The Row The Row is an off-campus student housing development located in Gainesville, in close proximity to the University of Florida. The project is an eight-story apartment community consisting of five levels of rentable units, three levels of parking, and two levels of retail. An amenity center is located on the 4th floor, including an outdoor patio on the south side of the building. An amenity sky lounge resides on the 8th floor, offering sweeping views of the surrounding city and university. The ground floor is home to the leasing center, along with an integrated retail strip. As a modern reinterpretation of student lifestyle created with urban design principles, The Row conveniently and intel-

ligently provides for many of the residents’ needs, promoting a superior quality of life and successfully strengthening the neighborhood. The Row was developed simultaneously with UFORA Gainesville, a separate CBA-designed eight-story community on the same block. These two student living projects provide much-needed residential space to support the top-ranking University of Florida, facilitating students to pursue lives of enrichment that strike the proper balance of academic, social, and relaxation needs.

UFORA Gainesville UFORA Gainesville is under construction near the University of Florida. The project is a 232 unit (663 bedrooms) eight story apartment community consisting of a retail condo, rentable units, and five levels of parking by a centralized structure. An amenity center is located on the 8th floor, consisting of a pool deck, fitness center with sauna, yoga room, and an outdoor patio on the south side of the building.

The interesting things that happened on this project were that we had to change the amenity space during and after COVID,” says Architect Cristian Oquendo. “It got bigger. We used to have 30 square feet per student or per bed. Outdoor spaces have always been important but COVID has pushed us and also pushed our clients to think more about how to add spaces and make them comfortable.”

A unique aspect of this project is the evolution of our design work, which began pre-COVID-19 and has since adjusted to meet new standards. From the January/February 2021 Student Housing Business (Volume 12, Issue 3):

Oquendo says that most designs today need to feature roomier amenity space, averaging approximately 35 square feet per bed. In addition to enlarging open areas, CBA also had to tweak designs in real time, managing rising lumber prices, which were at an all-time high.

Auden Gainesville Auden Gainesville is a seven-story, 148-unit student housing project located on an undeveloped parcel in Gainesville, near the University of Florida. The amenity spaces, integrated within the building on the ground floor and second floor, consist of a leasing center, resident lounge, clubhouse, fitness center, and study rooms. The apartment units are planned as studio, two-bedroom, three-bedroom, and four-bedroom units. Building elevations have an industrial architecture style that incorporates brick as an accent material along with stucco, fiber cement panels, and metal panels in limited areas.

Parking is distributed throughout the site as surface parking and under the building as a garage, with additional dedicated spaces for moped and bikes.

The Collegiate The Collegiate is a 4-story student housing community under development in Gainesville, Florida. The building wraps a 4-story parking garage with additional surface street parking. A total of 209 units are planned, with a mix comprised of studio, 1-bedroom, 2-bedroom, 3-bedroom, 4-bedroom, 5-bedroom, 6-bedroom, and 4-bedroom townhome types.

The amenities are integrated into the building and include a clubhouse, fitness, leasing, game room, and collaborative study library, along with two internal courtyards and one external courtyard. The courtyards include, but are not limited to, a pool, pavilion, and various interactive games.

Aero on 24th Aero on 24th is a student living project near the University of Florida, designed with modern expectations of health, safety, and life balance in mind. The architecture draws inspiration from white farmhouse brick and detailed siding, with a strong emphasis on creating stylish, timeless buildings. Careful attention was paid to the textural design of spaces, blending natural and built materials like brick, wood, and rock with modern design features. Attractive living spaces and interiors create a community that students truly want to live in. To facilitate a life of enrichment, striking the proper balance of academic, social, and relaxation needs was a high priority. Ample study spaces are mixed with a technology café and

communal locations for engagement. The club is home to a finely curated mix of modern conveniences, leisure activities, and a comprehensive health and well-being suite. Outside, the resort-style pool and recreation areas encourage residents to recharge their batteries in style. Aero on 24th is a reinterpretation of student lifestyle developed with urban design principles, blending with green spaces, lively social areas, and easily traversable walkways. Sustainability and resource efficiency were reinforced throughout the project’s evolution. With so many of the residents’ needs at their fingertips, Aero promotes a superior quality of life and successfully strengthens the surrounding neighborhood.

Hub on Campus Orlando Hub on Campus Orlando is a contemporary resort-style student housing development located a little more than a mile off campus from the University of Central Florida, the largest public university by enrollment in the United States. The project encompasses 208 units with 745 beds, with parking provided by a 7-story access-controlled garage. The wide variety of luxurious amenities include a large pool deck with cabanas, sand volleyball court, and outdoor lounge. The state-of-the-art fitness center features meditation and yoga studios, tanning salons, and a spa with steam room and sauna. Students have access to a co-working lounge, executive business space, private study and conference rooms,

and a 10,492 sq. ft. clubhouse. Since our projects must always offer modern conveniences as expectations evolve, the community includes covered bike storage, smart home features, private bedrooms and bathrooms, and high-end furnishings and appliances. Campus Circle Urbana Campus Circle in Urbana, Illinois is a vibrant and contemporary student living experience only minutes from the University of Illinois Urbana-Champaign. The modern architectural design utilizes an artful blend of brick, cement siding and exterior panels to create an exciting, inspirational environment.

At the other end of the site, the 5-story access-controlled parking garage creates a buffer space between units and neighboring buildings. Finally, the angular site plan configuration allowed for a pleasant, sheltered courtyard shape that expands out upon entry.

The design takes advantage of the site’s unique shape: long and triangular, fitting within previously developed structures. Along the primary street edge, a covered entrance experience welcomes residents and guests through a threshold into the community. As an added benefit, the entrance connects to the central courtyard via a direct passage, providing emergency vehicles with easy access to the heart of the property.

In addition to 2,000 sf of retail space on the ground floor, Campus Circle features an impressive 13,500+ sf of student amenities. With options including a resort-style pool deck, comprehensive fitness/yoga/dance studios, private study rooms, a rooftop terrace, and much more, residents are empowered to take the next steps into their future in a community that feels like home.

NxNW NxNW is an eco-friendly Student Housing project within walking distance to Florida State University. The community’s 219 units and 679 beds make it a valuable component of the surrounding urban fabric. It was very important that the scale and placement of the buildings were respectful and fit into the neighborhood’s architectural character and lifestyle atmosphere. Adhering to the city’s urban planning criteria was crucial, and locating the buildings along the perimeter of Basin Street was a key part of the project’s success. Incorporating an existing 15 to 25-foot deep retention pond into the master plan was another challenge, with the goal of integrating it as a positive

VIEW AERIAL VIDEO quality for the community. With careful planning and thoughtful detail, it was transformed into a 1.6-acre water feature. The close collaboration of our design team with the owner and contractors led to the project earning the National Green Building Standard Bronze certification for creating an eco-friendly community. In addition, NxNW was honored with the 2012 Student Housing Project of the Year award from Multifamily Executive Magazine, and the award for 2012 Best Amenity Design – United States from the Student Housing Business Innovator Awards.
