Aurora on the Trail Aurora on the Trail is a prosperous redevelopment of 15 acres of brownfield land - previously consisting of unused office park buildings, parking lots, and a pond - into attractive, vital housing. The multifamily community in Orlando, Florida, is comprised of 357 units spread across eleven 3- and 4-story buildings. The building mix at Aurora on the Trail was thoughtfully developed to provide a wide range of unit configurations. Bexley Round Rock Bexley Round Rock is situated in a prime location for commuters to Austin, Texas. The multifamily development is a for-rent community of 330 units across three main types: traditional multifamily, carriage units, and townhouses. Project amenities include a stand-alone clubhouse and dedicated fitness center surrounding a pool, a dog wash station, and private fenced yards for select ground-floor units. Ancillary structures associated with the community include a trash compactor and recycling enclosure, a maintenance building, a separate mail/ parcel pavilion, and myriad carports and garages. The architectural style of the community focuses on a modern interpretation of upscale country living with a focus on

the palette of the surrounding landscape. These modern units range from one- to three-bedrooms with some having dedicated parking options and others having private fenced yards. While not every unit has an enlarged fenced-in space, each dwelling unit has been carefully designed to incorporate the outdoors and has exterior space. The development offers first-class features and resort-style living close to the waters of Trinity Bay. Among Livano’s many enriching amenities, tenants have access to a stand-alone designer clubhouse with an entertainment kitchen, resort-style pool and deck, stand-alone fitness building, community workspaces, and a pet center and dog park. Ancillary structures associated with the community include a trash compactor enclosure and maintenance building.

Residents at Livano Kemah have options ranging from oneto three-bedroom units, and while the majority of parking is surface parked, there are for-rent tuck-under garages at the multifamily buildings as well as dedicated garages associated with the available townhouses. Jefferson Lake Howell Jefferson Lake Howell aimed for an elevated level of elegance and vision from the beginning. The 384-unit multifamily community draws conceptual inspiration from diverse sources to deliver a truly unique and luxurious living experience for young professionals and families. To avoid repetitive buildings with the same appearance, units were arranged in multiple configurations to stimulate visual interest. As a result, tenants are provided with a variety of choices, with the benefit of increased breezeway ventilation.

Lakewalk at Hamlin Lakewalk at Hamlin is part of a master-planned town center in Horizons West, on Orlando’s western beltway. A mixture of 2and 3-story buildings creates a village experience by maintaining porous edges, allowing residents to walk to neighboring mixed-use components, including grocery store options, retail, and a cineplex. As a luxury multifamily development, Lakewalk at Hamlin is walkable and environmentally sensitive, while being beautiful, functional, and economically viable. One design challenge was finding a way to direct stormwater to the adjacent lake in an unobtrusive way. Our solution involved creating rock-filled drainage channels that accommodate the water management needs by flowing under en-

trance walkway footbridges. This creative problem-solving produced an added benefit: unique entranceways into the ground-floor units that reinforce a more personal and attractive look to the buildings’ ground floor. Lakewalk is one of several CBA-designed developments in the 900-acre Hamlin community. We pay homage to the region’s agricultural heritage by utilizing thematic storytelling elements that set each project apart. In the case of Lakewalk, the clubhouse design takes inspiration from citrus packing plants, where you’ll find exposed wood construction and aged industrial metal beams that harken back to an important era in Florida’s history.

The Lodge at Hamlin The Lodge at Hamlin is a new community on the edge of Hamlin Town Center within Horizon West, an unincorporated part of Orange County, Florida. The Lodge is situated on the banks of Lake Hartley, and was planned to maximize its natural vistas. The Lodge is designed for the mature and established, perhaps looking to downsize, but without sacrificing comfort. The lodge is amenity-rich, beautiful, and draws upon a timeless nostalgia for the old outdoors. Its varied building shapes and massing give it its quaint village feel, while the architecture and textures were inspired by the

hand-built vision that gave rise to its name. The Lodge is particularly unique for its variety of unit types, ranging from 700 square foot one-bedroom units to 2-story two-bedroom units offering 1,600 square feet. Some units even have tubs within a larger shower, creating a luxurious space to unwind. Most units have plenty of space for a dining table, and many have discreet dining roomlets and large balconies with beautiful views of the surrounding wilderness. The Lodge was the recipient of the 2022 Silver Aurora Award for Best Multifamily Housing Community up to 4 Stories For Rent.

Tapestry Park Tapestry Park is an urban village concept that combines traditional yet chic apartments and townhomes interlaced with boutique shops, office spaces, retail services, and popular eateries. A key part of this project’s success is its infusion of Tattersall Tapestry Park throughout all aspects of the design. Tapestry Park occupies 18 acres and has been sculpted into a mixed-use village that blends the lifestyle of Northern Florida with a European influence. The village has 40,000 square feet of retail and restaurants with 16,000 square feet of office space. Finally, a 96-room business traveler boutique hotel sits at the end of Main Street, along the lake. Residents can choose between the 52 townhomes mixed over and around

the retail, or the 274 apartments with views of the lake or courtyards. Tattersall at Tapestry Park is a 4-story for-rent community within the larger Tapestry Park urban village concept. The 4-story parking garage is fully naturally ventilated, with 20% of the exterior fully exposed with architectural design aesthetics and 80% facing a mix of single- and double-loaded corridors. This beautiful, forward-thinking project was the recipient of the 2014 Grand Aurora Award for Best Mixed-Use Under 100 acres.

Talison Row Talison Row on Daniel Island in Charleston, South Carolina presented several unique circumstances that created an exciting and rewarding design process. The site is located within the 100-year flood plain adjacent to the historical city and tidal rivers, so we designed Talison Row as a podium structure. This allowed us to shelter vehicles within the flood plain, while simultaneously raising the buildings and mechanical equipment. The podium typology enabled us to meet our density goals and provided interstitial spaces that became wonderful pocket parks, courtyards, and community gardens.

Geologically, Charleston is a seismically active region that requires specific design countermeasures. Talison Row utilizes stone columns and earthquake drains, which dissipate pore pressure during seismic events. Finally, the City of Charleston maintains development guidelines, along with an architectural appearance board that reviews new designs. In order to ensure Talison Row would complement its neighbors, we worked diligently to create a Low Country-style community that met the city’s exacting standards. The result is an architectural expression that feels like a village, with units that take advantage of spectacular views of the tidal Cooper River and Downtown Charleston.

The Livano Uptown The Livano Uptown is a 292-unit multifamily community in the Southwest corner of the lower Hillsborough nature preserve near Tampa, Florida. The Livano Uptown offers a scenic lifestyle in the energetic center of the New Tampa area. The property consists of seven 3-story apartment buildings and seven 2-story carriage buildings. There are two distinct apartment building types. Parking is distributed throughout the development as surface parking, along with private garages located in the carriage buildings and select 3-story buildings, as well as in two garage structures.

The property is comprised of five apartment buildings at 4 stories each, with a mix consisting of 1-, 2-, and 3-bedroom units. Parking is distributed throughout the development as surface parking. With an emphasis on supporting the active lifestyle of its residents, Marea was designed to maximize its amenity package and take advantage of its South Florida Gulf Coast location. The site’s easy access to Downtown Naples dining, beaches, and shopping provides plenty of opportunities for entertainment and activity.

Ridgelake Ridgelake is a multifamily apartment community in Sarasota, Florida consisting of 15 three-story apartment buildings, a single story standalone clubhouse leasing center, a maintenance building, a mail kiosk, and a trash/recycling compactor. The unit mix is 120 one-bedroom, 151 two-bedroom, and 58 three-bedroom units with 15 distinct unit types, along with two- and three-bedroom townhomes. Parking is distributed throughout the project with 106 spaces incorporated into the apartment buildings. All buildings meet Energy Star 75 and NGBS requirements. The arched ceiling at Ridgelake is worth a detailed look. Our goal was to create a spacious, open ambiance as guests en-

ter the lobby, and the structural design to make it work was an exciting and rewarding challenge. We were able to achieve a true barrel vault both inside and outside, with laminated beams that produce the shape. It’s an engineering feat that resulted in a truly unique and fresh front entrance that defines the building’s architecture. The architecture draws inspiration from white farmhouse brick and detailed siding, with a strong emphasis on creating stylish, timeless buildings. Careful attention was paid to the textural design of spaces, blending natural and built materials like brick, wood, and rock with modern design features. Attractive living spaces and interiors create a community that students truly want to live in. To facilitate a life of enrichment, striking the proper balance of academic, social, and relaxation needs was a high priority. Ample study spaces are mixed with a technology café and

The project encompasses 208 units with 745 beds, with parking provided by a 7-story access-controlled garage. The wide variety of luxurious amenities include a large pool deck with cabanas, sand volleyball court, and outdoor lounge. The state-of-the-art fitness center features meditation and yoga studios, tanning salons, and a spa with steam room and sauna. Students have access to a co-working lounge, executive business space, private study and conference rooms,

and a 10,492 sq. ft. clubhouse. NxNW NxNW is an eco-friendly Student Housing project within walking distance to Florida State University. The community’s 219 units and 679 beds make it a valuable component of the surrounding urban fabric. It was very important that the scale and placement of the buildings were respectful and fit into the neighborhood’s architectural character and lifestyle atmosphere. Adhering to the city’s urban planning criteria was crucial, and locating the buildings along the perimeter of Basin Street was a key part of the project’s success. Incorporating an existing 15 to 25-foot deep retention pond into the master plan was another challenge, with the goal of integrating it as a positive

VIEW AERIAL VIDEO quality for the community. With careful planning and thoughtful detail, it was transformed into a 1.6-acre water feature. The close collaboration of our design team with the owner and contractors led to the project earning the National Green Building Standard Bronze certification for creating an eco-friendly community. In addition, NxNW was honored with the 2012 Student Housing Project of the Year award from Multifamily Executive Magazine, and the award for 2012 Best Amenity Design – United States from the Student Housing Business Innovator Awards.
