Market Update 市場快訊 On the 4th of November, Chinachem Group won a residential site on Inverness Road via land auction at a winning bid price of HK$2.17 billion, translating to an accommodation value of HK$9,537 per square feet. The site covers an area of 75,843 square feet, with maximum floor area of 227,529 square feet. Chinachem executive Mr. Ng Shun-moi said HK$3 billion will be spent to build four 10-storey apartment buildings with a total of 160 units, sized at 1,500 to 1,600 square feet each. The project is expected to be completed in 4 years time. Following months of hot market activity, the government put out new measures on mortgage lending and increased stamp duty on the 20th of November to deter speculation. Time will tell the impact of the measures on Kowloon and Olympic Station markets, at the moment, most buyers and sellers are adopting a wait-and-see attitude. According to Land Registry figures, as of the 16th of November, there were 4,267 records of secondhand sales and purchase agreements pertaining to residential units valued at HK$10M or above in 2010, 12.6% more than the 3,788 records in 2009. Out of these 4,267 records, the following are the top five developments which amassed the most number of these HK$10M or above transactions: Residence Bel-Air (231); Sorrento (183); The Arch (97); The Belcher’s (93); The Cullinan (85).
華懋於11月4日以21.7億投得九龍塘延文禮士道地皮，每呎樓面地價為9,537元。地盤面積約75,843呎， 可建樓面面積為227,529呎。華懋集團售樓部總經理吳崇武表示，項目投資額約30億元，將興建4座 物業，涉及160個單位，面積約1,500至1,600呎，料於4年後落成。 政府於11月20日推出新措施遏制樓市炒風，調高樓宇按揭成數及引入額外印花稅。至於新措施如何 影響九龍站及奧運站市場則有待觀察，各業主及買家多持觀望態度。 據土地註冊處資料顯示，截至11月16日為止，本年迄今逾1,000萬元二手豪宅註冊量合共錄得4,267宗， 宗數較去年全年3,788宗多12.6%。 若將本年迄今逾1,000萬元二手豪宅註冊個案按屋苑劃分，以貝沙灣錄得231宗逾千萬元個案最多，其次 的擎天半島及凱旋門分別有183宗及97宗，而寶翠園及天璽，則各錄得93宗及85宗登記。
