When it comes to designing homes in Tropical North Queensland, the climate and natural surroundings inspire people to think outside the square.

According to Russell Parnicott, HIA Branch Manager, local builders are pushing boundaries and coming up with innovative designs that suit our climate and lifestyle.

Each year the quality and design gets better and better.

“Each year the quality and design gets better and better. A lot of work goes into the design and planning of the home so that they’re sustainable for the tropics,” he says. On Friday 11th November, over 260 HIA members, builders and guests came together to celebrate the 2016 HIA/ PNQ Housing and Kitchen and Bathroom Awards, which includes the prestigious Cairns Home of the Year. The event is a culmination and recognition of the best in residential construction in the Cairns region for 2016. In his welcoming of the guests, HIA North Queensland Acting Regional Director Robert Harding congratulated members on the increased number of entries in 2016, and the clear attention to detail, superior workmanship and design which all entries demonstrated. Cairns Display home was awarded to MyStyle Homes (QLD), which also took out the Affordable Housing category as well as GreenSmart Energy Efficiency, and Eastbuild

Designer Homes was awarded the Cairns Project Home. The winner of the Cairns Renovation Project was A&C Constructions NQ , while the popular category of Bathroom of the Year was awarded to CCW Cabinetworks. The much anticipated Kitchen of the Year went to Artizan Cabinets, who also won a number of awards in the various Kitchen and Cabinetry categories. The major award of Cairns Home of the Year was presented to Ash Moseley Home for a spectacular home at Marina Quay that boldly dominates with its urban edginess, also winning the Cairns Custom Built Home of the Year. All category winners went on to represent Cairns at the 2016 HIA/CSR North Queensland Housing and Kitchen and Bathroom Awards on Friday 25th November, with CCW Cabinetworks and MyStyle Homes taking home awards, and Ash Moseley Homes taking out the North Queensland Home of the Year and North Queensland Custom Built Home. “We’ve got builders from the Cairns region that are now national finalists, and will go on to represent Cairns at the national awards which is very exciting,” says Russell. THE CRÈME DE LA CRÈME One of the most challenging projects for Ash Moseley Homes turned out to be one of the most successful homes ever built by the company. Its four-story, six-bedroom mansion at Marina Quay at Bluewater won three prestigious awards at the recent HIA Far North Queensland awards Home of the Year, Best Overall Custom Built Home and Best Custom Built Home over $800,001. “For Ash Moseley Homes to win Home of the Year is really the ultimate,” said Michelle Moseley, who co-owns the business with her husband Ash. “It’s very uplifting and very humbling to receive this honourable award. “We couldn’t do it without our team of hardworking carpenters, loyal contractors and suppliers. They deserve recognition as well.” The award-winning home was designed by Balay Building Designers and took approximately 16 months for Ash Moseley Homes to complete. The design’s stand-

out features include its four distinct split levels with a basement garage, open-plan living areas opening to the pool and canal, the bedroom level with five bedrooms and the master bedroom suite. “This home was challenging due to its wedge-shaped block with a narrow street frontage, which meant having to excavate for the basement and maneuver crane materials in between existing established homes,” Michelle said. “The façade of the home really showcases the complexity of the design and incredible architectural merit especially when viewed from the waterfront. The connection of the indoor and outdoor living areas is seamless and suits our tropical climate so well.” The owners are locals who have six children. “We loved working with them,” Michelle said. “They were very discerning with their selection of materials and always interested in seeing what was on offer, making themselves available at any time of

the day to meet with ourselves, our contractors and suppliers. They were thrilled to be involved every step of the way with their dream home.” Ash Moseley Homes has been building magnificent homes for more than 20 years and has won more than 100 industry awards at local, state and national levels. While winning awards is an honour for Ash and Michelle, they’re more thrilled to have happy, satisfied clients. “We build each home as if we were building it for ourselves, so we always strive to ensure the finished product is the best it can be,” Michelle said. “Our ultimate goal is to make sure our clients are happy.”

We also crafted a table with a splayed base clad in mirror material, with horizontal timber

fins to give it a nautical touch, and ran LED lights all around the base of the benchtops to cast light into the drawers when open. “There’s a high level of detail. There’s integrated fridges and dishwashers, an under-mounted sink, and a pop-up rangehood system, because the cooking area looks at the ocean view, which would be marred by a rangehood. “The owner says he never cooked, but now he loves cooking,” Russell laughs. Russell challenged the judges to find where one piece of timber finished and the other started. They failed.

The award-winning pool, which includes an infinity edge, was constructed at the top of a steep driveway and measures 3.5 meters from the ground to the pool deck. It sits flush with the second story of the house, next to a huge outdoor veranda. “It was pretty challenging, but we have one very happy client who enjoys swimming while enjoying views across to the ocean,” Richard said. The local family-run business, led by Richard, has been known as one of Cairns’ leading pool construction companies since it opened 11 years ago. This year’s win follows it Outdoor Project Award at the HIA 2015 regional event at its first time entering the prestigious awards. That project went on to win the HIA state awards and was a finalist in the national competition. “All our projects would not happen if it was not for our dedicated staff,” Richard said. “They are really skillful, hard workers.”

The A-List is a non-selfnominated award, and the agents themselves don’t know if they’re even in the running for the accolade until the list is revealed. The award, which is in its fourth year, honours only 150 agents out of the 18,000 registered salespeople in the state. It’s based on the agents’ sales activities, listings, marketing and method of sales, and the data reveals that one in 12 properties across Queensland was sold by an A-Lister. The 2016 results showed the average salesperson in Queensland made nine sales across three suburbs, whereas the average A-List agent made 43 sales across nine suburbs. To make the list is a high achievement. To win it more than once is an even

greater accomplishment, but to win it every year since its inception is outstanding. One agent in Cairns has the distinct honour of being the only salesperson in the city to have achieved this remarkable feat – Karl Latham of Elite Real Estate. Being one of the crème de la crème of Queensland’s real estate professionals is a huge achievement for any agent, but to be selected as one of the state’s top 150 salespeople after just a few short years in the industry is a major accomplishment.

Such is the case for Gisele George of RE/MAX, who was named to Queensland’s prestigious A-List, after entering the industry just three years ago. “I was honoured to be acknowledged as one the top one per cent of sales performers in the state,” said Gisele, who was born and grew up in Cairns. “It was a nice surprise.” The A-List is a non-selfnominated award given to only 150 agents out of the 18,0000 registered salespeople in the state. Gisele has literally hit the ground running since she joined RE/MAX three years ago and has received a number of top accolades including being named RE/ MAX’s No. 5 Seller for Transactions nationwide and being invited to attend the national RE/MAX High Achiever’s Conference, an honour given only to the company’s top achievers. “I am in awe of Gisele’s achievements,” RE/MAX

owner Tony Williamson said. “It’s astonishing that she has reached such a high level as a real estate agent in a short time in a tough real estate market.” While Gisele started her real estate career after working in hospitality, finance and property management, she has always had her hand in the real estate market and wanted to be an agent for years. “I always wanted to do it, but I waited until my three sons had grown up because I wanted to be give my total commitment to the job, and I couldn’t do that when they were young,” she said. She has been buying, selling and renovating her own investment properties for years, which has given her valuable experience and insight as both a buyer and seller. it shouldn’t have been a surprise to John Ryland of Professionals Cairns South that he made the A-List of the top real estate agents in Queensland, but it was.

“I didn’t expect it at all,” he said. “I received a phone call to tell me that I had made the list. It was a really nice surprise.” Although the A-List isn’t just about the number of sales, John’s performance still ranked him as one of the top 150 out of 18,000 agents in Queensland. Karl, who was named the A-List Best Marketing Agent last year, entered the real estate industry in 2008 with PRD Nationwide, which became Elite in 2011. The A-List awards ceremony in Brisbane also included a day-long conference that featured guest speakers who shared their wealth of information of the industry. “Every year you learn something new,” he said. “It was really great to be part of it again this year, even though it’ll be my last year.”

Even though Michael was named to the A-List two consecutive years, he wasn’t able to attend either awards presentations. “I had already booked an overseas holiday to America this year, so I couldn’t go,” he said. “Last year I was committed to a training seminar in Melbourne, so I missed out then too. I’d really like to go one day, and I hope the opportunity comes up again.”

estate agent, and I’ve always been interested in buying and selling properties and fixing them up,” she said. “When my son was older, I decided it was time, so I started my real estate career.” There were 150 A-List real estate agents out of 18,000 registered Queensland salespeople honoured at the A-List awards presentation and all were interviewed for an A-List official video. Less than 10 were included in the final video, and Robyn was one of them. “They asked us a few questions, one being what my advice is to someone new entering the industry. My answer, which is not only for new agents but for life in general, is to stay focused and be honest, which just flows through to your reputation and success.”

‘Curious’ was an understatement when I arranged to meet this dynamic Real Estate Agent after our easy-going, illuminating phone conversation! I was keen to discover more of her personal story and how she became a successful agent in the top one percent of ‘Elite Performers’ on the Queensland Real Estate’s coveted ‘A List’ for 2016. “I am not brilliant. prescribed agenda.” The general push towards dynamism in home design and the shift toward positive strong forms and spaces is changing the mindset of functionality and property resale values. Adding value to properties to appeal to a large resale market by only using safe design and neutral interiors is no longer enough to engage the market. It’s almost 2017 so where did 2016 go?? If you are like me you haven’t had enough time to do all the things you wanted to do this year. For some people its time to get moving along with building their new home. Whether it’s your first home or upgrading to a newer, larger home to cater for the expanding family, or even downsizing now the large family have moved out, start planning it now so it can happen in 2017. Building a new home takes good planning and deserves not to be rushed into. Work out exactly what you want and what fits into your budget. Maybe take time out over the summer break to plan ahead. Summer holidays are a time when your house may be filled to overflowing with family, visitors, kids and their friends. It may become evident that your existing home is not coping with your growing family needs, so take the time to plan what you want. You could be sitting in your large family home and realise that you don’t need all this space now that the kids have grown up and moved out. Why not down size and capitalize on all the equity you have. I’ve found it a very successful tool for clients to sit down and make their new home ‘wish list’. We’ve all got one but it helps if it’s put

on paper as it brings to the forefront all the ideas that have been mulling around in our minds. It creates something to work with that can then be prioritised. This can relate to family needs, budget, individual wants, climate requirements, energy efficiency and sustainability and many other personal aspects. Write everything that is important to you on the list and include things in your current home that really work for you and your family. You’ll be amazed at what you come up with. When making your wish list try and arrange it starting with the most important things first, then those things that you’d just like to have. Ask the other members of your family as well. You may all have different requirements on the top of your lists and you could be surprised at the differences! Planning for the future is good for many reasons, especially when building a new home as it is one of the biggest investments that you will ever make in your family’s future.
