Words: Alexandra Kirkmanf I can make it there, I’ll make it anywhere!” declares the famous song—and few purchases signal success like owning a piece of the Big Apple, especially a luxurious one in Manhattan. Regularly topping worldwide indices such as the Brand Finance City Index 2023—where New York ranked first for global significance and second behind only Zurich for the best cities to invest in—its perennial allure attracts the best and the brightest.
“New York will always be a gold standard for urban living among high-net-worth individuals. There is nowhere else in the world where you have such ease of access to the best culture, schools, society scene, dining, and shopping,” says Shlomi Reuveni, Christie’s International Real Estate Group’s Chief Strategy Officer in New York City. “A purchase in one of Manhattan’s best buildings is as good a safeguard for capital as any bank.”
The city’s residential real estate market has weathered myriad storms, but in the third quarter of 2021, more apartments were sold in Manhattan than at any other time in more than three decades, with prices averaging nearly nine percent higher than in the same quarter of 2019, and luxury sales fueling the rebound. Through December 2021, nearly 1,900 contracts were signed at or above $4 million—the most since at least 2006. Sales in this price bracket continued their impressive run over the past two years, surpassing $10 billion in 2022, while sales of New York City homes worth $20 million and above surged 300 percent year-over-year through the third quarter of 2023.
One of the most intriguing trends currently shaping the market’s highest echelons is the growing demand from domestic buyers and foreign ones—lately predominantly from Asia, India, Europe, and the Middle East—for amenities that rival those of the world’s most exclusive hotels.
“Real estate is always ‘location, location, location,’ and obviously that’s very important in New York City, but increasingly, so are a building’s lifestyle aspects,” says Sonja Cullaro, Executive Vice President at Christie’s International Real Estate Group. “Buyers are focusing on construction quality, sustainability features, and amenities like gyms, yoga studios, movie theaters, spas— even Michelin-starred restaurants.”
For areas to watch, Reuveni highlights Hudson Square. Sandwiched between Tribeca, Soho, and the West Village, it’s a stone’s throw from some of the city’s buzziest restaurants, retail, and attractions. Reuveni is also bullish on the Financial District, pointing to the neighborhood’s recent transformation post-pandemic, namely the Howard Hughes Corporation’s redevelopment of the thriving Seaport district, which anchors Lower Manhattan, and the 2023 unveiling of the Perelman Performing Arts Center at the World Trade Center.
The Upper West Side, home to many of the city’s leading cultural institutions, also remains a firm favorite for New Yorkers. “It’s one of the city’s greatest neighborhoods—an equally picturesque and quiet respite, as well as one of the most convenient and transportation-rich enclaves with a fantastic cultural scene,” Reuveni says.
If history serves as any guide, the Manhattan market will continue to attract savvy buyers, with the tri-state suburban markets adding attractive new possibilities into the mix.
“New York City is the real estate capital of the world, and will continue to be the real estate capital of the world,” says Cullaro. “Despite inevitable global challenges, Manhattan real estate will remain the safest opportunity to not only grow your investments, but also to protect them.”

I wanted to break into the art world.
Where do you live?
Carroll Gardens, Brooklyn. It’s a vibrant neighborhood with a lot of long-time and new residents. My partner and I live in a home that has great light, with floor-toceiling windows that make it feel very spacious. What makes Manhattan so special and unique? There is an energy in Manhattan from walking the streets that I think is very distinct. There is nowhere else like it.
Why has New York inspired so many artists?
I think the range of architecture, people, and history one can experience here lends itself naturally to the artistic platform.
Who are your favorite NYC artists?
I love Precisionism, so artists like Charles Sheeler and George Ault’s Precisionist depictions of city life are among my favorites. Georgia O’Keeffe’s New York paintings are also fantastic. And your favorite galleries and museums? A first love will always be The American Wing at the Met, and then of course the Brooklyn Museum is special, too. christies.com

Yes, I grew up in Manhattan on the Upper East Side. Where is home today?
For the past few years, I’ve split my time between NYC (where my company IMG is based) and Miami, where I’ve been growing its presence. In New York, I recently moved from a duplex on the Upper East Side to a larger “fixerupper” in Tudor City on the East Side.
What makes Manhattan so special and unique?
In addition to being one of, if not the most culturally diverse cities in the world, New York is the epicenter of fashion, finance, food, and film. The city’s history includes timeless architecture, iconic landmarks such as the Statue of Liberty and
Ellis Island (where my great-grandparents arrived from Europe), and its ever-changing skyline. Tell us about a recent project you’ve worked on. One of our latest projects was staging a residence on Billionaires’ Row in the illustrious Central Park Tower. As the world’s tallest residential tower, to say it’s breathtaking is an understatement.
Who are your favorite NY designers?
Kelly Behun, Jonathan Adler, Brad Ford, and of course the designers at IMG.
You also work in the Hamptons—why is it such an attractive place?
The Hamptons is like the city’s chic, beachy cousin. Interiors here are less fussy, more laid-back. It’s a refreshing perspective as well as a great place to escape from NYC summers.

When and why did you come to Manhattan?
I’ve been living in Manhattan for 16 years—I grew up in Long Island, but I feel like a native New Yorker because my family has more than 50 years of deeply rooted history here.
Where do you live and what’s your home like?
I live on Gramercy Park. I was drawn to the architecture, the old-world 1920s feel, with 16 foot-high (4.9 m) ceilings, beautiful moldings, and amazing light.
What makes Manhattan so special and unique?
I’ve always been amazed by how Manhattan kind of crashes over you—while its cultural roots are so deep, it’s growing and evolving and gentrifying at a very fast pace. Nothing ever goes stale here. And while the energy that the city breeds can make someone absolutely crazy, it’s utterly unique.
Tell us about your hotel.
The Fifth Avenue Hotel, acquired by my father in 1978, is on the site of a mansion that was, during the Gilded Age, owned by the Goodridge family, one of the last aristocratic families in that southern corridor of Fifth Avenue. When working on the hotel with acclaimed designer Martin Brudnizki, I wanted to recreate something that feels like the home of an erudite collector and aficionado who had traveled the world and collected beautiful objects that span cultures and generations.
How would you spend a free day in New York?
After a cup of La Colombe coffee, an intense workout, and a light breakfast at abcV, I’d head to Washington Square Park for a few hours to people-watch and shoot street photography— the energy there is totally infectious, and the true embodiment of New York City. After a delicious Italian lunch alfresco at Via Carota in the West Village, I’d spend a few hours at MoMA or the Guggenheim before ending the day back at The Fifth Avenue Hotel with dinner at Café Carmellini, followed by drinks at the Portrait Bar. Where are you from?
I’m from Westchester, New York. I came to New York City to pursue a career in magazine publishing.
Where do you live and what’s your home like?
The Upper East Side. I live in a light-filled one-bedroom apartment, which has a mix of traditional and some modern pieces. I am a real fabric junkie—I have Schumacher, John Robshaw, Brunschwig & Fils, and Cowtan & Tout represented!
Do you live your ‘brand’ with lots of antiques?
Yes, I love antiques and vintage. Most of my furniture is repainted vintage that my mom, who is an artist, has painted for me—a favorite is a chest painted in a beautiful faux bamboo.
What makes Manhattan so special and unique?
The variety of neighborhoods. Each feels like its own little town, and makes it feel like you don’t have to leave the island to experience something totally different from the area you live in.
Who’s your favorite New Yorker?
I have to say my doorman, who is the sweetest, kindest person and always makes me feel so at home when I walk into my building.
How would you spend a free day in New York?
I would start off with a run around Central Park Reservoir or a Pilates class at Equinox, then go shopping at the stores above, a latte and a muffin on the run from By the Way Bakery (best glutenfree bakery in NYC) and dinner downtown at one of my favorites: Raoul’s, Le Coucou, or Tamarind (which would include their spicy margarita). nydc.com/showroom/the-gallery-at-200-lex

Where in New York are you based?
Our office overlooks Union Square, which historically was—and still is—a place of performance, play, and social activism, a collision of uptown and downtown, a place for selfexpression. It transitions with the seasons and with the decades, bringing fresh colors, ideas, and cultures. It’s always a source of inspiration for me.
What makes Manhattan so special and unique?
I see the city as a giant auditorium. It invites action and prompts how we perform in everyday life, in a way that I think only happens in New York. It’s the qualities of our public space and the pedestrian experience that gives us the urban theater of New York that I fi nd so energizing. Which NY building would you like to live in?
I’ve always loved the Beresford on Central Park West, which was built in 1929 and designed by
Emery Roth. It’s a regal example of the residential architecture of that pre-war time. Tell us about a recent New York City project you’ve been working on.
We recently designed the lobby and the new Marcus Samuelsson restaurant, Metropolis, for the Perelman Performing Arts Center (PAC NYC), which is located at the northeast corner of the World Trade Center site. This is an incredible new community space for Lower Manhattan, in a gorgeous jewel of a building designed by REX in collaboration with Davis Brody Bond.
How do you think New York has changed over recent years?
New York City is constantly changing, shedding, and regenerating. My feelings about New York only deepened during the pandemic, when it was made clearer to me how much we rely on our community of strangers. rockwellgroup.com

What brought you to NYC?
I was born in Philadelphia and was mostly raised in Phoenix, Arizona. I arrived in New York in the mid-’70s to study architecture and have called the city home ever since.
Where do you live and what’s your home like?
I live at United Nations Plaza in an apartment in one of the modernist glass-walled towers designed by Wallace Harrison and Max Abramovitz in 1966. The home I share with my partner Fritz Karch is fairly minimal, furnished with a mix of pieces that are both new and vintage, and a few pieces of art that I’ve had a long time and have special meaning.
What sets New Yorkers apart from other people?
Living in New York can be challenging in that it is extremely competitive and aggressive, but it does tend to build character, so I would say what sets us apart is that we are maybe more resilient, more open-minded, more ready for the unexpected.
Tell us about a recent New York project. We are currently working on a jewel box of an apartment for a world-renowned fashion designer. Is there a cultural highlight that you love?
Donald Judd’s living and working space at 101 Spring Street, for the Judd Foundation’s thoughtful preservation of Judd’s way of living that has had a profound impact on how many people live today.
Which are your favorite bars and restaurants?
The Centurion for the view, The Oyster Bar for the atmosphere and tiled vaults, and Deux Amis, where my partner, dog, and I dine frequently. mrarch.com

Where’s home?
My studio and home are based in Brooklyn and the Radnor Gallery is situated on Manhattan’s Upper East Side. My Brooklyn brownstone apartment is nestled in the old Italian neighborhood of Carroll Gardens. I love watching the seasons change and using my apartment as a testing ground for new products and color palettes.
What makes the place so special?
The energy of New York City is truly unparalleled; there is no other city that brings the rest of the world together in the way that NYC does. It is a contagious experience, witnessing the creative engine flowing out from design, art, film, fashion… There is this wonderful history of wild abandon in New York, many art and cultural movements have launched from this thriving metropolis.
Which are your own go-to shops?
For fashion, my current favorites are La Garçonne, Oroboro, and C’H’C’M’ in the city. For small gifts and accessories, I am a fan of The Primary Essentials, Love Adorned, and Clic.
How would you spend a free day in New York?
The last time I played hooky in the city, I took some design friends out for a sail around the Hudson River. We took time looking at the architecture and enjoying the city from afar, then walked through the newer Little Island park, followed by a visit to the latest Whitney exhibition and ended with martinis and a New York steak dinner at Hawksmoor. radnor.co

I was born in Kent in the U.K.
My grandparents ran a towncenter pub, so I spent my formative years helping my grandfather bottle up and clean the brass plates that hung on the walls. I moved to New York in 2018 with a transfer from Christie’s wine department in London. I grabbed the opportunity with both hands.
Where’s your favorite place in NY for a glass of wine—and where do you buy yours?
The East Village offers some interesting modern, natural wine bars such as Ruffian, which is a great spot on East 7th Street. Closer to home, I often pop into Franks Wine Bar on Court Street—great small plates and an extensive list. For buying, close
to work Morrell & Company has all the classics and an extensive Italian list. Astor Wines, a huge store on Lafayette Street, offers an amazing selection from around the globe.
Which are your favorite restaurants?
I had a great meal recently at Keens Steakhouse, an institution on 36th Street. The Union Square Cafe is one of my favorite places in the world, with a real New York feel. They always give me a table on the gallery floor—great for people watching.
How would you spend a free day in New York?
Simply walking. Start at the ferry terminal on the bottom of the island and wander. Pop into Trinity church and meander up to the West Village. Grab a beer in the White Horse Tavern and then head to Lucali for pizza and free corkage. It’s a city to see from the street, there’s no better way to get around. christies.com

There is always something amazing happening to see.

My go-to on Madison Avenue is Louis Vuitton —literally anything I can afford and don’t have.

Words: Alexandra Kirkman With its sandy beaches and charming towns, the Hamptons is the getaway spot of choice for New Yorkers eager for a break from city living
The Hamptons, a ritzy enclave of some 20 communities strewn like jewels along the achingly picturesque South Fork of eastern Long Island, around 100 miles (161 km) east of New York City—“out east,” in local parlance—has long been a rarefied refuge for well-heeled city dwellers and the global glitterati alike. Equally known for its pristine beaches and electric-green swathes of rolling farmland, as well as its charming, 18th-century Shingle buildings and sprawling estates shrouded by towering boxwood hedges, it’s arguably the United States’ most exclusive summer playground.
Decades ago, a slew of renowned writers and artists—John Steinbeck, Truman Capote, Kurt Vonnegut, Jackson Pollock, and Andy Warhol among them—flocked to the Hamptons to find inspiration in its dazzling natural beauty. These days, the long list of boldface names with homes there includes Beyoncé, Robert De Niro, Ralph Lauren, Jennifer Lopez, Sarah Jessica Parker, Martha Stewart, and Jerry Seinfeld.
While most famous for its windswept beaches— Sagg Main, Atlantic Avenue, and Mecox, to name just a few—as well as a virtually endless stream of see-and-be-seen summer events, such as the East Hampton Antiques & Design Show preview party and the annual Polo Hamptons matches, the Hamptons has steadily evolved into a true year-round destination. Its world-class art galleries, such as Bridgehampton’s Kathryn Markel Fine Arts and Sag Harbor’s Mark Borghi, and wineries, including Sagaponack’s Wölffer Estate, whose Summer in a Bottle rosé could be called the Hamptons’ official tipple, now lure visitors in all seasons, as do its many glamorous restaurants, upscale boîtes, and luxury boutiques.
It’s been a wild few years for the Hamptons market: in early 2020, the advent of the pandemic prompted an exodus of New Yorkers, leading to a surge in home sales and a historic dip in inventory that summer. Last year saw a significant recalibration, when factors such as limited inventory and rising interest rates compelled numerous buyers to cautiously await potential price adjustments. Despite the scarcity of available properties, pricing stabilized, with a marginal decrease of about 7.5 percent versus 2022.
“As we entered the new year with the expectation of reduced interest rates, there is a potential for increased liquidity in the market, benefiting both buyers and sellers,” says Jane Babcook, Associate Broker at Christie’s International Real Estate Group’s East Hampton office. “The rental market appears to be on the rise in 2024 compared to last year, and February and

March traditionally mark the peak of our bustling selling season for the upcoming summer, with buyers starting to show increased interest already.”
As of mid-December 2023, there were fewer than 1,400 active listings spanning Westhampton to Montauk, marking a continued decline of 55 percent from 2019. Babcook says a resurgence in inventory appears unlikely in the near future, as homeowners hold on to their properties owing to favorable 3-4 percent mortgage rates.
That said, international buyers from regions including Europe and Latin America, who frequented the market pre-pandemic, are steadily returning, Babcook says, and they’re homing in on prime locations “south of the highway.” Choice addresses include Lily Pond and Further Lanes in East Hampton, Daniels Lane in Sagaponack, Dune and Ocean Roads in Bridgehampton, Flying Point Road and Fowler Lane in Water Mill, and the celebrated Gin and Meadow Lanes in Southampton, all of which lure ultra-wealthy clientele eager for their ultra-exclusive embrace.

For Darius Himes, International Head of the Photographs Department at Christie’s, his profession is his passion

“I feel so lucky to have seen almost every side of the photographic industry—it gives me a really unique perspective on the medium’s dynamics and objects,” Himes says. Indeed, his sweeping panorama of the photographic scene helps keep him abreast of its constant flux, what he calls “the shifting landscape of the collecting market.”
“Across multiple collecting categories, a generational shift happens from time to time,” Himes explains, “partly owing to institutional change and the need to really diversify collections, meaning markets have followed suit… And because everyone has different tastes, no one collects the same as their parents or grandparents.”
Whether producing catalogs, strategizing sales, visiting works in institutional collections, or connecting with sellers and buyers, Himes is fastidious in his devotion to photography. Examining archives, tracing provenance, and inspecting artist signatures is “to be able to say we are selling the best example, in the best condition out there… and to say I’ve seen it in person.” His knowledge spans the full gamut of photography’s history, from European Interwar, Post-War Japanese, or the German Dusseldorf School. “Other departments might work with Modernism, or the Old Masters, which are defined eras. But while photography has a beginning, in the first third of the 19th century, there is no end. Last year I dealt with everything from daguerreotypes all the way to NFTs. I find that invigorating. There’s 180 years’ worth of history to explore; my job lends itself to being encyclopedic in that sense.”
Back lot
A recent career highlight was the sale of Man Ray’s Le Violon d’Ingres (1924), which features a nude woman’s back superimposed with a violin’s f-holes. On May 14, 2022, at Christie’s New York, it achieved $12.4 million during the marquee week of 20th century sales—the most valuable photograph ever sold at auction, and notably not during a Photographs auction. Himes says, “We

have been proactively shifting the most important historical photographic prints out of auctions dedicated to photographs, and placing them in the context of other great 20th- and 21st-century art. In the past five years or so, we have sold more classic photographs over $1 million than any other auction house in history.” He reels off names including El Lissitzky, Diane Arbus, Richard Avedon, and Helmut Newton.
Himes is just as determined about what this work can do for culture broadly. “Whether it’s supporting a young photographer building a studio practice, or collecting great historical objects and keeping markets alive, we can have a great impact on society and the world around it by supporting the arts.” And 12 years since his first edition of Publish Your Photography Book—co-written with industry insider Mary Virginia Swanson—Himes relishes sharing his expertise on the otherwise shadowy process of turning photo projects into printed pages. “Every photographer wants to make a book,” Himes says. “But the world of illustrated books, now that’s a completely different ball of wax.” The pair’s third edition (published late 2023) aims to uncover “the mechanics and the minutiae” from concept to bookshop, including insights from designers, distributors, PR agents, and booksellers. “It’s a little bit self-help,” says Himes.
So where does the expert turn for guidance? “I’m going to go meta on this one,” says Himes, casting an eye over his shelf dedicated solely to “books about books.” He settles on a volume set of The Photobook: A History by Martin Parr and Gerry Badger. “It’s a guide to an entire industry.” Writer and photographer Louise Long is founder of Linseed Journal

RAK is also positioning itself as an attractive option for entrepreneurs. The emirate’s strategic location for local and global trade, within a four-hour flight of 31 percent of the world’s population, plus its facility to allow 100 percent foreign ownership of companies, low corporate tax, and low operating costs, make it an excellent place for those looking to set up businesses.
A great investment
“One of the many reasons international companies choose Ras Al Khaimah is because it has a strong, resilient, and diversified economy, and a long-term growth environment offering attractive returns,” says Phillips.
For global investors looking for a beachfront property in the UAE, RAK is a great alternative to the pricier markets of Dubai and Abu Dhabi.
Jackie Johns, Managing Partner of Christie’s International Real Estate Dubai, sees RAK as a solid future investment opportunity. “International hotel brands setting up shop in Ras Al Khaimah have seen a sharp increase in tourism, and this is being matched by luxury residences that are already reaping rewards for their owners,” she says. Average prices per square foot rose by as much as 7.49 percent in 2023, with maximum rental ROIs reaching 11.61 percent. The current real estate demand in Dubai is not being matched by supply, which is likely to lead to additional spillover into RAK.

Superior lifestyle
While Ras Al Khaimah is primarily an investment market at present, it’s also becoming a great place to live. Compared with Dubai and Abu Dhabi, RAK still has space and supply. While beachfront properties are likely to remain popular, the rocky Hajar Mountains provide a rugged backdrop for relaxed living, and new villa developments are coming to island locations. Prices are considerably more attractive in Ras Al Khaimah, too.
“As an example, our exclusive inventory in RAK includes MASA Residence, 396 ultra-luxury residences with branded interiors and uninterrupted sea views on Al Marjan Island,” says Johns. Prices per square foot start at around AED 1,900 ($517). “Trying to obtain the same level of branded interiors, sea views, and island luxury is impossible in the pricier Dubai market.”
Outdoorsy types can head to Jebel Jais, the UAE’s highest mountain, to hike the trails; sip coffee on the deck at 1484 by Puro, the country’s highest restaurant; or scream their way down the Jais Flight, the world’s longest zipline. Over in the desert, the Al Wadi Nature Reserve offers camel trekking, horseback riding, and falconry, along with Arabian-inspired spa treatments at the Ritz-Carlton Ras Al Khaimah, Al Wadi Desert resort; dinners among the dunes at Sonara Camp; and hot-air balloon experiences with ActionFlight.

Ras Al Khaimah is also a place that holds its history and heritage close. Pearls played a major role in the fortunes of RAK for centuries, and the emirate is home to the region’s first pearl farm, established by Abdulla Al Suwaidi, the grandson of one of the Gulf’s last generation of pearl divers. It was built on Al Suwaidi’s desire to ensure this part of RAK’s heritage wasn’t lost, but it also plays a contemporary role. Of the 32,000 pearls grown here each year, only 60 percent are of a quality suitable for jewelry. However, says Al Suwaidi, “the lower-grade pearls hold immense value in the fields of medicine, cosmetics, and pharmaceuticals. This aligns with our vision that every pearl harvested serves a purpose.”
It’s a suitably forward-thinking approach born out of an emirate that may, at times, be perceived as secondary to Dubai and Abu Dhabi, but that is carving out its own niche. While Ras Al Khaimah may be an offthe-radar destination for now, it’s unlikely to remain so for much longer.

With some of the world’s most notable hotels already established here, MASA presents a foothold in a growing community. “MASA will be the first branded residence on Al Marjan Island,” Johns says. “But other major names are set to follow, including Nobu and Nikki Beach.”
Soon, a whole new entertainment scene will arrive when the Wynn Resort opens its doors. The region’s first gaming facility, it will bring the glamour of Las Vegas to this shoreline haven.

A vine romance
Looking out over acres of vines and the charming town of Saint-Émilion, Château Troplong Mondot offers visitors a magical combination of peace, luxury, and learning
or me, a vineyard is like a rugby team,” says Aymeric de Gironde, the CEO of Château Troplong Mondot in southwestern France.
“You need big powerful wines, with strength and big flavors, but you also need zippier, faster, brighter wines, the smaller guys who keep things moving.”
The wines in de Gironde’s team—the invincible Château Troplong Mondot 1er Grand Cru Classé and the softer, fruitier Mondot—regularly earn sparkling reviews from experts, the 2020 Château Troplong Mondot 1er Grand Cru Classé bagging an unprecedented 100 from Decanter magazine and comparisons with the almost legendary Château Mouton Rothschild and Petrus of the same year.
Organic for years (although not certified—“too complicated and restrictive,” says de Gironde), there’s something magical about Troplong Mondot. Perhaps it’s the elevated position at the top of a hill and the views that affords, or the horses that wander among its vines—it’s the only château in Bordeaux to use horses to plow 100 percent of its 106 acres (43 ha), part of its mission to reduce its carbon footprint and be as sustainable as possible. The château aims to be carbon neutral by 2050.
The horses are one of many reasons to visit the vineyard and, as Claire Payen, marketing and communication manager, puts it, they are “so peaceful, quiet, and lovely to watch.” Plowing in
this traditional way is precise, causes less damage to the vines, and doesn’t compress the earth as much as machines, meaning the vines can throw down strong roots to produce outstanding wines.
We meet Payen and her colleague Céline Robin, visitor services director, for a hands-on Harvest Tour, during which we not only learn about the château’s history (it was established in 1700), its 25 sub-terroirs, and its vines and grapes, but also get to help harvest the last of the crop.
It’s fun and easy, although crouching, cutting at just the right point, and carrying baskets along the rows of vines as we do must be tough over an extended period. We are rewarded with an informative wine tasting in the state-of-the-art cellar. We also enjoy a hearty lunch with the ‘real’ grape pickers and other members of the château team against a backdrop that would be perfect for Instagram—although I preferred to savor it, filing it as a once-in-a-lifetime experience. Later we get a tour of the vineyard, its permaculture and flower gardens, and meet the resident chickens, as well as Strasbourg and Montbéliard, the best-fed pigs in Bordeaux, who feast on waste from the château’s Michelin-starred Les Belles Perdrix restaurant.

Co-founder of A&M Records, Jerry Moss was a music industry giant who pioneered a new way of running a record label: prioritizing the artist.
This approach brought some of the 20th century’s best musical artists to the A&M roster such as Carole King, Joe Cocker, The Police, Janet Jackson, and Peter Frampton. Moss’s art collection was an extension of his approach to managing a record label. He acquired artists who were independent and boundary-breaking. In music as in art and life, creative freedom came first.

Moss and his wife, Tina, were passionate patrons of the arts, who donated $25 million to the Los Angeles Music Center in 2020 to fund free concerts.
On November 9, 2023, Christie’s presented Jerry Moss’s art collection in its 20th Century Evening Sale. Like the talent on A&M’s roster, works in the collection reflected the breadth and depth of 20th-century art. The collection was organized in the same forward-thinking and groundbreaking way as A&M itself, and included works of art from such talent as Tamara de Lempicka, Picasso, and Jean-Michel Basquiat.

In his art collection, Moss sought works that struck a personal connection, and that portrayed a sense of introspection. Frida Kahlo’s Portrait of Cristina, My Sister (1928) is a testament to this. It is one of the artist’s only portraits of her sibling.
“Kahlo’s portrait of her sister relates and in some ways is the pendant to her first self-portrait,” says Max Carter, Vice Chairman of Christie’s 20th and 21st Century Art. “As with other works in the collection, Mr. Moss was farsighted in perceiving its extraordinary rarity and importance.”
In June 1967, Moss attended the Monterey Pop festival, which served a lasting impact on the direction of the label. From the audience he watched as artists such as Jefferson Airplane, Canned Heat, The Who, and Jimi Hendrix performed a new and radical form of rock to adoring crowds. Moss and Alpert established an A&M office in the U.K., and before the year ended they had signed Joe Cocker, whose groundbreaking performance at Woodstock in 1969 only amplified the label's notoriety. By the end of the decade, A&M’s roster included such cultural mainstays as Humble Pie, Cat Stevens, Liza Minnelli, Quincy Jones, and Melvin van Peebles. The label had also made a name for itself as a different kind of record company. At the height of the civil rights era, A&M hired Harold Childs, one of the first black executives in the business.
The 1960s and ’70s represent decades of meaningful change in all areas of culture. Musically, Woodstock had established rock as the sound of a new generation. In art, exhibitions such as Picasso’s landmark 1970 show in Avignon broke boundaries in both subject matter and form. Canvases like Nu couché (1967), a portrait of the artist’s second wife, Jacqueline, were painted during this period. For Moss, the painting's relationship with Picasso’s personal life likely stood out, but the way in which the artist balanced a calming tonal palette against an explicitly erotic subject was important as well.
At the end of the decade, A&M embraced another shifting tide with the advent of punk rock. In 1978 the label signed The Police, fronted by Sting. It then signed all-girl punk group The Go-Go’s. The ’80s brought Janet Jackson, The Brothers Johnson, Al Green, Raffi, Barry White, and Suzanne Vega—

artists who voiced a new generation and saw A&M as a place where they could do something different and make music the way they wanted it to sound.
Like these pioneers in music, Jean-Michel Basquiat embodied A&M’s notion of the artist’s personal style being paramount. Rendered in oilstick and acrylic, Orange Joy depicts a woman against a fiery background. It was painted in 1984, and the following year marked a high point for A&M. The charity single We Are the World was recorded by the supergroup U.S.A. for Africa to raise money for hunger relief in Africa. Led by Quincy Jones, the group included Michael Jackson, Stevie Wonder, Tina Turner, Smokey Robinson, and Bruce Springsteen, among many others.
By the late 1980s, Moss and Alpert had built an independent label into a recording and publishing empire, which they later sold for $500 million.
Moss continued to be a visible patron of the arts throughout his life and, in recognition of the work completed at A&M, was inducted into the Rock & Roll Hall of Fame alongside Alpert in 2006.

spend more time outside,” she says. “Outside is the natural place for us to be.” Burvill cites Sue Stuart-Smith’s book The Well Gardened Mind as inspiration. “It made me realize how important it is for our physiology, for our physical well-being as well as mental well-being, to be immersed in the garden. People love to cook outside because there’s something uniquely joyous about hearing the birds sing while breakfast is cooking in the early light.”
People are using their outdoor kitchens all year round, so the quality of craftsmanship and materials is key. “The French oak we use, usually reserved for making wine barrels, is completely different to the woods you’d use for an indoor kitchen because of the way it deals with moisture and exposure to sun, wind, and rain,” Burvill says.
Michael Sloan, founder and CEO of the South Carolina-based John Michael Kitchens, sees their work as “disrupting the business of the luxury cooking space.” His team are so good at what they do—using rust-proof, marine-grade 316L stainless steel, with immaculate powder-coated finishes and handcrafted construction—that Marcus Wainwright of fashion label Rag & Bone challenged them to recreate the look and feel of their outside designs for his indoor kitchen.
Sloan, previously involved in building custom homes, started designing and making outdoor
kitchens a decade ago. “We wanted to make the outdoor kitchen an extension of the indoor kitchen and living space.” Yet it doesn’t have to be elaborate, says Sloan. While they build a lot of very big outdoor kitchens—“when you’re selling at our price point, it has to last forever, so there is no cutting corners on style or quality because we see it as building the Rolls-Royce of outdoor kitchens” —he also doesn’t believe that an outdoor kitchen requires a whole lot of stuff. “Like, how many spatulas do you possibly need?” he laughs.
In the planning process, Flanigan suggests “thinking about what appliances will be needed to help alleviate trips back and forth to the indoor kitchen: for example, a grill, skillet, ice maker, a fridge or freezer.” Burvill suggests incorporating plenty of worktop space for food prep and maybe a breakfast bar—“we make beautiful stools that go with it”—as a place where guests can perch with a glass of wine. Appliances must be outdoor rated.

“While our modular design can be moved easily, it was designed to be used through the seasons, so we really delved into researching and developing the materials that would cope with all sorts of extremes, because we don’t only work in the U.K. market but around the world,” says CEO Phil Cole.
Technological advancements in materials have also allowed for greater flexibility and durability. Gaze Burvill favours Dekton, a new ultra-compact surface by Cosentino that “once in place doesn’t fade with UV—it’s bulletproof almost,” Burvill says.
And where natural stone such as marble is highly susceptible to staining, Caesarstone’s head of design Mor Krisher says “non-porous, durable, scratch, stain, mold, and mildew-resistant surfaces like Caesarstone’s composites withstand harsh sunlight and variable temperatures.”
“Everybody is slowly discovering what the ski resorts have known forever,” continues Burvill. “Put some sheepskin covers and a couple of blankets on your outdoor chairs and you can sit outside all year round, chatting, eating, and drinking cocktails. As they say, it’s not the wrong weather, it’s just having the right clothes.”

That is down to Albanese, who, working alongside Zampolin, created the sumptuous interior design. “This had to feel like a home, not a cavernous house,” she says. “That was achieved with intimate spaces balancing its grandiosity. The design is very traditional, but not the styling. The rooms each have their own character—the library is warm and inviting, and in the great room, with its club-style bar, the oversized windows flood it with light.
“With some of the moldings and cornices, instead of going for gold, we chose some more transitional colors, such as gray glazing, for a broader appeal.”
The natural palette is echoed on the second floor, where five of the bedrooms are located— along with the primary suite, with a spa bathroom and muraled, coved ceiling. The remaining bedroom has a spiral staircase leading to a loft space. There is also a fourth level that traverses the length of the house. “Space for new owners to put their own print on, either as a space for extended family or staff, or as a den,” Albanese says.
The kitchen has custom cabinetry, tumbled stone flooring, and a breakfast nook, and it flows into a family room with French windows that open out on to the garden and the open-air kitchen area.
Get-togethers take place in the basement, complete with a pub, 15-seat movie theater, billiards room, and 2,000-bottle wine cellar. There’s also a gym and fitness studio, spa, and sauna.

Viva vermouth
It may be viewed as an old-fashioned aperitif—perhaps the most old-fashioned in the bartenders’ canon—but a modern trend for classic drinks has made vermouth the hottest item in the cocktail cabinet this year
or years relegated to the status of an oddity at the back of the cocktail cabinet, vermouth is back in the drinks spotlight and, according to many analysts, is the fastest-growing category on the wine and spirits shelf.
Worth $11.5 billion in 2022, the global market for the fortified wine—which has evolved over centuries from medicinal tonic to aperitif before finding new life as an essential cocktail ingredient —is set to more than double in value as a category before the decade is out.
Once strictly red or white, vermouth now comes in subtly amber-colored expressions, which serve a different set of taste buds. And the industrial giants who dominate the market are increasingly being challenged by artisanal competitors, who are exciting mixologists with their unique blends of locally foraged herbs and spices.
So, why has vermouth endured? Blame it on James Bond, who put white vermouth on the map in his martini, and the revival of the negroni, which has succeeded it as the world’s favorite drink, driving growth with the sweeter red.
Spiros Malandrakis, who follows liquor trends worldwide as head of global research in alcoholic drinks for market analysts Euromonitor, believes that nostalgia is at play and driving demand for vermouth of all shades. “People have always wanted to drink what their grandparents drank. Today, that’s classic cocktails—and wherever you have cocktails, there’s vermouth.”
The owners of New York’s Little City Vermouth brand would agree. Its drinks are “inspired by old-world tradition” and made using a mighty 53 different botanicals.
Millennials are increasingly taking their vermouth neat, bringing it back full circle to its medicinal origins. It was the Shang and Western Zhou dynasties in China who first fortified wine with herbs and roots, and the ancient Greeks who infused it with the wormwood from which
vermouth gets its name— wermut is the German word for wormwood. Hippocrates is said to have prescribed it to his patients as a pick-me-up. Centuries later, the Italians and French tweaked the ingredients to produce more refined pours, though the sip-alone trend diminished as the cocktail era dawned, creating a whole new set of opportunities for the flavor-rich aperitif.
The process of making its vermouth is a closely guarded secret, but a sense of the alchemy involved can be felt at the Noilly Prat distillery in Marseillan in the south of France. Here, the descendants of herbalist Joseph Noilly, who invented a pale dry version to please French palates, started producing its white vermouth in 1859. The mistelle—the mature distillation of Muscat grapes to which young wine infused with herbs and spices is added to create new vermouth—is kept in huge casks in a vast hall, which visitors can enter by appointment.
Pass through the courtyard beyond the hall, where dozens of barrels of Picpoul grapes— Noilly’s favorite local varietal as the base for its vermouth—are gently oxidizing in their year-long herbal bath, and you enter the darkened chais (an above-ground storage building for wine) where the real magic takes place. Here, there are sacks of flavorings to supplement the artemisia (a more romantic name for wormwood), including nutmeg, lavender, chamomile, bitter orange, and even cacao, as well as gentian and vanilla.

vermouth only. In 1950, it added the red vital for whiskey-based cocktails such as the Manhattan and the Rob Roy, as well as negronis, and in the 1980s an amber with vanilla top notes catering specifically to French tastes.
Bond and other famous martini-lovers who served as unpaid brand ambassadors are honored in the distillery archive, alongside Her Majesty Queen Elizabeth II, who granted Noilly Prat a royal warrant in 1959.
Although dry white vermouth is an essential ingredient to this quintessential mid-century cocktail, the martini nearly killed the drink off as aficionados called for drier and drier versions. The one part of vermouth to two of gin in the authentic 1922 recipe diminished to just one to five over the next 30 years, and British prime minister Winston Churchill suggested that none was needed at all.
Artisanal distilleries are not generally set up for journeys of consumer discovery, but a glimpse into making vermouth can be had at Sacred, where sacks of herbs sit ready to be macerated in the plant behind the bottle shop on the Highgate site in north London. Owner Ian Hart, who grew up in the area, explains there’s no correlation between color and taste—while Noilly’s whites are delicate and refreshing drunk alone, Sacred’s own white, voted best extra-dry vermouth in the World Drinks Awards 2019, is a super-strong drop. Its amber drinks better alone, but was specifically invented to recreate Bond creator Ian Fleming’s famous Vesper martini at Duke’s bar in London’s Mayfair district: “The Kina Lillet [liqueur] originally specified has now been discontinued, but Ian had some old bottles he was able to reverseengineer,” explains Hart’s partner, Hilary Whitney.
Sacred is not alone among U.K. producers in winning awards; the London Vermouth Company’s own No. 1 Amber Limon has, like the elderflower, cardamom, and coriander-scented Dry, taken silver at the International Wine and Spirits Competition. “We were the first U.K. producers to win two silvers in the same year,” says founder Guy Abrahams. Artisanal competitors in Spain and
New Zealand did even better, with coveted double golds, and Cinzano shone among the industrial giants with four different expressions.
Now driving the growth of vermouth is the increasing trend towards low and no-alcohol drinks, particularly among younger, more healthconscious consumers. “Vermouth not only offers less alcohol than spirits but is being made in alcohol-free versions, too,” reports William Campbell-Rowntree, head bartender at London’s latest five-star watering hole, Raffles at The OWO. Defined at an ABV of 16-18 percent, less than half the alcohol of a typical spirit, vermouth has become the more abstemious drinker’s friend. “The rich flavors drink more slowly than wine, and it’s not as strong as a spirit, so can be drunk in larger quantities,” says Abrahams, who enjoys a drop of his own Dry at lunchtime, “moving on to the Amber Limon as a sundowner or the Red to sip by the fireside later in the evening.”
In taking his vermouth neat, as he says a growing number of his customers who originally bought it for mixing in cocktails are doing, Abrahams is emulating the diners and partygoers of Madrid, who quaff their beloved vermut daily by the tumbler as the ultimate preprandial. As the trend towards less potent drinks grows while cocktails remain popular, it can only mean that vermouth will stay out of the cocktail cabinet and move to the refrigerator—the only place an open bottle belongs—for as long as it lasts. How would you describe the vibe at Christina’s?
We’re a bit off the beaten track, so the vibe is very relaxed compared with a typical Shoreditch bar. The venue is great during the day for business meetings or remote working. By night, we try to keep the relaxed ambience but with a more intimate feeling once the lights go down. It’s a great date spot with all the restaurants in the local area and a great post-dinner destination bar.
What are your signature serves?
Our signatures offer interesting twists on classic cocktails using foraged and locally sourced ingredients, primarily from the U.K. Our most popular serves include our Oyster Shell Martini, Hogweed Martini, and our Elderpine Spritz.
What is your own favorite cocktail?
An El Presidente, with a good-quality white rum and vermouth and a splash of orange curaçao and pomegranate.
How do you like to drink vermouth?
I’ve always preferred vermouth as a complement to gin in a cold martini or a 50/50, but I’ve recently taken to longer-style, low-alcohol serves with vermouth as a base. A bianco vermouth with ginger ale and Angostura bitters goes down a treat!
You’ve created a cocktail exclusively for this magazine. Tell us about it…
We’ve called it Pink Americano. Stir the following together then top up with Rapscallion Cranachan soda and garnish with a lemon wedge, raspberry, or edible flower.

Words: Rachel Loosy relationship with art began some 30 years ago, with a gift of a photographic print entitled Fashion Models in New York taken by the celebrated photographer Norman Parkinson for the British edition of Vogue magazine. It shows four models on a balcony with the city behind them. I loved everything about the image—the city of New York that was on my travel bucket list; the expressions of the young women, three of them gossiping together while another, slightly at a distance, looks on in amusement; and of course the fashion, in particular the long feather that rose stiffly into the air from one of the models’ chic hats, mimicking the skyscrapers behind it.
It was a lesson in the power of art, in whatever form, to make a connection, and to this day, photography remains a favorite medium of mine. Slim Aarons’ mid-century photographs of the rich and very beautiful at play, whether lounging by a pool in Hollywood or out on the ski slopes, are a joy to gaze upon—not just for the color and composition, but also for capturing the essence of that time. It is this that I love about portraits in oils, too, whether it be by Hans Holbein the Younger, Lucian Freud, or Laura Quinn Harris— the ability of the artist to capture a person’s character, prompting us to imagine the sitter’s life and, if they lived in tumultuous times, what they saw and heard.
Art and you, a special relationship
As well as telling someone else’s story, art can tell the collector’s tale, too, and this is part of what can make acquiring art such an enjoyable experience. Buying art that we love and feel a connection with is fun and exciting, but crucially, it goes a long way in helping us create a home that reflects our personality. Today, we understand more than ever how important our home is to our peace of mind, and research has shown that we are happiest when we live in a dwelling that visually represents who we are.
Art has never been as accessible as it is right now, as the past few years have seen a sea change in the way it is purchased. Once, buying a limitededition print or original artwork meant a choice between approaching a bricks-and-mortar gallery
or auction. Today, however, the digital world has made the process of buying and selling art far more democratic. There are now numerous online platforms selling art, and artists are using social media to directly access their audience, putting pieces up for sale via well-publicized ‘drops’ and making themselves easily available to buyers.
So much choice can be overwhelming, though, especially as many people still find it daunting to buy art. As with fashion, one’s choice of art strays into issues of taste and judgment, especially when it comes to buying emerging or mid-range art (buy a Picasso and you’re buying a piece that, by virtue of its price tag, has a recognizable value). It’s also a subject that many have little knowledge of, which is the reason I decided to write Art at Home. The book aims to empower readers, giving them the confidence to understand what they like and are

drawn to, as well as offering advice and expert tips on buying, framing, and hanging art so they can enjoy the entire process. Of course, it is possible to commission an art consultant to help source art for your walls (see our piece on CoCollect after this feature), but even if you do go down this route, it helps if you understand art and have developed your own relationship with it.
Starting a collection
If you haven’t bought art before, how do you begin? How one buys an artwork usually falls into two camps: instinctively—falling in love with a piece and buying it, regardless of whether you have a place planned for it in your home; or practically—buying an artwork for a specific position in your living space.
Either way, it’s best to understand what kind of art you are drawn to, so take the time to do some research. Look at art in galleries, both physical and online—search #emergingartist on Instagram, for example, and you’ll find more than four million posts. Think about what you like and dislike. Do you love landscapes that transport you to the countryside or the coast, or an abstract print that encourages you to daydream and switch off? Are you attracted to images of the natural world and botanical prints? Once you have an idea of what you do and don’t like, it is easier to buy with confidence, and if you’re buying on impulse, you’re more likely to choose a work that will fit into the decor of your home.
Do you consider the value of an artwork when buying? Do you think of it as an investment as well as a purchase, and if so, how do you know if what you are looking at is worth the price? One could say that an artwork’s value is what you are prepared to pay for it, and how much pleasure it gives you when you see it on your wall every day. However, for a more analytical approach, you first need to consider the artist and where they are in their career. Works by established artists and mid-range artists (those who have painted for five to 10 years) are easier to value as they will have a body of work and a track record of sales that can be taken into consideration when assessing value. Emerging artists are far more difficult to predict as they are at the beginning of their careers, and yet to establish a value to their work.
The number of times an artwork is reproduced also comes into play. A poster printed many times will have less value than a handmade, original limited-edition print that is signed and made just a finite number of times (the edition). There are editions in photography, too, with each size printed having its own edition. With an original,
its value comes from being a one-off, and while there may be artworks in a similar style, they will not be the same.
The mood matters
When considering an artwork for a room, you need to think about how it will affect the space, especially if it is a statement artwork. Its size will also influence the mood—and a work that is full of color and drama will create an energetic and vibrant feel, whereas one with a more muted palette will help to establish a relaxed atmosphere. All of this means you need to consider how you want to feel in a space before you choose art for it. A living room, for example, can be enjoyed in many ways. If you wish it to be a place to unwind, it’s best to choose a soothing abstract artwork or a peaceful landscape. If it’s primarily an

entertaining space and you wish for a greater sense of energy, opt for an artwork with bolder colors and graphic prints that will lend a room vibrancy. You can also use art to add a touch of playfulness, choosing works that make you smile.
The bedroom, on the other hand, is a space in which to relax and have a restful night’s sleep, so loud artworks that fill the room with energy are usually best avoided. Instead, choose art that is calming and escapist such as landscapes and seascapes, or abstract art in muted colors or combined with diluted pops of color.
Working remotely has made the study a key space in the home, and here the same questions apply. Do you want it to be a tranquil place in which to work in peace, or would a graphic print with inspirational words that help you power on when faced with a challenge be more suitable?
Hanging your art
You can hang art on any wall of a room, and even on all of them, but the easiest way to begin is to consider its focal point—where your eye is naturally drawn when you walk in—as this will give you a center from which to start. In a room with a mantelpiece, this will be the wall above it. Large pieces of furniture can also help give you a focal point: in a living room, it’s often the wall above the couch; in a bedroom, it’s the wall above the headboard. If your space doesn’t have an obvious focal point, opt for the largest empty wall, as hanging art there will draw the eye and allow you to design the rest of the room around it.
Once you have decided on your focal point, look around the space and consider where else you could hang art; the narrow section of wall between windows, perhaps, or above a console, sideboard, or credenza. Behind a door is a lovely way to add an unexpected pop of interest to a room.
However, when populating your walls, ensure you maintain a hierarchy in the artworks so when you walk into a room, your eye still falls to your focal point before traveling around in a way that feels comfortable. If the artworks fight each other for attention, the room could feel unbalanced.
Art isn’t just paintings
Today, you can adorn your walls with all manner of objects, not just traditional artwork. Ceramics, and plates in particular, have come out of the closet and onto walls, and are found not just in kitchens but also in hallways, living rooms, and bathrooms. In fact, the plate wall is a decorative display used by many renowned interior designers, including Kelly Wearstler, who decked the foyer of the Viceroy Hotel Santa Monica with them.
The ever-popular gallery wall has been extended to become a memory wall—a collection that can include art but also objects that reflect moments in your life, such as a ticket to a concert or a map that reminds you of a special place. One of the homes in the book features mounted boxes of shells and sand from places the homeowner has traveled to.
A collection of objects can also create a wall that is rich in texture and interest—one of my favorite walls in the book is decorated with an eclectic mix including mirrors, lino-cut prints of animals, dried seaweed, antique keys and padlocks, and a single black feather. The variety of shapes and materials makes for a wall that is utterly arresting and draws you in to examine it in detail.

So, once you’ve decided what kind of work you’d like to welcome into your home, how do you source the perfect piece? And what if you get a new interior scheme and the piece doesn’t work any more, or you move and it doesn’t look right in your new property?
You call CoCollect, a membership service that loans museum-grade artworks. “Its aim,” says founder Keli Hogsett, “is to make it easier for people to experience living intimately with art.”
The idea came in answer to a conundrum of her own. As home became our world with the onset of COVID-19, Hogsett, settled back in her native Austin, Texas, was looking at blank walls.
“My husband and I moved around and knew we wouldn’t be in a house long-term but I still wanted art on the walls. I was trepidatious about spending on a piece that would look good where I was, but not necessarily in my next house. We knew we’d be staying in Austin, but my walls stayed blank because I wanted to be invested in the collection.
“With a full-time job, two toddlers, and a newborn, it was hard to get to galleries. There are a ton online to buy from, but they don’t address the key insight that most people need—an expert to come alongside and educate them and help make a subjective decision. So I started looking at leasing artworks from museums, but couldn’t find anything.”
Recognizing a market for curated art-lending was the start of a whole new venture for Hogsett. “The idea could have come at a better time—the
pandemic wasn’t ideal—so I sat on it a while before quitting my job. We launched in October 2022,” she says.
The focus of CoCollect is twofold. Members are guided through the collecting process by loaning artworks, which leads to Hogsett’s “ultimate goal” of growing a broader community to support the arts.
Art has been part of Hogsett’s life since childhood. She enrolled in school as an art major in painting, switched to art history, and finally creative advertising. With a perfect combination of art, design, and business, she flourished, becoming a creative director for a roster of global brands including Nike, New Balance, and Southwest Airlines.
“I loved it,” she says, “but my passion has always been the arts. Once CoCollect took hold of my mind, I couldn’t let it go.”
The holistic approach of CoCollect begins with a visit from a technician, who digitally captures a client’s space. Hereafter, the process is online. Members are paired with an expert adviser and guided in finding a bespoke, curated collection. At least three options are presented for each space and, once selected, each is custom framed and white-glove installed.

people, and by leasing you have the chance to experience it. I believe to truly know and understand art, you have to live with it,” Hogsett says. “Lots of members, having loved the curations we’ve chosen, purchase works outright with a confidence in knowing what they want.”
After the initial loan, some or all of the works can stay, be switched, or be bought. It’s a flexible model with residential the biggest uptake, but it works as well in commercial spaces and real-estate staging. The business has worked with Four Seasons residences, for example, to find pieces for a member’s condo.
Like her clients, Hogsett values discretion but says that current members on her roster include doctors, financiers, and CEOs of multi-billion-dollar corporations.
The works are sourced from Christie’s auction houses, museums such as MOMA and Centre Pompidou, and galleries including Tanya Leighton, alongside private collectors who would rather have art hung and enjoyed than in storage. Artists include Andy Warhol, Pablo Picasso, Alexander Calder, and Ellsworth Kelly, but Hogsett is also devoted to supporting local and emerging artist communities and loves “that a part of the fee goes back to these upcoming artists themselves.”

There’s not much space in The Invisible House dedicated to hanging paintings, because there are no traditional external walls. Instead, this architectural masterpiece nestled deep in the wild, rugged beauty of the Californian desert is itself a breathtaking work of art—a vast, monolithic, glass-enclosed living sculpture that both reflects the stunning 90-acre (36.4 ha) landscape it sits on and seems to disappear into it at the same time, an illusion that never fails to captivate. exture stands as a pivotal tool in my arsenal as a designer— one I reach for again and again. No room is complete without a thoughtful yet playful approach to texture—it is vital in introducing depth and variety to a space’s palette and atmosphere. Without contrasting textures, a neutral space can land flat.
When introducing texture into your own space, pay attention to varying the scale, smoothness, and prominence of tactile finishes. I rely on several favorite techniques to introduce a subtle textural mix into my designs: the tactility of plaster wall finishes or wallpapers, the natural charm of woven materials such
as wicker, the character of vintage rugs with their rough and weathered patina, and the smooth, almost velvety touch of honed natural marble surfaces. These contrasting textures work together to elevate the spaces I create, lending them a nuanced visual depth.
For me, effective design transcends the purely visual; it beckons active engagement, stimulating all senses, notably touch. I ardently believe that the tactile experience—how an object feels in hand—serves as a pivotal conduit shaping our understanding and emotional response to a space. Texture assumes an important role in orchestrating an immersive interaction and curating an elevated environment.

The world of real estate in 2024 and beyond
Summer loving
Whether it’s the perfect vacation home or a place to put down permanent roots, a property in sunnier climates should shine both inside and out, with the design, decor, and location reflecting the wants and needs of potential residents…
BE IT “HOME sweet home,” or “home is where the heart is,” happiness is found in the ideal residence. Add in sunshine—it is always summer somewhere—and it becomes the perfect abode.
For Nickey Maxey, the perfect summer residence should be a harmonious blend of indoor and outdoor living, with a lot of natural light coming through large windows that frame breathtaking water views. The South Carolina-based realtor at Maxey Blackstream Christie’s International Real Estate says these ideal ingredients are found at a seven-acre (2.8 ha) home on Hilton Head, on the market for $12.5 million.
Describing the house as an entertainer’s dream, with a summer kitchen, infinity-edge pool, and spa, it is, he says, “the perfect space to relax and enjoy summer. The home grants quick access to the beach and has a private marina for boating—two essentials for the ultimate summer retreat.”
The right mix of practicality and aesthetics—with air conditioning, energy-efficient appliances, and well-ventilated spaces to combat the heat—makes the ideal summer base for Ivan Kovačić, managing partner, Remington Realty Christie’s International Real Estate. Add in outdoor living areas, shaded
features, and a swimming pool to make “a haven of summer relaxation, transforming the home into a comfortable retreat.” Greenery plays a vital role, strategically placed for natural cooling and shade, says Kovačić. “This includes trees, climbing vines, and lush gardens, contributing to both aesthetics and fresher air. But eco-friendly choices, such as native plants and low-maintenance solutions, allow for sustainability, with greenery acting as a natural screen for added privacy.”
Design matters
Those in perpetual sunny spots, such as Malta, have homes built to suit the 365-days-a-year warm climate. The island has almost year-round Mediterranean conditions, with sea temperatures higher than in any other part of Europe, meaning Maltese properties include design features that capture “the essence of Mediterranean living,” according to Miguel Bonello, managing director, Oyster Christie’s International Real Estate. Limestone, widely available in Malta, is used liberally. “It not only imparts a golden hue to the architecture but also helps regulate indoor temperatures, giving a cool and comfortable environment during the hot summer months,” says Bonello. Modern villas or apartments usually have large windows and open layouts that flow between indoor and outdoor spaces, with natural ventilation and sunlight, showcasing the panoramic views of the Mediterranean.
Mediterranean masterpiece

Just under 1,000 miles (1,609 km) from Malta, Corsica is all about waterfront pieds dans l’eau (literally, feet in the water) properties, says Emmanuel Castellani, director, Corse Prestige Immobilier Christie’s International Real Estate. The best are close enough to hear the sea and a short walk through the garden before arriving at the clear Mediterranean waters. He adds: “A natural-rock sea-pool formation by the property makes people smile. Color-wise, homes sport simple pastel tones and whitewashed walls that contrast with the azure blue of the sea.”
Modern essentials such as air conditioning are commonplace in most buildings except for those needing an overhaul, where the sea breeze or thick green maquis (local vegetation) are traditionally used to keep cool in the summer heat.
Corse Prestige recently sold a smart home with a cooling system that harnessed water deep beneath the property filtered through the rocks—environmentally conscious and effective.
“We have seen that a good design or redesign of waterfront properties here can allow for the winds to be somewhat harnessed to offer comforting breezes to the most important parts of the properties in summer,” says Castellani.
Where’s sizzling?
The main summer hotspot in South Carolina is the community of Sea Pines, which features the Harbor Town Yacht Basin with its restaurants, shopping, live entertainment, and red-and-white
striped lighthouse. It also has views of Daufuskie Island, which can only be reached by boat or ferry. “Daufuskie takes you back in time, where its main source of transportation is golf carts and there are miles of quiet beaches,” says Maxey.
Malta boasts a mixture of modern seafront apartments, countryside farmhouses, and contemporary residential villas. For history, head to Mdina, with its medieval architecture and cobblestone streets, or the seaside village of Marsaxlokk, dotted with colorful fishing boats and seafood markets. But a jewel in the crown, says Bonello, is Tigné Point. “It features stylish apartments and a bustling promenade. Its contemporary design integrates modern living with the historic charm of the area.”
Croatian hotspots are the classics of Dubrovnik and Split, with also Hvar, and the Opatija Riviera, which has one of the most premium real estate markets in Croatia, although it’s more of a spring and autumn destination than summer, says Kovačić.
Who’s buying?
Last year, just under a third of all property purchases in Croatia were by foreign investors, and on the coastal second-home market, the percentage is probably higher, says Kovačić.
“Germans are the biggest buyers, followed by Slovenians and Austrians. The number of buyers outside the E.U. is growing, but they are still much smaller in number than buyers from the E.U.”
Second-home buyers see it as a long-term investment and hope to benefit from the home personally and for rental income.

Investors from European locations and beyond, particularly China, the U.S., and U.K., view Malta’s stable real-estate market, strategic location, European residency schemes, and favorable tax incentives as ideal when buying, says Bonello. The buy-to-let market is also thriving, with investors capitalizing on the strong demand for rental properties, especially in popular tourist areas.
Bonello continues: “The type of buyer influences the property preferences, reflecting a dynamic and evolving luxury real estate landscape that caters to an array of tastes and lifestyle choices.”
In South Carolina, Maxey sees a combination of second-home buyers, retirees, and those seeking family homes who usually choose a neighborhood that doesn’t allow short-term rentals and is all residential. And those wanting to buy a second home will use it for the majority of the year, but put it on the rental market when not there, says Maxey. “They tend to choose a neighborhood close to the beach, that has a great rental history,” he explains.
Eyes on Asia
As the growth of China has slowed, other countries in the region are starting to shine. Japan is attracting attention, as are Singapore and Hong Kong, while a vibrant population is pushing growth in Vietnam and the Philippines
THE YEAR 2030 is firmly ringed in the diary of Paul Butkovich as the date when Japan’s famous bullet train, or shinkansen, will shoot into a new station near the Hokkaido ski resort of Niseko.
Just six miles (10 km) away, the station for the shinkansen at Kutchan, Niseko’s administrative hub, en route to Sapporo, will slash travel times to the “Aspen of Asia.” Direct train access from capital Tokyo will be completed in just four hours, compared with the current plane and car journey of six.
But what it really means for locally based Butkovich, director of real estate sales at H2 Christie’s International Real Estate, is a surge in interest in an area that only began life 20 years ago.
Nestled around the foot of the Niseko mountain range, the site was originally spotted by Australians, who saw its potential as a ski market, given the average of 46 feet (14 m) of “amazing powder snow” annually. Those original entrepreneurial skiers developed international-standard condominiums and houses, which slowly developed into a market for the rest of Asia.
What buyers want first and foremost is land, which makes up around 60 percent of Butkovich’s sales. “We are in the land of plenty… Hokkaido as a population is not very big—but the area is massive, around the size of Texas,” he says. Plot sizes vary between 2,153-square-foot (200 sq m) and 430,556-square-foot (40,000 sq m) sites, the average being 6,458-10,764 square feet (600-1,000 sq m), selling for around US$350,000-US$400,000.
While snow attracts investors to Niseko, the resort is reflecting what is happening overall in the country year-round. “Japan is a very hot commodity currently for Asia and the world,” says Butkovich. His two reasons are a strong Japanese “brand,” with the quality of the food and a reputation as a safe area politically, plus, investment-wise, the yen’s weakness against the U.S. dollar, that since 2022 has been 30-40 percent cheaper than it was historically.
“We are getting all these investment inquiries to put their money into Japan while it’s cheap,” says Butkovich, adding:
“What you can get for US$1 million in Niseko is a home, in Tokyo an apartment, whereas in Hong Kong, it may get you a parking space, or a closet of an apartment.”
Although the Asian region is still a mixed bag of economic fortunes, other hotspots, along with Japan, are Vietnam and Singapore, whose strong growth forecasts are even more attractive given Europe and the U.S.’s high inflation rates and threats of recession. This comes off the back of the past few decades, which have seen Taiwan, Japan, and particularly China take center stage for the making and exporting of manufactured goods, earning the region the nickname of “factory Asia.”
Today it is “market Asia,” with food, drink, and electronics, along with real estate and finance, now more prominent, and the overall analysis suggesting it is a place of resilience with an increasingly well-off population.
Figures from World Data Lab predict more than half of Asia-Pacific will be middle-class by this year, while by 2025 just under 70 percent of the population will be of working age, outranking the older generation. This youthfulness is pushing economic growth, liberal consumer and investment spending, and surges in wealth. Those with money are setting emerging trends, thinking about greenness and sustainability—ESGcertified (environmental, social, and governance) properties are becoming more appealing, as is co-living, and there is a rise of branded residences, especially linked to renowned hotels.

Emerging hotspots
VIETNAM The move in the 1980s from a centrally planned to a market economy was a turning point, elevating the country from one of the world’s poorest to a lower-income country. According to the World Bank, between 2002 and 2022, GDP per capita grew 3.6 times, reaching almost US$3,700. Meanwhile, access to electricity increased significantly, connecting almost 100 percent of the population. And, says Butkovich: “It’s a very young population, so there’s a huge amount of growth.”
PHILIPPINES In 2023, the Philippine economy was ranked 34th in the world, and the 14th largest in Asia. With its ambition to create greater industrialization and economic growth, there’s significant middle-market potential. In 2022, the average price of a luxury three-bedroom condominium unit in central Manila increased by 3.93 percent to PHP 195,750 (US$3,531) per square meter (US$328 per square foot).
CAMBODIA Residential real estate dominates the market with a projected market volume of US$591 billion in 2023, according to statista.com. In a report by the Asian Development Bank, Cambodia’s economy is expected to see steady growth over the next couple of years, with a projected growth rate of 5.3 percent in 2023 and 6.0 percent in 2024.
THAILAND It’s a healthy market, says Butkovich, despite having “a rough patch before COVID-19 in real estate, but it’s recovering and doing very well.” Economic growth was at 2.5 percent, with 3.2 percent forecast for 2024, supported by a recovery in tourism, exports, and sustained private consumption, according to the World Bank in December 2023.
INDONESIA
In 2020, the country fell into its first recession since 1998 because of the pandemic, but in 2023 the World Bank declared that Indonesia’s economic growth remains “resilient, with inflation on a declining trend, and a stable currency.” The real estate market reached US$61.22 billion in 2023, and should be US$81.24 billion by 2028, states Mordor Intelligence.
HONG KONG
After tough COVID-19 restrictions, and following political reform and national security legislation, Hong Kong’s political landscape is expected to be more stable for the next four years, according to Economist Intelligence.
