briefly 1-800-TRUCKWRECK HOSTS WINTER GROCERY GIVEAWAY
The giveaway is part of the company’s ongoing mission to support the local community. CHICAGO – 1-800-TruckWreck gave back this winter season with a grocery giveaway on Chicago’s West Side on Thursday, Feb. 8, at Jewel-Osco, located at 1220 S. Ashland Ave. “January has seen some of the coldest temperatures for Chicago in the last five years,” shares Amy Witherite, owner of 1-800-TruckWreck. “We understand that this extreme weather puts financial difficulties on families during an already challenging time. We hope that holding a grocery giveaway in the dead of winter will help alleviate some of that burden and keep bellies full.” The first 107 people to arrive received a $100 gift card for their grocery needs. Amy Witherite and 1-800-TruckWreck was joined by WGCI-FM’s Tone Kapone for the giveaway, with a live radio broadcast on-site. 1-800-TruckWreck has been dedicated to giving back to the local Chicago community since coming to the city one year ago. Since January 2023, the organization has given away more than $243,000 in food, essential items, scholarships, school supplies, groceries, and more by partnering with local organizations in the Chicago community. The February grocery giveaway continues that work as we enter a new year. For the largest impact possible, 1-800-TruckWreck has partnered with organizations such as the Chicago Urban League, North Lawndale Employment Network, iHeart Radio’s “Peace in the Streets” Campaign, and St. Sabina, among others. Most recently, 1-800-TruckWreck partnered with Girls Inc. over the summer to provide care packages to young women heading to college, supply feminine hygiene products for the organization’s Period Poverty program, and develop several professional development and college success workshop series for girls in the program and part of the Girls Inc. staff. 1-800-TruckWreck is a personal injury law firm with offices in Dallas, Fort Worth, Atlanta, and Chicago. The firm’s attorneys specialize in helping those injured in a car or truck accident and can be reached by calling 1-800-TruckWreck or 1-800-CarWreck, 24 hours a day.

Treasurer Frerichs Returns $17.2 Million In Missing Money in January SPRINGFIELD – The Illinois State Treasurer’s Office returned nearly $17.2 million in missing money during January, Illinois Treasurer Michael Frerichs announced. The total includes more than $15.7 million in cash and interest and more than $1.4 million in stock value. All told, 25,434 claims were paid. “Putting money back in the hands of people is better for our state’s economy than letting it sit in a bank,” Frerichs said. “You can check our website any time, enter your name, and find out if you or someone you know has cash or property to claim.” What is unclaimed property? When items such as rebate checks, uncashed vendor checks, stocks, unpaid life insurance claims, the contents of safe deposit boxes and the like cannot be returned to their rightful owners by companies and banks, by law the money ends up at the State Treasurer’s Office, which tries to reunite people with their missing money. I-CASH is one of the state’s oldest consumer protection initiatives. Last year, the Treasurer’s Office returned nearly $276 million in missing money through 314,154 claims. Treasurer Frerichs has returned more than $1.9 billion in missing money since taking office in January 2015. Frerichs completely restructured the missing money process. The State Treasurer’s Office added electronic claims, eliminated red-tape that slowed small-money claims, and leveraged technology to allow many payments

to be made without a claim even needing to be filed. Frerichs also added a Friends and Family “share” feature. When visitors to the I-CASH website come across the name of someone they know, they can select the “share” icon and provide the email address of their friend or relative. Frerichs’ office then will notify the individual by sending an email that mentions the missing money, along with the name of the friend or relative who spotted it. Then, that individual can start the process of retrieving it. Illinois is a national leader in the unclaimed property space and is frequently consulted by other states who are reforming their unclaimed property laws, rules and procedures. An estimated one-in-four people in Illinois find unclaimed property and the average claim is $1,000. To find out if you have unclaimed property in Illinois, visit icash. illinoistreasurer.gov. Unclaimed property is reported to the treasurer’s office twice each year, so it is recommended individuals check the database every six months. Illinois holds more than $5 billion in unclaimed property. The Illinois State Treasurer’s Office is a powerful economic engine that invests in people to drive prosperity, development and growth throughout the state. As State Treasurer, Michael Frerichs (FRAIR’- iks) is the state’s Chief Investment and Banking Officer and actively manages ap-

VILLA PARK, CHAMPAIGN— Governor JB Pritzker joined local leaders and early childhood stakeholders at two daycare facilities to highlight recent efforts and funding for the Smart Start Illinois Plan. In Villa Park, the Governor visited Easterseals DuPage & Fox Valley to celebrate the $300K investment in Birth to Five Illinois funding, which will support the consolidation of their local early childhood services. In Champaign, the Governor stopped at First United Methodist Child Care Center, where he highlighted the $3M of Smart Start Childcare funding. Both contributions come from the Illinois Department of Human Services. “For far too long, childcare has been either unavailable, unaffordable, or both,” said Governor JB Pritzker. “Smart Start’s nation-leading investments ensure that parents can access this vital resource alongside other essential supports to give their children the tools to succeed as early as possible.” “We know that 90% of a child’s brain has developed by age five. Smart Start is ensuring every child in Illinois has the very best start in life,” said Lt. Governor Juliana Stratton. “By providing support for our youngest Illinoisans and the people who care for them, we are laying the foundation for a thriving society and a thriving Illinois.” The Smart Start Illinois Plan consists of three major initiatives: Increasing funding to create 20,000 new preschool seats over four years and improve overall access and care quality, Raising childcare worker wages to bring stability to the field and enhance programming, Expanding access to home visiting and early intervention services for thousands of children and families Fiscal support for these initiatives focuses most prominently on the FY24 Early Childhood Block Grant Program, which will see a $75M increase per year for four years to
eliminate early childhood education deserts by 2027, and the first-inthe-nation Smart Start Childcare Workforce Grants, providing $130M to increase childcare worker wages. In FY24 to date, 4,139 childcare programs have received a total investment of over $147K. These funds have impacted over 30,000 childcare workers and 166,000 children. Easterseals Dupage & Fox Valley works to build inclusive communities with advocacy so every child can have access to services and opportunities for healthy development. Through providing therapy services to more than 2,901 local families, the organization ensures empowerment for children dealing with autism, developmental delays or other disabilities. First United Methodist Child Care Center (FUMCCC) is licensed by DCFS, and serves approximately 100 families in Urbana, Champaign, and surrounding areas. Through Creative Curriculum, FUMCCC responds to children’s individual needs and provide teacher-directed activities and child-initiated activities to create a welcoming and enriching environment. “The investment laid out to expand early childhood education continues us on a path that makes quality learning more accessible and closes equity gaps across the state,” said Senator Laura Ellman (D-Naperville). “This initiative offers new services, uplifts childcare workers, and creates enhanced school programs to give families confidence in choosing Illinois schools to educate their children.” “Smart Start Illinois is our continued investment for the next generation of Illinoisans,” said State Senator Suzy Glowiak Hilton (D-Western Springs). “This funding bolsters our education workforce, childhood development and ensures every child in our community has access to a high-quality learning environment.”

FORD BILL WOULD GIVE ILLINOIS MEDIA ACCESS TO ENCRYPTED POLICE SCANNER TRANSMISSIONS
Illinois State Representative LaShawn K. Ford (D-Chicago) has introduced legislation which would require any law enforcement agency in Illinois which encrypts police scanner transmissions to provide real time access to those transmissions to accredited media in the state. House Bill 4339 amends the Public Records Act to require that any law enforcement agency that encrypts radio transmissions provide, by license or otherwise, access to those transmissions to FCC licensed broadcasters and accredited newspapers as defined in the Act. Under the Lightford Administration, the Chicago Police Department instituted a program designed to encrypt police scanner transmissions across all police districts in the city. “I understand the desire to prevent members of the public from using real time police scanner information to commit crimes or to evade law enforcement,” said Representative Ford. “However, the media has an obligation to report on events in a timely manner and its use of real time information from police scanners is essential. Blocking accredited media from real time access is counter to governmental transparency and does not lend itself to the original stated purpose of the encryption program.” Representative Ford noted that his proposed legislation would apply to jurisdictions across Illinois. Several downstate law enforcement departments have also instituted encryption programs.
IL LABOR RELATION BOARDS DISMISSES CHARGES ILLINOIS COUNCIL OF POLICE FIELD AGAINST THE VILLAGE OF DIXMOOR
(Dixmoor, IL) –– The Illinois Labor Relations Board has dismissed the charges the Illinois Council of Police (ICOPS) brought against Dixmoor, according to Village President Fitzgerald Roberts. At issue was the alleged failure of the Village to sign a collective bargaining agreement (CBA). The Village responded to the now dismissed allegations. The Village pointed out that the current administration and Village Board gave the officers a raise without asking for it within 5 days of being sworn into office and that the CBA at issue was never voted on by the current Village Board and negotiated by the prior administration, one that was plagued by scandal. recently, the Illinois Labor Relations Board dismissed those charges and stated the “Charging Party [ICOPS] failed to respond to the Board agent’s request for relevant information, and the available evidence is insufficient to raise an issue for hearing. As such, the Board is unable to process this charge any further.” This is not the first issue between the Village and ICOPs that was resolved in the Village prevailing. Rather than call the Village, ICOPS recently went straight to the media to complain of the Village’s non-payment of law enforcement union dues the Illinois Council of Police based on a clerical error. The clerical error was investigated, resolved, and a check was issued and hand delivered to the Illinois Council of Police, ICOPs resolving that issue as well. “At no time were we ever willfully trying to withhold money we owed to the union, and the proof is the check we sent them immediately,” Roberts said. “This whole situation could have been easily avoided if they had just sat down with us and worked it out. I am glad these situations are behind us, and we avoided paying unnecessary fines, which is money we need to pay our bills. We are very pleased with the Board’s decision to dismiss this case and glad to resolve the dues issue.”

NEAREST & JACK ADVANCEMENT INITIATIVE’S SPIRITS ON THE RISE SUMMIT RETURNS TO MIDDLE TENNESSEE LYNCHBURG, Tenn. and SHELBYVILLE, Tenn., PRNewswire -- The Nearest & Jack Advancement Initiative (NJAI), the first-of-its-kind incubator created by Uncle Nearest Premium Whiskey and Jack Daniel’s Tennessee Whiskey to diversify the current and future leaders in the spirits industry, announced the return of the Spirits on the Rise Summit. The two-day event, taking place in Lynchburg and Shelbyville, Tennessee on April 15 and 16, will build upon the success of last year’s summit with more speakers, more networking, and more opportunities for BIPOC businessmen and businesswomen in spirits to learn from panelists and keynote speakers who are experts in their fields. The Spirits on the Rise Summit began in 2023 to bring together experienced spirits and hospitality industry professionals with entrepreneurs from historically underrepresented communities as they work to advance their spirits businesses. Last year, attendees representing more than 50 up-and-coming brands heard from
and made connections with executives from some of the nation’s top beverage and hospitality companies such as Brown-Forman, Uncle Nearest Premium Whiskey, Hyatt Hotels, ReserveBar, and Breakthru Beverage Group, as well as key personnel from leading financial institutions such as JP Morgan Chase, Goldman Sachs, Collective Equity Partners, LLC and more. “Our inaugural event in 2023 was the first-of-its-kind, and everyone who attended came to Tennessee with so much positive energy and an openness to learn,” said Katharine Jerkens, Chief Business Officer of Uncle Nearest Premium Whiskey. “The number of connections made between entrepreneurs, given the platform to share their stories, was a true highlight - not to mention the connections with investors and industry veterans. Every single person walked away with a toolkit for building their brand, and this year will be even more dynamic than last.” Programming for the 2024 Spirits on the Rise Summit will take place at the Jack Daniel Distillery in
Lynchburg, Tennessee on April 15, and at the Nearest Green Distillery in Shelbyville, Tennessee on April 16. Highlights will include engaging workshops and panels on topics like revenue growth management, distributor management, public relations, funding, route to market and shopper marketing. The summit will once again conclude with the emerging brands fair where founders will have an opportunity to showcase their product offerings to their peers, industry leaders and investors. Two presenting brands last year – Mission Craft Cocktails and Blackleaf Organic Vodka – were discovered and selected as the newest participants in the NJAI Business Incubation Program. “After a successful debut in 2023, we are thrilled to announce the return of the Spirits on the Rise Summit for 2024,” said Jamie Butler, Jack Daniel’s Global Brand Director. “This event will continue to advance the goal of the Nearest and Jack Advancement Initiative to foster a more diverse spirits industry while also supporting BIPOC entrepreneurs who are looking for guidance and mentorship as they build their respective businesses.” Spirits brands that are majority BIPOC-owned or

Alzheimer’s Association’s Illinois Chapter Executive Director, Delia Jervier, “Shines Light on Alzheimer’s and The Impact in Black/African American Community” Among Black Americans ages 70 and older, 21.3% are living with Alzheimer’s, a type of dementia that affects memory, thinking, and behavior. While older Black Americans are twice as likely as older Whites to have Alzheimer’s or another dementia, research hasn’t yet identified the cause. Higher rates of cardiovascular(heart and blood vessels) disease may play a role. Some studies indi-
cate that after correcting for overall health and socioeconomic status, these differences disappear. During Black History Month, the Alzheimer’s Association honors Alzheimer’s champions within the Black/African American community, echoing the legacy of Dr. Solomon Carter Fuller, the first known Black psychiatrist and an early contribu-tor to dementia research in Ameri-
ca. We highlight the importance of representation, citing Dr. Fuller’s pivotal role in Dr. Alois Alzheimer’s pioneering work as a testament to the ongoing need for diverse per-spectives in advancing Alzheimer’s research and advocacy. Our commitment to under-served communities is demon- strated through various forums and events promoting dialogue and awareness around dementia in the Black/African American community. Recently, the Association collaborated with the NFL Alumni Association to host the Black Men’s Brain Health Conference, addressing the unique risk factors and cognitive health challenges faced by Black men. Through strategic partnerships with organizations like Zeta Phi Beta Sorority, Inc., National Council of Negro Women, National Black Nurses Association, and Black Nurses Rock, as well as local partners, like Scottish Rite Prince Hall Masons, Chi Eta Phi, Alpha Eta Chapter, Shiloh Missionary Baptist Church, and South Shore Chamber among others, we provide culturally responsive education, awareness, and support resources to Black/African American communities na-tionwide. These partnerships thrive on the foundation of community collaboration, driving impactful change to support those affected by the disease. Together, we strive to enhance resources and foster a more inclusive environment for individuals living with Alzheimer’s and their caregivers. Today, more than 6 million Americans are living with Alz-heimer’s. Compared with whites, AfricanAmericans are two times more likely and Hispanics are one and one-half times more likely to develop Alzheimer’s. * An estimated 6.7 million people aged 65 and older have Alzheimer’s. * One in 9 Americans aged 65 and

Rich Township High School Makes History Opening Its Very Own Food Pantry
Dr. Johnnie Thomas- Superintendent of Rich Township High School District 227 (RTHS) was joined by executives of the Chicago Food Depository, School Board members, faculty, staff, and students as RTHS expanded its campus to now include a full-service District food pantry. RTHS has partnered with the Chicago Food Depository to offer food to the thousands of RTHS related families and residents who are now experiencing challenges in purchasing food given the high cost of inflation and the enormous increase in grocery foods. RTHS Staff also are welcomed to receive food as well.
Dr. Johnnie Thomas
Betsy Williams is responsible for feeding thousands and has preformed thousands of service hours and they have now led to the launching of the all-new Rich Township High School Pantry. After witnessing an increase in hunger-related cases involving students over the past three years, Dr. Thomas and the full RTHS District School Board felt compelled to address this growing issue of hunger that extends well beyond the scope of students, but to their respective parents, siblings, and other relatives throughout the district. This is obviously a history-making moment for our institution. We pride ourselves on not just being an excellent educational institution, but also an extended arm of the community that offers many facets that foster an awesome working relationship with our regional neighbors." says RRTHS Superintendent Dr. Johnnie Thomas."
The Food Pantry offers fresh, frozen, and nonperishable food items. Families are not required to provide their income status. Online shopping is available, and recipients are allowed to choose what they desire to eat. They are required to order their specific items once per month. Items can be picked up at the Fine Arts Campus of RTHS. Donations are always welcomed. RTHS School Board President Andrea Bonds adds, " This is such an extraordinary occasion for our entire student body. As much as we are surrounded by upper middle class to wealthy neighborhoods, there are still hundreds of RTHS families who were greatly challenged by the pandemic and subsequent rise in inflation. EDUCATION
How to Prep the Night Before the SAT or ACT Exam (StatePoint) Taking the SAT or ACT exam is the culmination of months of test-specific preparation, and in truth, years of schooling. While knowing that can feel like a lot of pressure, there are steps you can take the night before the exam to calm your nerves and enter the testing site with confidence: 1. Pack your essentials: Going to bed knowing you’ve packed everything you need to succeed during the test will help you sleep soundly and make the morning less frenzied. Your packing list should include an official, currently valid photo identification, your admission ticket to the test, No. 2 pencils (be sure they have erasers), a snack and water bottle (staying fueled is essential), a sweater (testing sites are often chilly and being uncomfortable can throw you off your game), and of course, a calculator. The best exam day calculator is one that’s easy to use and has an intuitive icon menu, such as the fx-9750GIII graphing calculator. While you won’t need all of its 2,900 functions during your test, or its programming capabilities, this Casio calculator is a great companion for high school juniors and seniors as it can support high-level STEM learning in the classroom, as well as go into exam mode for use during the PSAT, SAT, ACT, and other major standardized exams, like AP and SAT subject tests. To familiarize yourself with the calculator and its interface, be sure to use the same calculator for test prep as well. 2. Eat right: Proper nutrition and cognition go hand-in-hand. The night before your exam, fuel yourself with brain foods containing a mix of antioxidants, protein and Omega-3s. Fresh fruits and vegetables, fish, nuts, beans, whole grains, tofu and lean meats are all great choices. Try to avoid food unfamiliar to you, as you don’t know how it will settle and it could cause a stomachache. You should also forgo overly sugary or processed treats, which can lead to an energy crash. Being thirsty during your test is not only distracting, dehydration can actually impair cognition and brain health. Be sure to drink plenty of water the night before your test to keep the mental juices flowing. 3. Sleep tight: It can be difficult to settle in for a night of sound sleep before an important event. Reduce the chances of tossing and turning by putting down your devices at least an hour before bed, as blue light can suppress melatonin secretion and impact sleep. Instead, read, journal or do another quiet, enjoyable activity. On that note, avoid a last-minute study session or practice exam. The night before the test is not the time to cram. It’s a time to relax so your mind is fresh when it counts. If you do have trouble falling asleep, don’t panic. Resting quietly with your eyes closed can be beneficial too, and may help you doze off eventually. By checking a few pre-test tasks off your to-do list the night before, you can be fueled, rested and geared up for your college entrance exams.

does not have a permanent face or tone of voice. We have a moral and civic responsibility to address these matters." RTHS will proudly acknowledge the exemplary service of Betsy Williams, who has devoted over 30 years to elevating the district's food service department. From her initial role as Head Cook to to her current position as Director—a position she’s held for 11 years—Williams has been instrumental in driving significant advancements. Betsy was properly recognized during the opening of the all new-RTHS Food Pantry. Under her leadership, RTHS has transformed its menu in accordance with state and federal guidelines, but perhaps the most innovative change has been the introduction of a food court layout—a contemporary and engaging way to serve meals to students. Beyond these efforts, during the challenging times of the pandemic, Williams showcased her commitment and resilience by overseeing the packaging and distribution of more than one million meals to southland families. Williams' dedication extends beyond the regular school meal service. One of Williams’ most notable achievements is imminent—the inauguration of the Rich Township High School Food Pantry in collaboration with the Greater Chicago Food Depository. This initiative reiterates the district's firm commitment to fighting hunger in the community.
"Superintendent Of The Year", Dr. Genevra Walters, Honored School Board Votes To Name $26.4 Million Athletic Complex After Her
Kankakee, IL. - Dr. Genevra Walters, superintendent of Kankakee SD #111, will have the new $26.4 million sports complex under construction behind Kankakee High School named after her. Beginning with much public input, the creation of a special naming committee, and several months of deliberation, the Kankakee school board voted to name the complex after Dr. Walters earlier this week. The Complex will be named the "Dr. Genevra Walters K Community Center". The "K" in the name will be the school's logo. During her tenure in the leadership role for the district, Dr. Walters has overseen millions in projects to improve the district. The 2023 - 2024 school year has been very exciting for Dr. Walters. In November of this year, she was named the 2024 Illinois Superintendent of the Year by the Illinois Association of School Administrators. The award was presented Sunday, November 19, 2023 during the Joint Annual Conference in Chicago co-sponsored by the Illinois Association of School Boards (IASB), the Illinois Association of School Business Officials (IASBO) and IASA. Nominees were judged on the following criteria: academic achievement, preparing students for the future, social-emotional support, teaching and instruction and leadership. An independent panel commissioned by IASA selected Dr. Walters for Illinois Superintendent of the Year based on innovative approaches the district has taken to best serve a diverse student population. Kankakee SD #111 is a high poverty, high minority district located one hour south of Chicago. She is the first black Superintendent to win the coveted award in Kankakee School District #111's history. She is scheduled to retire in June of this year.

Toyota’s support of the Newark, New Jersey event was highlighted by a special ‘Nudge Button’ in-game moment, underscoring the brand’s ongoing commitment to the uplift of America’s Historically Black Colleges and Universities
The 3rd annual Invesco QQQ Legacy Classic successfully tipped-off as the perfect complement to celebrations of Black History Month 2024, at Newark, New Jersey’s Prudential Center, with Toyota also taking the floor once again as the event’s founding sponsor. The annual event, co-created by director, actor and entrepreneur Michael B. Jordan and hosted in his hometown, featured a unique doubleheader of HBCU men’s basketball games, this year pitting the Grambling State University Tigers vs. Jackson State University’s Tigers in the Classic’s first SWAC conference matchup. Also, continuing one of the oldest rivalries in HBCU sports, the Hampton University pirates took on the Howard University bison in a thrilling cage battle. Both contests aired on the TNT network, and re-aired post-event on HBCU-GO TV. Grambling State defeated Jackson State 70-62, while Hampton eked out a dramatic 63-61 win over Howard. The Legacy Classic this year spotlighted not just basketball, but also a multi-faceted HBCU experience with a business startup pitch competition, a “Battle of the Bands,” Greek organization step shows, a college recruitment fair and even a sports & entertainment summit on tap, all part of an array of cultural elements showcasing the many distinct facets of HBCU culture and lifestyle. Toyota was on-hand to amplify awareness of its support for HBCU’s by bringing its own “Nudge” ambassador, multimedia journalist and influencer Paulana Lamonier, center-court at the halftime of game one for an interview where she encouraged attendees to use their smartphones to press the Toyota nudge button daily. Lamonier is the founder of New York-based Black People Will Swim, a company that aims to teach more people in the BIPOC community to swim, while also working to counter stereotypes. Her “Nudge” segment aired during game two, where she also emphasized to fans the impact that a $300,000 donation from Toyota can have on America’s 107 HBCUs, fueling the excitement toward reaching Toyota’s goal. She additionally mentioned the well received “After the Nudge” podcast series, and invited attendees to access the episodes online. Home viewers of the Classic via broadcast shared in the opportunity with the Nudge button also available via a QR code. After honoring an inspiring group of deserving, noteworthy local grassroots organizations from across the U.S. with $10,000 grants in its first year, Toyota’s “Need a Nudge” program returned in 2023 with the follow-up campaign “After the Nudge.” The “Nudge Button” is an online tab that when activated prompts the company to contribute one dollar to America’s Black colleges. The button, at AftertheNudge.com, can be depressed as often as ten times per day, per individual, toward Toyota’s goal of donating $300,000 to these storied institutions. The companion national podcast series, co-hosted by noted, awardwinning Black journalist Soledad O’Brien and former NBA athlete J.R. Smith was launched this past fall and focuses on how Toyota “nudged” grassroots community organizations with the micro-grants, and how site visitors now have a unique opportunity to join in Toyota’s efforts to support HBCU’s across the higher education ecosystem.

ny to determine which course of action makes the most sense for your circumstances. You may also want to brush up on the terms below to more fully understand the best path forward based on your situation: Short-Term Hardship Options If you are unable to pay your mortgage, whether due to disaster or other financial hardship, the most popular and widely available mortgage assistance is “forbearance.” This is when your mortgage company allows you to make a reduced payment or pause your payment for a specified period up to 12 months. When this period ends, you will make up your payments in one of several ways. The fastest way is through “reinstatement,” which means getting current on your mortgage by paying the owed amount in one lump sum. Alternatively, you can set up a “repayment plan,” whereby you pay a little more each month on top of your mortgage. If you have overcome a short-term hardship but are unable to afford these options, a “payment deferral” may be a good solution. This reinstates the mortgage to “current status” by deferring missed payments into a noninterest bearing account that becomes due when you sell or refinance your home or pay off your mortgage. You will not be required to make monthly payments on the deferred balance until the payoff date.
Housing counselors are much more than a go-to resource for homebuyers. They’re also able to help current homeowners manage debt, rebuild credit and work with their loan servicers to avoid foreclosure. If you’re facing financial hardship, reach out to a HUD-certified housing counselor at one of Freddie Mac’s Borrower Help Centers or Borrower Help Network for free assistance. HUDcertified counselors are trained, independent professionals who will listen, offer advice and help you make informed decisions about your finances and home. Visit myhome.freddiemac.com to learn more. If you’re seeking counseling services on your own, do your homework. Unfortunately, there are fraudsters who prey on distressed homeowners. Any company or individual offering to help you for a fee is a red flag. Homeownership can be complicated, particularly when you’re facing financial hardship. If you anticipate long-term financial struggles, you may wish to speak to your loan servicer about a “loan modification.” This written agreement will permanently change one or more terms of your original loan agreement to make it more affordable and sustainable. If homeownership is no longer affordable for you, there are strategies to help you avoid the costly impacts of foreclosure. One of those is “selling with equity.” With this option, you can use the proceeds from selling your home to pay off any remaining mortgage debt. If the home’s value is greater than the amount you owe, you keep the excess funds. Alternatively, you can voluntarily transfer your property title to the mortgage company in exchange for a cancellation of your debt and a graceful exit from your home. This maneuver is known as a “deed-in-lieu of foreclosure.” Finally, if you’ve exhausted all other options, a “short sale” may be your best choice. This refers to selling your home for a lower amount than you owe. It also forfeits your negotiating power on the property’s sales price. With a short sale, you will not see proceeds from the sale and you must wait a certain period of time, which may be anywhere from 2 to 4 years, before qualifying for a new mortgage.

(StatePoint) Obtaining a home loan is not the most modern or pleasant aspect of the homeownership journey. It involves reams of paper, an average 45day waiting period to see what rate you’ll receive, and according to some industry insiders, too many middlemen collecting unnecessary fees. With the idea that a mortgage is actually just data collection, verification and some simple math, ChatMTG, a recently-launched website powered by AI, is offering a 10-minute mortgage application process that cuts out the middlemen

Over 10 years, this adds up to a total mortgage cost savings of $56,000 or 67%. “If homeownership is the American dream, then mortgage applications are the nightmare,” says Adam Kalamchi, co-founder and CEO of Staircase, the company behind ChatMTG. “The interest rate borrowers are charged is not the product of a competitive market, but rather the accumulation of inefficiencies and hidden fees.” Real people are saving time and money. One borrower using ChatMTG secured a loan for his dream home in Washington, DC in under 10 minutes and saved $90k on the new $500k condo. Without pulling credit and using just purchase address, purchase price, down payment, and some basic info, such as how long you plan to stay in the home, the technology calculates the cheapest mortgage option available and presents a straightforward and unbiased result. 2. Upload documents: If you decide to move forward with an application, simply upload required PDFs such as your bank statements, paystubs and W-2s. 3. Input data: ChatMTG extracts the data and asks questions to fill in any remaining gaps, just like a human loan officer would do, but instantaneously and without the risk of human error. 4. Submit: ChatMTG then completes the loan application document with your information. All data sent to and from ChatMTG is encrypted and is significantly safer than the traditional method of sending documents via email or fax.
