Janet Tonkins is a real estate developer, coach, author, speaker, and philanthropist. She is affectionately known as the Cash Flow Diva, because she buys houses like other women buy shoes. She has bought, sold, rehabbed, and managed over $700 million in single-family and multi-unit apartment buildings in N.J., Md., Ga., and Fla. Some of the bigger projects she has completed are the part-ownership of three $110 million biotech labs, a 150-unit apartment building, a parking garage, and the sale of 79 luxury homes. In Paterson, N.J., where she grew up, Tonkins and her husband developed and are currently building a $37 million apartment building for grandparents raising their grandchildren. They are the first Black developers to build from the ground up in that city.
