In order to create a better connection with the Beltline Promenade and to use the project site wisely, the size of the site has been shrunk down to 62,900sf. In the meantime, the Fire Station, which located at the south side of the project site, will be able to be kept. Even though each project may have some relationships with the Beltline Promenade space, each designer will come across with different issues and ideas in their own unique design situation. For this boutique hotel project, one of the biggest challenges is the significant topography change along with the two sides of the site. Because the topography changes are not naturally formed, but are a result of human construction, it is necessary to make 200’ some changes to the terrain around the site. As a result, this will enable the project to have a stronger connection to the Beltline Promenade park and will also make the building circulation be smoother. Lot size: 62,900 sf

As a public space, one important function is to let more people gather around and use the space well. A well-designed green public garden space is necessary to this project. This space can be seen as a natural transition between the leaner park space and City space. Also, according to the Atlanta City Zoning Code, when the size of green public space on site reaches to 20%, the FAR of building will be raised by 0.5% to 3.69%. This means the building can have more levels and have more guest rooms. The bonus is important to a city boutique hotel, since every square footage of this site is valuable and can not be replaced.
Public Open Space
Elliott St., from the east side of the site, is too big a barrier to be ignored. Since the 14ft height difference from the Beltline Promenade level to Elliott St. level will easily stop access from the promenade side. As the height difference is about one story high, the ideal solution will be digging through underneath the Elliott St. A part of the Elliott St. will convert to a bridge. This allows visitors from the Beltline Promenade side to walk from the underneath space to the hotel courtyard space. Also, with the sinking of the circulation, the courtyard space will become a sunken garden on the Beltline Promenade level. This garden will become not only a core space to connect the hotel and the Beltline Promenade space, but also can connect the promenade level and street level.
Eliminate Connection Barrier
Opening the underneath space of Elliott St. is one of the solutions to create a direct link from the site to other attractions. To create a more attractive space, it is important to having multiple different spaces with their own functions. Shifting back to the original usage of site – 51 Elliott St. Deli& Pub, it’s a traditional dining space featuring a mini venue for music. In order to keep the old tradition, it is better to move the restaurant to the Beltline Promenade level, maybe underneath the new Elliott St. Bridge. In the hot summer time, the sunken garden space can be used as a small outdoor amphitheater for the restaurant. It will promot the walking flows and attract visitors to explore the area.

In the 21st century, the word “hotel“ means far more than just a safe and enjoyable place to stay. Recently, a new capsule hotel appears in Amsterdam, Holland. In the capsule hotel, you will be provided with a tiny private sleeping space, just like a capsule. The purpose of the hotel owner is to encourage all guests to gather together, to have more communication and to explore the local cultures. Besides, even though each sleeping capsule is very small, it has everything necessary for the guests. To create a space that can meet consumer’s expectation is important for a designer. Being a boutique hotel loacted right between the Beltline Promenade and famous sports facilities, it should be designed as a multi-functional gathering space for the visitors from both sides.

Castleberry Hill is recognized as a historical art district in Atlanta. There are art activities for artists and visitors to get together every month. To provide a better gathering space for local artists and residents, the hotel should better have an art gallery and art lounge for the visitors. It will definitely promot the local art theme.

CODE STUDY Zoning Type The proposed site falls into MRC-2 zoning type according to Atlanta Zoning Ordinance1. MRC is short for Mixed Residential and Commercial, which will address the design strategy of adding commercial spaces to the hotel complex. MRC-2

To help with building a better walkable urban space, the city council requires new development to have 20 feet set back for residential spaces in MRC zoning type2. Also, for any new developments in MRC zone with more than an Acre area (43,560 sf), a public space which is no less than 20 percent of the whole site area has to be provided3.

Floor Area Ratio And Bonus The Floor Area Ratio of the MRC-2 zoning type is 3.196 when there are both residential and commercial spaces to be built. To make up the build-able space loss from the public space requirement, the zoning code also gives developers bonus buildable areas to add on to the FAR. The FAR bonus policy allows the MRC-2 zoning FAR jump up to 3.696 maximum4.

[Section 504] BUILDING HEIGHT AND NUMBER OF STORIES 504.2 Mixed occupancy In a building containing mixed occupancies in accordance with section 508, no individual occupancy shall exceed the height and number of story limits specified in this section for the applicable occupancies. TABLE 504.3 ALLOWABLE BUILDING HEIGHT IN FEET ABOVE GRADE PLANE
To take the advantage of project site and use the FAR bonus wisely, the ideal building height for the project is 12 to 14 stories. As the occupancy program of this project is mixed with R-1, A, M and S-2; it is necessary to take the most critical requirement from the code rules. Being as a mid-rise building, the best construction type for this project is Type 1-B. TABLE 504.4 ALLOWABLE NUMBER OF STORIES ABOVE GRADE PLANE
After the construction type cleared, the story limitation chart tells architects that - the maximum story of Type 1-B (with sprinkler system installed) is 12 stories above grade plane.

[Section 506] BUILDING AREA 506.1 General The floor area of a building shall be determined based on the type of construction, occupancy classification, whether there is an automatic sprinkler system installed throughout the building and the amount of building frontage on public way or open space. Table 506.2 Allowable Area Factor (At=NS, S1, S13R, or SM, as applicable) in Square Feet
The Building Area Chart tells the limitation of the buildable area with different construction types. With construction type 1-B, the maximum buildable area on each floor is unlimited (with sprinkler system installed). However, the buildable area is limited to be under 316,000 for underground parking space.

3 Design evolution
Design Evolution
1. Volume Block on Site The first step of designing is to create a reasonable sized massing block on the site. The massing block shows the basic volume needs to meet the required programs of the project. A smaller site dictates smarter usage of the space. Each edge of the building block parallel to the site boundaries. It creates a rectangular-like massing block which is good for basic human needs.

2. Matching City Skyline Height Trend The project site is located at Castleberry Hill neighbourhood and next to the new Mercedes-Benz Stadium. The project site is dwell within an urban transition location, which means the building height will change from high-rise to mid-rise and to lower-rise. To create a smoother transition for this urban phenomenon and build a better neighourhood skyline from the south direction. The initial change of the building form is creating a step-up building volume. This simple move can make the building matches with the building height transition (from neighbourhood units to 320ft-tall stadium). Also, the step-up design can allow the users to have better views of the Beltline Promenade from higher stories with luxury suite units.

3. Continue Park Space As a walkable linear park space which connect with multiple downtown districts, the Beltline Promenade is also the core space to connect many different attractions. Being the biggest challenge of the site design, the connection between the site and the linear park space is very important. Based on the information from Atlanta Zoning Ordinance, a 20-foot wide open space will be placed toward to the park side plus a 5500sf rectangular like central courtyard space is created as a response to the FAR bonus rules. The central courtyard space connects to the Beltline Promenade just across the Elliott St and is surrounded by all three major building volumes. It both opens the site to the linear park and also keeps the noise level down during weekend time.

4. Level with the Beltline Promenade The north section of the Beltline Promenade space is built above space. So, a new direct path will be created from the Beltline the railway to eliminate the traffic interruption. As a result, the Promenade park to Mercedes-Benz Stadium and other sports park space is 14’ below the Atlanta downtown street level. Even facilities by pass through the hotel site. with a green open space towards to the linear park, it is still hard for visitors to have a direct visual connection from the Beltline Promenade(14’ lower). Elliott St, a two-way, four-lane street with only 3 blocks long is the only barrier that stands between the Beltline Promenade space and the hotel. Because the new Mercedes-Benz Stadium sits on the Beltline Promenade level, it is easier and better to have a path to connect the park space with the new sport stadium. The Elliott St will be dug out and exposed completely from east to west. In the meantime, the hotel courtyard will be dramatically lower 14’ to level with the Beltline Promenade

5. Program in Play It is important to create a space that can allow people to have gives hotel guests more privacy as well as great views of the city easy access to any public spaces and attractions. In the case and the Beltline Promenade. of Atlanta Boutique Hotel, the most important public spaces are located at street level and sunken plaza level, because of their direct connection to the Beltline Promenade. Considering that a nice outdoor plaza has built for people to get together and visitors come from the linear park space, an art gallery and some retail/dining spaces will be applied to the lower plaza level. Public spaces for visitors to use (like hotel lobby, restaurant, banquet room) will be easy access from street level. Hotel staff will have their own private floor above the public space, which gives hotel employees some privacy from the busy street level. Guest rooms are located at higher stories, which

6. Presidential Suite Location Each hotel has their own featured guest room as their best selling point. The most unique feature of this boutique hotel is its three presidential suites. They are all loft-style rooms with double height spaces so that the guests can have most luxury experiences. To emphasize the extrordinary features of these presidential suites, each of the suites have unique locations and have their own different features. One suite is located on 6th and 7th floor with 270 degree’s view of the Beltline Promenade and the roof top terrace. The other two are both on the penthouse level with premium views of the Beltline Promenade and the beautiful skyline of the city.

Sunken Plaza Level The hotel is not only a place for sleeping but also a gathering place for local artists and visitors from the Beltline Promenade. Becaue the sunken plaza connects sports districts and the Beltline Promenade park, it is the highlight outdoor space at the basement level without a doubt. Inside the building there is an art gallery space with an indoor courtyard-like gathering space. It creates a smooth link which can bring people from lower plaza level to the street level. On the west side of basement, there is a row of commercial storefronts along a linear walking space. The leaner commercial space leads the visitors from the Promenade Beltline to the sports district within a fun and relax atmosphere.

Ground Level The basement, ground and second levels of the hotel will be designed as the public space, especially the ground level and the basement level (or Promenade level). According to the design, the hotel’s public space will include social spaces such as: sunken garden, commercial spaces, art gallery, hotel lobby, and reception desk. These main functional spaces will form the hotel’s lower level public circulation and gathering spaces. Meeting rooms, business center, restaurants and kitchen will be located on the second floor.

5-10 Typical Floor Plan (with Presidential Suites) First, it is necessary to increase the number of stories in order to ensure the hotel’s basic function and needs. According to Atlanta city zoning code, the hotel levels will be increased to 12 stories with the FAR bonus. Hotel guest rooms will be located on 5th floor to 12th floor. On 5th floor to 10th floor, there will be at least 23 guest rooms on each floor. The Presidential suites (loft style) will be located on the 11th floor and 12th floor. Besides, on each and every guest room floor, there will be one room for housekeeping and guest room supply storage.

Benefiting from the simple structure of the building, the inner circulation is not complicated at all. Guests can have easy access to any public spaces and hotel guest rooms. On lower public levels, the circulations will always move towards the major spaces that most used by all visitor. In this case, the major circulation will be most likely move between business spaces and the lower level plaza. On upper guest room levels, the main circulation will be always on the corridor as hotel guest walk through the corridors to guests rooms.

With the step-up shape of the hotel building, the hotel become one big space with three towers of different heights. In this situation, each tower has a vertical fire staircase for safety purposes. Also, the longest travel distance to access to the nearest fire stair is 180ft, which is qualified for the IBC zoning requirement(250ft with sprinkler).

Ground Floor Structure
When setting up the basic structure of a hotel project, one of the most important factors is to set up the structure grid correctly. The hotel room dimension was designed as 15’ by 25’ and 15’by 30’ depends on different room types. As a result, the basic structure grid on the hotel lower level is 15’ by 30’ or a slight change depend on spatial needs. In order to make the structure design more efficient, setting up the upper level structure should be the priority task. Hotel’s structure grid matching up with the guest room boundary brings many advantages. One big advantages is to hide the steel columns into the dry wall and

make the space look clean and elegant. The diagram above shows the primary structure grid. The 24” depth I-beams are supported by the 12” wide columns. To help with supporting a structure grid as big as 15’ by 30’ dimension, the secondary structure trusses will go horizontally connected with two I-beams. Each horizontal truss will have a 5 feet distance allowing the load force to spread evenly on each column.

Solar Analysis To provide a more comfortable living space for the hotel guests, the movable sun shading devices will be applied to the hotel’s east and west facades. Also, in order to have a place to hold the wood panels and build a nice walkable outdoor space, a 5-foot wide linear balcony will be built on the south facade. When guests open the wood sun shading, they can enjoy the greatest view of the Beltline Promenade and Atlanta downtown area .
Solar Radiation before Sun Shading Devices applied As there is a lot of glazing that come within this project on the east and west facades, it is important to have a design strategy to compensate for solar radiation come into the building. Ladybug is a plug-in software for grasshopper. After connecting Atlanta weather data to grasshopper, it was found the east facade can receive 844.90 kilowatt-hours per square meter

(kWh/m2) on a daily average basics. Also, the density of radiation shows the solar radiation spreads to the whole facade without any focusing point, and this is not an ideal situation for the hotel guests. Use the movable louvers as passive strategy is not just because

Meanwhile, wood is a neutral material which can be good to pair with the exterior fiber cement panel wall from the aesthetic standards.
With the participation of the movable louver blends and balconies as extended overhangs, the controllability of solar radiation becomes a pro of the space. From the diagram, it shows how the solar radiation can be delivered to where guests want them, and the overall solar radiation decrease over half to just over 300 kWh/ m2.

Wind is an important factor which determines if the weather is comfortable or not. During hot summer time, nice cool breeze from the Beltline Promenade makes people feel comfortable. Visitors will like to have a open and cool space where they can enjoy nice weathers. While during winter time, the cold wind would be like a blade cut across people’s skin. Visitors will need a shelter to hide from the cold. In Atlanta, the wind also comes with its order of change within different seasons.

EAST WIND Summer Wind During the warmer seasons (June-October), the wind are mostly blow from east and northeast to west. In this case, it is good to have an wide open space at east in order to have a better air flow. Once the wind blows from the Beltline Promenade, those visitors in the sunken plaza will be able to enjoy the summer breeze. On the other hand, summer is the most energy

consuming time because of the high usage of air conditioning system. Once the summer wind go through the hotel building from east and west, it helps cool down the building and helps with energy saving.

To Southeast Winter Wind During the winter months (Nov-May), the cold wind mostly blows a better site experience and protect them from the cold winter from Northwest to Southeast. It is good to have a barrier on site wind. to block the wind from Northwest, so the guests can feel more comfortable. Based on the design, the building mass is a U shape towards the beltline park space and the sunken plaza space is being well protected by the building wings. It gives hotel guests

As a whole new boutique art hotel, the interior design and decoration should be modern, simple and make guest feel warm like home. In the hotel lobby space, there will be glass curtain wall surrounding the space. The transparency glazing matching with the glossy surface of marble floor and a modern minimal designed interior will definitely raise the profile of the hotel.

Meanwhile, as the hotel highlights art as an important feature. Art pieces like paintings, handmade crafts and small sculptures can be hung on the wall or just suspended in the air. When visitors walk through the hotel, they will be surprised with the art work.
An all-glazed front facade with two 7’ revolving doors make a clear announcement of the main entrance. In the hotel, the gray floor tiles give a good transition from the exterior equitone facade panels to interior materials. The gray interior color scheme also keeps a low profile to make the colorful drawings on the wood fencing wall pop-up and catch the visitor’s eyeballs from the first second of entering the building.
Front Entrance The penthouse provides guests a private gathering space to host a small personal or business party. The club space is located at the top of the building. It owns the best city view in the hotel. Big French windows provide good sunshine during daytime. Meanwhile, guests also have the beautiful view of Atlanta skyline. All hardwood floors give guests the highest enjoyment while they sit at the bar with their wine.

Presidential suites give guests the best experience, plus the most luxury and customized modern furnishings (leather sofa, crystal chandelier, hardwood floor, and high-end ceramic wall, etc).
