The Berkshire at Berkeley Hall Welcome to The Berkshire at Berkeley Hall. With an outstanding location in the quiet Lifestyle section in Berkeley Hall, and overlooking lush tropical landscaping with distant golf views, this former model home is situated on a private cul-de-sac street. The home itself represents the apex of indoor/ outdoor Lowcountry living with an ideal single-story arrangement, featuring 3400 SF+ of livable indoor space with over 400SF of a covered outdoor living area, complete with an outdoor kitchen and heated pool and spa. The Berkshire encompasses 4 bedrooms, all with private full bathrooms, including a luxurious Master Suite. The octagonal Foyer gives way to the Living Area- a wonderfully expansive space which includes the Great Room, Gourmet Kitchen, Breakfast Area and Dining Room. The view to the Loggia and beyond is breathtaking. This stunning masterpiece was among the first luxury model homes to be constructed in Berkeley Hall. Constructed by Richard Best Custom Homes in 2004, the current sellers are the original owners who had a discerning eye for details and chose this home due to the fabulous flow between living spaces, the wonderful separation of the guest suites from the Master suite, and the ability to truly live outdoors year round, taking advantage of the gorgeous South Carolina weather. The open floor plan home creates the feeling of a truly large dwelling‌much more than it’s heated square feet of space.

Berkeley Hall Club Berkeley Hall Club is a private gated golf community edged on the banks of the pristine Okatie River in the heart of the Coastal Lowcountry – a world with a casual, inviting lifestyle that sets the standard for all private communities. The club has received numerous accolades such as a Platinum Club of America 2016-2020, by Club Leaders Forum, and a Distinguished Emerald Club by Boardroom Magazine, signifying its reputation as one of the most prestigious clubs in the country. The club has also been named among the “Top 100 Golf Communities” by Travel & Leisure and “Top 100 Premiere Properties” by Links Magazine. The location of Berkeley Hall is ideal- 10 miles from the beaches of Hilton Head Island, 30 minutes to downtown Savannah and 90 minutes to Charleston. Only about 10 miles from I-95, it’s easily accessible from anywhere on the East Coast. The 980-acre property is unique among top private golf communities. With two world-class Tom Fazio courses and a stunning Jeffersonian-style clubhouse that form the “Core of the Community,” the 554 homes/home sites are arranged around the 36 holes’ perimeter allowing two walkable classic courses that feel more like a golf retreat. Berkeley Hall is the lowest density private club in the Southeast with an average of 5.3 home sites per hole. The community offers generous home setbacks; including beautiful lagoons and majestic live oaks and loblolly pines which all accentuate the course routings. In course designer Tom Fazio’s words, “Berkeley Hall is one of the great golf communities in the Coastal Carolinas. Each of my two courses have a different feel. It’s a special place with a membership committed to delivering a lifestyle at the highest level.” From the time you enter with a friendly wave from the Gatehouse security, a stunning view of our Savannah Gardens welcomes you home. With all the amenities you expect for a healthy lifestyle; our world-class spa & fitness center, kayaking at the River Park, miles of walking trails and exceptional culinary options attract members from across the country as well as internationally. Member-owned and operated since January 2005, Berkeley Hall is professionally managed, debtfree and maintains a multimillion-dollar capital reserve. Golf at Berkeley Hall Golf in its purest form awaits you at Berkeley Hall Club, the lowest density private club in the Southeast with only 5.3 home sites per hole. With two (2) Tom Fazio “Core Golf” courses patterned after the classic designs of the 1920s; Riviera Country Club, Winged Foot, Seminole, the “core routing” is uninterrupted by any interior homes or roads. Home sites have been positioned on the perimeters, with generous setbacks so that each layout meanders through an open coastal landscape framed by seaside grasses. Dramatic elevation changes, beautiful water features, and bold strategic bunkering showcase the designer’s artistry. You’ll find each course superbly routed with a seamless blend of balance, variety and flow, regarded as two of the most meticulously maintained golf courses in the Southeast.
The North Course
The Learning Center
The North Course is a scenic marvel with tranquil lakes, rolling fairways and bunkers that strategically frame heavily contoured greens. Its elevation changes, open vistas and liberal use of native grasses give the North Course a unique beauty unrivaled by any course in the Lowcountry.
Impeccably maintained with all of the details you expect, Berkeley Hall’s “Top 75” Practice Facility is open to members for unlimited use of the 33-acre Golf Practice and Learning Center.
The South Course The South Course offers a classic parkland golf experience, featuring majestic live oaks, loblolly pines, azaleas, and crepe myrtles, which accentuate the course routings against a backdrop of golden marshes along the pristine Okatie River. Tree-lined fairways, glistening lakes and bold contoured green complexes create a dramatic and challenging Lowcountry gem.
Easily accessible, the warm-up side of the Berkeley Hall practice complex is adjacent to the first tee of the North Course, with convenient access to the South Course. Players have access to well supplied individual stations complete with exact yardages posted daily to 6 target greens. With a chipping green, practice bunker and putting green mowed to course speeds located near the warm-up side of the practice tee, it’s a great place for a player to get prepared to go out and take on either course. The learning side of the practice complex offers the same amenities as the warm-up side, with the addition of a mobile canopy structure allowing practice regardless of weather. The wedge practice area has 9 target sand greens and a laser to help hone your short game. Our short game area features 3 target greens and putting green, 7 replica bunkers and enough real estate that a player can hit a shot up to 150 yards!

The River Park Imagine a place so peaceful, where egrets land among the marshes and dolphins rise to greet kayakers. Set along the pristine waters of the Okatie River, the River Park is that place, where sundrenched marshes wrap around our blue waters – breathe it in, and get ready to say ahh. It’s easy to think here, as sunlight glimmers through the trees, and the River Park winds along the banks of the river. Surrounded by 10 miles of nature trails, our Berkeley Hall Greenway travels to it, over rustic bridges and below moss-draped live oaks. Leading toward the River Park’s Community Dock, our special open space connects multi-use pathways, gardens, and trails. Jogging, leisurely strolling or cycling, it’s one of the most beautiful places you’ll find. Whether you’re on the water for a sunset cruise on the Club’s pontoon boat, or gliding off for a kayak excursion, the feeling of peacefulness pervades.
