DESIGN PROCESS DIAGRAMS: THE PROJECT: The Client had a short list of what they wanted for this project. We knew the site it was on, the fact that they wanted 40-two bedroom units (later minimzed), a senior center, and some public retail. Since the project was so open-ended, It changed quite a bit, and went through several phases of design and serveral refinements, overall I really like how my project turned out, and I am glad that it went through the amount of changes that it did in order to achieve the amount of success that it did.

Create a school-like shape in accordance with the old Horace Mann School Site.

Push the North side in every two units stepping down in elevation to follow the site contours.

Add retail level and community garden to the program to create public spaces.

Pull out the south side to fit more units, and angle toward the south west to allow for more sun exposure.

Push in the angled South Side to match the angled north side creating a “stepping” pattern.

THE SITE: Dealing with the Site was by far the biggest challenge of this project. Having the slope go from 940’ - 924’ was not the easist task, but I eventually figured it out, though it did take awhile. I started by having stairs on the front and back with a retaining wall, but I ended up having the front slope how the sidewalk already does, and the back has stairs and a retaining wall so that the retail on the south-east corner is more easily accessible. The change in slope also allowed for residents on the south-east corner to have more privacy, as their units are one story up off the ground.

In the early design stages I started with a basic U-shape, to mimic a typical school since the site was originally home to the Horace Mann School, I wanted to keep the integrity of the site. The commercial floor had a large plaza space in the front for the public, as well as many more public retail / services than I ended up having. Something that stays consistent throughout my design is the walk out handicap friendly units on the north side of the building.

2nd FLOOR Phase 2 is when I started to take the site into more consideration. I stepped the handicap units on the north side down, which stayed in my final design. I also added a retaining wall in the front and the back, eventually just keeping the one in the back. I added a walled in “common space” on each residential floor, and made a south-west angle on the front of the building to allow for sun exposure in the garden/plaza area. A lot of these ideas contributed to my final design, but most of them changed, some slightly, but some drastically.

The final layouts for both the 1 Bedroom / 1 Bathroom and the 2 Bedroom / 1 Bathroom had inspiration taken from multiple Independent Senior Living Floor plans that I found throughout my research. I wanted the one bedroom apartment to be larger than a regular studio apartment, so that if a couple wanted just one bedroom, they would be able to do so, and not feel so cramped in a small space. Each unit has in-house washer and dryer, and most units have a balcony attached to the outside. Every bathroom in the building is handicap accessible due to dimensions and grab-bars.

PHASES OF DESIGN-FACADE SKETCHES

PHASE 1- Horizontal shiplap, full curtain wall on the inside near the plaza area. Not really taking site into account yet. PHASE 2- Started doing vertical wooden panels, but steered away from shiplap. Started to introduce colors on the north side units. Kept curtain wall. At one point I portrayed the entire south side of the building as almost all curtain walls and no balconies. I had darker wood, which I eventually used, but not in that way. Hence why the drawing was never finished.
