ince 1943, the BIA Parade of Homes has showcased new homes across central Ohio. Now the largest showcase of new homes in the region, this year’s Parade features 46 homes by 18 different builders, spread across 20 Thecommunities.2022Parade of Homes includes new builds, a featured community and several dream houses. The new builds showcase state-of-theart homes across a range of price points; the featured community showcases a life within the comforts of a walkable, connected community; and the dream homes spark the imagination of all that a home can be. Navigating the Parade Make the most of your Parade of Homes Experience
eulah Park was a major part of the Grove City community for more than 90 years prior to its 2014 closure. So when developer Pat Kelley began working on plans to transform the onetime racetrack into a new neighborhood, he felt it crucial to ensure it would still be a major part of the community.
Today, with more and more parts of the neighborhood opening up and even more on the horizon, Beulah Park is an ever-growing component of Grove City’s community fabric. The neighborhood features single-family homes, ranch homes, apartments, townhomes and senior living options, as well as a long list of amenities including a central park, clubhouse, school, medical office and forthcoming retail space – all in addition to new connections to Grove City Town Center. It was made possible by a close relationship between the developer and city leaders, and the support of community organizations such as the Grove City Area Chamber of Commerce, Visit Grove City and Heart of Grove City.

The neighborhood is designed in the New Urbanism style, which places emphasis on walkability, diversity of living options and proximity to community amenities. Not only does Beulah Park have all that, Kelley says, it also benefits – thanks to an extension of Park Street – from its connections to the Town Center, into which Grove City has put an enormous amount of effort in recent years. And through those connections, the neighborhood is also forging connections to the city’s older

In its past life, Beulah Park was a thoroughbred racetrack – Ohio’s first when it opened its doors in 1923 – and event venue, hosting concerts and festivals in addition to racing.

In the approximately two years since building began, $26 million worth of infrastructure – including the park and above-mentioned amenities, as well as road extensions to connect the neighborhood to the city at large – has been completed.

Beulah Park’s past is on display as well, with multiple tributes to the racetrack and community destination that once was. Of these, the most prominent is And They’re Off, a sculpture designed to evoke the gate at the opening of a race. Created by architect and artist Craig Murdick, the sculpture – made with 12,000 pounds of steel – was installed in September 2021.
“You won’t find anything (else) like it,” says Kelley. “It’s very unique, and people hopefully will stop to visit that and check out the historical markers there as well.”

“It was always envisioned as a gathering place not just for Beulah Park, but the entire Grove City community,” Kelley says.
All the amenities of Beulah Park are meant to be within a 15-minute walk for residents, starting with the neighborhood park.

Phase 1 – including grading, grass, trees, paths, entrance features and more – is completed, with a playground, shelter house and pickleball court scheduled for phase 2 and an amphitheater envisioned for phase 3. All lots facing the Park at Beulah are on single-load streets, so no homes block the view of it, and all of the Paddock homes facing it have front porches with rear alley access.
The future of Beulah Park includes the Shops at Beulah, an approximately 50,000-square-foot retail space. Kelley anticipates neighborhood-friendly businesses such as a hair salon and real estate office, in addition to restaurants and boutiques.
Over the course of the Parade, the neighborhood will be home to a variety of programming, including live music and horse rides. There will also be connectivity between the Parade and Grove City’s annual Arts in the Alley, which takes place Sept. 16-18 in the Town Center.
The Park at Beulah, a 32-acre park central to Beulah Park, was devised to serve as the heart of the community, Kelley says.
“It’s meant to complement what’s in the Town Center,” he says. “We purposely made it small-scale because we didn’t want it to overtake the … landscape. We want it to fit in and be part of the walkability of the community.”

hough Old World Homes’ Dream Home is filled with areas dedicated to entertainment, it’s the spaces dedicated to work – office work, kids’ homework, meal preparation –that help distinguish it from other builds. Located in Galena’s Maple Glen estate community, the house is Old World’s first contribution to the BIA Parade of Homes in central Ohio, though the company has been part of several parades in and around its North Canton base of operations. It only expanded into central Ohio this past year.

A back kitchen, with an extra sink and dishwasher, is included to add preparation space and make it easier for people to gather in the main kitchen. That room is also built to accommodate pets. “Pets are a huge part of most families’ lives, so (the room has) dedicated space for storage of their food (and) their bowls,” Small says. “It’s a really great area to house all those extra, messy functions that families need on a daily basis.”
“You don’t have to marry yourself to that modern aesthetic or that farmhouse aesthetic,” Small says.

Old World used a combination of rustic and refined styles to create the “ultimate family home,” says April Small, lead architectural designer for the company’s central Ohio office.
A lounge space just a step down from the entrance is designed for entertaining, but it’s flexible enough to be easily transformed to fit the needs of the homeowners. It leads into the rest of the open first floor, which is framed by multiple archways fitted with custom drywall. The first floor is anchored by a centralized open kitchen that connects to the great room and dining room. Highlights of the kitchen space include custom cabinets, a rustic ceiling with stained wooden beams and a fully functional, custom-built wood island topped with Cambria Blackwood quartz. The great room is entirely visible from the kitchen island, framed by one of the “Thatarches.view from the kitchen island facing back, to me, is just unbelievable,” says Kevin English, general manager for Old World’s central Ohio office. “That’s my favorite part of the house.”
Also not far from the entrance is what English calls the “Zoom room,” a dedicated office space ideal for taking calls and virtual meetings, with a 7-by7 foot Crystalia glass interior window looking out on the rest of the home.

Drawing the Line
3 Pillar has three entries in this year’s BIA Parade of Homes, but it’s the one in Evans Farm that’s really the showpiece. The 3,674-square-foot home has four bedrooms and three and a half bathrooms.

“Evans Farm is really big into front porch living … but this house actually has some pretty special backyard living as well,” Rainwater says. The garage is offset to accommodate extra space for entertaining in the backyard, and it has doors that open up to add even more space for entertainment. The backyard’s highlights include a covered porch and a 30-footwide pool with a tanning ledge, constructed so the centers of the porch and pool are aligned. Additional yard space beyond that allows for cascading layers of space all the way to the alley, Rainwater says: covered porch, porch, pool, yard.
There’s a straight line of sight through the home’s front double doors to the rear double doors, which lead right to the covered porch and the pool beyond. “It creates an instant connection from the inside of the house to the backyard entertainment space,” Rainwater says.
“The fridge is still very accessible, but the kitchen itself was designed to keep that line of sight in the axis,” Rainwater says. “The range is in the middle, flanked by cabinets.”

Open sight lines and great views are an important part of the interior as well. Just through the foyer, which is flanked by a study and a guest suite, are the kitchen, great room and morning room – all in a long line, with stained beams running along the ceiling to break up the space.
“While you’re in the main space, it’s wide open from one side to the other,” says TheRainwater.kitchen is arranged so the refrigerator is tucked into its own area, ensuring it doesn’t need to take up any of the cabinet space and keeping it out of sight from the main living space.

“It’s a really cool setup and its own little private area,” says Belli. No Bob Webb home would be complete without the messy kitchen, and the Dream Home’s messy kitchen is the biggest one the company has built since it started incorporating them in 2016. It’s highlighted by Cambria countertops and an entire wall of doorless base cabinets that roll Elsewhereout.on the first floor is the clubroom, which is intended to be a more casual version of a study. The ceiling has beam detail in an X shape, with wood slatted trim on the ceiling between the that it had to be divided into different sections. So when they built their biggest-ever screened porch for their Dream Home in Eversole Run, they made sure its size was just one of many Weighinghighlights.inatanimpressive 6,356square-feet, the six-bedroom, five-anda-half-bathroom house is one in a long line of ambitious projects for Bob Webb in Jerome Village. Bob Webb homes have been staples of the development, of which Eversole Run is part, since its early days as the site of the 2013 BIA Parade of Homes. “We’re still doing those cool flex spaces, creative ones as well,” he says. “But I think it’s kind of trending more toward purposeful design and combining spaces that can be used as one.”
ith flex spaces, you get exactly what it says on the label. They’re flexible to the specific function in one’s home and adaptable over time to the ever-changing needs of life. While flex spaces and flexible designs have always been assets in homes and are a growing movement in architecture, they’ve become increasingly popular since working from home became standard practice for many workers in 2020. Then, making the most of unused or underused spaces suddenly became a necessity.Thelast week of October 2021 was the peak of Google searches for flex space, according to Google search trends.
“(Flex space is) definitely something that has become top-of-mind when designing,” Rus says. “I always tell people it’s going to be easier, cheaper and less of a headache to do something now than think about it in the future.”
Epcon makes use of flexible design with several differing structural options built into the patio space as well. There’s an option to extend the courtyard, which makes it twice the size. Or that space can be used as a covered courtyard with a ceiling fan, a screened-in porch or an

Bedroom flex space is another popular purposeful design with important function for homeowners. Often, creativity and functionality go hand-in-hand in flexible spaces. P&D has built spaces such as a mudroom closet that functions as a pen for a dog in lieu of a crate, double-sided gas fireplaces that allow for indoor and outdoor use, and a half-garage door that opens into a patio.

“Because (the model design) has a closet, it can actually function as another bedroom,” Krohn says. Flex space is about adapting the function to the homeowners’ personal needs, he says. “A lot of our buyers are still working, working from home, entrepreneurs,” Krohn says. “They need that space, that flexible space, to use it how they want.”
While Epcon homes are typically two-bedroom, the flexible design allows for three-and four- bedroom homes depending on the buyer’s needs. The office/den area can easily change roles.
Rus keeps opportunities for flex spaces at the forefront of his mind when working with and designing for clients.
For him, flexible design is a major benefit for both designer and client. “(Flex space) allows us to express our creativity, but also make sure we’re doing our due diligence for our homeowners,” he says. “We’re building a house that they’re going to be able to live in, but also be able to use to the best of their ability.”

comAllapp.ofthese changes – expansion of features, increased compatibility and ability to build into a home – are likely to continue growing the popularity of smart home technology. By 2026, Statista estimates, more than two-thirds of American homes will have smart technology, a rapid increase from just one-third in 2019.
As smart devices proliferate, though, connectivity has become an increasing concern for users. Competitors increase options, but a lack of compatibility across brands can decrease ease of use for consumers.
It’s a consumer-focused solution that will make smart home devices more accessible and useful. Building a home with smart capabilities in mind can allow for greater compatibility as well, and builders have taken note. Many builders offer options to plan smart home capacity during construction and coordinate products for compatibility with a smart hub. A smart hub consolidates the controls for multiple devices into a single operating system, typically an app. All of the devices in D.R. Horton’s package, for example, are controllable by the Alarm.
At the beginning of the 21st century, smart homes barely registered as a concept. The invention of Wi-Fi in 1997 opened up the possibility of future technology, but the idea of home automation mostly stuck to science fiction, though a 1999 Disney Channel movie, Smart House, teased the idea. The technology has developed rapidly over the last 15 years, with significant improvements in wireless speeds, Bluetooth capabilities and other technology. Nest launched its Learning Thermostat in 2011 and smart bulbs, locks and more soon followed. Today, it’s common to see homes equipped with voice assistant speakers, video doorbells and smart garage doors.

When to Splurge As an overarching principle, splurge on the more permanent parts of the home. Failure to prioritize these expenses can result in higher costs down the road. This includes the structural parts of the house, such as the foundation, framing, insulation, windows and siding. Before considering where to save, ensure your home is built well, has a solid structure and is energy efficient. Doing so will ensure that your dream home serves you well in the long run. These foundational aspects are difficult to redo, whereas style and amenities can often be changed later with much less hassle.
Lighting is another place you can keep expenses down. The cost difference in light fixtures can be substantial. Consider going with a standard light fixture now, then upgrading to a grander one when your budget allows. Window treatments don’t need to be a splurge, either. The standard option is sufficient until your budget allows for an upgrade. You can even try to sell the standard features once you’veLeavingupgraded.thebasement unfinished can be a significant way to save. Think about a finishing the basement down the road, but collaborate with your builder about placement of mechanicals to facilitate the best use of space. As for paint, consider fewer colors in the home, with decorating accents to spice things up. Don’t think of this – or any of these saving approaches – as shorting your home. It’s likely that you’ll have new ideas on everything from color schemes to uses for a basement as you live in the home. Postponing some expenses allows time to better sort out future plans. The general rule: Spend to complete the home, then improve and personalize down the line.
HVAC systems, for example, should be a high priority. Consider a Manual J calculation, which identifies the appropriate size for your HVAC system based on the space and occupants. Not only will an oversized system cost you more up front, it will be less efficient in the long run. Don’t be afraid to splurge on windows as well. The correct window choice can save you money down the road by better maintaining temperature inside, thereby increasing energy efficiency.
Although solid hardwood floors are typ ically seen as the gold standard, engineered wood, laminate and wood lookalike tile can function well. Consider hardwood in some areas and carpeting in others. Bathrooms present more opportunities for saving. If you want a jetted tub, consider installing a standard tub during construction. Upgrading to a jetted tub in the future will be a breeze.

Environmental Sustainability Consumers are leaning toward environ mentally friendly options when possible, and metal roofing fits into the category for several reasons. What’s more, through this past May, a typical home only spent 17 days on the market. While higher value homes typically spend longer on the market, the change in days on market from 2021 to 2022 is even starker for those properties.
“With interest rates as low as they are, it makes a lot more sense to keep money invested because, over time, the market makes 10 percent, versus you can borrow around 3 or 4 percent,” says Vincent Finney, Managing Director - Investments for Bibler Finney Panfil Private Wealth Management Group of Wells Fargo Advisors. In that example, money invested into the market instead of into a home could earn an additional 6 percent annually. That amount compounds over time, making it an even more savvy decision.
The state of the market has buyers hunting for ways to stand out from the competition. One approach has been offering all cash to pay for a home. The percent of all-cash buyers rose from 16 percent in 2020 to 21 percent in 2021, according to Columbus Realtors. In January and February of this year, that number was up to 24.3 percent, on par with numbers last seen in 2014. The shift toward cash makes sense, particularly as sellers field increasingly lucrative and prompt offers.
“A cash buyer can wrap up a deal a lot sooner, which is attractive for a seller,” says Matt Steinke, vice president of First Ohio Home Finance Westerville. By taking a cash offer, a seller can avoid the delays and incon veniences of having a buyer going through a lender, Steinke says. While dealing in cash may be in the best interest of the seller, it’s not necessarily the best decision for a buyer. Rather than paying a large sum of cash into a property, a buyer can invest that money into stock markets and likely earn returns high enough to more than offset interest on a loan.

If a buyer kept $500,000 in investments rather than paying that money in cash toward a home purchase, they might make an additional $30,000 a year: $500,000 x 0 .10 = $50,000 made in returns $500,000 x .04 = $20,000 owed in interest $50,000 - $20,000 = $30,000 in net profit

C entral Ohio is experiencing one of the most competitive housing markets in the area’s history. The median and average home sale prices increased more than 10 percent in 2021 to $290,847 and $250,000 respectively, according to a Central Ohio Housing Report from Columbus Realtors.
While a fully paid-for home does avoid interest payments, it likely won’t be building wealth.
Sweeten the Deal All-cash offers aren’t the only way to stand out in today’s real estate market. Buyers have found ways to make more attractive offers to separate themselves from other bidders. The most obvious is to make a higher bid: In June of this year, more than two-thirds of homes sold above the list price, according to Rocket Homes. The trend of bidding above the list price seems to be cooling off, but buyers have other ways to sweeten the deal.

“Our clients can actually go in as a cash buyer because we give them a priority line of credit with us,” says Ryan Bibler, Managing DirectorInvestments for Bibler Finney Panfil Private Wealth Management Group. “Once they’ve purchased the house, then we can do a more traditional mortgage option for them.” That allows a buyer to avoid the capital gains taxes associated with selling a portfolio for cash and still lock into a long-term financing plan while acting as a cash buyer. Those arrangements often allow a buyer to move promptly as well, avoiding the delays associated with a typical lender.
While Steinke recommends all buyers get an inspection, he says that, in some cases, a buyer might feel comfortable waiving their right to back out of a deal after an inspection. This can be less risky in situations where a buyer already plans to do significant renovations or improvements. Similarly, a buyer could agree to ignore all repairs under a certain value amount, essentially saying that the inspection is only to avoid major issues.

One relatively common approach, Steinke says, is offering to cover the appraisal gap. In that instance, an appraisal finds the fair market value of a home to be less than the agreed-upon sale price. Because lending is based on that market value, the buyer and seller need to negotiate any difference. By offering up front to pay any apprais al gap, a buyer can reassure the seller that any surprises later won’t turn sour. Still, Steinke warns that this essentially results in a buyer agreeing to pay more than a property is actually worth. A buyer could, however, agree to pay the gap up to a cer tain amount, protecting them from any largeAnotherdifferences.method is waiving inspection contingency. The inspection contingency gives a buyer the right to an inspection and to negotiate or back out of a deal if the results are less than satisfactory.

Most major paint suppliers curate colors of the year that are versatile enough to fit any season and expected to have steady and lasting popularity. Nine months into 2022, suppliers have seen their colors of the year in houses throughout the country, on HGTV and even in New York Fashion Week.
February’s Color of the Month was Aleutian, a foggy blue. Per Tinted, the cool blue brings calm and quiet to your space and blends well with any design style.
Changing Colors
Valspar released multiple colors of the year, each nature-inspired and striving to bring a comforting presence into homes. The colors range from Blanched Thyme, an organic green, to Fired Earth, a dark hue that can add sophistication and warmth to a space. The 2022 ColorMix is entitled MODE, an acronym for Method, Opus, campaign. Drawing inspiration from the lakes, wooded areas, rivers and plains in the Midwest, the palette uses natural hues to showcase all of the area’s vibrant colors.
