Land Status refers to the availability of land and environmental constraints that may restrict development. It is a first step in determining the likelihood of whether a property can be developed. The 2008 land use inventory GIS layer is used to classify parcels into three groups developed, undeveloped, and preserved land. Then, four environmental feature GIS layers - floodplains, steep slopes, critical water quality zones, and USDA Soils - are overlayed on to the land use layer. The developed and undeveloped land is further broken into constrained and unconstrained land based on whether it contains one of these four layers. Constrained land is less likely to be developed (or redeveloped). Unconstrained land is free of these environmental contraints, though they may not address other site issues that could restrict development. Preserved land includes all open space land, including parks, Balcones Canyonland Preserves, and Water Quality Protection Areas.
