Packed house enjoys Lobsterfest submitted by Cavelle Layes A bit of the east coast took over Chase last weekend as 300 Nova Scotia lobster made their way in for the third annual Lobsterfest dinner hosted by Chase Fire Rescue. The event was the biggest yet, with a packed gym that sat almost 300 people. While in the past two years the members of Chase Fire Rescue hosted the event in their fire hall, this year the venue was moved to the Adam’s Lake Recreation Centre. The new location allowed them a larger and more comfortable space for guests to enjoy their meal and of course allowed the addition of the dance as well. The event went well, with rave reviews coming in regarding the lobsters themselves, the silent auction prizes, and for those who stayed dancing until the early hours of them morning the DJ was also a hit. While the event was certainly another success, the firefighters are already in the
works of planning how to make the event an even bigger success next year. The change of venue provided a few learning curves which the members are determined to improve upon as their ultimate goal is to provide the best experience possible for their guests. An important part of this improvement process is receiving feedback from those who attended the event. They want to hear both the good and the bad, what guests loved and what they would like to see changed for next year. Those who would like to submit their reviews can do so at chasevolunteerfire@ gmail.com . Continued on page 4...

Fire Dept already planning next year’s Lobsterfest While the day of the Lobsterfest dinner and dance seemed to fly by far too quickly, it required many months of planning and hard work behind the scenes to make it happen. The Chase Firefighters spent many hours working out the small details, canvasing for prizes, marketing the event and so much more. The weeks leading up to the event were non-stop prepping and planning, and the event itself had members working from morning to night. The Chief and officers on the department are extremely proud of their members for their commitment and enthusiasm despite the long hours, and their ability to work together as a team and accomplish something great. What had once been a small lobster dinner three years ago, held in their hall with 100 people in attendance and a silent auction that filled a single table, has quickly tripled in size. The members are glad they are able to provide something fun and different for the community of Chase to take part in and they work hard to ensure it continues to be something beneficial. When the Lobsterfest event was created, it was done as a way to raise money while giving back to the community. The members receive
so much support year-round they didn’t want to simply ask the residents of Chase for more money, they wanted to provide them with something that earned it. The event has since grown enough in size that it has allowed the department to reach out to others within the community, such as Adam’s Lake Fire who provided safe rides home for those in attendance of the dance and were able to raise some money for their own department. The members of Chase Fire Rescue are continually honoured and amazed at the support they receive from the community and are constantly reminded of why they volunteer their time in the first place. The amounts raised from the event are still being tallied but are already in the thousands. These funds will go towards training, equipment, and of course back into the community to support various programs and those in need. Those who were not able to attend the event but would like to donate or purchase one of the brand new ‘I Support Chase Fire’ T-shirts that are available in adult and child sizes, can do so through their online store at www.chasefirerescue. com . The T-shirts have already proven themselves to be a hit as a number of sizes are already sold out.

Development DISCUSSION “If our Village gives in to the pressure from developers....it will be lost forever” Wednesday (May 23) the locals directly affected by any rezoning of the old golf course owned by Shawnessy Enterprises gathered to discuss their concerns. The meeting was called on short notice yet was attended by over 60 people and again showed the overwhelming support to oppose changes to the existing zoning of the property in question The neighbourhood group voted to write Council at this time summarizing some of their concerns over the Shawnessy Enterprises Ltd. proposal that continues to rear it’s head every so many years hoping that the opposition that existed ten years ago has faded and the local people of Chase have lost their resolve to never allow a rezoning of the property in question. That of course is not the case and we would like to take this opportunity to remind Council of past concerns, opposition and court decisions. On or about the summer of 2005 Council allowed the property in question to be subdivided at the request of the owner but also had the foresight at that time to ensure the zoning was changed to ‘ golf course use only ‘ ensuring the land would not be open to development at the expense of the citizens of Chase and what little waterfront green space remained would be saved in perpetuity. On or about the summer of 2006 Council was presented with a petition against any changes to the existing zoning for private

development......signed by 850 citizens of Chase. On or about the summer of 2006 Shawnessy took the Village of Chase to court to try and force Council to approve changes to the zoning that was in place at the time of their purchase of said property. The Supreme Court of British Columbia ruled against Shawnessy and in favour of the Village of Chase. The citizens of Chase were relieved, and Councils stand was supported. Everyone involved in Chase hoped that would be the end of it. As we can see, that was not the case, and here we are ten years later having to deal with this ridiculous proposal once again. Shawnessy seem to have a plan to keep trying to get rezoning approval every few years with the hope they will wear us all down and opposition diminish. The Village of Chase approved an Official Community Plan in 2002 that specifically identified all the original golf course lands as a portion of ‘ desired parks and open space ‘. The section of the old golf course now in jeopardy is close to 20% of all the green space identified and is the last remaining waterfront land available to the people of Chase. There isn’t a village, a town or a city in the Province of B.C. that is willing to give up the last of it’s waterfront lands to developers, and in fact many are fighting hard to reclaim what they can. If our Village gives in to the pressure from developers, and maybe a few citizens of

Chase, to allow any type of zoning other than parks or golf course it will be lost forever and the small amount of benefit gained will be worth nothing compared to the immense loss the Village of Chase and it’s people will have to live with in the next 100 years and beyond. Never mind the obvious concerns of those who live on Hysop and Arbutus related to view corridors, construction activity, property devaluations, potential flooding onto our properties created by thousands of tons of loading required to construct in a flood zone and the increased water traffic that will turn our peaceful end of the lake in to another Shuswap Lake. Also we will all be forced to look at a long line of ugly power lines as B C Hydro have made it clear they will not allow underground wiring in any flood zone. It is hoped that the concerns of those of us who live here, some for well over thirty years, will far outweigh any requests from others who have not and do not live here and that council will support those citizens who they represent in their quest to ensure the protection of officially designated green space for generations to come. respectively submitted by.... committee chairs... Ron Anderson, Alan Pineo, Fraser David on behalf of ..... a group of concerned neighbourhood citizens and property owners of Chase.

Page 7 • June 9th, 2017 • Chase Sunflower In regards to the proposed lakeshore development by Shawnessy Enterprises.... The views expressed here do not necessarily reflect those of the editor/publisher or advertisers of the Sunflower, and reflect the point of view indicated party only.
“We wish to retire and use it as our permanent residence” Shawnessy Enterprises Ltd. would like to thank the over 150 citizens of Chase who attended our open house which was held on May 31. The well attended open house was to provide the people of Chase an opportunity to see what Shawnessy Enterprises is proposing for our Lakeshore land which we have owned since 2006. The open house was our opportunity to share what we as the Shawnessy Group have submitted to the Village as part of our Rezoning and Official Community Plan Amendment Application. The Chase Lakeshore subdivision open house was a forum to allow people of Chase a chance to interact with us the developers, our engineering firm and a representative from the Department of Fisheries and Oceans. Based on the discussions and conversations that took place at the Open House the Shawnessy Group wishes to address any misconceptions that may be floating out in the community and provide what we feel is pertinent information to all the people of Chase to make an informed decision regarding our proposed Rezoning Applications: 1. The company bought the property with the intent to have 15 families
move to Chase to live and support the existing community in some capacity. Originally we proposed to use it for summer months as a 20 family camp ground and now under our new application we wish to retire and use it as our permanent residence and sell off the additional lots to help pay for the 15 million plus development. 2. Shawnessy Enterprises has only made two applications to the Village of Chase. The first in 2006 for a campground and now in 2017 for single family. 3. The company purchased the property in 2006 for a price in excess of > 1 M at an arm’s length deal from the previous owner 4. Shawnessy Enterprises has 15 Shareholders as its corporate ownership. 5. Based on our current zoning we pay less than $5000 annual for property tax. With the proposed development and being rezoned the property tax would be in excess of $130,000 annually. 6. We are proposing 19 lots with buildings occupying approximately 8% of the property. 7. We would voluntary request a statutory building scheme to ensure a height restriction be maintained. 8. The current residents on Hysop Road would
have improved legal backyard and lake access which would increase the values of their properties. 9. All proposed infrastructure for the subdivision as proposed to date have been engineered to meet all geotechnical and ground water requirements. 10. The buildup of land as proposed allows the existing shoreline to be returned to the naturalized state as the surrounding area by the cleanup and removal of the existing tire berm. 11. The naturalization of the lake shore will give people of Chase better lakeshore access to walk with pets and bike along our property even at high water levels. (Shawnessy is still in talks with the DFO and the Village of Chase to determine what would be acceptable.) If you have any questions our concerns regarding the Proposed Chase Lakeshore Subdivision please don’t hesitate to contact a Shawnessy Enterprises owner/ representative at 250-3192211 We again thank all the people that attended the Open House, all information collected has been forwarded to the Village of Chase as part of our application. Hi, my name is Jo-Anne Clary, residing here in Chase area. As an intuitive soul artist, I paint from the heart and I’m unable to duplicate my work for my feelings constantly change. I used a variety of mediums to help me heal through emotional barriers, in a healthier more constructive way (James 2:1 to 10). As I’m stepping out in faith, I’ve discovered emotional freedom and personal growth. As a result, it’s been on my heart to also help others who are shy or lack self-confidence to have a safe place to show their art work and showing their different mediums. Meet and greet Chase’s Hidden Treasures of the Art World. Please come out and bring your support to talented people to held them feel good about showing their art work publicly. Putting on an Art Exposition, for this purpose to help people gain some self confidence in a world that isn’t always encouraging and supportive. There is a $5 deposit fee to guarantee your spot and at the end of the Art Explosion each individual will get there $5 back. Open medium: beading, carving, digital, drawing and painting, leather work, quilting, jewelry, silk-screening, and so forth. For any youths who partake in this event I’ll be happy to write letters of participation for hours needed for graduation. Coming soon July 31 - August 5, 2017 10 am - 4 pm Chase Community Hall (Room to be announced) Thank you to all who are helping making a dream become a reality. Chase Village, Light of Life Native Friendship Church and their thrift store, Chase Employment Centre, Professor Hoone Lee, Carmen Hinkson & Robin King.
