A LANDMARK DEVELOPMENT IN THE NEW DEVELOPMENT AREA OF LINGANG, SHANGHAI.
Dishui Lake Convention Centre is located in Lingang, a major new development area of Shanghai, overlooking its distinctive circular lake. An innovative and flexible mixed-use scheme combines state-of-the-art conference facilities with grade 5A offices, a 5-Star hotel and complementary commercial amenities. Distinctive twin-tower forms and a modular horizontal podium create a striking centrepiece for the new development. Sustainability is at the core of the design, maximising energy efficiency and eliminating water waste. Chapman Taylor proposed the architectural concept for this international conference centre.

PROMINENT CLASS A OFFICE SPACE FACING THE CASPIAN SEA. Port Baku Tower is a high-rise office complex on the Bay of Baku, with two towers providing 14 and 32 storeys of office and retail space. Designed for Pasha Construction, the office tower has housed Pasha’s corporate headquarters since 2011. The 120-metre-tall building provides state-of-the-art office space, a large spa, indoor and outdoor swimming pools and sports amenities. Chapman Taylor took the project from concept to delivery, setting a new standard for office space in Azerbaijan.

FLEXIBLE CLASS A OFFICE SPACE TARGETED AT THE IT AND FINANCIAL SERVICES SECTORS. Oregon Park provides sustainable offices designed to meet the needs of the target tenants while being flexible and adaptable to accommodate future workplace trends. All three buildings in the complex were designed with a particular focus on low energy consumption. The development is rated BREEAM Excellent for sustainability.

24,000m² of office space, and is home for Deloitte, Kambi, Viavi, Euler Hermes, Medicover and others. Oracle has taken additional space within Building C, and is joined by Philips and other major players in the digital industries.
The impressive entrances to the buildings are formed by full-height atriums with bridge access to the Class A office units. The interior design for all common areas was undertaken by Chapman Taylor, while individual tenants have fitted out their spaces to meet their specific workplace needs and brand values.
The ground floor areas include restaurants, cafés and convenience retail for the use of office occupiers and visitors alike, and each building has its own secure basement car parking. Great emphasis was placed on creating an attractive environment – the landscaping includes retained mature trees, extensive planting with relaxation zones, glazed canopies with covered seating and an art piece by British sculptor Colin Spofforth.
Building A provides 20,000m² of offices, and is fully occupied by the US IT giant, Oracle. Building B delivered a further

EXPO BUSINESS PARK BUCHAREST, ROMANIA
HIGH-QUALITY AND SUSTAINABLE OFFICES IN BUCHAREST. EXPO Business Park comprises three self-contained office buildings located over a shared two-level basement parking structure. Retail units complement the office provision to help create an active ground-level environment. The urban scale represents a transitional zone between low-level residential villas to the south and east and the larger-scale buildings in the RomExpo area and the City Gate Towers. Chapman Taylor’s Prague studio has provided the design for EXPO Business Park, targeting a sustainability rating of BREEAM Excellent through innovative building systems and renewable energy sources.

NOI TECHPARK BOLZANO, ITALY
AN INNOVATIVE SCIENCE AND TECHNOLOGY PARK WITH AN INDUSTRIAL HERITAGE.
The NOI (Nature of Innovation) Technology Park development in south Bolzano involves the refurbishment of existing industrial buildings and the construction of a new building, called the ‘Black Monolith’, which creates an architectural bridge between the existing rationalist factory structures. The new complex is designed to house a wide range of innovation companies, research institutions and training centres. Chapman Taylor’s Milan studio conceived and designed the new technology park in collaboration with Studio CL&AA. The project has LEED ND Gold sustainability certification.

A BREEAM EXCELLENT WORKSPACE FOR DIGITAL MEDIA AND CREATIVE INDUSTRIES.
MediaCityUK Tomorrow is a sustainable, low-energy, mixed-use building which provides flexible office space for the digital media, technology and creative industries. Provided with world-class connectivity (awarded Wired ‘Platinum’ rating), the building is flexible and responsive to the changing needs of occupiers, while providing a fun working environment.

Chapman Taylor, as Design and Delivery Architect, used the latest 3D BIM technology to develop the design and integrate the structure, services and specialist elements into the building, delivering a fully co-ordinated design. The scheme is sustainable and energy-efficient, achieving BREEAM Excellent ratings. Tomorrow won ‘Best Workplace’ at the 2017 Northern Regional BCO awards.

DESIGN INSPIRED BY THE NORTH-WEST’S INDUSTRIAL WATERWAY HERITAGE. The interior design concept for ISG’s headquarters adopts an urban loft theme, using materials which evoke the northern waterways connecting Manchester and Liverpool to bring a sense of life and connection to the long and narrow floor plate. Our plan was carefully designed to provide an efficient floorplan which would maximise integration of the design concept with the client’s vision and operational requirements. The building is also naturally lit and ventilated.

A CONTEMPORARY OFFICE ENVIRONMENT FOR A LEADING UK HEALTHCARE BRAND.
Chapman Taylor’s concept design for this office building was chosen following a competitive process to select a scheme for a new regional headquarters for Bupa. Occupying a prominent waterside location and adjacent to the awardwinning MediaCityUK, the building is the largest single-occupancy building in Manchester.
Initially appointed by Morgan Sindall to design the CAT A fit-out, Chapman Taylor’s scope was increased to include the delivery of the CAT B interior fit-out, designed by ID:SR, allowing for an earlier completion date. The whole scheme has been designed using 3D BIM technology, creating a fully collaborative design process from concept through to completion. MANNCHESTER GOODS YARD MANCHESTER, UK
THE FOCUS OF MANCHESTER’S NEWEST MEDIA TECHNOLOGY HUB. Manchester Goods Yard and No 1 Grape Street form part of Allied London’s St. John’s development in Manchester city centre. The design provides 29,000m2 of workspace, 3,000m2 of retail / commercial use and 2,600m2 of independent work studio space across four inter-linked building blocks. The scheme includes a 20,000m2 global transport hub for anchor tenant Booking.com – the second-largest office building in their worldwide portfolio – which will house the company’s base for ground transport products (which includes the Rentalcars.com brand). Drawing on the input of staff members, the design will create an enjoyable, state-of-the-art headquarters building for the digital technology giant, and will provide a benchmark for highquality workspace in the city.
Manchester Goods Yard will become the fulcrum of Enterprise City at St. John’s, a new media technology hub which will be home for a mix of start-up and multi-corporation creative industries. The ultra-modern, flexible workspaces will be supplemented by a mix of café bars, restaurants and leisure facilities, with the aim of creating a vibrant neighbourhood in which to live, work, shop and play. Chapman Taylor is delivering this city centre project, for which full planning permission was granted in December 2018. It is expected that the new £100m Booking.com Manchester headquarters building, which will be capable of accommodating up to 3,000 people, will be completed in 2021.

A LANDMARK RETAIL AND OFFICE SCHEME ON THE ROYAL ROUTE IN WARSAW. Ethos is new 19,500m² retail and office scheme on the historic Royal Route in Warsaw. The luxury street level retail space includes an internal mezzanine and an eight-metre-high glazed frontage onto Three Crosses Square, with the aim of becoming

Warsaw’s first truly high-end fashion and retail destination. Sustainability and energy efficiency are central to the design, with a target in all the design and construction work of achieving the BREEAM Excellent rating.
Chapman Taylor provided turn-key architectural services relating to the retail, workplace and public space elements, remodelling and extending the building in conjunction with Maas Projekt.

AIRPORT CITY
DÜSSELDORF, GERMANY
NEXT GENERATION OFFICE ACCOMMODATION. Chapman Taylor designed three office buildings as part of the Airport City complex adjacent to Düsseldorf Airport. The first of these, completed in 2009, is AirGate, containing seven floors of office space incorporating two fully glazed, three-storey glass atrium spaces. In addition, an innovative heating and cooling system was built into the building’s concrete frame.

AirPark, completed in 2015, has six floors of office space located next to an idyllic park and within walking distance of the airport terminal. Also opened in 2015 was AirView, a seven-storey office building designed with employee comfort in mind. The building is tripleglazed and incorporates state-of-theart heating and cooling systems.
Chapman Taylor was responsible for the design of the three office buildings – at AirGate in conjunction with AIP Consulting Düsseldorf, and at AirPark and AirView in association with AIP Planungs GmbH.

A LANDMARK PROJECT FOR WORLD-FAMOUS WENCESLAS SQUARE.
This project provides seven floors of prestigious office space, three levels of flagship retail and two basement levels of parking on an important corner site on Wenceslas Square. Designed and developed to respect the urban, historical and social significance of such a prominent location, the building incorporates crafted features by leading Czech glass artists in the
tradition of the existing palaces on Wenceslas Square. The 3D facade system is a first for the Czech Republic. The project is also sustainable and energy-efficient, using intelligent, integrated building technical systems. Chapman Taylor’s Prague studio designed this high-profile office and retail development.

WINNER OF THE PRESTIGIOUS INTERNATIONAL PROPERTY AWARD FOR BEST OFFICE ARCHITECTURE IN THE ASIA-PACIFIC REGION.
This award-winning new home for the Bestech group is designed in an abstracted form of an unfolded lotus flower. With sustainability at the heart of design principles, the scheme is to be awarded Platinum LEED certification.

The concept design was produced in Chapman Taylor’s London studio, and the later stages to completion were undertaken by the New Delhi studio. The building won the prestigious 2015 International Property Award for Best Office Architecture in the Asia-Pacific region.

BREEAM EXCELLENT, CLASS A OFFICE SPACE IN BUCHAREST CITY CENTRE. The Mark is a Class A office scheme in the north-west corner of Bucharest city centre, close to the main railway station, Gara de Nord. Comprising two buildings, the complex contains a 15-storey tower and a six-floor podium, with a total of 28,000m² above ground and 12,500m² of underground space including car parking. The offices are rated BREEAM Excellent for sustainability. Chapman Taylor is Lead Designer on this project, involved from concept development through to tender. It also acts as Design Consultant on behalf of the client in relation to the site monitoring and design specification clarification.

LOS CUBOS MADRID, SPAIN
RENOVATION OF A LANDMARK OFFICE BUILDING. Los Cubos’s refurbishment adds fresh character to a 1970s office building while retaining the distinctive ‘cubic’ theme of the original building. The building contains nine floors of office space, totalling 32,000m², and sits next to the busy M30 motorway. Chapman Taylor’s Madrid studio won a competition to refurbish Los Cubos in 2015, with planning approval achieved in 2017.

PLAZA Grafinger Strasse will be the central development in a new district in Munich, on a former industrial site within the inner ring. Shopping occupies most of the ground floor, while separate buildings with various functions complete the block perimeter on the upper levels. The individual buildings are occupied by a hotel, extendedstay apartments, offices and a fitness and sports medicine building, over which a climbing centre cantilevers. Chapman Taylor’s Düsseldorf studio designed this central focus of the area’s regeneration. The new zoning plan for the Werksviertel district was approved by the City of Munich, with construction commencing in 2017.

Edificio Arista is an office development of 45,000m² in a prime position just opposite Chapman Taylor’s H2Ocio shopping and leisure park. These eco-friendly offices are arranged around a central square softened with water features and trees which complement the dynamic built forms. The design of elevations is determined by their orientation to control solar gain. The office accommodation is flexible and can be sub-divided into a series of configurations from 150m² to 5,000m². The district of Calea Floreasca, where the building is situated, is developing into a modern upscale business district. The Chapman Taylor-designed building is divided into two separate parts, each with its own entrance and reception, as well as a full-height atrium, circulation and amenity core. The Floreasca development has an efficient floorplate that is suitable for multiple or single tenant occupancy. Parking is provided on three basement levels.

A 745,000m² mixed-use urban project in the heart of Bucharest which reconfigures the remnants of a large public building from the Communist era. Centred on a highvalue destination retail and leisure experience of 120,000m² over four levels, the project also comprises three office towers, the highest being 145m tall, as well as a 350-room, 5-Star hotel and an apartment hotel of 120 rooms. The main building provides additional office space, a full-scale convention and exhibition centre, a fantasy park, a spa and fitness centre, a casino and restaurants. The office space

Located on the 20th floor of Bangkok’s prestigious Gaysorn Tower, this new and bespoke office space overlooks the city’s famous CentralWorld shopping complex. It provides a distinctive address in the city for this leading international property investment, management and development group. The design for the space combines elegance and simplicity, using clean lines, symmetry and geometric shapes to bring a minimalist touch. The calm colour palette incorporates natural materials and textures. The full-height glazing uses gradient patterns which allow natural light to penetrate to all areas, enhancing the wellbeing of occupants and to help create a more relaxed working atmosphere. The use of partitions has been reduced to the minimum to provide transparency across the office and to encourage movement and collaboration.
The pantry area is seamlessly integrated as an office social bar, with a white marble cube island framing the space and high chairs encouraging informal gatherings. The additional headroom available on the 20th floor also allows the use of oversized fullheight monumental doors, creating a distinctive focal point in the office. A planted green wall is integrated into the outdoor terrace, providing a connection with nature and complementing the stunning views over the Thai capital. HIGH-TECH OFFICE SPACE WITH ACTIVE STREET FRONTAGE IN BUCHAREST. The Fabrica de Paine office development will be located in Bucharest’s 1st District, in the north of the city – a high-density residential area. The 78,400m2 GBA project will comprise two separate and self-contained, eight-floor office buildings set over a shared two-level basement parking structure. The buildings will be set in a beautiful landscaped environment designed to create semipublic spaces of human scale with an attractive and relaxing atmosphere. The buildings will have U-shaped floorplans, with centrally positioned, double-height entrance lobbies facing the common landscaped zone between the two buildings. The floorplates are flexible and will be capable of easy sub-division to allow for multiple tenancies, with the ability to create four tenancies per floor, if required. In-house amenities such as restaurants, retail units and a gym, will provide a convenient service for the everyday needs of office staff and local residents while creating an active frontage and a more vibrant streetscape.
The development will target a BREEAM Excellent rating for sustainability – it will be energy-efficient and have a low carbon footprint, reducing running costs and maintenance charges, and will be built using recycled and responsibly sourced materials wherever possible. High-quality landscaping and well-lit parking garages will ensure a welcoming and safe environment for all users. Chapman Taylor designed this highspecification and sustainable new office development on behalf of Portland Trust.

FLEXIBLE AND FUTUREPROOFED OFFICE DESIGN. Chapman Taylor’s redesign transforms a 20-year-old office building in the Huangpu district, used as the headquarters of the Chinese pharmaceutical giant Shangyao. The 11,300m² GFA development stands immediately adjacent to Xintiandi, Shanghai’s upscale pedestrianised shopping, eating and entertainment area. The development consists of a number of different functions, including offices, conference rooms, a restaurant, a gym and associated business facilities. Outdoor terraces and a roof garden provide excellent views and leisure opportunities.

HIGH-TECH OFFICES COMPLEMENTED BY A FOOD COURT AND RELAXING GREEN SPACE.
Orbit Towers provides over 102,000m² GLA of office space for IT workers, with a food court and business centre on the ground floor. 20 high-speed lifts are provided, with separate lifts and escalators between ground level and the basement car park for security purposes. The car park provides 1,500 spaces over four basement levels.
Pre-cast construction technology is being used to create the aboveground building, while the basement levels are being built conventional construction methods. The buildings are complemented by one acre of green space in which the office workers can relax and enjoy the outdoors.
The landscaped area will incorporate an amphitheatre and water features. Chapman Taylor is responsible for developing the masterplan and architectural concept for Orbit Towers. Our scope also includes interior design, landscaping and detailed design of the whole project on behalf of Aurobindo Realty & Infrastructure, Hyderabad. The development is set to complete in 2021.
