This highly experienced team of professionals is known for their white glove service and commitment to their client’s needs. From monitoring and safeguarding your home, to a custom-tailored seasonal maintenance plan, our team is here to support you
SOME HIGHLIGHTS OF OUR ESTATE CARE INCLUDE :
• Around the clock, 24 hour/365 service available to clients
• Scheduled subcontractor service for all your maintenance needs.
• Home monitoring Weekly, or on an “on-call" basis. Property checks are highly recommended particularly in the winter months to avoid any potential freezing/water damage.
• Concierge Services - CHN Estate Care services do not end with home maintenance. Clients with limited time in their seasonal home frequently utilize Estate Care for convenience. Requested tasks range from airport pickups to supply shopping. No request is too big or too small.
We work on a cost-plus basis with our overhead and profit added to all vendors, materials, and labor. We invoice monthly and submit all supporting material and vendor invoices with each Labor Rates & Fees are subject to change annually.
Although every home in our portfolio requires a thoughtfully customized program for maintenance, there are common services that we recommend for every client.

SAMPLE SPRING Checklist (VARIES)
• Outdoor Furniture remove from storage, clean and place all furniture, umbrellas and cushions at appropriate times.
• Gutters Clean and oil wood gutters and flush out downspouts.
• Full Service on HVAC components including filters changes throughout. Turn off humidification systems and turn on whole house dehumidification systems set to 45% relative humidity for summer .
• Water Filtration service and flush systems.
• TV's and Wi-Fi confirm all are operating properly in the home.
• Change Batteries check all remote controls, smoke/gas detectors, garage keypads etc.
• Appliances Vacuum air intake grates of all appliances
• Ice Makers Clean and flush out with proper cleaner
• Awnings Install awnings if any.
• Firewood re - stock for outdoor fire-pits or pizza ovens.
• Outdoor Grills service and tune-up.
• Pool and Spa open and service, ensure heaters and filters are working.
• Landscape Turn on and service all outdoor showers, spigots, and irrigation systems
• Roof inspection for winter damage
• Garage doors lubricate and tune if necessary.
• Fenestration Lubricate all door and window hardware where necessary
• Window Washing interior and exterior of windows, window screens and sills.

• Outdoor Furniture Clean and store all furniture and furnishings

• Weatherstripping Inspect windows and doors for breaches and damage
• Exterminator Consultation and schedule if necessary.
• Generators Inspect and service
• HVAC Ductwork Cleaning
• Pools and Spas Close and winterize.
• Landscape Winterization turn off and winterize all outdoor water
• Heating System Full service for heating system and humidification systems including filter changes.
• Window Screens Remove and store away .
• Firewood load firewood for fireplaces.
• Awnings Remove awnings and send out for cleaning
• Change Batteries check all smoke/gas detectors
• Professional Carpet / Rug Cleaning if necessary
• Snow Plowing Schedule service as needed.
