DEBRA OTJEN REALTOR-ASSOCIATE®

After spending 24 years in the Orthodontic field, I made one of the best decisions I could have made, the move to become a Realtor! I’ve always had a true passion for Real Estateenjoying the process of buying and selling homes, going to Open Houses “just because”, and flipping homes along the way.

During my career path in Orthodontics, my intent was to always listen to my clients to find out their true wants, desires, and goals. I knew I needed to walk with my clients each step of the way until their goal was achieved. This experience has helped and positioned me to do the same thing for my clients in Real Estate.

Whether a client is buying or selling their home, it is one of the most significant decisions a person can make. I’m dedicated to handling the everyday details and keeping in good communication with my clients. My goal is to make their Real Estate experience an enjoyable one, and at the end of the day to have a continued relationship with them.

I’m a native Oklahoman- I attended Oklahoma State University, where I met my husband. His career took us to Chicago, Phoenix, and Houston, and I’m so happy we have settled down in Tulsa. We now have two grown children, and in my free time I love to be in the kitchen cooking, out in our garden, being part of The Tulsa Herb Society, and enjoying my long-time book club.

PROPERTY INTEREST LEVEL

If your Chinowth & Cohen Agent has exceeded your expectations, then we’d love for you to refer us to your friends and family!

30 days

60 days

90 days

Your home receives the most exposure to the greatest number of potential buyers within the first 14-30 days on the market. Pricing at fair market value from the beginning ensures the highest number of interested buyers see the home. As time passes, perceived value decreases, resulting in a lower sales price.

WHAT REALLY MATTERS IN THE SALE OF YOUR HOME

Pricing your home at Fair Market Value is the single most important factor in selling your home for the most amount of money, in the shortest amount of time. There are several factors we use to determine this value.

Factors Impacting Sales Price:

• Location

• Lot Size

• House Size

• House Condition/Features

• Recent Sales

• Competition • Timing

• Financing

• Special Conditions

Regardless of what you paid, what you owe, how much you want, or what any other agent may say they can sell your house for, in the end it is the Buyers who will determine the selling price.

What Your Neighbor Thinks

PRICING YOUR HOME AT FAIR MARKET VALUE

If the asking price of a property increases beyond fair market value, the market of potential buyers decreases dramatically.

IF THE ASKING PRICE IS:

“Pricing your home right the first time will help it sell more quickly. Too many sellers try to overprice their homes, thinking they might get lucky. In reality, this often scares buyers away when they see the high price tag, and you only get ONE first impression! Find that sweet spot that will get offers rolling in.”

ASK ME FOR A COMPARATIVE MARKETING ANALYSIS!

A comparative marketing analysis (CMA) is a document that pulls statistics on homes similar to yours that will help us have a better idea of what your home is worth in the current market. A CMA includes the follow types of homes:

Sold in the Recent Past:

This shows us what buyers in this market have actually paid for properties similar to yours.

Currently on the Market: These are properties that will be competing with yours for the attention of available buyers.

Failed to Sell: Understanding why these properties did not sell can help avoid disappointment in the marketing of your property.

YOUR HOME’S UNIQUE APPEAL:

Each property has special features that interest buyers. Whether you realize it or not, you are an expert on your home and can inform me about your property’s value better than anyone else!

THE POWER OF VIDEO

As a real estate agent, part of the value of your services is your ability to create and implement a successful marketing plan.

These days, standard real estate marketing strategies incorporate digital marketing materials. Featuring virtual tours on your site is an elegant way to signal to clients that you’re aware of cutting-edge technological solutions and that your services include a versatile marketing toolkit. They’ll be impressed by your property listings and your marketing savvy.

PHOTO/VIRTUAL TOURS

Our professional video tours establish the sense of ownership that is crucial to nudging clients towards finalizing the real thing. Virtual tours allow clients to tour the property on their own time and at their own pace, giving them a sense of personal connection. You can enhance this sense of connection by adding virtual tours to a suite of other interactive features. The more time and energy they invest, the more likely they’ll feel committed to reaching out to you with an inquiry.

MATTERPORT 3D TOURS

Our highly trained Videographers will give your property a true 3-D experience! Our brains are hard-wired to think visually, constantly calculating distances and depths. Videos are flat and tours with just 360o photos don’t offer that unique Matterport Dollhouse View. Plus Matterport makes it easy to capture large properties with automatic alignment. Only Matterport offers the easiest to create and most immersive experience for marketing Real Estate. It’s the closest you can get to actually being there.

FOOTAGE

If there is one universal truth about home buyers, it’s that they are terrible at visualizing space. Is your property unique? Palacial? An acrege with natural beauty? Our drone footage will show it all! Most listing photography does little to help. For example, say your listing has a huge 3 acre backyard, but 75% of it is obscured by trees. The photo on your listing makes it look tiny. With a drone video, you can capture the entire yard in one video and show buyers just how big a space it really is.

“Photos can make or break a sale. Professional photography can make your favorite features shine, and statistics show that listings with high-quality visuals sell 32% faster! As an added bonus, Buyers that may not be able to tour in-person can get a thorough understanding of the layout with video tours and matterport. ”

AWARD-WINNING SOCIAL MEDIA MARKETING

We leverage the power of our significant social network when marketing your new listing. Using blog posts, Facebook, Instagram and Twitter, we place your home in front of a wide audience of potential buyers.

Targeted Social Media posts allow us to laser focus ads to possible buyers based on dozens of behavioral, geographic, and demographic matrix. We use your property location, price, and unique characteristics to showcase your home to Facebook users who most closely match your ideal buyer.

Our mission is to help clients sell their homes for more money, in the shortest amount of time through honest pricing, extraordinary service and comprehensive marketing. Over $2 Billion In Annual Real Estate Sold

There’s no better way to sell your home than to have interested buyers walk through the front door. We advertise and promote your home to potential buyers and their agents in advance to ensure successful Open Houses.

MULTIPLE PUBLIC OPEN HOUSES

Advertising in local weekly publications is an inexpensive yet effective way to reach a wide audience. The Owasso Reporter, Skiatook Journal, Sand Springs Leader and Wagoner County American are very popular in our market.

Not all agents will have clients interested in your home. We specifically target the top agents bringing buyers to your neighborhood and your price point. Our focused communication means that agents pay attention when they hear from us.

Most buyers work with an agent in the purchase of their home, so generating excitement within the Broker Community is critical to the success of your sale. By showcasing your property to outside Brokers, we build a sales team of agents who want to sell your property.

By participating in our local MLS, your home will reach all agents in the area as well as show on other Brokerage websites. This increases exposure, and allows us to better cooperate with other agents who may have the perfect buyer for your home.

Professionally designed and commercially printed, our Chinowth & Cohen property flyers allow buyers to take away a favorable representation of your home after every showing.

We will match your property to specific buyers based on location, price and size and contact them directly about your listing.

We understand buyers’ search preferences can vary and don’t rely on just our website to promote your listing. We provide exposure on Zillow, one of the most used real estate search websites in the country, to ensure your home is seen by a wide audience.

Elite TV features your property on Sunday at 9 AM on the CW or streaming from ccoklahoma.com. Our professionally produced 30 minute show features area homes with video and voice over highlighting your property’s features.

Many man hours go into the marketing of each and every Chinowth & Cohen listing. No agent can do it alone. We have a team of twelve full-time marketing staff who execute the many steps necessary to deliver our marketing services to you.

95% of home buyers look online for properties during the home buying process. How your home looks online is critical to getting buyers through the door for showings. If the photos online don’t “wow” them, they may never come, which is why Chinowth & Cohen has strict professional guidelines for all listings.

Northeastern Oklahoma’s leading newspaper source for Real Estate. Your property can be promoted in this beautiful fullcolor tabloid available in Saturday’s edition of Tulsa World. Ads and Open House listings are created by our in-house marketing team.

First impressions matter in the sale of your home. Our clean and professional signs let potential buyers know you are working with a reputable firm in the sale of your home without detracting from the curb appeal of the property.

Varied ads in these highly read publications are a vital part of a home marketing campaign: Tulsa People, Oklahoma Magazine, Homes & Land, Tulsa World Magazine and more.

We host a website specifically for your property, where potential buyers can follow the status, share with friends, request showings and much more. This encourages engagement with your home online and showcases your property individually.

THE BUYING ATMOSPHERE

Run through this checklist both before the listing photos are taken, and before showings and Open Houses: Curb Appeal

• Sweep up any trash on the road, sidewalk, and porch

• Do not leave trash cans out

• Make sure there is nothing in front of the garage, and don’t park your car in the driveway

• Keep your lawn mowed, trimmed, and edged

Weed your flower beds, and trim your bushes and hedges

• If necessary, paint your mailbox, fence, door, or any other outside features that are fading/peeling

• Wash off the outside of your house with a hose and brush

• Wash the windows and glass doors

• Ensure patio lights are working and on

• Ensure the gutters and downspouts are straight and clear of leaves

Home Interior

Clean and touch up paint on all trim, especially around doors, and near heavily traveled areas

Clean walls and baseboards to get rid of smudges and fingerprints

Deep clean all flooring, carpet, and rugs

Dust cobwebs from ceiling, corners, trim, light fixtures, and around furniture

Clean light fixtures and replace any burnt out bulbs

Ensure drapery and blinds are clean and free from dust

Clean light switch and electrical outlet plates

Get rid of unnecessary items and boxes that are cluttering rooms. This includes extra furniture which may obscure the buyer’s views, as well as pathways throughout the home

Make sure all stairs are clear. Not only does this detract from your home’s appearance, but it’s a safety hazard as well

Repair any leaking faucets, running toilets, loose doorknobs, and sticking doors and windows

If home is being shown during the Fall or Winter, light the fireplace to create warmth

In the Spring or Summer, vases of freshly cut flowers add a freshness that is hard to match

Get rid of any strong odors (tobacco, leftover food, pet odors, etc.)

Turn on lights, and open blinds and drapes

Put away family-related items such as photo albums, and keep knickknacks to a minimum. You don’t want to draw potential buyers’ attention away from the home and instead to your decor

Clean the fireplace, make sure the screen is in good condition and that all fireplace tools are clean and polished

Wax hardwood furniture with lemon oil

Put attractive bedding on beds (e.g., bedspreads, shams, decorative pillows, etc.)

Clean and organize closets; keep your laundry out of sight- remember people will be looking in your closets

Make sure that all appliances are clean and working

Clean off all counter tops - put small appliances, etc. away

Clean the ceiling, degreasing it if necessary

Refrigerators seem to attract a lot of clutter. Pack away any magnets, cards, and drawings

Clean and organize basements, garages, attics, and utility rooms. Pack away unneeded items

In the garage, clean up oil stains on the floor

Remove any mouse and roach traps as they indicate that you have pest problems

If you have pets, get them out of the house while it is being shown

Try to eliminate traces of pets inside and outside your home, especially pet odors

“Use the Pre-Listing period to your best advantage, and start decluttering even before photos are taken. Packing up items (such as winter clothes and personal trinkets) will help buyers visualize themselves in the home more easily, as well as making your moving process go more smoothly.”
