Market Update 市場快訊 On the 31st of August, Kerry Properties won a site via land auction at 1 Ede Road, Kowloon Tong for HK$1.285 billion, at a record price of HK$16,587 per square feet. The site of 25,823 square feet has a plot ratio of 3x, resulting to buildable gross floor area of 77,469 square feet. The site will be used for the development of a luxury residential project. The second-hand property market has cooled down in September. As of September 15th, the number of sales and purchase agreements of private secondary residential units is 5,300, amounting to HK$19.61 billion. It is projected that 9,000 agreements will be signed by the end of September, amounting to HK$33.5 billion. When compared to the 12,115 agreements in August that amounted to HK$47.07 billion, there is a 25.7% and 28.8% decrease respectively. This is consistent with the wait-and-see attitude that both buyers and sellers have adopted at Kowloon and Olympic Station markets. They will be looking at the results of the land auction of 3 and 5 Ede Road in Kowloon Tong and the Policy Address held in mid October. Most buyers’ offers are currently 10% away from the listing prices.
嘉理建設於8月31日以12.85億港元投得九龍塘義德道1號地皮，呎價為16,587港元。 地皮面積為25,823平方呎，地積比率有3倍，故可建樓面總面積為77,469平方呎，將用作發展成 優質豪宅項目。 相比樓市熾熱的8月，9月份二手市場有所降溫。9月份二手私人住宅買賣合約登記暫錄得5,300宗 及196.1億元，預料9月份全月將錄得9,000宗及335億元，較8月的12,115宗及470.7億元分別下降 25.7%及28.8%。 9月份九龍及奧運站業主和買家大多持觀望態度，市場呈現拉鋸局面。雙方都提出會留意10月中 九龍塘義德道3和5號的地皮拍賣及施政報告。現時買家出價與業主叫價相差10%。
