursery before diving into the world of distilling. He taught himself the craft with a small still and a couple of books. In 2007, he became one of the pioneers of Australia’s craft distilling movement.
His dedication to quality has led to global recognition, including gold medals in London and San Francisco, and Distillery Botanica became the first Australian distillery to win Herb Liqueur of the Year in Germany.
Philip’s spirits are crafted through hours of tinkering and hundreds of trials. The three-acre garden surrounding the distillery continues to fuel his passion for plants and supply the botanicals for his drinks.
The revamped Distillery cellar door now offers new experiences, including making your own bespoke gin and cocktail making classes plus tastings and garden tours. As Philip says, plants in bottles taste better than plants in pots.

Investing in 2025 and BEYOND
WITH
CATHY BAKER, PRINCIPAL OF BELLE PROPERTY CENTRAL COAST
The Central Coast offers a range of exciting investment opportunities— whether you're looking to grow your wealth, secure a retirement nest egg, or buy a lifestyle property. With strong growth and great rental potential throughout the region, it’s essential to know where and how to invest if you’ve got the future in mind. Here are my top five investment tips for the Coast in 2025, with some brief words of advice from our friends at Sharpe Property Buyers, Coast Hosting and Breathloans.
Cathy Baker is the multi award-winning Principal of Belle Property Central Coast, and a market leader in high-end property across the Central Coast. With a fresh approach to real estate, Cathy and her team strive to build client relationships for life, with a special focus on supporting the Central Coast community.

1Investing for the Long-Term
For long-term investment, some areas on the Central Coast are consistently experiencing growth as new developments and amenities appear in their orbit - with many of these suburbs also offering beautiful outlooks, welcoming communities and convenient access to shops, schools, restaurants and more. One of our favourites is Forresters Beach - a spot just north of Wamberal where the incredible beaches are surrounded by National Park, the sense of community is perfect for families and the streets are also quiet enough for those seeking a relaxed coastal lifestyle.
One of our currently listed properties, 10 South Scenic Road, Forresters Beach, offers an opportunity to access this future value growth with soaring views and a luxury beachside lifestyle, in a suburb that’s experienced 33% growth for similar homes in the suburb over the past 12 months.*

TIP: Research areas on the rise, focusing on suburbs that are a little less developed but poised for future growth as new developments and amenities come online.

3 FISHERMANS PARADE DALEYS POINT –DEVELOPMENT POTENTIAL
A rare opportunity to develop in a sought-after waterfront location.
Investing your Super
Using your superannuation to invest in property is an increasingly popular strategy for many investors. Ollie Lum, Lead Broker at Breathloans, recommends the right planning and guidance.
“Investing through your self-managed super fund (SMSF) can provide significant tax benefits and help build wealth for your retirement,” Ollie explains.
“These loans often do not need to take into consideration any other personal or unrelated company borrowings, in the case of business owners, so can be a really useful way to diversify your investments and grow your super for retirement - subject to advice.”
This approach allows you to tap into the longterm growth potential of property, especially in regions like the Central Coast, which are experiencing strong capital growth into 2025.
TIP: Speak to a financial advisor to ensure you’re meeting the legal requirements and structuring your SMSF investment for maximum benefit.
10 SCENIC ROAD, FORRESTERS BEACH - THE WEEKENDER
Great potential for a short-term rental or long-term capital growth.

Prime location with potential for renovation and strong resale value.
Investing for Rental Returns
3 4
One of the key considerations many buyers make when investing is ‘rental yield’ - you're looking for steady rental returns, certain areas on the Coast stand out, and there are also certain ways to ensure steady rental returns. Jackie Sharp, Associate Buyers Agent and Operations Manager at Sharp Property Buyers, urges buyers to consider location, the efficiency of property management and regular maintenance.
“If prioritising high rental yield as part of your investment strategy, opt for properties in highdemand areas where rental demand is strong. Proximity to amenities, public transportation and employment hubs can significantly impact rental yield,” explains Jackie.
“Efficient property management and regular maintenance will also attract (and keep) quality tenants, also reducing the likelihood of costly repairs and maximising rental returns.”
Ultimately, whether you prioritise a high rental yield will come down to your investment strategy - some home investment options will have high capital growth potential, while others may offer tax advantages when offsetting losses against income. If you are prioritising yield, considering properties with “dual income potential” is also important. This could look like a property with a granny flat or second guest house, kitchens and bedrooms both upstairs and downstairs to allow for dual occupancy, or a larger block that allows for subdivision or the build of an additional residence (all subject to council approval).

Investing to Develop or Flip
For those with a keen eye for property potential, flipping properties or developing a vacant block can be a lucrative way to grow your investment. Areas like Killcare Beach, Hardys Bay, Wagstaffe and Macmasters Beach offer renovation opportunities for those looking to add value. We’ve worked with several clients who have purchased a number of properties with us (5+) for this purpose - holding them for approximately 12 months each time, making much-needed updates on interior and exterior fixtures and fittings, before re-selling for approximately 30% profit on the original purchase price.
The key with these properties is to take the emotion out of the investment process - focusing on homes that require minimal structural changes - anything that can be done with a private certifier - capital growth suburbs. These homes will need some love, and the investment value lies in the home’s potential - whether to flip, or to improve rental yield.
TIP: Look for properties in prime locations with cosmetic issues or outdated interiors. Always do your due diligence on the potential renovation costs and the expected resale value.
For more information on the above property, please contact Dylan Norman on +61 414 476 624 or d.norman@belleproperty.com.
Investing in Lifestyle & Holidays
The Central Coast is the ultimate lifestyle destination - from beachfronts to acreages, you’ll find your ‘dream property’ here several times over. While moving out of the city full-time may not yet be possible, many are opting for a ‘blended lifestyle’, escaping the city hustle for their coastal holiday home when it suits. These properties also have great value for short-term and holiday rentals, offering a great balance between lifestyle and investment.
Katharine Ettenhofer, Partner at Coast Hosting and local holiday property management specialist, emphasises the increasing popularity of the ‘blended lifestyle’. “From city-metro to beach, bay or bush, we’re seeing an increasing desire to escape the city, reset and recharge - more prevalent than ever before,” explains Katharine.

“Larger properties, like acreages, are the quintessential dream - and are versatile enough to appeal to a range of audiences when it’s time to set them up for holiday rental. Whether for larger families, corporate escapes mid-week or quiet getaways, these homes are perfect to escape to, while being great investments.”
TIP: For lifestyle investors, look for properties with room for future development or zoning potential that could make them more valuable down the track.
