A Timeless Lowcountry Masterpiece Masterfully crafted in 2010 by architect John Pittman III and built by Baywater Properties, 78 Lancaster Boulevard boasts 4 bedrooms and 4 full and 1 half bathrooms. Nestled in an ethereal setting on one of Berkeley Hall’s most coveted, quiet streets, this Lowcountry estate sits on almost half an acre. The Main Living areas and Master Retreat capture the stretching views of a long and winding lagoon and the numerous fairways with velvet greens within the famed Fazio designed South Course, one of the most meticulously maintained golf courses in the Southeast. The owners sought to build the finest Lowcountry style residence blending traditional elements with modern allure. Popular for over 300 years in the coastal regions of South Carolina and Georgia, the owners chose a tabby stucco exterior which uniquely blends stucco and oyster shells to create this highly desired “Coastal Concrete”. The exterior is complemented by a Savannah Grey brick staircase, classic wood shutters, oil rubbed bronze pendant lighting, and accents of metal on the roof. An awe-inspiring interior is introduced by a dramatic entry foyer which leads to the Great Room anchored by a Savannah Grey brick fireplace with a handcrafted wooden mantle. Exquisite details are at every turn, among them 13’ coffered ceilings, extensive trim work and crown molding throughout, window trim with dental molding, rich hardwood hickory flooring, and a custom built-in cabinet. A double set of French doors with transom windows lead to the covered lanai, creating a layout that is both inviting and serene. The Main Living area beautifully flows into the custom designed kitchen and expansive dining area which is flooded with natural light and boasts the most spectacular golf views from every angle. Indoor-outdoor entertaining is seamless with grand, gracious rooms that open to the stunning lanai. Indulge your guests with a heated pool with spa, outdoor kitchen and gas fireplace, providing an unparalleled outdoor experience, yet all protected from the elements by the extended roof. The home was constructed with gatherings of family and friends in mind, all while keeping the primary living area on one floor. The remainder of the First Level features a luxurious Master Retreat, complete with a sitting room, custom walk-in closet and bathroom with a large walk-in shower. Two guest suites with private bathrooms, a handsome office with mahogany built-in bookshelves, a delicate powder room, and rear entry laundry and mud room complete the Main Level. The Bonus Suite is found on the Second Level which provides guests with the ultimate in Southern hospitality. The bedroom is separate from the casual living area which also offers a morning kitchen. Access to numerous storage closets and a massive walk-in spray foamed attic is also found on this level.

Golf at Berkeley Hall Golf in its purest form awaits you at Berkeley Hall Club, the lowest density private club in the Southeast with only 5.3 home sites per hole. With two (2) Tom Fazio “Core Golf” courses patterned after the classic designs of the 1920s; Riviera Country Club, Winged Foot, Seminole, the “core routing” is uninterrupted by any interior homes or roads. Home sites have been positioned on the perimeters, with generous setbacks so that each layout meanders through an open coastal landscape framed by seaside grasses. Dramatic elevation changes, beautiful water features, and bold strategic bunkering showcase the designer’s artistry. You’ll find each course superbly routed with a seamless blend of balance, variety and flow, regarded as two of the most meticulously maintained golf courses in the Southeast.
The North Course
The Learning Center
The North Course is a scenic marvel with tranquil lakes, rolling fairways and bunkers that strategically frame heavily contoured greens. Its elevation changes, open vistas and liberal use of native grasses give the North Course a unique beauty unrivaled by any course in the Lowcountry.
Impeccably maintained with all of the details you expect, Berkeley Hall’s “Top 75” Practice Facility is open to members for unlimited use of the 33-acre Golf Practice and Learning Center.
The South Course The South Course offers a classic parkland golf experience, featuring majestic live oaks, loblolly pines, azaleas, and crepe myrtles, which accentuate the course routings against a backdrop of golden marshes along the pristine Okatie River. Tree-lined fairways, glistening lakes and bold contoured green complexes create a dramatic and challenging Lowcountry gem.
Easily accessible, the warm-up side of the Berkeley Hall practice complex is adjacent to the first tee of the North Course, with convenient access to the South Course. Players have access to well supplied individual stations complete with exact yardages posted daily to 6 target greens. With a chipping green, practice bunker and putting green mowed to course speeds located near the warm-up side of the practice tee, it’s a great place for a player to get prepared to go out and take on either course. The learning side of the practice complex offers the same amenities as the warm-up side, with the addition of a mobile canopy structure allowing practice regardless of weather. The wedge practice area has 9 target sand greens and a laser to help hone your short game. Our short game area features 3 target greens and putting green, 7 replica bunkers and enough real estate that a player can hit a shot up to 150 yards!

The River Park Imagine a place so peaceful, where egrets land among the marshes and dolphins rise to greet kayakers. Set along the pristine waters of the Okatie River, the River Park is that place, where sundrenched marshes wrap around our blue waters – breathe it in, and get ready to say ahh. It’s easy to think here, as sunlight glimmers through the trees, and the River Park winds along the banks of the river. Surrounded by 10 miles of nature trails, our Berkeley Hall Greenway travels to it, over rustic bridges and below moss-draped live oaks. Leading toward the River Park’s Community Dock, our special open space connects multi-use pathways, gardens, and trails. Jogging, leisurely strolling or cycling, it’s one of the most beautiful places you’ll find. Whether you’re on the water for a sunset cruise on the Club’s pontoon boat, or gliding off for a kayak excursion, the feeling of peacefulness pervades.
