MEET THE TEAM MATTHEW BRADFORD Matthew Bradford brings a strong history of success in commercial and residential real estate to the Bradford Group. He grew up in the Hilton Head Island area and attended Elon College where he studied business law and later finished his education at Appalachian State University where he majored in Real Estate and Urban Analysis. In 1996 Matthew was hired to work in real estate sales for Boddie Noell Enterprises (BNE Land), one of the largest privately held companies in North Carolina. He worked on the Outer Banks in high-end residential sales, mostly dealing with million dollar plus income producing rental property. Along with his father, he formed a general real estate company in Corolla, NC and managed a staff of eight. That experience launched him into commercial sales in 2000. Since 1996, he has sold over $400 million in residential and commercial real estate. He attributes this success to having a great working relationship with local community leaders and living in the Lowcountry since 1976. He has been a CCIM designee since 2016.

JOHN BINDER John Binder graduated from Villanova University with a Civil Engineering degree and received an MBA from Rollins. His career began in commercial construction with The Clark Construction Group in Bethesda, MD where he worked as both a Project Engineer and Estimator on numerous high profile jobs. Later, John joined The Nassal Company in Orlando, FL as Senior Project Manager with clients that include Walt Disney World, LEGO, Universal Studios, and the Pittsburgh Steelers. John has commercial/residential development and land acquisition experience with DR Horton as the City Manager of Coastal SC and GA. He grew the division from 3 to 11 communities. During this time, John developed and permitted over 1,400 lots in multiple communities and various municipalities from Hinesville, GA to Beaufort, SC. He created a network of bankers, brokers, and engineers to expand the market presence and secure future development opportunities. John’s client base includes national companies that are interested in relocating to the area and require extensive due diligence and market analysis. His background in site selection, contract negotiations, competitive market analysis and due diligence has proven to be an asset to his clients. John is a licensed Broker in both South Carolina and Georgia, and he holds a general contractor’s commercial and residential building license for both states.

MICHAEL MARK Michael has been serving residential and commercial real estate clients since 2003. After becoming a CCIM in 2016 the primary focus has been Commercial Real Estate with multiple transactions including development land, historic renovation projects and income producing investment properties. COMMERCIAL INVESTMENT SERVICES Our Commercial Investment division offers to our clients a variety of local commercial investments that range from nationally recognized companies to local companies that have proven to be successful and will be around for a long time. The top tier of these investments are what we would consider true or absolute triple net (NNN) investments that are free from any owner responsibilities such as maintenance, taxes, or insurance. In a triple net investment the tenant pays all expenses and the owner collects rent in the form of a rate of return or a cap rate. The rate of return on these investments can range from 5% to as much as 10% in some cases. The average returns for our market area range from 6% to 9% but can fluctuate. Our clients like these types of investments because they can diversify their personal stock portfolios and depending on the asset they usually have nice long lease terms which provide for a stable monthly income and return on investment.
