STEP TWO PREPARING YOUR HOME

STEP TWO: PREPARING YOUR HOME

MAKING NECESSARY REPAIRS Understanding your home’s value is crucial when selling. Pricing it too high can result in a prolonged market presence, while pricing it too low may lead to inadequate compensation. Therefore, collaborating with a qualified Real Estate Agent is essential for accurately determining your home’s value.

Once your buyer goes under contract, they will likely have inspections performed on the property. If they are financing the purchase, the home must pass

inspection to secure home insurance and the loan. Therefore, consider making any necessary repairs before listing your home on the market.

It’s highly recommended to schedule a pre-sale

inspection to identify any issues that need to be

addressed. Focus on repairing major systems first, such as HVAC, plumbing, roofing, foundation,

and electrical. This proactive approach can help

you present your home in the best light and avoid potential complications during the sale.

On the following page, you can use this checklist to identify necessary repairs around your home and determine if you need to schedule an

inspection. This will help you ensure your home is ready for the market.

STEP TWO: PREPARING YOUR HOME

MAKING NECESSARY REPAIRS Use this template checklist in order to keep note of any home repairs that may be needed in order to list your home. NOTES Wall and Ceilings:

Window and doors: Check for any damage or gaps.

Roof and gutters: Check for any signs of damage or wear.

Plumbing:

Look for leaks or other issues (such as low pressure or slow draining sinks).

Electrical:

Look for any issues, such as flickering lights or outdated wiring.

STEP TWO: PREPARING YOUR HOME

CLEANING AND STAGING

A clean and tidy home is essential for attracting potential buyers. Clutter and mess can make your space feel smaller and less welcoming. By decluttering and cleaning, you help buyers appreciate the full potential of your home. This is also a great opportunity to eliminate items you no longer need, simplifying your move to a new home.

STEP THREE MARKETING YOUR HOME

STEP THREE: MARKETING YOUR HOME

DETERMINE YOUR HOME’S WORTH Understanding your home’s value is crucial when selling. Pricing it too high can result in a prolonged market presence, while pricing it too low may lead to inadequate compensation. Therefore, collaborating with a qualified Real Estate Agent is essential for accurately determining your home’s value.

Comparative Marketing Analysis (CMA)

I will perform a Comparative Market Analysis (CMA) to assess your home’s attributes in relation to recent sales of similar properties in your area. This analysis will offer you valuable insights into your home’s worth in today’s market.

Factors Influencing your Home’s Value

A variety of factors can impact your home’s value, including location, size, condition, age, and specific features. Properties in sought-after neighborhoods with excellent schools, along with those that have undergone upgrades and renovations, often experience a boost in value. In contrast, outdated features may decrease it. Recognizing these factors can empower you to make informed decisions about your home’s value and potential enhancements.

The Right Price

The pricing of your home is vital for attracting potential buyers and ensuring a timely sale. By thoroughly analyzing your Comparative Market Analysis (CMA) results and considering additional factors such as current real estate market conditions, you can establish a competitive price. Both overpricing and underpricing can lead to prolonged market presence or financial loss. Setting the right price significantly increases your likelihood of achieving a successful sale at the appropriate value.

STEP THREE: MARKETING YOUR HOME

THE RISK OF OVERPRICING YOUR HOME A frequent mistake made by sellers is overpricing their home. Although it might seem appealing to set a high price, this approach can lead to significant drawbacks. When a home sits on the market for too long, it raises red flags for potential buyers, who may wonder why it hasn’t sold. This can deter interest and ultimately undermine your chances of achieving a successful sale.

A house that remains on the market for an extended period can

Negative Perceptions

create negative perceptions among buyers, leading them to question whether something is wrong with the property. This can result in decreased interest and lower offers. Additionally, as newer listings gain attention, your home may struggle to compete, further complicating the selling process. In summary, prolonged market time can significantly hinder your chances of a successful sale.

Overpriced homes may fail to attract suitable buyers, as potential buyers often find better-priced alternatives in the area. This can result in attracting only those looking for a deal or buyers who may not be financially qualified to meet the home’s current price.

Low Appraisal

Constrained Buyer Market

Overpricing your home can cause issues with the buyer’s lender. If the home doesn’t appraise for the asking price, the buyer may be unable to secure financing, leading to negotiations and delays in the selling process.

STEP THREE: MARKETING YOUR HOME

PROFESSIONAL PHOTOGRAPHY & VIDEOGRAPHY

The photos and videos of your home significantly impact a potential buyer’s first impression. They can determine whether a buyer decides to schedule a showing of your home. Capturing high-quality, professional photos and videos is essential for showcasing your home’s best features and amenities.

GOING LIVE! ON MLS (MULTIPLE LISTING SERVICE) Once your home is live on the MLS, it will be shared with thousands of websites, including Zillow and Realtor.com, allowing many online buyers to see your listing right away.

STEP THREE: MARKETING YOUR HOME

ADDITIONAL MARKETING METHODS Printed Material Online marketing is essential, but

printed materials can also effectively reach potential buyers. High-quality flyers and postcards that showcase your home’s best features and

provide key information can help

attract more interest. The Chinworth & Cohen REALTORS® Marketing

team (Top Corner Marketing) consists of nearly ten members and is among the best in Oklahoma.

Social Media

Social media is essential for selling your home in today’s digital age. It allows you to reach a vast audience quickly

and effectively. Platforms like Facebook, Instagram, and Twitter enable you

to share high-quality photos, videos,

and virtual tours, generating buzz and attracting potential buyers. Engaging content can spark conversations,

encourage sharing, and expand your home’s visibility beyond traditional

listings. By leveraging social media, you can connect with buyers where

they spend their time, increasing your chances of a successful sale.

STEP FOUR NEGOTIATION & CLOSING THE SALE

STEP FOUR: NEGOTIATION & CLOSING THE SALE

OFFERS & COUNTEROFFERS As your real estate agent, I will guide you through the negotiation process and help you make informed decisions that align with your goals and objectives. Together, we will navigate each step to ensure you achieve the best possible outcome.

What to Consider when reviewing offers Here are some key factors to consider when reviewing an offer on your home:

The Purchase Price: Does the offer meet your expectations? Is it reflective of your home’s value?

The Buyer’s Financing: Is the buyer pre-approved for a mortgage? What are the financing terms?

Contingencies: What contingencies are included in the offer?

Closing Timeline: Does the suggested closing date align with your schedule? Are there any logistical issues to address?

Counter offers When an offer doesn’t meet your expectations, a counteroffer is often the next step.

As your agent, I will help you create a counteroffer that aligns with your priorities and goals. Throughout the negotiation process, I’ll keep you informed and provide expert advice to ensure you make well-informed decisions.

STEP FOUR: NEGOTIATION & CLOSING THE SALE

HOME INSPECTIONS & REPAIRS When you’re selling your home, the home insepction process is a critical step inthe transaction. An inspector will examine the marjor systems and components of your home, including the roof, HVAC system, plumbing electrical system and more. As the seller, it’s important to be present during the inspection so you can get a firsthand understanding of any issues that are identified.

and make sure you understand your responsibilities as a seller.

Handling Repairs Fairly It’s essential to consider that repairs can affect the sale of your home. Serious issues may lead to a lower sale price, while even minor issues can cause delays or complications during closing. As your real estate agent, I will work with you to ensure that any repairs are addressed fairly and reasonably for both parties.

STEP FOUR: NEGOTIATION & CLOSING THE SALE

APPRAISALS, CONTINGENCIES, & THE CLOSING PROCCES Appraisals, contingencies, and the closing process are vital steps that will help witha succfessful transaction in the selling of your home.

As part of the home buying process, the buyer’s lender usually

The Appraisal Proccess

requires an appraisal. This evaluation determines your home’s value by considering factors such as location, size, condition, and recent comparable sales. If the appraisal comes in below the sale price, the buyer may need to renegotiate or provide a larger down payment.

Contingencies are conditions that must be fulfilled for the sale to proceed. A common contingency is that the buyer’s financing needs to be approved. Other contingencies may include a home inspection, appraisal, or required repairs. As

Contingencies

the seller, it’s crucial to understand these contingencies and collaborate with the buyer to address them.

The closing process is the final step in selling your home.

The Closing Process

During this time, all parties involved sign the necessary documents, and the buyer provides the funds for the purchase. This process typically takes several hours and involves a significant amount of paperwork. As your real estate agent, I will support you throughout this process to ensure everything goes smoothly.
