Friedman said demand has increased because Chagrin Falls has grown into a destination.

“People are yearning for walkability in these areas as there have been new restaurants and a new condo building that has been selling units for $800,000 to $900,000,” she said. “You also have Falls Walk, which is an enclave of newer homes that is a short distance from the village.”

Garr said the boom is due to new construction, which comes from families and development companies purchasing older homes, demolishing them and re-building on the land. “(The Chagrin Valley) used to only be beautiful, old homes, but now there is a lot of new construction,” she said.

“The market everywhere now has been unbelievable, but Chagrin Valley has always held its own. But, the new construction has been a real positive to the area.”

Garr said the demand for land is high.

“Greater Cleveland is so built up, that you have to tear things down to find the land you want,” she said.

Farkas said though she doesn’t think the market has changed much, the Chagrin Valley always has been a strong market and will become stronger as people search for “small-town living.”

“People like the charm, the quaintness and the little town feeling,” she said. “That’s what makes it good and will continue to make it good. It’s why people want to live there.”

Garson said along with the smalltown feeling, the Chagrin Valley also offers suburban living in the outdoors.

“People want a little more land, they want to feel like they are outdoors,” she said. “They want to be close to nature and hiking trails. So, they are heading out east to that. The market is booming because of this.”

Last year, Garson said she sold two homes, one in Pepper Pike on 11 acres

CHAGRIN VALLEY and the other in Moreland Hills on 3 acres. The families wanted outdoorsy living, but followed the trend of tearing down the existing structure and building something new.

“People are paying just to find the location and tearing homes down,” she said. “By the time you find an existing home, it’s tired. People will say at the end of the day, even if they tear out the kitchen and redo the bath, it’s still functionally obsolete. People don’t need all these rooms – they want bigger space. So, people feel that if they are going to spend that money, they are going to get what they want.”

As for the future of the Chagrin Valley, all four professionals said they see demand growing, even if space is dwindling.

“It’s anybody’s guess, but you only have so much property within the area,” Friedman said. “First of all, you have very desirable schools in Chagrin Valley, like Kenston schools, Chagrin Falls schools and Orange schools, and we’re fortunate to have them. The markets will continue to draw people in as they move in from out of town and other communities.”

Farkas said, “It’s going to stay the way it is because Chagrin Valley has been this way for a long time.

People will always desire it because of the Chagrin Valley charm. It’s reminiscent.”

As more developments, like Pinecrest in Orange, pop up along the local highways, Garr said she sees residential real estate rising to the occasion.

“Chagrin Valley is going to hold its own,” she said. “It took a little bit of a slump for a while, which was unusual, but it always bounces back. People who want that small-town feel, but also want freeway access, you have that now.

Everything is accessible.”

Garson said, “There was a time where we considered anything east of Route 422 as remote. It’s not that far out there anymore, especially from Chagrin Falls. People don’t have to drive downtown to get what they want.

It’s become more convenient. Since it’s already evolved, the only way to go is up.”

L

ike many communities, the Chagrin Valley is home to a variety of artists. But what makes the community unique is how involved artists are in day-to-day interactions.

According to Becky Gruss, owner of be.gallery, and Mary Ann Breisch, executive director of Valley Art Center, both in Chagrin Falls, the Chagrin Valley’s strong arts community is one thing that makes the area unique.

“One very fortunate thing is that there are six fine art nonprofits in Breisch (Chagrin Falls),” Breisch said. “In a really small area, you have the Chagrin Valley Little Theatre, the Documentary Film Festival, the Chagrin Falls Historical Society, the Chagrin Falls Performing Arts Academy and the Chagrin Falls Studio Orchestra. We collaborate with each other, so you can take advantage of that. At Art by the Gruss Falls, we have over 120 different vendors.”

Gruss also praised the way Chagrin Valley’s arts community collaborates.

she said. “It’s about knowing each other’s specialties and then just helping the customer or patron find what they are looking for by all working together.”

Gruss said all of the institutions, centers and galleries meet on a monthly basis to find out how they can continue to improve the artistic experience in the Chagrin Valley.

“We do this thing called the First Friday by the Falls where we feature artists and have wine and cheese,” she said. “It’s like a destination where you can walk place to place. We work together to create that experience as well.”

Breisch said the area’s scenic landscape also contributes to its artistic community.

“It’s a beautiful region, geographically and we have this natural resource,” she said. “You can live in these small communities and you can enjoy the arts and ride your bike to each institution. We have a wonderful collaboration between businesses and the galleries in this beautiful and intimate community.

“The scenery itself is a work of art and that is what draws people to these communities. We did that when I was younger as well – as a child, I was very interested in drawing and painting. When I had the opportunity to decide where to live and raise my family, we chose the Chagrin Valley. And then when I had the opportunity to create a community within the arts, I was blessed to do that.”

Gruss said the Chagrin Valley has a wide variety of art galleries, institutions and shops.

“Every place focuses on their own specialty,” she said. “I focus on inspirational art. Some other places may have a whole different aspect of art. It’s the variety that is available that makes us unique.”

Both Breisch and Gruss said the Chagrin Valley communities warmly embrace the arts.

“We get people all the time who come in and are amazed at the different artwork (in the community) and how it keeps changing so frequently,” Breisch said.

Gruss said, “It not just art for art’s sake. It’s a community of artists who support each other throughout each medium. There is something to be said where you live in a place where you’re supported not only by the community, but other artists.

Everything is intergenerational, and it works for everyone.”

As for the future of the arts in the community, both professionals said the Chagrin Valley will continue to grow and embrace the arts.

“I would love to see it grow from venue perspective,” Gruss said. “Having more galleries and studios would be awesome. I think that is where our growth can happen – opening up studios that folks can come and visit and watch people work.”

Breisch said, “We all have big plans. I would say there is a lot of vision within the arts leadership and we’re always looking for new opportunities.”

he Chagrin Valley encompasses 13 communities – Auburn, Bainbridge, Bentleyville, Chagrin Falls, Gates Mills, Hunting Valley, Moreland Hills, Newbury, Pepper Pike, Orange, Russell, South Russell and Woodmere – in Cuyahoga and Geauga counties.

Though many only visit these communities, others have decided to put down roots and open businesses there.

Randy Emerman, vice president of programming and strategic partnerships at Silverspot Cinema, which will open at Pinecrest in Orange in June; Kendra Urdzik, president and CEO of South Franklin Circle Judson Senior Living in Bainbridge Township; and Michelle Kalinyak-Adams and Halle Bargar, co-owners of Shed Boutique and Wellness in Chagrin Falls, said the Chagrin Valley community felt like the right place to be.

Molly Gebler, executive director of the Chagrin Valley Chamber of Commerce in Chagrin Falls said businesses thrive in the valley because it is “a mecca of shopping, arts, events and restaurants.”

“On any given weekend, you will find some amazing event going on here,” she said. “With all that the Chagrin Valley has to offer, it’s no wonder why businesses flock to set up shop. The successful family-owned businesses show potential business owners that local business is supported by the community.”

Gebler noted with events like the Hunter Jumper Classic, Blossom Time (happening this Memorial Day Weekend), Restaurant Week and the Chagrin Documentary Film Festival, businesses are attracted to the area because the events

create an “instant customer base.”

Emerman said Silverspot was attracted to Pinecrest because the Chagrin Valley is a “wonderful area.”

“The (Pinecrest development) is a great project that we’re so fortunate to be part of,” she said. “The area meets the demographic for our programming. It’s educated and the community cares about the arts and they like good food. They are looking for something new, and the Chagrin Valley is perfect for that.”

Urdzik said Judson Senior Living chose Chagrin Valley for a similar reason – the strong arts and culture community.

“To have that secondary piece in this beautiful neighborhood with a small community feeling, it’s imperative for our work,” she said. “When (Judson) started looking 20 years ago where our next roots would be placed, we looked at all our resident’s families and connections.

We realized there is this whole population we have a relationship with. We know it wouldn’t get any better than the Chagrin Valley.”

When Kalinyak-Adams and Bargar were looking for a place to start Shed Boutique and Wellness, they agreed on the Chagrin Valley.

“We both raised our families in Chagrin Falls,” Kalinyak-Adams said.

“So not only was it in our backyard, but the area is about supporting local grassroots businesses.”

Bargar said, “Also, Chagrin Falls is such a walkable town. It draws people from all over the Greater Cleveland area who make their visit a whole afternoon trip. That is wonderful too. The town brings in tourism and

Emerman said she thinks Silverspot will thrive there.

“From my point of view, it’s been wonderful,” she said. “People love the idea of it. The people who live (in the Chagrin Valley) are very forward thinking and a lot of what (Silverspot) does is about the arts. We do a lot of different programming and I think it will be well received.”

Urdzik said the Chagrin Valley is also a great place to retire.

“We’ve only seen an uptick in residents,” she said. “The Chagrin Valley has made their mark on what a true community like this could be. The valley is always looking at what is next. We’re tied into that and there is a strong correlation in our community.

“There is this unique balance in the Chagrin Valley, as it’s a retirement destination and also a great community to raise your family in.”

Bargar said since communities in the valley are walkable, she has high hopes for the future of her business and others like it.

“Since people can come and spend a day at the falls,” she said. “So, (the Chagrin

hile many people call the Chagrin Valley home, there are many reasons why the community has a strong work and play charm as well.

According to Adam Kaufman, Realtor at Howard Hanna in Pepper Pike; Andy Shupp, Realtor at Keller Williams Greater Cleveland Northeast in Mentor; and Nancy Emerman, Realtor at Keller Williams Greater Cleveland in Pepper Pike, Chagrin Valley’s overall charm is what makes it a key destination.

“It’s about the schools and their excellence and the community neighborhoods,” Emerman said. “As far

as play, we have the shopping and wonderful parks, where people can go on picnics with their family. It’s a good mix. We also have wonderful camps, which bring families in during the holidays. Also, Moreland Hills and the surrounding areas have such a rich history.”

Shupp also pointed to the parks as a draw.

“You have the Chagrin River running through there and there are a lot of natural areas you can enjoy,” he said. “Another thing that contributes is Chagrin Falls.

“Everyone knows each other and it’s a close-knit community. Also, the restaurant scene is fantastic. The nightlife is also very robust. (Chagrin Valley) is just a fun place to be. I grew up in the area, so the cool thing

Kaufman said people are drawn to the area’s natural landscape.

“The beauty of the Chagrin River and the surrounding communities is pastoral,” he said. “It’s as pastoral as any place you’re going to find. That is what contributes to its destination appeal. There is beautiful hosing and you can’t beat that either.”

Emerman said the first thing families look for when considering residing in the area is the schools.

“It’s a fine community known for excellence,” she said. “To raise a family, these communities (are) ideal.”

Emerman also asked another member of her Keller Williams team, Brooke Shedden, about why she has not only continued to live in, but also work in Chagrin Valley.

“I would say all the little events held throughout the Valley is what makes it a destination,” Shedden said.

“I’ve lived here for the greater majority of my life and (Chagrin Valley) gives off a safe, home feel. People are nice and welcoming, and I couldn’t imagine living anywhere else.”

Shupp said the Chagrin Valley is one of Northeast Ohio’s best-kept secrets, as its popularity stems from word of mouth.

“People who go there immediately fall in love,” he said. “When you have something this good, word of mouth does all the work for you. How could you not have fun being there? People love working, living and having fun (in the Chagrin Valley) because they are in the middle of nature. The Chagrin Falls is a gem on its own.”

Kaufman said, “You have everything right at your fingertips here. It’s an amazing place for many reasons, which causes people to come back.”

All three professionals said Chagrin Valley will always be a major destination.

“In Chagrin Falls and the valley, you have everything right here at your fingertips,” Kaufman said. “Because of that, it’s going to be a highly desired community for years to come.”

Emerman said, “It’s all improving. They’re building in the communities where (development) hasn’t happened in a long time. Century 21 to hold food drive

Century 21 Premiere Properties in Pepper Pike is partnering with Move for Hunger to host a food drive for the Greater Cleveland Food Bank through June 20.

Members of the community should bring donations of nonperishable food to the agency’s office, 31100 Pinetree Road, No. 125 in Pepper Pike.

Suggested donations include peanut butter, pasta, rice, beans and canned fruits and vegetables.

Chagrin Arts music festival June 9

Chagrin Arts will hold its fifth annual Music Crawl from 6 to 10 p.m. June 9 at venues in Chagrin Falls.

Performances will be given by the Chagrin Falls High School band, Dane Vannetter, Michelle Gaw, Becky Boyd, Joe Bell, Brian Davidson and Jimmy Jack.

Valley Art Center art festival June 9, 10

Chagrin Arts Chautauqua series slated

Chagrin Arts will begin its Chautauqua-in-Chagrin lecture series from 7 to 8:30 p.m. June 12 at the Chagrin Falls United Methodist Church, 20 S. Franklin St. in Chagrin Falls.
