The 2016 Real Estate Market Year In Review Our overall local real estate market saw a jump of 10.8% in total sales volume for homes, lots and villas. But, the number of transactions was only up by 2.5%. What that signaled was an increase in pricing. But, you need to dig into the numbers to figure out where that increase occurred. As you might expect, good fortune was delivered unequally. Homes. The Bluffton/Okatie market had the biggest success story in home sales. The number of transactions in those areas increased by 13% with the median sales price increasing by 7% to $278,950. Hilton Head Island saw a 3.6% decline in the total number of home sales with the median sales price increasing by 1.8% to $519,000. Within the entire home market, over 88% of all homes sold were priced under $700K. This was the healthiest segment of the entire market. As a result, this segment of the market is experiencing a sellers market. Much of the growth seen in the market occurred here. Homes priced between $700K and $1M represented only 7% of all home sales and currently remains in a weak buyers market. For homes listed over $1.0M, the market continues to have its challenges as a strong buyers market with almost 2 years worth of inventory being available based upon current consumption rates. Only 5% of all homes sold were in this pricing segment. Villas. The vast majority of all villas in our market are located on Hilton Head Island. Last year, the median price for villas increased by 10.5% to $210,000. Within the villa market, over 83% of all villas sold were priced under $400K. This was the healthiest pricing segment of the villa market. As such, they are in a sellers market. Villa sales priced between $400K and $600K represented approximately 10% of the sales. Villas priced in this segment continue to be in a buyers market. Villas priced above $600K represented 6% of all villa sales. Currently, this segment is in a buyers market with more than a year’s worth of inventory available.
Lots. The big winners in lot sales were lot owners on Hilton Head Island as the median price increased by over 27% to $170,000. The Bluffton/Okatie market also saw an increase of 13% in its median price to $89,500. Overall, the number of lot sales was down from the prior year. But, that was likely due to many of the undervalued lots being purchased the year before for investment portfolios. Within the entire lot market, almost 56% of all lot sales were for under $100K. Thereafter, 28% were between $100K and $200K, 10% between $200K and $400K, and 6% over $400K, respectively. Our expectation is for the market to continue trending into more positive territory as the economy continues to strengthen.
