Navigating the Parade Inspiration around every turn

The BIA Parade of Homes makes it easy to explore newly available homes in single-family, condominium and multi-family options. And you can follow along the journey for inspiration.

There are more than 50 homes included this year, so be sure to plan your weekends accordingly, leaving enough time to explore the communities and homes the exceptional builders will showcase.

Jerome Village, located in the northwest quadrant near Dublin, is the 2024 Feature Community. With multiple neighborhoods and architectural styles, Jerome Village is the perfect place to start your Parade of Homes tour. The community features such amenities as walking trails, on-site restaurants, a community center and connections to Glacier Ridge Metro Park.

The 2024 Parade of Homes highlights multiple living options that fall within a wide range of prices and housing sizes. And each home includes a Blue Ribbon feature worth checking out.

This Parade Tour Guide presents the homes divided into quadrants for ease of planning: northeast, northwest, southeast and southwest. Each quadrant features a map that pinpoints homes in that area. Whether you are sticking to one quadrant or visiting all four, consider stopping at some local stores, restaurants and farmers’ markets to truly get a feel for the area.

Evolution of a Village

New market exemplifies ever-increasing options in Jerome Village

Regular patrons of the BIA Parade of Homes should be familiar with Jerome Village by now, but even someone who’s visited the community during past Parades will have plenty to discover this year.

Located primarily in the Dublin City School District, Jerome Village was the site of the 2013 and 2018 Parades, and has been a consistent fixture every year since the Parade’s scope was expanded in 2021.

With a total of 13 developed neighborhoods and another 13 in progress, the community contains a considerable number of different home styles at various price points. As expansive and varied as its living options are, it would be a mistake to define Jerome Village solely by its residential component. The

community places a great deal of emphasis on its amenities, and 2024 Parade-goers will have the chance to see a major addition take shape.

Jerome Village Market

That major addition is the Jerome Village Market, a 150-acre retail development anchored by a Kroger

Marketplace. The Market, per Jerome Village master developer

Nationwide Realty Investors, is a key component in the community’s transformation from a residential neighborhood to a true mixed-use development.

The Market is situated at the intersection of Ravenhill Parkway and

State Route 42. The 123,000-squarefoot, $38 million Kroger Marketplace at the center of it is scheduled to open later this fall.

It’s the first new Kroger Marketplace in central Ohio since 2009, and is expected to be one of the largest grocery stores in the Midwest.

Further amenities

The Market joins a long list of other amenities for Jerome Village residents, keeping with NRI’s original vision for a vibrant mixed-use community. These amenities include:

A community center: The Jerome Village Community Center features the Jerome Village Bar & Grille, as well as a fitness center and two swimming pools. One of those two pools, located at the Community Center’s recognizable barn, just opened this summer, providing another space for the community’s school-aged swim team, the Jerome Village Jaws.

Two schools: Abraham Depp Elementary School opened in 2020, with Eversole Run Middle School following in 2021. The two new schools reflect the growth of the school district’s northwest corner, and a combined levy and bond issue passed by voters in 2023 will fund the construction of another elementary school in that quadrant of the district.

A child care center: Supplementing the two schools is the Primrose School of Dublin Jerome, which opened its doors at the end of 2023. Primrose is a national system of accredited private preschools with 18 other locations throughout central Ohio, offering early education and child care for children ages 6 weeks to 12 years.

A fire station: Station 211 opened in August 2023. It’s the second station for the Jerome Township Fire Department, which serves Jerome Village, and was the first new station in the township in 31 years.

Walking and bike paths: Jerome Village currently includes about nine miles of completed trails, which connect into 10 miles of trails along four different hiking trails at Glacier Ridge. The network of walking and bike paths was planned with great care by NRI to maximize access to the park, which has an expansive path network winding through different ecosystems as well as recreational opportunities. The plan for the community calls for 40 percent of its space to consist of green spaces, ponds, woodlands and preservation areas.

Community events: The Community Center regularly hosts social events, including trivia nights, yoga on the lawn, raft racing and even family luaus. The barn and East Lawn can also be booked for private events, from graduation parties to weddings.

Neighborhoods and homes

A key component of Jerome Village’s residential development is that each neighborhood has its own unique character and architectural style. Homes range from contemporary farmhouses to elegant estates, with styles including Colonial, Craftsman, Folk Victorian, Georgian, Greek Revival and Queen Anne.

A total of 15 top central Ohio builders contribute to the community’s housing options, with eight model homes throughout.

“Kroger is just the start in terms of new commercial development at Jerome Village,” said NRI President Brian J. Ellis in a November 2023 Columbus Business First article. “By this time next year, the Jerome

shops. The vision is to make it a hub of activity in Jerome Village and a draw beyond the community’s borders.

“This is a really strong growth corridor in central Ohio,” Ellis said in the article. “Lots of jobs are being created here, and now this retail center will support that. It’s all coming together: the jobs, the homes, the retail services.”

Forming a Foundation

Over 25 years, 3 Pillar Homes has become a custom homebuilding institution in central Ohio

Regular attendees of the BIA Parade of Homes here in central Ohio will easily recognize the name of 3 Pillar Homes. In an average year, it’s one of the most prolific builders on the tour, having five homes in this year’s Parade alone.

This year, 3 Pillar celebrates its 25-year anniversary, and it’s been putting homes on the Parade lineup for the vast majority of its quartercentury in business.

The company joined the Columbus-area custom homebuilding world in 1999, guided by the vision of President, CEO and Founder Zenios Michael Zenios. It’s added thousands of homes to the central Ohio market in the intervening years.

Zenios had planned to return to his father’s construction business in Cyprus after completing his degree in civil engineering at The Ohio State University. But he decided instead to pursue a Master of Business Administration degree at Franklin University and, to finance this effort, built his first home in the U.S. at age 24 in 1998. Continued referrals afterward would prompt him to stay in the country and found 3 Pillar the next year.

An established reputation

The company prides itself on, among other things, its productivity. Central Ohio has no

shortage of custom home builders, but 3 Pillar is able to complete a good number of custom homes each year, says company Director of Sales and Marketing Rachael Durant, and has multiple staffed model homes to explore.

“3 Pillar has been an exemplary builder in central Ohio in terms of engagement with the community and engagement within the building industry,” says Jon Melchi, executive director of the BIA of Central Ohio. “They should be applauded for showing that you can grow your business, maintain the highest standards and continue to serve not just this industry, but the public, in such a great way.”

The company is committed to community service and is always looking for new charitable opportunities, says Ashley Carrier, new home sales and marketing specialist for 3 Pillar. One notable

example: The company built a twoand-a-half-story tree house for a young leukemia patient in Newark as part of his Make-a-Wish request.

“If I’m going to support any kind of company, I want to know they’re also giving back and they have a good heart behind them,” Durant says.

Durant points to Evans Farm in southern Delaware County as a prime example of the type of area where 3 Pillar likes to build: dynamic communities in good school districts that have potential to grow, where homeowners can see a vision of where they want to live.

Zenios is very strategic about where the company builds, Durant says, and Evans Farm – designed in the New Urbanism style, emphasizing walkability and front porch living, with a strong sense of community – fits perfectly.

“We also are taking that vision and carrying it down to Beulah

Park (in Grove City), which is also going to be a walkable community,” says Durant.

3 Pillar in the Parade

Visitors to 3 Pillar’s Parade homes and models will recognize some of its signature design elements, including open kitchens with oversized islands and heavily detailed trim.

“When a client walks into a home and sees the trim details, they say, ‘Oh, this is a 3 Pillar home,’” Durant says.

The company’s Parade homes have also grabbed attention for such elements as lower-level finished bars, ceiling-height cabinets and covered rear porches, Carrier says.

“You know, when you go into a 3 Pillar home, you’re going to see fantastic design and craftsmanship, and you’re going to be treated a certain way,” says Melchi.

3 Pillar has twice built the Parade’s Foundation Home: at Trails End in

Nestled in the hills of Holmes County, Schlabach Woodworks has been using sustainably harvested local timber to produce moldings, doors, stair parts and flooring since 1991.

Schlabach Woodworks is known for its authentic hardwood flooring made from reclaimed wood from old barns and local hardwoods. Precise milling procedures are used to retain the authenticity of the wood along with unique finishing techniques to achieve the desired effects.

Delaware in 2014, and at Jerome Village’s Eversole Run neighborhood in 2018. The company has also taken home a considerable number of Parade awards, the first being a thirdplace People’s Choice Award for interior design and an overall third place award for Favorite Home in 2004.

Evolution of the Parade

Beyond the rise of 3 Pillar Homes, the BIA Parade of Homes – first held in 1952 – has seen significant changes over the past 25 years.

The 1999 Parade featured a total of eight homes in New Albany’s Tiverton neighborhood. The fact that it took place there should hint at the biggest change of the last quartercentury: the transition from homes in a single neighborhood to homes all across central Ohio, a format first followed in 2021.

Making a major structural change to a 70-year community institution came with its share of hurdles, Melchi says, but the Parade is better for the greater diversity of options it now spotlights.

3 Pillar likes to build Parade homes at multiple price points – while still maintaining the highest quality, Melchi says – giving visitors a chance to see a broader vision of the options available to them.

“Yes, we’ll have our luxury model homes, but we’re giving people in all

different phases of life a taste of what they could have,” Durant says.

In addition, Zenios is a past president of the BIA of Central Ohio.

“This is the reality of the central Ohio development landscape,” he says. “Development is happening all around the region, and we thought it was important to be able to showcase homes all around the region, not just in one neighborhood.”

Case in point: Last year’s Featured Development, Quarry Trails – a mixed-use community inside the Outerbelt with city of Columbus services – would have been unthinkable in 1999, Melchi says. Now, the Parade can highlight different styles of homes in different communities, giving visitors a much more comprehensive picture of the options available to them.

“We have some of the best builders in America right here in central Ohio, building homes of all types and sizes for someone to call home,” he says. “That’s what the Parade of Homes is all about.”

Better Bathrooms

Cutting-edge trends for upscale bathroom design and renovation

The simple, sterile white porcelain sanctuaries that sometimes get overlooked in home renovations and design are experiencing a renaissance. With more colors, patterns and out-of-the-box fixtures, builders and remodelers are designing bathrooms with more personality than ever before in 2024.

Tiles

For any bathroom, from the master to the guest or powder room, stately flooring is a must. In some homes, this will take the form of tasteful tiling.

Recent trends incorporate clever patterns that deceive the eye and increasingly use bright and bespoke color schemes to give the space an exciting character of its own. Flooring can set the tone for the whole room, providing a good starting point to reference when choosing paint colors and fixtures.

Patterns can be created with tiles that have designs printed on them individually, or by arranging plain, solid-colored tiles to make them appear woven together in cross hatch, chevron, herringbone and other patterns. Even with a straightforward rectangular or square tile pattern, it’s possible to introduce some intrigue by choosing grout that contrasts with the tile color to make it pop.

And tile trends don’t end with the floor. Some designers send them up shower walls, creating a holistic and free-flowing feel to the space.

Marble

If tiles won’t cut it, look to another material to establish a foundation:

marble. Designers are beginning to favor versions of the smooth stone that have deep, dramatic veins of color running through them to distinguish the bathroom.

Marble appears more often on countertops and in showers than as flooring, and cultivates a smoother visual effect than tiles. While marble has often been paired with neutral tones and colors to blend in, trends are moving toward more striking patterns.

Spa-style showers, tubs and steam rooms

When it comes to the crown jewel of a master bath, the shower, bigger is often better.

Glass doors and walls are moving out, or sometimes disappearing entirely, in favor of a spacious experience. Large overhead rainfall and waterfall shower heads are popular, and many people opt for multiple shower heads to maximize water flow and round out a spa-like setup.

Those looking for a more comprehensive spa experience can consider their own separate steam room, or incorporate steam elements into an enclosed shower for supreme at-home relaxation.

No spa would be complete without a big, deep bathtub for melting away stress. Standalone tubs can make statements from anywhere in the bathroom, either with a bright pop of color or by incorporating intricate details in the feet or head fixtures, or even carved into the basin itself.

Vanities and mirrors

Today’s designers frequently choose to go bigger with vanities and washbasin spaces. Elaborate and

ornate vanities – single and doublewide – can turn the washing-up area into something out of a movie set. This is where the room’s signature stone or marble look might flourish, or it could be the place to introduce some wood or metal accents to add

variety and complement the room’s main building materials.

Mirrors are taking on progressively more intricate forms as well. They can get wavy, or emulate the gilded quality of a cut crystal drinking glass.

For those who want to further customize their mirrors, backlighting is rising in popularity to fill that demand in a flashy, modern way. Mirrors with lights lining the border are similar and can sometimes present a more practical option.

Storage is another key concern in vanity design. Drawers are the standard way to go, but can be done in any number of ways, including more ornamental looks with prominent handles and designs carved into the wood.

Amenities

Getting even further into the realm of practicality, you’ll find specialized appliances. Bidets get more popular every year in the U.S., according to bidetking.com, as a more sanitary and sustainable alternative to toilet paper.

Home renovators looking for an extra convenience in their bathing routine can install towel warmers or heated towel bars. Having warm towels after a shower offers another spa-like touch. These come in the form of metal canisters that sit on the floor, or drying racks wired directly into the wall.

Luxury Statement Pieces

What do a pop of color, a wale of corduroy and the head of Medusa all have in common? Any of them could be a key element in the perfect statement piece for your home.

Standing out

A statement piece is a part of an outfit, accessory or furniture piece that draws the attention of onlookers. And just as you could carry a Gucci handbag or wear an Hermès neck scarf, you can add to your interior design with pieces from luxury brands.

Earlier this year, designer Christian Louboutin rocked the fashion and furniture worlds with his collaboration with Pierre Yovanovitch. Louboutin complemented a

Yovanovitch chair design by putting his signature red-bottomed shoes on the legs.

Their vision, which centered on female individuality and power, opened up an ongoing conversation within the world of luxury home goods. Though these pieces were included in a limited run, designer brands such as Dior and Gucci run luxury home good brands year round.

While a decorated Versace pillow may be an impressive addition to your living room, you don’t have to break the bank to live in style. In the central Ohio area, there are a plethora of designers, carpenters and furniture stores that offer unique pieces fit for your current or future home.

You may not expect a couch to be the statement piece of the living room, but T.Y. Fine Furniture may subvert those expectations with a plethora of premier names in its catalog. Don’t be surprised if an American Leather loveseat with a groovy color sparks your interest. Most families spend the greater part of their time in their living room, so why not have some fun with it?

Color trends to note around the home

Finding the perfect home is a heavy lift all by itself, but the true challenge may be what follows: decorating, picking colors and deciding on furniture. As color trends and aesthetics continue to change, it’s important to find the shades that elevate ordinary homes into uplifting and welcoming living spaces.

From the burnt shades of yellow and orange in the 1970s to the whites and blacks that were popular in the mid-2000s, color trends come and go. With so many colors to choose from for each room, paint companies offer samples and online guides to simplify the painting process.

Color guidelines

A good starting point is to choose a color tone – warm or cool – and then expand to a color palette.

The 60-30-10 design rule advises sticking to three colors. Sixty percent of the room (typically the walls) uses the main color; the secondary color covers 30 percent, often on furniture, drapes or an accent wall; and the remaining 10 percent is an accent color great for throw pillows, lamps and artwork. This year, color trends include earthy tones and light shades of neutral beige. Sherwin Williams’ color of the year is the shade persimmon. With its earthy, warm tone and terracotta feel, persimmon is great for larger living spaces and family rooms. Set the tone at the front door and consider using a darker version there.

Color of the Year

“We see a lot of dark colors paired with neutrals lately such as deep blues and greens or earthy organic colors,” say Sarah Lacy and Blake Hill, color consultants at Creative Paints Ohio which has been in business since 1982. “Navy has been a popular color for exteriors as well as other dark neutrals.”

Colors for living rooms and gathering spaces are trending toward deep warm and rich tones. Dark shades such as auburn and burgundy are popular due to their ability to inspire social environments. To bring brightness back into darker spaces, remember to strategically use mirrors to reflect light and keep the room well lit.

Myth or Fact? Common misconceptions about your home

With so much information available from so many sources, it can be difficult to make the right decisions as a homeowner. But don’t let misconceptions lead you astray from getting the decór you have always wanted.

Here are some of the misconceptions related to some of the most common materials found in central Ohioans’ homes.

Wood

Myth: Never let your wood get wet. Though you shouldn’t be dousing your wood in water, properly treated and sealed wood can stand the common household spills you might run into. However, letting water sit and seep into the wood, or exposing it to excessive moisture, can lead to molding, rotting or warping.

Myth: Harvesting wood for homes harms the environment.

It’s true that almost any action in excess can be harmful to the environment, but there are plenty of eco-friendly ways to harvest and use wood. For those worried about their wood intake, research and support furniture companies or woodworkers that use sustainable practices, such as selling reclaimed wood.

Myth: Wood requires particular care and constant cleaning.

Not at all! Wood is actually pretty low-maintenance and only needs

a daily dust or sweep. Spruce it up occasionally with your favorite cleaner, but oversaturation of chemicals can strip away the oils and sealants that protect it.

Marble

Myth: Marble is too expensive.

There are so many kinds of marble with special individualized looks to them. You don’t always have to dish out the big bucks for a premier kitchen countertop; marble can be affordable, depending on the look you want. Always consult with a professional to find the right fit, and price, for your home.

Myth: Marble isn’t food-safe.

Marble is, inherently, a porous rock. With proper sealants, though, it’s still a safe option for kitchen countertops and food handling areas. Once sealed, it can be treated and cleaned like any other kitchen surface.

Granite

Myth: Granite and marble are practically the same thing.

While they’re both very commonly found in kitchens and bathrooms, granite and marble are vastly different. This myth most likely comes from them both being natural stones but, unlike marble, granite is non-porous and a stronger rock overall. Aesthetically, marble provides many more options.

Myth: Granite cannot be destroyed.

Though it is one of the toughest stones available for countertops, granite is not indestructible. Like any other substance, it can crack, chip, stain and scratch; it just has a higher resistance point than its alternatives. Though it may last longer than some materials, it can still develop chips or breaks over time.

Myth: Granite emits radon that’s unsafe for my home.

This myth actually stems from the truth. Due to natural breakdown and

decay of elements in rocks, many of them can emit the radioactive gas known as radon. However, the levels of radon emitted by household granite use is so low that, given the ample ventilation in homes, it is generally not of concern.

Carpet

Myth: Carpeting is the worst thing a person with allergies can have in their home.

Many people believe that those with allergies or asthma may have a tougher time in homes with carpeted floors, but carpet is actually better for them, as it traps the particles and fibers that contain dust or allergens. This keeps the fibers that aggravate allergies out of the air and in your carpet for the next time you vacuum.

Myth: Carpet emits harmful chemicals such as formaldehyde.

Plainly, this is incorrect. Carpet is known to be one of the lowestproducing volatile organic compounds (VOC) in the home. Also, carpet manufacturers haven’t utilized formaldehyde in their processes since 1978.

Myth: Carpet? Ew. That’s outdated.

Staying on top of trends can help inspire and influence the design choices in your home, but, at the end of the day, you should decorate your home the way you want. And, with the plethora of colors, textures and patterns, there’s an endless list of possibilities for keeping your home trendy and carpeted.

The newest trends for homeowners’ outdoor living and backyard spaces

Backyards don’t have to be basic.

There are many ways to make your patch of land your own.

But with the seemingly endless possibilities of interior design features, from kitchen cabinets to shower tiles, backyards can sometimes be neglected when homeowners consider renovations.

“What should I do with my back deck? Should we install a pool? How are we going to provide light when we have company?” These are all valid questions. Trends may evolve, but one thing tends to remain the same: People want a backyard that completes their home.

Designs and features

From fire pits and playgrounds to swimming pools and basketball hoops, homeowners looking to renovate their outdoor spaces have no shortage of options. According to a survey by home improvement site Houzz, 53 percent of homeowners updated their outdoor spaces in 2023, with deck renovations landing as one of the most popular changes.

“Advances in composite decking material have made the up-front costs associated much more palatable when the durability and longevity of the finished product is considered,” says Marc Aubry, director of residential design at GreenScapes Landscape Co. “Many of our projects include an upper-level deck off a home with steps down to a lower patio which creates well defined different outdoor spaces which can be a challenge when working in the, often flat, yards of central Ohio.”

Among the more prominent movements in backyard design is creativity in lighting, with 22 percent of those surveyed identifying it as a top priority.

For example, string lights are often draped over decks and pergolas, but mixing these lights with conventional and decorative bulbs in your garden(s) adds a layered effect to a space, curating a thoughtful ambiance of soft lighting.

Use of color-blocking styles on structures such as patios, decks and

tables has also steadily risen among homeowners. Rather than installing man-made backyard features that repeat the same colors – think shades of brown – homeowners are fitting in slivers of colors, including touches of silver and charcoal to add pizazz.

These drastic and eye-grabbing contrasts in color add character to structures, giving the homeowner a unique palette of surroundings. Minimizing clutter is also a popular step, particularly for those

with pools. Retractable pool covers are increasingly replacing bulky tarps, offering a convenient way for homeowners to create more space around the pool to incorporate other design elements. A trend GreenScapes has certainly seen locally.

“Since the climate doesn’t seem to be getting any cooler, we also have seen an increase in homeowners trying to ‘beat the heat’ through shade structures and pools as well,” Aubry says. “Clients realize the more comfortable they can be outside, the more likely they are to spend time out there.”

Considering lifestyle

Renovating homeowners are considering their health more and more when they make design decisions. The effect of backyard renovations on mental health and wellness is often at the top of their minds.

Saunas and hot tubs, once considered luxury features, are being integrated into homes for the purpose of fostering healthier bodies and minds – not to mention cutting out travel time to the gym or spa. Even cold plunges, tubs of freezing cold

water for soaking in, are becoming more common in backyards for muscle therapy, blood flow and postworkout benefits, as well as mental clarity and de-stressing.

The social changes wrought by the pandemic have made a sense of community even more important to homeowners. Front porches are making a comeback as gathering spaces, with trends pointing to open designs and sizable floor plans.

And the gathering doesn’t end at the front porch. Back patios and outdoor dining areas are also trending toward more open and inclusive ways to fit a group.

Hybrid and work-from-home arrangements also influence backyard considerations. Many homeowners are looking to create multi-purpose outdoor spaces for relaxation, dining and, most recently, work. Long tables with comfortable seating can be key components to creating a multi-functional area that can double as an entertainment center later in the evening.
