Welcome

to the January issue Happy New Year! How quickly did 2015 come and go?! I hope you all had a fun and relaxing Christmas and the New Year’s Celebrations were as exciting as you’d hoped. As with the last couple of years we are taking the opportunity to use the January to look forward to the coming year and we are once again using a format which closely follows many people’s New Year’s Resolutions. You’ll find information in the issue about health, exercise, money, holidays and moving house. I reckon they are pretty much the top five resolutions! If you have made your own resolutions this year then good luck – if you can get to the end of January and keep going then you are a much better person than I am, I seem to always give up on them by somewhere around the 5th of January…. Elsewhere in the issue we take a look at proms. If you have a child in Year 11 or Year 13 it may well be that a prom is on the horizon in the summer. Believe it or not your planning should be well underway by now to ensure your children get the prom they are dreaming of. You’ll find a handy list of things which need to be considered and, as always, make sure you leave plenty of time so you are not feeling stressed at the last minute. Whatever your plans for 2016, everyone here at Simply Boston wishes you a very happy New Year. Enjoy the issue.

Help and advice on your doorstep Individuals involved with community groups and volunteering – and those who would like to get involved – are being urged to access free support and advice. Lincolnshire Community and Voluntary Service (LCVS) provides help, support, guidance and training to established and start-up community groups and projects as well as helping to place wouldbe volunteers in roles that suit their skills, interests, experience and availability. And with an expanding programme of LCVS Local events – where LCVS officers go out into the villages to provide help and advice on the doorstep of the communities it serves – it has never been easier. Marie Chapman, LCVS senior community development and volunteering officer, said: “Our mission at LCVS is to be at the heart of the communities we serve and we know by taking our services out into our villages we make it easier for groups and individuals to access our support. “We’re here to help all community focused groups and projects from weekly toddler groups to one-off community events for hundreds of people.” LCVS would always advise getting in touch before travelling to a LCVS Local to check the event is going ahead as planned. Some 4 | www.simplyboston.co.uk | SIMPLY BOSTON

events will only go ahead where appointments have been booked in advance. LCVS is also able to offer advice and support from its bases in Louth, Boston, Spalding and Grantham. Boston Heritage Book Did you know that the crescent of six shops in Boston Market Place which includes Hoppers jewellers and Holland and Barrett, was one of the first purpose-built shopping arcades in England? This was one of the architectural and historical gems revealed to an audience at Boston Guildhall, another of the town’s treasures, when a new book by Historic England was launched. Boston, Lincolnshire – Historic North Sea port and market town is the 30th publication in the influential Informed Conservation series. Research for the book uncovered builders’ drawings of some town properties which had not been viewed for 100 years. Boston Mayor, Cllr Richard Austin, said: “The book thrills me. It emphasises that Boston’s built heritage is truly outstanding. “We constantly need to remind ourselves that image of a place is its most important asset. It affects inwards investment and business growth, tourism and many other things.” The new book’s 128 richly-illustrated pages traces Boston’s history from its origins to the present day. It has been written by John Minnis, Katie Carmichael and Clive Fletcher of Historic England, and local architect Mary Anderson. Sir Laurie Magnus, chairman of Historic England, said Boston’s heritage was the key to its future prosperity and the town was definitely “on the up”. Mr Anthony Streeten, Historic England’s regional planning director told the Guildhall audience: “Boston is a totally outstanding place with a renewed commitment to cherish the historic environment. This publication is a new platform from which Boston can gain the reputation it so richly deserves. It is a book which gives us all reasons to be proud of Boston.” He said there were signs that Boston was enjoying a renaissance of identity marked by the return of the Five Lamps in 2012 and an appreciation of the town’s past. Mr Minnis said there were many to thank for their assistance in

production of the book, singling out for special mention Boston historian Neil Wright and Adrian Wilkinson of the Lincolnshire Archives. He took the audience on a pictorial tour of some of Boston’s finest buildings – from the obvious such as Fydell House to the less grand such as early 20th century properties bordering Central Park. And he produced some of the Sherwood Reynolds drawings which had not seen for a century. Mr Fletcher spoke about Boston’s architectural similarities with towns across the North Sea, such as Ghent in Belgium, and applauded the Boston Preservation Trust for its early recognition of the need to protect the town’s heritage and the confident decision to spend £2.4 million on refurbishing the Market Place. He spoke about the heritage-led town centre regeneration scheme, aimed at helping owners of some historic properties in the town centre with renewal and refurbishment grants and said the premises occupied by Kentucky Fried Chicken in the Market Place would be next to benefit. It was announced early this year that a partnership bid from Boston Borough Council and Heritage Lincolnshire had won initial support from the Heritage Lottery Fund to secure £1million. The partnership team is now developing proposals for the second round of the grant application process in May. The Boston Townscape Heritage Scheme will complement other initiatives already being offered within the town, and the support from the Heritage Lottery Fund further demonstrates the value of Boston’s rich heritage. The launch evening ended with a spirited debate about what more could be done in Boston to ensure its heritage could continue to be the key to its future prosperity. Bathing waters at seven tourist beaches in East Lincolnshire rated ‘excellent’ by Defra

BATHING waters at seven beaches on the East Lincolnshire coast have been rated as ‘excellent’, despite tougher EU bathing water standards now being in place. The sea off the beaches at Mablethorpe, Sutton-on-Sea, Mogg’s Eye, Anderby, Chapel St Leonards, Ingoldmells South and Skegness, all met the ‘excellent’ standard in the latest water sampling results issued by the Department for Environment, Food and Rural Affairs (Defra) . Classifications are based on the level of bacteria in the water and are monitored by the Environment Agency between May and September. Whilst standards can vary day to day based on a range of factors, such as heavy rainfall, the ‘Excellent’ standard is an acknowledgement that the water quality is recognised as some of the best in Europe. Councillor Steve Kirk, Portfolio Holder for Coastal Economy at East Lindsey District Council, which manages the main beaches at Mablethorpe, Skegness and Sutton on Sea, 6 | www.simplyboston.co.uk | SIMPLY BOSTON

said: “The beach is at the heart of a visit to the Lincolnshire coast and I’m pleased that once again the bathing water has received this important endorsement.” Dr Pete Fox, Director of Land & Water at the Environment Agency said: “Water quality at beaches is better than any time in living memory, with dramatic improvements having been made over the last few decades. The Environment Agency has led successful work to monitor, investigate and reduce pollution, which has benefited the environment and people with nearly all of England’s beaches 97 per cent meeting the

new stringent water quality standards. “The Environment Agency will continue to encourage water companies, local authorities, farmers, and businesses to work together to maintain and improve water quality. “The results are based on samples taken by the Environment Agency over the last four years. Information about each beach is available on the Bathing Water Explorer website.” Bathing water standards can be viewed here - http://environment.data.gov.uk/bwq/ profiles/

Pirate’s ship and Zip-wire to be included in new £100,000 Play Park in Skegness A pirate’s ship will form the centrepiece of a new £100,000 Play Park to be installed in Tower Gardens in Skegness in time for the 2016 holiday season. Work began in December to install the new Play Park, which will replace the existing Play Park that has come to the end of its life. Throughout September 2015 the community in Skegness were invited to have their say on what they wanted from a new Play Park – with most respondents saying they most enjoyed sliding, swinging and climbing. Respondents were split in their view over whether they wanted a traditional play

park or a themed imaginative play park with the themes of castles and ships being most popular. East Lindsey District Council invited specialist play equipment companies to develop their proposals for the Play Park, with the consultation feedback in mind. As well as a vibrant new safety surface, the Play Park will include a Pirate’s ship as its centrepiece with additional equipment throughout the Park, including a Zip-wire. The new Play Park will also include picnic benches, something that many respondents to the consultation said would be an important

improvement. The new Park will also include play equipment specifically designed to be used by people with special needs, so that all children can enjoy play experiences together and children with special needs feel as included as any other child. Portfolio Holder with responsibility for Play Parks at the District Council, Councillor Adam Grist, said: “I would like to thank all those who took part in the consultation to influence the type of equipment that is to be installed. Play is an important experience for all young people and I hope to see the new Park well used.”

Planning Committee Consultation Dates The South East Lincolnshire Joint Strategic Planning Committee is a partnership of Boston Borough, Sough Holland District and Lincolnshire County Councils who are working together to create a single Local Plan for the area of South Holland and Boston Borough. It identifies opportunities for growth and sets out clear guidance on what planning applications will be permitted, and where. The committee is embarking on a six week consultation which will see them visiting local village halls to present their local plan. This will comprise a written text

and maps showing areas that are being put forward as possible housing sites, existing and proposed employment sites, retail areas, areas of open space and areas of nature conservation. The venues and dates are as follows: Wednesday 13 January – Swineshead Village Hall and Pinchbeck Village Hall Friday 15 January – Wyberton Parish Hall and Sutton Bridge Curlew Centre Monday 18 January – Old Leake Community Centre and Long Sutton Market House Wednesday 20 January – Kirton Town Hall

Friday 22 January – Butterwick Village Hall and Donington Ruby Hunt Centre Monday 25 January – Sutterton Village Hall Tuesday 26 January – Gedney Hill Memorial Hall Thursday 28 January – Holbeach Community Centre Tuesday 2 February – Surfleet Village Hall Friday 5 February – Crowland British Legion Hall Wednesday 10 February – Cowbit Village Hall All will be held between 3.30pm and 7.30pm. If you would like to contact Peter with a specific question, please email info@simplyboston.co.uk

Each issue Peter Bedford, leader of Boston Borough Council, discusses the important topics in and around Boston We have been working for some time on one of the most important documents we will ever produce – a blueprint to guide growth and development over the next 20 years – and now we want to hear your views. It is called the South East Lincolnshire Local Plan and is a document so important and so wideranging that the Prime Minister has warned that his Government will take over and complete Local Plans for any authorities which fail to do so within the time limits. I am pleased to say that the plan for this area, which we are working on jointly with South Holland District Council and Lincolnshire County Council, is on schedule to be completed on time. But now we come to one of the most important aspects – hearing what you have to say about it. Over the last few years the Borough of Boston has had unprecedented population growth and new demands upon public services. To help map out the future the South East Lincolnshire Local Plan will be out for public consultation - it is your opportunity to help shape the future of the area. It gives the fullest opportunity to consider how growth will be accommodated and how the resources in terms of community services and infrastructure will be provided. A plan for the next 20 years is a plan for the next generation but it is up to our communities today to help shape the future. At this stage it is a time of making choices from a lot of options, so, exactly, where growth happens is not decided. This will only occur when

a Planning Inspector considers the final draft of the Local Plan in about a year’s time. Other important elements include detailing and protecting the route for Boston’s long-awaited distributor road to help ease some of our traffic congestion problems. It will be the first time that a distributor road has been included in the Local Plan and will be an important part of the process to secure necessary funding for it from Lincolnshire County Council and the Government. It is crucially linked to future housing provision in the area. This powerful document will guide future planning applications and decision making. Please try to attend one of the following public consultation events: • Wednesday 13 January – Swineshead Village Hall • Friday 15 January – Wyberton Parish Hall • Monday 18 January – Old Leake Community Centre • Wednesday 20 January – Kirton Town Hall • Friday 22 January – Butterwick Village Hall • Monday 25 January – Sutterton Village Hall All events can be visited between 3.30pm and 7.30pm. All venues will have information about nearby villages so the events are not just about the village in which the consultation event is being held. Everyone is welcome. An exhibition about the Local Plan will also be set-up in Municipal Buildings, West Street, Boston, throughout the consultation period from January 8th to February 19th 2016.

Further information will be available on the South East Lincolnshire Local Plan website http://www.southeastlincslocalplan.org/wordpress

Advice

Hike in debt help expected after Christmas Throughout the Christmas period, it’s easy to get lost in the festivities and think of nothing other than making sure that you and your loved ones have the best day possible, running the risk of neglecting the debt you already have in favour of hunting for bargains or stretching the finances for that extra present k BY DEBRA LEE By the beginning of 2016, the average UK household is predicted to have unsecured debts of £10,000 according to accountancy firm PricewaterhouseCoopers (PwC). The figure includes spending on credit cards, bank borrowing and student loans, but excludes mortgages. It is the largest amount in cash terms that consumers have been in debt. According to PwC, unsecured borrowing increased by £19.7bn last year, or 9% with the average household owing £9000. Borrowing on credit cards was responsible for 22% of the rise, with the rest from other sources, such as loans and overdrafts. The rising cost of energy, food and housing is putting extra pressure on people’s finances. Citizens Advice Mid Lincolnshire provides advice and support to people living in Boston and North Kesteven and due to the increasing demand for support in the rural community, has introduced a new telephone helpline for people requiring support with their debts. The Charity is urging people living in the Boston Borough or North Kesteven to contact them if they need help with their finances. The helpline is open Monday to Friday 10.30 – 14.30 on 0300 012 0712 (calls charged at local rate) Stuart Hellon, Chief Executive Officer, Citizens Advice Mid Lincolnshire said: “Some budgets are at breaking point with January the time when people take stock of their finances. People who have never experienced money worries before

are finding their finances increasingly tight as rises in day to day spending like keeping their home warm, getting to work and putting food on the table is sending them over the edge. “Payday loans, credit cards and overdrafts are being used to top up people’s income as wages are static. There are things people can do to get on top of their finances, including making sure they’re getting all of the help available, aren’t paying over the odds for things like gas and electricity and prioritising their spending to make sure there is money for essentials like

rent, energy bills and water. Its important people don’t wait for debts to mount before they seek help. A few early actions could stave off a future financial meltdown. “ Now Christmas is over, the Citizens Advice Mid Lincolnshire suggests that people start looking to next year’s festive season. Think over what they did well and not so well how they’ll be better prepared for the Christmas coming. The Charity is also helping people save money on their energy bills and offering one to one support to people across Boston and North Kesteven to ensure they know all their options for cutting down on their bills.” If you require support to manage your heating bills, would like tips for saving money on your energy costs or further information on choosing the best tariff pop in to Citizens Advice Mid Lincolnshire’s Boston office on Mondays between 9am and 3pm or call the Sleaford office on 01529 308423 In the meantime, for any further debt management advice, visit https://www. citizensadvice.org.uk/debt-and-money/ or contact our offices for a free and confidential appointment with an adviser.

What’s on at Boston Library in January

Adult choice Age of Adaline DVD Adaline Bowman (Blake Lively) has been hiding a secret for nearly eight decades. Her DNA is altered during a freak accident as a young woman and she never grows a day older. She witnesses some of the defining moments of the twentieth and twenty-first centuries and watches her daughter grow old, all the time avoiding getting too close to anyone in case they discover her secret. However, one New Year’s Eve, a charming philanthropist (Michiel Huisman) is captivated by Adaline and pursues her. Will she let herself fall in love? Will her secret be revealed? This touching story will make you want to live life to the full! New DVD releases are charged at £2 for two nights. Older titles are priced at £1 for one week.

Junior choice The Sign of the Sugared Plum by Mary Hooper One of my firm favourites, this book is classed as TJ and aimed at those readers 9+ who want a more challenging read. It is 1665 and Hannah is full of excitement at the prospect of her first trip to London. She is going to help her sister, Sarah in her sweetmeats shop. However, Sarah isn’t so pleased to see her and horrified that her message home did not reach Hannah in time. Plague is threatening London and the girls need every bit of luck to survive. Mary Hooper took inspiration for Sarah’s sweetmeat shop after reading a 17th Century Court Record that detailed what a young girl did for a living. The book also contains sweet recipes from the period for you to try.

Tuesdays 12th and 26th 10.30am – 12pm Sketchbook Swap Shop – an informal meeting of enthusiastic amateur artists/crafts people who meet up in the library to discuss their latest sketchbook creations. Boston Grammar On Wednesday 18th November, a number of businesses from around the Boston area took part in the STEM (Science, Technology, Engineering and Maths) Careers Showcase organised by Boston Grammar School (BGS). The aim of the event was to raise the profile of the STEM subjects within the school and to increase students’ knowledge of the career paths which are possible through studying these subjects. Hundreds of students from years 8 to 13 were able to visit the displays and gain an insight into the range of opportunities which will be available to them when they complete their formal education. The event was particularly important for the year 9 and 11 students who will soon be making their option choices of subjects to study in the next stage of their education. Exhibitors included Amec Foster Wheeler, Army Careers, Boston Borough Council, Willmott Dixon representing CITB, Dexter and Sharpe Chartered Certified Accountants, Duncan and Toplis Ltd

Chartered Accountants and Business Advisers, Howard Skinner General Practitioner, University of Lincoln and RAF Careers. Sally Scott, Deputy Headteacher with responsibility for STEM at the school, said “The response from local companies has been very impressive and we’re really pleased that the students have had the opportunity to talk with representatives from such prestigious companies. We hope the STEM Careers Showcase will raise student aspirations and encourage them to become the STEM workforce of the future. We also hope that this will become a regular event at the school.”

Bicker Preparatory School During the past month, children at Bicker Prep have been raising money for the NSPCC. Mrs Jean Douglas came to visit and talked to the children about the work and history of the NSPCC. Children then completed an Activity Challenge where every child took part in at least 30 minutes of physical exercise every day for a week. Head Teacher, Mrs Julie Miles said “Children were sponsored to complete the challenge and managed to raise an amazing total of £847. The children were very keen to help make a difference to the lives of other children and we are very proud of their efforts.” During the past month, children at Bicker Prep have been raising money for the NSPCC. New Year New You

Are you getting enough exercise? If we’re asked to be honest, how many of us can say that we exercise as often as we should? Perhaps not as many of us as there should be!

A

new year’s resolution to do more exercise is all too common but how do you know you are getting enough, and once you’ve started on January 2 how do you make sure you are still exercising the same time next year? We all know the benefits of exercise, as well as keeping your body in good shape it reduces your risk of major illnesses such as heart disease and type 2 diabetes. It can also extend your life. But that doesn’t seem to be enough for us when the pull of a sedentary lifestyle and junk food is stronger than ever. So the place to start should be determining just how much exercise we need each week to stay healthy. The amount of exercise you need to do each week depends very much on you age. Assuming you are generally well the NHS has set out the following guidelines (full details can be found on their website, www.nhs.uk): Children under 5. The guidance here is once little ones start to move, let them move! Toddlers should be active for at least 180 minutes (3 hours) a day. Those of us who have toddlers will know how easily done this is! Children aged 5 – 18. Children in this age bracket should have 60 minutes a day of exercise. Adults aged 19 and over. Adults should aim for 150 minutes of moderate activity every week with exercise on at least 2 days working the major muscles, or 75 minutes of vigorous aerobic activity with the strength exercises above or a mixture of the two. Now you know the minimum amount of exercise you need, what is the difference between moderate and vigorous activity? Moderate activity is something which leaves you a little out of breath and elevates your heart rate. Brisk walking, riding a bike and mowing the lawn are all examples of moderate exercise. Vigorous activity leaves you out of breath and aware that you have done some exercise! Jogging and running, swimming and aerobics are examples of vigorous activity.

❱ BY VICKY SENKEY-DUNN Muscle strengthening activities include lifting weights, circuit training, running and aerobics classes. Defining levels of activity and the type of activity you need to be doing is all well and good, but once you have committed to changing your lifestyle and exercising more, what do you need to do to ensure that a week after you begin you find yourself back on the sofa having given up? It seems the trick to seeing something through is to begin by defining exactly what it is that you are trying to do. In other words you need to set yourself a target. It shouldn’t be huge and you should set yourself goals along the way to keep yourself interested. So rather than saying “I want to run a few miles” you need to set that as the goal and your targets along the way should increase, such as “week 1, begin with a five minute run” and increasing until you reach your goal. Where possible you’re your routine so it doesn’t become boring and make sure your targets fit around your lifestyle, that is, if you work from 9-5 you will need to schedule your exercise outside of those hours. Whenever you hit your targets you should give yourself a reward so you feel an incentive to keep going. It is said that once you have repeated an activity for 21 days it becomes habit so if you can stay motivated for a month then exercise will become habit rather than something you have to think about having to do.

“...you need to set yourself a target. It shouldn’t be huge and you should set yourself goals along the way to keep yourself interested.”

New Year New You

Looking after your money Many of us begin the new year with a bit of a financial hangover after the excesses of Christmas but what can you do to make your money work harder for you in 2016?

M

any companies offer credit, be it in the form of a mortgage, store card, credit card, catalogue, loan or pay day loan. If you have any of these forms of credit then it is worth an occasional check to make sure you are receiving the best deals and not paying more than you perhaps could be. Whether or not we have ever used credit we all have a credit file which contains a “score” and it is this that companies refer to when deciding whether or not to offer you a credit facility. While there is no universal method for deciding if you are credit-worthy there are some things you can do to give yourself a boost in the eyes of the lenders. The better your credit history the better deals you will be offered so it is worth taking some time to make sure you qualify for them! Credit can be a bit of a vicious cycle as if you have just a little credit history it can be as bad as having a poor one which makes it tougher to get credit – when you are young and starting out it is hard to get a credit card, for example, because you have never had one, a Catch 22 if there ever was one! So if you’ve never had credit, how do you start? There are some things you can do to boost your credit score which don’t actually involve applying for credit. The easiest thing you can do is to register to vote. A quick visit to www.gov.uk will see you on your way. You can also check your credit files by speaking to one of the three major credit agencies – Experian, Equifax or Callcredit. This will reveal what kind of shape your file is in and you can check it for inaccuracies. Checking this information before you apply for any kind of credit will help you to avoid any rejections which will sit on your file for a year. If you already have a credit card have a look at the interest rate. If it is high then you should have a shop around and see if you can find a card with either a lower interest rate or a good introductory offer such as 0% on balance transfers or purchases for a set amount of time. To get your best chance of being approved for a new card you can check your chances of success

k BY VICKY SENKEY-DUNN

by using an eligibility calculator. These are free online tools and, whilst they cannot guarantee a successful application (each lender uses different criteria) they will give you an indication of your chances. Changing your mortgage is something that not too many people consider. They think of redemption fees, arrangement fees and a whole lot of paperwork. This isn’t necessarily the case and if you are able to find a mortgage with a better interest rate than you are currently paying you could save yourself thousands over the life of the mortgage. If you have little experience in the area then you could use a broker who will have details of mortgages from many lenders. They will know the process well as well as your chances of success. If you are happy with your current provider it might be worth a chat to see if they have any other mortgage products that might benefit you. If you are in any doubt or feel like you are in a bit of a mess when it comes to your finances take the opportunity to sit down with your bank or financial adviser who will be able to use their knowledge to get you in the best possible financial shape.

“If you already have a credit card have a look at the interest rate. If it is high then you should have a shop around...”

Top Holiday Destinations for 2016 Everyone looks for something different in a holiday, it might be a relaxing beach holiday or an adventure packed fortnight away. Whatever you are after there are some top destinations waiting for you in 2016

H

ands up if you go to the same holiday destination every year. It’s something that loads of us do as once we find a destination we love, why wouldn’t we go back! Whether it’s a destination in the UK or abroad we know what we are going to get and we can relax way in advance knowing we are going to have a good holiday. But with the new year comes an opportunity to try lots of new things, so why not try a new destination? Or a completely new type of holiday all together? If you love a sunshine holiday why not try the opposite and go skiing? Many travel agents will book the whole package for you so no experience is necessary! As well as all of the standard holiday-type reservations such as flights and hotel an agent can also book ski and equipment hire, ski-school and anything else you might need. Grab your brochures (or head online) and decide where you would like to try and shortlist – your travel agent will be able to recommend resorts based on your needs. If you like to split your holiday into a series of city breaks each year you could make a switch and take a cruise. You could take in a number of cities over your break, some which may be completely new to you as well as taking in the experience of all there is to offer on a cruise ship. You can take your travels to almost anywhere in the world, and while you still get the enjoyment from being in a city you could quickly find yourself a new favourite.

“Many travel agents will book the whole package for you so no experience is necessary!”

❱ BY VICKY SENKEY-DUNN

“Adventure holidays offer a totally different kind of relaxation to a beach holiday so it could be a completely new experience for you.”

Adventure holidays your thing? Be brave and book a beach holiday! I’m not recommending you spend 7 days on a beach but perhaps take things at a slower pace and spend half of your time at a resort and the other half off exploring your surroundings. Adventure holidays offer a totally different kind of relaxation to a beach holiday so it could be a completely new experience for you. Working holidays might sound like a total nightmare but imagine heading out to America and spending your time on a working ranch. It’s not your everyday kind of holiday and the memories would last a lifetime. Once again speak to a travel agent as they will know which destinations are best for your levels of experience. How many people can go off and be a cowboy for a fortnight?! Blow the budget! If your holidays are big budget affairs then a safari could tick all of the boxes. Whether it’s Gorillas in Rwanda or watching wildlife at the foot of Mount Kilimanjaro there is no other experience like it on earth. Once again speaking to an agent with experience of safari or indeed an agent who deals solely with them is your best starting point.

Moving House With more stability in the economy now many people are looking to move house. Whatever your reasons – first time buy, upsizing, downsizing, we look at the top tips for making it the best possible experience for you

T

❱ BY VICKY SENKEY-DUNN

his year could be the year that you take the plunge and move house. You could be leaving home for the first time or moving for the tenth time. You could be looking for something bigger or retirement could be on the horizon and you would like something smaller. When moving house there are two main goals – getting the most money for the property you are selling and getting the best deal on the property you are purchasing. There are things that you can do to influence both of these providing you are prepared to put in the time and effort. Heather Barton from Simply Property shares her top tips on how to get the best offer for your house. • Presentation, presentation, presentation. We can’t stress highly enough how presenting your property well will speed up the sale process. Think about your target market and make sure when people walk through the door they know it is the house for them. If in doubt speak to your estate agent as they will know what purchasers are looking for and what they are not. • Get any little DIY jobs done before the property goes on the market as potential purchasers knock thousands off in their heads when they add up little jobs which don’t actually cost that much. • Keep the front garden and driveway tidy as it is the first thing a potential purchaser will see if they are having a drive around the area to see what properties are available. • When it comes to marketing the property make sure you have good quality photographs and

22 | www.simplyboston.co.uk | SIMPLY BOSTON

“Presentation, presentation, presentation. We can’t stress highly enough how presenting your property well will speed up the sale process.”

that a floorplan is included with your details. It will allow anyone looking at your details a chance to look at the layout of your property and start thinking how it could work for them. Make sure you get good coverage across as much media as you can – websites, local magazines and newspapers all have their part to play.

When you find the property you would like to buy Heather has some more top tips: • Start by seeing a mortgage advisor. Explore all of your options and decide on budgets so you know what money you have to play with. • Put yourself in a good position to buy. If you are at the point of making an offer make sure you have a mortgage offer in principle in place so that you won’t have to add time to the whole process doing it. If you are looking at something a little different such as a shared equity property then make sure all the paperwork has been completed so you don’t hold everything up. • Likewise, line up the solicitor or conveyancer you are looking to use. Get some quotes and decide whose services you will use. In this way your side of the sale will always be efficient. • Remember that sellers will often look for the person who is in the best position to proceed – someone who has no chain and puts in a lower offer may be accepted over someone in a long chain who offers full asking price. Do all that you can to be that person in the best position and be as flexible as you can.

New Year New You

Weight Management Keeping your weight under control is something we all need to look at throughout our lives. Where do you start? And once the weight is off how do you keep it off?

T

“...don’t add salt to your food you may be surprised to learn just how much is already in some of the food you buy...”

❱ BY VICKY SENKEY-DUNN

he NHS recommends that men should consume no more than 2500 calories a day and women no more than 2000. It also goes on to point out that most people consume too many calories and should look to reduce it. But how do you know if you are eating too much and what’s the best way to go about reducing your calorie intake? A good place to start is to calculate your Body Mass Index (BMI) which is a way of telling if you are overweight or not. There are many websites which contain tools to work this out for you, but if you prefer to do it yourself you need to divide your weight in kg by your height in metres. Divide the answer by your height again and this will give you your BMI. As a guide, a score under 18.5 is underweight, 18.5 – 25 is a normal weight, 25 – 30 is overweight and over 30 is obese. Remember this is just a guide though. Should you feel that you are overweight and want to do something about it then the first thing you should do is speak to your doctor. They will be in the best position to advise you on the safest and healthiest way for you to lose weight. Some people prefer to follow a diet plan. It can be anything from well-established weight loss companies such as Weight Watchers and Slimming World to newer “fad” type diets such as the Paleo diet. Some people prefer to have a few days “detoxing” where they give up what they think are the worst parts of their diet before embarking on a healthy eating kick. Whatever you choose to do you have to commit to it fully else you might find it difficult to stick to longterm. You need to bear in mind that if you lose weight

24 | www.simplyboston.co.uk | SIMPLY BOSTON

and use it as a way to make lifestyle changes when your diet ends chances are you will put all of the weight you lost back on. Look at it as re-educating yourself. If you don’t want to follow a diet but feel that your diet could do with a little tweaking to improve your health then the NHS recommends the following: •

Make sure you get your 5 a day, that is 5 portions of fruit and vegetables every day. There is lots of information about getting your 5 a day and what constitutes a portion. Eat more fish. As well as being a great source of protein, oily fish contains Omega acids which are good for your health. Cut down on saturated fats and sugar – you don’t need to spend too much time analysing food labels here, if you think it’s bad for you then it probably is! Ditch the biscuits, sweets and cakes. Also, if you are drinking fizzy drinks take a look at the sugar content. A can of Coke contains around 9 teaspoons of sugar – switching to diet will have a profound effect, or even better if you switch to water! Eat less salt. Again have a look at your labels. If, like me you don’t add salt to your food you may be surprised to learn just how much is already in some of the food you buy so it’s always worth having a look. Get active. OK so this isn’t strictly about food but not only will it increase your fitness but it will help in keeping your weight at healthy levels.

Proms

Plan ahead for the night of your dreams What sounds like a fun party for your 16 or 18 year old can quickly descend into panic if you don’t prepare properly with them

P

“Limousines, classic cars, sports cars, horse and carriages and open top buses are slowly taking over from the taxi and in our area we even see people arrive on the back of tractors!”

roms have very quickly become a big deal in this country. A BIG deal. Years ago there used to be a small party, if any, for school leavers to wish them well as they embarked on the next stage of their lives. Now these events can rival the biggest of charity balls. And along with that comes the price tag. School councils, PTAs and prom committees work tirelessly each year to raise the money needed to put on a great night for all concerned and fair play to them, if you’re going to have a send-off then do it properly! While all of the committees are beavering away in the background to organise the prom itself there is much preparation to be done from those who are attending. While it may seem straight forward, those who provide prom services can be booked up very quickly so the earlier you can make a start the better. Many of the prom dress providers need their orders in from January to give them time to order in the dresses, make any alterations required and hold fitting sessions to make sure the prom dress is perfect. January feels like an eternity away from July but it’s lead times like this that can catch you out. If dress shopping is top of your list make sure you do it soon! Prom dresses can range in price and if you are looking to go all out then you need to make sure the dress you pick is perfect for you. Prom dress retailers are always happy to book you an appointment to go and look through the dresses, try any on and find the right style for you. Suit hire is also busy so even if you go at this point just to get measured up it will help you down the line. Beauticians and hairdressers book up fast, especially mobile ones so make your enquiries early.

26 | www.simplyboston.co.uk | SIMPLY BOSTON

Many girls like to have a practice session with both their hairdresser and make-up artist so booking as soon as you can will make sure you have enough time to decide on the right style for you. Everyone likes to arrive in style and every year we see pictures of people arriving in increasingly lavish transport. Limousines, classic cars, sports cars, horse and carriages and open top buses are slowly taking over from the taxi and in our area we even see people arrive on the back of tractors! If you can think of a new way to arrive you can do it! But be quick! Prom time is a busy time for vehicle hire. Getting as much done as you can as early as you can will stand you in good stead. Having everything in hand will mean you can sit back and really enjoy the run-up to the big event and make it a stress-free experience for all concerned. Of course, you might not want to look too hard at the bill you end up with but hey, it’s a big night for your sons and daughters so that’s for another day….

verything about the new Peugeot 308 GTI is so electrifying right from the minuscule, sporty steering wheel to the grip the car has around corners. I really feel Peugeot is back on track with its contribution to the hot-hatch market. Way back in the 205 GTI days the French car maker had that particular market sewn up – and the 205 was, and still is, an icon in the motoring world. The 308 GTI will become a legend too; no doubt about it. It has the looks, feel and performance of a true celebrity as well as all the safety gadgetry you need for modern day motoring. My test car looked superb cloaked in a metallic ‘Magnetic Blue’ paintjob, combined with dark leather effect and Alcantara sports seats. The 18 inch alloys appeared satisfyingly sizable against its medium sized, muscular body, and its double chrome tailpipes looked ‘the dog’s’.

28 | www.simplyboston.co.uk | SIMPLY BOSTON

“Apart from track days, where do you get as much fun”? That’s what my mind kept reciting each time I got behind the wheel of this exciting motor.” On starting the engine, the 1.6-litre turbo petrol lump, pinched from the RCZ-R sports coupe, has a willingness to rev, and once you engage first gear and take off, you know this car is not your usual motor. For a start, the gearshifts feel precise and jaunty, and the car is eager – it’s like a dog straining at its lead until it can find an open stretch. Then, when you do find a suitable uncluttered bit of road, you can set the 308 GTi free. That’s when it sits back on its haunches for a moment before launching into a scorching attack on the asphalt. The 248bhp is certainly apparent and the 0-62 mph comes in just 6.2 seconds, climbing where legal, (German autobahns calling?) to 155mph. This 308 is certainly the

embodiment of an exciting new direction for Peugeot. No surprise then that there has been an incredible and positive response to the new car, with plenty of orders so far. The 308 also obtained five stars from Euro NCAP, certifying its safety credentials. So, if you still want hatchback practicality but you are also after a uniquely intuitive and pleasurable driving experience, stop off at your local Peugeot dealer and take the 308 Gti for a test drive. You won’t be disappointed.

Have your say in planning the future of South East Lincolnshire Residents are invited to have their say on where new homes, businesses and roads should be built locally over the next 20 years as part of a new Local Plan for South East Lincolnshire (the areas of Boston Borough Council and South Holland District Council) The South East Lincolnshire Local Plan is being produced by Boston Borough Council, South Holland District Council and Lincolnshire County Council working in partnership and will guide the development and use of land up until 2036, including the provision of some 18,000 dwellings. As part of the preparation of the Local Plan, a public consultation is being held from Friday 8 January to Friday 19 February 2016 which will see a series of ‘drop-in’ exhibition events held across the area. Residents and business representatives are invited to come along and have their say on a variety of topics, including

housing site options for towns and villages and where facilities such as schools, GP surgeries and open space should be located in order to support the new homes. This will help determine which sites are most suitable for development. The Local Plan will also help to determine sites for future business use to assist in the creation of the 17,000 jobs that will be needed in South East Lincolnshire. Other proposals concern the delivery of the Boston Distributor Road and the Spalding Western Relief Road. The draft Local Plan and the Policies Map Insets are available to inspect on our

website: www.southeastlincslocalplan.org, at each council’s offices or at any of the area’s libraries. The maps show whether any new development is planned in your area. This stage of the Local Plan is about involving local communities in making choices from many options - and as yet, no firm decisions have been made on where growth will happen. Cllr Roger Gambba-Jones, current Chairman of the South East Lincolnshire Joint Strategic Planning Committee, said: “Development affects all of us in some way, so when we are given the opportunity to influence how and where things get built, we should take it.”

Let us know what you think… You can tell us what you think about the draft Local Plan by: n Completing a comments form online at: www.southeastlincslocalplan.org/consultation n Filling in a response form available from either council’s offices, any of the area’s libraries or one of our consultation events n Writing to us at: South East Lincolnshire Local Plan, Municipal Buildings, West Street, Boston, Lincolnshire, PE21 8QR n E-mailing us at: southeastlincslocalplan@sholland.gov.uk

We need to hear from you by

5pm on Friday 19 February 2016 to ensure your views can be included as we prepare the Local Plan. Responses to this consultation will be taken into account in finalising the Local Plan which will be submitted to the Planning Inspectorate for independent examination in late 2016.

There will be permanent exhibitions at Municipal Buildings, West Street, Boston, PE21 8QR and at Council Offices, Priory Road, Spalding PE11 2XE during the consultation period between the hours of 9am and 4.30pm
