CREATING HOMES


The Vodroffsvej housing project in Copenhagen is one of C.F. Møller’s earliest residential projects, dating back to 1929. Although radically new at its time, the building has successfully stood the test of time and remains a highly attractive and sought-after living environment.

When Sweden’s largest housing association HSB set out to formulate a new vision for social and sustainable housing in the 21st century, C.F. Møller, in cooperation with DinellJohansson, won the competition with a fresh new formula which combines the lessons of the past with new technological opportunities within timber construction.


INCLUSIVE HOUSING AND GENEROUS URBAN DESIGN From large-scale urban interventions and quarters, to medium- and small-scale individual homes and rooms, our buildings and cities must, above all, be lastingly attractive, since longevity is the key to sustainability. The design of human habitations is changing continuously – reflecting the changes in contemporary culture. When living arrangements, work routines or family patterns change, this is reflected in the needs and requirements made of the design of the physical environment. More people working at home, more people living alone and greater diversity in cultural values all point to the need for the physical environment to be able to reinforce social interaction, integration and mutual stimuli. This concerns overall planning: the geographical location, traffic systems, etc.; it concerns the design of outdoor areas with regard to variation, together with balance between public and private spaces; and it concerns the design of the local neighbourhood with regard to informal meeting spaces, shared facilities, etc. It also concerns the design of the individual home – with a need for diversity and flexibility and for the development of types of accommodation that are adaptable to widely different living arrangements, family patterns and individualised lifestyles.

Sustainability should thus not be interpreted as forcefully changing habits – but instead as a focus on changing the means to make these habits sustainable, and adapting our design to desirable lifestyles. This includes the reinterpretation of known materials and structures – and we believe that traditional and durable materials, with their emotional importance, should not be abandoned or swept away by changing performance criteria, but instead evolved and integrated into new structures. Whether upgrading monotonous, 1970s prefabricated “crane track” housing estates into more welcoming and sustainable garden city complexes, reinventing rural village typologies, re-thinking high-rise living as a social community, or carving out residential spaces in former industrial sites, the simplicity and human scale of the Scandinavian modern movement remains all-important in our projects, as this selection of our work demonstrates.

RETHINK TALL Three competition-winning designs for Stockholm’s future landmark all aim to support the client’s vision by creating housing for the benefit of the residents, as well as their fellow citizens, using an innovative approach to the interior design of the apartments, the architectonic design of the building itself, and the building as part of its urban context. Designed for Sweden’s largest housing association, HSB, all three designs share the characteristic use of double-layered façades and structures using wood. The consistent idea has been to create a residential complex to accommodate a diversity of people, ranging from students and families with children, to pensioners – as a complex which creates ideal conditions for community spirit and busy modern lifestyles, including a supermarket, café, restaurant, fitness centre and library facilities on site. The different projects therefore also welcome visitors and provide attractive outdoor spaces, as part of the projects’ social sustainability.

The timber-framed complex will be sustainable not only during the construction process and in the choice of materials, but also in terms of the residents’ lifestyle. For example, the proposals include a bicycle and car pool operated by the housing association, and apartments with kitchen interiors specially designed to make recycling easy.

THE CARPENTRY AWARD 2015 The award is given to C.F. Møller, represented by Lone Wiggers and Mads Mandrup, for their work on a planned 34-storey residential building in Stockholm and the dedicated and unbiased public communication of both the Stockholm project and timber’s general potential to make the Danish construction sector more sustainable.


For the Västerbroplan plot in the Marieberg district, C.F. Møller, in collaboration with Dinell Johansson, has drawn up plans for a 34-floor wooden apartment building. The building is designed around a wooden structure with stabilising concrete cores and will serve as a new characteristic landmark and meeting place in the city. T he design of the façades is based on a continuous surrounding double-shell, in the form of a winter-garden zone surrounding the buildings and adding extra flexible living space to the homes. The winter gardens’ exterior glazing shelters the exposed timber structure, and acts as a thermal climate buffer zone, besides passively pre-heating the natural ventilation air intake. A reflective curtain inside the winter garden cavity can be used to reflect solar gain in the summer period, and alternatively reflect heat back to the interior during the winter period.

The flats of tomorrow must present far more than their four walls can encompass. Besides attractive, functional and flexible rooms, a residential complex must offer better quality of life by weaving the lives of residents, the housing association and the town closer together, creating new synergies. Geysir is a new and modern residential tower in Kista, north of Stockholm, which, with its central location, simultaneous will serve as the City’s new meeting place. Geysir will, in terms of both expression and content, become a significant building that will unify residents of Kista and the surrounding urban districts. To relax, the occupants of the tower can choose between a drink on the terrace of the cafĂŠ on the corner or a barbecue at the picnic bench in the courtyard, enjoy the sun in a deck chair on the terrace, walk on their own balcony, socialise in the communal winter garden, or enjoy the view across the river Scheldt from the atrium at the top of the tower.


Fast Company has selected C.F. Møller to be on the list of the 10 most innovative architectural firms in the world, for the ability to combine tall building and new thinking:

C.F. Møller is solving residential skyscrapers’ other weakness: social isolation. For a 24-storey Antwerp tower, the architects grouped apartments in mini-communities of similar residents, such as families and students. Ample communal space, including a communal dining area, balcony space and winter gardens, ensures that people have plenty of reasons to bump into each other.

C.F. Møller has designed a new 24-storey residential tower block in Antwerp’s Nieuw Zuid area. Here, the goal has been to redefine the residential high-rise as a vertical social community. This design proposes to become a sustainable and collective community in which social interaction is enabled and encouraged in numerous ways, without compromising the need for privacy. The proposal includes a large selection of apartments that reach out to a diverse group of inhabitants, from small units suitable for student co-housing, to larger family and life-work types, all grouped into vertical mini-communities. VERTICAL CAMPUS COMMUNITY The design of the Campus Hall at the University of Southern Denmark in Odense is based on a strong community spirit. The 250 student residences are located in three interconnected 15-storey buildings with no front or back. The dorm rooms with individual balconies are located on the outer faces of the three towers, from where they all enjoy views of the countryside without overlooking neighbouring rooms. Moving inwards from the private rooms towards the communal kitchen in the centre, the areas gradually become more and more communal. A shared living room serves as a social meeting place for the small cluster of seven rooms into which all residential units are grouped, and marks the transition to the fully communal kitchen spaces at the centre of each floor, which are shared by all. The top floors of the super low-energy (class 2020) building have spectacular views, and are reserved for communal activities such as study groups, party rooms and green roof terraces. The Campus Hall will be all about community – ranging from the attractive communal facilities and terraces located at the top and bottom of the towers, to the more intimate floorplans where each of the three towers shares a semiprivate study zone, in addition to a central communal space with kitchens, dining area and lounges. Great spaces, quality materials and access to sports and recreational activities in green surroundings will enable students to combine focused studies with social interaction and shared activities.



HUMAN-SCALE URBAN DESIGN

Örnsro Timber Town is a visionary residential quarter in central Örebro that is built in solid timber and focuses on integrating nature into the urban landscape. The new urban quarter comprises several apartment buildings of varying heights. The buildings will be created with solid timber frame structures, and will contribute positively to the overall lifecycle perspective of the project. Timber is a renewable material, with low energy consumption and a limited carbon footprint. The residential buildings in Örnsro Timber Town interact with the urban city park, Ängen (The Meadow), that includes a variety of activities and plazas for social meetings and recreation. The urban city park gives the area an unexpected meeting between city and wild nature. Örnsro Timber Town is going to be an including urban quarter in which the city’s urban and social qualities interact with the park’s organic structures. The proposal vision is to create an exciting place in Örebro, of unique value, with innovative architecture. Örnsro Trästad will be a vibrant quarter and a destination of Örebro. The new residential complex Havneholmen with approximately 400 rental units is located on one of the most attractive sites in the Aarhus Docklands, right on the waterfront towards the Bay of Aarhus. The development is a key element of the new urban area, and consists of a series of tall, slender buildings with characteristic steel girders at the top, as a reference to the classical canal houses with their external hoists, which here serve to support generous balconies. Residents will have direct access to the waterfront promenades, as well as a sheltered green courtyard garden with a carefully considered microclimate. HAVNEHOLMEN, DENMARK [2012-2015]



The Laindon Centre is a mixed-use, regeneration masterplan in Laindon, Essex, which creates new residential neighbourhoods and re-establishes a vibrant retail-led high street. The masterplan reconnects established neighbourhoods by re-imagining Laindon High Road as an active civic space lined with flexible retail spaces, commercial units and cafes. Underused spaces and dilapidated sites will be transformed into new residential neighbourhoods, arranged around landscaped gardens and pedestrian-friendly streets that weave through a network of public spaces. Across the masterplan sites, a mixture of apartments, terraced, semi- and detached housing are cohesively planned to establish diverse new neighbourhoods arranged to overlook richly landscaped green spaces. Alvik Tower is a sculptural housing complex on the waterfront in Bromma, known as a garden city in the Stockholm metropolitan area, with close proximity to Lake Mälaren and several nature reserves. The site forms a transition zone between the city and the landscape, which has inspired the architecture. The development with 151 flats – a fractured block of nine storeys and a landmark 18-storey tower divided into two parts – draws its angles and lines from the steepness and structure of the mountains bordering Lake Mälaren. T he layout provides each residence with generous amounts of daylight and views. At the same time, the meandering footprint of the buildings preserves free areas which are used as squares and public spaces.

The Zenhusen (the Zenhouses) in Stockholm’s Royal Seaport area are situated on a former industrial site right at the border between the city and a nature reserve. The aim of Royal Seaport is to adapt to global climate change, so that by 2030 the district will no longer make use of fossil fuels. In addition to minimising energy consumption, the Zenhouses feature quality materials in the façades, interior and landscape that add a Nordic feel and also age with beauty – inspired by the industrial heritage of the site. Inside, the homes are bright and transparent, featuring double-height living rooms and views of the sea and nature. Furthermore, residents have access to private patios, roof terraces, balconies and a more intimate, planted courtyard. ZENHOUSES, SWEDEN [2010-2015]

The DLG Tower is the final big residential construction project at the central waterfront of Aalborg in the neighborhood Musikhavnskvarteret. The former grain and animal feed silo will contain 18 family apartments, 62 youth apartments and 34 owner-occupied apartments. The aim of the transformation of the Eastern Port is to create an urban quarter that arises from the encounter between the industrial cultural heritage, modern architecture of high quality, and an active urban life. The reconstructed tower has owner-occupied flats with large balconies, and a unique view of the port and fjord. The silo’s body holds public rental and youth residential units. A new urban district is beginning to take shape on an erstwhile industrial plot in Valby, Denmark. Housing units, shops, commercial units and green spaces will soon fill the site, which, from 1882 until the early 1990s, was used to manufacture machinery for the cement industry. The new district is named Valby Maskinfabrik (Valby machine factory) as this is already the popular name for the area. 102 of the district’s new homes alongside commercial and community spaces have been integrated in two reused historic red brick factory buildings, called the foundry and assembly halls – which were originally part of the steel and iron works. Mixed-use regeneration development in Waltham Forest, London, comprised of exclusively affordable housing, public realm design, retail, allotments and new creative workspaces. Backed by the Mayor of London and the GLA, the site will be the first to deliver the Mayor’s 100 per cent affordable housing initiative. The site sits within a particularly rich and diverse existing setting in Waltham Forest. Amongst a variety of shops, sporting facilities and industrial estates, the neighbourhood is notably home to many creative workspaces. Henius house is modern youth housing with emphasis on the social community. Situated on the former Eternit industrial site, now transformed into a new urban district, the six low-energy-class 2015 buildings with 240 homes are oriented to give residents the best possible light and views of the area. Optimising the circulation and gross areas of the complex has successfully provided funds to upgrade the shared facilities: The buildings offer both shared kitchen facilities and communal rooms on various floors, communal fitness facilities, an Internet cafĂŠ and workshops, as well as outdoor areas designed for sports, exercise, healthy living and social interaction. The roofs are used for a ball court and various roof terraces, and the communal facilities are highlighted with colours, graphics and scenographic lighting to emphasise their importance in the complex. LEARNING FROM LONDON

T he new area of dense apartment buildings creates 2,800 sustainable new city dwellings, as well as shops, restaurants and parks at street level. C.F. Møller was chosen for the project – from a total of 434 international companies in the initial design competition – to design one of the initial 11 residential developments.

C.F. Møller’s design for the 2012 Olympic Athletes Village is located in a prominent position and forms a gateway to the Village. The Sustainable Homes Level 4 development takes its inspiration from several of London’s successful urban features and streetscapes, and the design uses variations in scale and height to create a visual identity for the four interlinking apartment buildings with 185 homes, while at the same time ensuring good daylight for all units. The design of 42 homes adopts the scale and rhythm of the surrounding terraces, using bay windows and brick and render. Regular entrances into ground floor units help to animate the street. Each unit has an amenity space – as either a private terrace or garden. A communal roof terrace provides additional amenity space for the residents. A children’s play area is provided at the southern apex of the site. The building has been designed to Code for Sustainable Homes Level 4, and all units are designed to comply with Lifetime Homes and the Mayor’s London Housing Design Guide standards. The Elmwood Court housing is built on an under-utilised car park within an existing Peabody Estate. The project provides affordable apartments for local residents and re-creates the original Victorian line of the street. The calm, understated façades are of light brick – a material found abundantly within the local vernacular. Most units are double aspect, with large inset balconies and full-height windows. The building has been designed to Code for Sustainable Homes Level 4 and the units are 100% Lifetime Homes compliant. ELMWOOD COURT, LONDON [2013-2015]

IN HARMONY WITH THE HISTORIC BLOCK

Østerbrogade 105 is a new residential property set among historical town houses in one of Copenhagen’s most desirable areas. The building’s unique façade composition tells a modern story of variation and sculptural form, taking its cue from the rich detail of the neighbouring properties. The reddish-brown façades of recycled brick and the modernistic bays link the building with the neighbourhood. The bays, clad in copper and glass, are set like eyes upon the façade. They offer a space where residents can step out and look far down the street, as well as drawing natural light deep into the apartments. The dense brickwork which rounds off and concludes the block stretches for its entire length above a light glass wall which adorns the tall ground floor. The contrast of the heavy surface floating above the light, tall glass façade gives the building a touch of modernity and an unexpected base. ØSTERBROGADE 105, DENMARK [2004-2006]

Located in the Greenwich Peninsula – London’s largest regeneration project – and within walking distance from the O2 Arena – M0115 is a residential development that comprises a mix of Private, Intermediate and Social for Rent tenures. In total, 56% of the homes are Affordable. The mass is formed of two 10-storey buildings flanking a raised landscaped podium at first-floor level and two smaller terraces of family housing, ensuring a continuation of the “book-end” theme established on the adjacent plots. The building is designed to Code for Sustainable Homes Level 4, featuring green roofs and connection to the peninsula-wide district heating network. C.F. Møller Architects has reinvented the way to use pre-fab brick facing – as can be seen in this multi-storey building in Frederiksberg. Façades made up of prefabricated elements are usually dominated by visible joints, which form a monotonous structure connecting the prefabricated parts. To do away with this monotony, C.F. Møller Architects has developed a new type of concrete panel in which the bricks of the facing vary in depth. This creates a play of displacements which hides the joint lines, giving a façade pattern which is in harmony with the brick patterns of the historic Frederiksberg properties. Nordlyset (Northern Lights) is a sculptural residential block with an expressive façade, located in the new urban quarter around Amerika Plads in Copenhagen. The development takes the form of a white-plastered block surrounding an interior outdoor courtyard. The façade line is broken to the north and south, giving the building an organic expression, while the bright and homely apartments enjoy a view of the Sound. The details emphasise the overall expression, with coloured glass panels in a bright striped pattern, designed in collaboration with the visual artist Ruth Campau. The very ambitious competition brief by the Rothschild Foundation calls for a design approach that will set a new benchmark for residential development in the UK.

C.F. Møller has designed two new residential housing areas in Waddesdon, a rural English village of 2,000 inhabitants, which is just over an hour’s drive from London. Responding to an ambitious brief, the project creates an organic extension to the village that offers a variety of high-quality sustainable homes. The design strategy of the project is to create a central park, bringing the natural environment into the heart of the new housing districts and managing water and biodiversity. The open gardens and terraces in front of the houses clearly reflect a desire to create residential housing that is more open than traditional English homes with enclosed gardens. NEW RURAL LIVING


Rungsted Sundpark is a housing project on a coastal site north of Copenhagen. The 15 rental units are designed as a combination of low-rise terraced houses and single-family homes. The buildings are laid out in a slightly angular scheme, arranged around a central square, which allows the water to be visible from all parts of the complex. The architecture is calm and timeless, with a restrained palette of distinctive elements to give the buildings character, particularly the large bay windows which form “eyes� towards the water. The housing project in Sküde, south of Aarhus, consists of 83 dwellings situated on a hillside, sitting alongside a valley in the open grazing land. The dwellings are organised in three east-west oriented housing chains that accentuate the existing slope of the landscape and simultaneously, in a natural terrace structure, take advantage of the existing views and solar orientation of the site. The dwellings, each two storeys high, have bright, lime-washed masonry façades. Together with the standingseam zinc roofs they help to create a warm overall expression defined by the contrast between the masonry surface and the smooth, clear zinc roofs. RURAL HIGH-RISE Many towns in Denmark have centrally located industrial silos. Most of these are no longer in use, but continue to visually dominate the local skyline. This is also the case in the town of Løgten north of Aarhus, where the former silo complex has been transformed into 21 unique high-quality residences. The actual silo contains staircases and lifts, and provides the base of a communal roof terrace. Around the tower, the apartments are built up on a steel structure in eye-catching forms which protrude out into the light and the landscape – a bit like Lego bricks. This unusual structure, with its protrusions and displacements, provides all of the apartments with two, three or even four aspects, large terraces and a view of the Bay of Aarhus. ON THE EDGE OF NATURE Villa R is located at the edge of a forest near Aarhus. To create a home that brings the forest into the rooms through large glass panels – creating an ever-changing seasonal backdrop for the interior living spaces – it is positioned as close to the trees as possible. The aim was also to create a child-friendly house with dedicated areas for play – and to combine this with the challenges inherent in the local regulations which limit the height to only one storey, occupying less than 20 per cent of the site area. The solution was a partially underground parterre floor which serves as the building’s base, with children’s rooms, playrooms and access to an outdoor patio. The upper part, covered with dark weathered zinc, seems to hover above this base. It contains living rooms with multiple aspects, facing the forest and treetops on one side, and receiving plenty of daylight from the other – and with access to a raised south-facing wooden terrace with sitting steps. SCANDINAVIAN LIGHT This development, which encompasses a total of 20 homes, is located in the heart of the historical town of Haderslev. To the south, the site terraces down towards the stream of Møllestrømmen, thereby providing an ideal location to create good housing conditions in direct and attractive contact with both the town and the water. The project takes the form of an urban development which corresponds to the medieval structure of Haderslev town centre: a densely built-up town with small squares and intimate, lively urban spaces. The Duemosepark terraced housing is grouped in small communities which share a communal green that reveals the rising terrain and opens the view across the landscape. The 128 individual homes are accessed via patios or terraces as part of the private outdoor spaces. The clusters of buildings are nestled into the green terrain in an organic way to form a village-like setting in harmony with the natural landscape. A small-housing development, eight houses in total, makes up this complex situated at the edge of Oslo’s suburbs and city centre. All homes have multiple aspects, with panoramic windows and skylights. The layouts are flexible, with rooms that can serve many purposes. The atrium houses feature a small, double-height interior glazed courtyard. FROM CRANE TRACK ESTATES TO GARDEN CITIES

The residential estate Magisterparken from 1964 faced the same challenges as many similar estates: structural damage, a lack of insulation and generally outdated and less attractive homes. The tall, 13-storey residential building and the adjacent nine 3-storey wings’ concrete carcass is therefore being renovated, while also combining some flats into larger units, reducing the total number of homes from 169 to 120, including fully accessible homes. The new façades offer more daylight, views and a more varied expression, and the tall block will have a more unique profile, as the two top floors’ balconies extend beyond one side of the building, creating special “penthouse flats”. Several flats are being merged vertically, resulting in new and strikingly modern layouts. The outdoor areas have been upgraded with new vegetation, activities and recreational areas, while the buildings’ ground floors have been opened up, with access to terraces and small gardens. Since 2003, Varbergparken, a social housing area with 508 homes in 15 blocks built between 1970-1980, has been undergoing a metamorphosis based on a multi-tiered strategy. The regeneration master plan focuses on changing the social mix of tenants, renovating and updating the homes, and creating new and accessible outdoor spaces, a new, extrovert traffic infrastructure and access to public transport, as well as renewed energy systems and the introduction of new workplaces in the neighbourhood. Varbergparken is beautifully situated in hilly terrain. Rather than replacing the uniform design expression of one period with a contemporary version of the same, the focus of the project is to introduce variation and diversity to the area by applying different strategies to each stage of the conversion of the individual blocks. The new overall concept for the area includes improvements to the green outdoor environment and future-proofing of all the apartments in terms of their architecture and sustainability. In addition to the overall re-development strategy, C.F. Møller has already been responsible for transforming several blocks into accessible low-energy homes, a new health centre and a senile dementia centre, bringing 300 new jobs to the area, as well as designing new playgrounds, gardens and landscape spaces. Current works include converting a number of blocks into free-standing housing with views in all directions, which will open new pathways through the landscape. The conversion and renovation of 370 homes transforms the monotonous, 1977-prefabricated “crane track” estate of the Himmerland Housing Association into a welcoming and sustainable garden city complex. The new timber-clad façades feature large windows, French balconies and bay windows, filling the homes with light and a pleasant outlook. Some homes are combined into larger flats, while others are being expanded upwards as modern, two-storey roof-top flats with open spaces and full-height glazing. The 1970s estate is thus being transformed into a contemporary, family-friendly cluster of townhouses. Ground floor apartments are fully accessible life-time homes, featuring small private gardens and a carport. As part of the overall sustainability strategy, the new cladding and roof-top flats are designed as pre-fabricated units which are simply hoisted into place. A shared activity building, which meets the strict requirements of the Danish low-energy-class 2020, will be a natural gathering point for all of Himmerland Housing Association’s residents in the area. Kajstaden is a central residential neighborhood near the water in the Öster Mälarstrand area of Västerås. The new neighbourhood is designed as a city block and is a natural extension of Västerås city centre. The housing being constructed is comprised of 99 flats. The neighborhood includes amongst other things a 9-storey apartment building constructed with a frame made entirely of massive wood. The load bearing walls, beams and elevator/stairwell shafts have been built with cross-laminated wood. With renewable and sustainable timber construction, the quarter manages to have a positive impact on the environment and in time the overall life-cycle perspective. Research shows clear health benefits and qualities for people living in homes with wooden frames. Kajstaden is one of the tallest buildings in Sweden with a solid wood frame and the ongoing construction process clearly shows the advantages of building with modern wood technology. Frederiks Plads is a new, green urban plaza in the centre of Aarhus– named after the vibrant Frederiksbjerg quarter, to which it will bring even more life. With this new, verdant oasis as a linchpin, the area will open itself up to the city, with streets criss-crossing each other and cafÊ and shopping life at street level, offering a market atmosphere in summer and a skating rink in winter. The new urban plaza is surrounded by a mix of residential and commercial buildings whose heights have been closely aligned with those of the surrounding city. In between lies a series of terraced residential houses with either a balcony or roof terrace, the rising forms of which maximise sunlight incidence in the apartments and present the best possible views of the bay and woodlands. SOLKLINT, DENMARK [1974]


Vestersøhus was built in two phases in 1935 and 1939. The balcony was one of the 1930s’ main improvements in housing standards, and Vestersøhus shows a masterful integration and interlacing of balconies and bay windows. Instead of attaching the balcony to the outside of the building, it is instead recessed to give a wider and more useable space, at the same time providing a large glazed corner window to the living room. The two top floors of the building have wider balconies spanning two bays, to create roof terraces. Altogether this creates a rhythmical, varied composition which modulates the almost 500 metres of façade and gives the entire block a sculptural appearance. VESTERSØHUS, DENMARK [1935-1939]
