Market Update In the low-interest rate environment of 2010, Hong Kong’s second-hand residential market reached an unprecedented high both in terms of transaction prices and volumes. As of the 30th of December, 125,909 second-hand sales were recorded, amounting to a volume of HK$454.522 billion. A 26% and 45% increase from 2009, a post-1997 high. As for the number of transactions of second-hand luxury residential properties (HK$10M or above) in 2010, up till the 21st of December, Residence Bel Air’s 271 sales led the top ten list, followed by 199 at Sorrento. 3rd to 5th place went to The Belcher’s, The Arch and The Cullinan, amassed 106, 104 and 100 sales respectively. 6th to 10th places went to The HarbourSide, The Waterfront, Laguna Verde, Discovery Bay and Peak One. All five developments at Kowloon Station made it to the top ten, indicating how sought after they are. While the introduction of Special Stamp Duty in mid November led to a decrease in transaction volume in the following weeks, prices at Kowloon Station did not drop. By December we saw several marquee transactions. A flat above the 70th floor at The Arch sized 1,650 square feet was transacted at HK$55.38M, HK$33,563 per square feet. At the HarbourSide, an investor paid HK$76M (HK$30,000 per square feet) to purchase two top level units facing Victoria Harbour. They will be converted into one large 2,754 square feet luxury flat. At the Cullinan, a top level 4-bedroom unit sized 2,070 square feet was transacted at HK$54M (HK$26,087 per square feet). In the coming year of 2011, most banks and large property agencies remain optimistic on the residential property market, expecting 10% or more increase in prices. Industry professionals expect a continued rise in transaction volume following last December. 去年樓市表現強勁，在資金流通高和息口低的環境下，二手住宅市場走勢尤其突出。去年 12月30日為止，全港共錄125,909宗二手住宅買賣登記，成交總值4,545.22億元，較 去年分別增加約26%及45%，更同時創下97年後的新高。 豪宅市場方面，今年逾千萬元二手住宅註冊量，截止至12月21日，排名前十位的屋苑以 貝沙灣的271宗為首，第二位是擎天半島的199宗，第三至第五位為寶翠園、凱旋門及 天璽，分別錄得106宗、104宗及100宗，而餘下第六至十位則是君臨天下、漾日居、 海逸豪園、愉景灣及壹號雲頂。九龍站上蓋5個屋苑都打入十大榜內，可見九龍站豪宅 深受市場歡迎。 去年11月中，政府引入了額外印花稅，令樓宇成交量下降，但九龍站樓價並無下跌。 12月份市場錄得數具代表性的大額成交。凱旋門朝日閣1,650呎極高層A室，以5,538萬 成交，呎價33,563元。另外有買家用7,600萬，以呎價30,000元買入了兩個君臨天下極高 層海景單位，計劃將打通成2,754呎特色單位，享受遼闊維港景色。天璽亦錄得罕有大單 位成交，日鑽璽高層A室2,070呎四房單位5,400萬成交，呎價26,087元。 踏入2011年，各銀行及大型地產代理均對樓市前景持樂觀態度，預測樓價將最少升達 10%。業內人士亦預測樓宇成交量將繼2010年12月繼續上升。
