Conservation easements allow for the preservation of the land’s natural state, ensuring that its unique features, whether they be wildlife habitats, scenic views, agricultural use, or recreational spaces, are protected indefinitely. This means that the landowner can guarantee that the property’s ecological or agricultural value will be maintained, aligning with their conservation goals and values.
Conservation easements offer a strategic approach for owners of recreational properties, farms, and ranches to preserve their land’s natural beauty and ecological value while also obtaining significant financial and operational advantages. These legal agreements between a landowner and a Land Trust or government agency provide a way to protect land for future generations.
By limiting certain types of development, conservation easements can ensure the long-term financial viability of farms and ranches. For
example, by preserving the land for agriculture, easements can protect against the pressures of development and increasing land prices, helping to keep the land in production and sustainably managed. Furthermore, while conservation easements restrict certain uses, they typically allow for the continued traditional use of the land, such as farming, ranching, and recreation, providing operational flexibility for the landowner. In many cases, placing a property under a conservation easement can even enhance its value to certain buyers. Properties preserved for their natural beauty, wildlife habitat, or recreational opportunities can be highly desirable in the real estate market. Additionally, the assurance that the land will remain protected in perpetuity can be a significant selling point.
These benefits become especially impactful when neighboring landowners have conservation easements in place as well and as a collective become what is known as

The income tax deduction is based on the difference in the land’s value before and after the easement is placed, recognizing the value associated with the limitation on development rights as a charitable donation. For properties passed on to heirs, conservation easements can also significantly reduce estate taxes, making it easier for families to keep the land intact through generations. A qualified CPA with knowledge of conservation easements can help you better assess the benefits as they relate to your particular financial situation. For owners of recreational properties, farms, or ranches, conservation easements represent a powerful tool for preserving the ecological and aesthetic values of their land while reaping significant financial and operational benefits. By entering into a conservation easement, landowners can ensure their land remains a part of their legacy, contributing to environmental conservation and community well-being for generations to come.

The first week of October is my favorite time to be on the high plains of central Wyoming. The cottonwoods in the creek bottoms have turned golden, a few low shrubs are showing their fall colors, and the weather is generally beautiful. Best of all, though, are the hundreds of antelope (in Wyoming, they don’t call them pronghorn) spread out across the sagebrush-dotted landscape. This time of year, the big bucks are jealously guarding their harems of does. When you spot the towering horns and black cheek patches of a mature buck in your binocular, you know this is what you came for.
As my friend Kristie and I stood on a rimrock overlooking a magnificent swath of Wyoming ranchland, I could see by her expression that she appreciated the experience of being in this landscape as much as I did—perhaps even more so, since this was her first antelope hunt. Kristie didn’t grow up hunting, but she caught the bug in her early twenties and began actively seeking mentors and advice. The two of us are fishing buddies who have spent lots of time together on our favorite rivers in northern Colorado, and I was thrilled to have the opportunity to help her realize her newest outdoor passion. Like me, Kristie has a strong interest in knowing where her food comes from and in taking the responsibility of acquiring meat from its most natural source.
There’s a lot to figure out when you start learning to hunt as an adult. The first order of business was finding her a rifle. During our initial trip to the range, I realized that at 5 feet 2 inches tall, Kristie had a hard time shooting most of my standard rifles because the stocks are too long; she was always struggling to get into a comfortable shooting position. But when I had her try my Savage 11 Lady Hunter in 6.5 Creedmoor, it was love at first shot. The short, high-combed stock fit her perfectly, and soon she was shooting impressive groups off the bench at 100 yards. I let her borrow the rifle for a mentored mule deer hunt with Colorado Parks and Wildlife, and she used it to bring down her very first buck.
Last year, Kristie expressed a desire to go antelope hunting, which happens to be one of my favorite things to do in October. I booked us a hunt with SNS Outfitter and Guides, based in Casper, Wyoming, one of the country’s most antelope-rich regions. At that point, Kristie realized it was time to get a rifle of her own. There was no doubt it would be a Lady Hunter—but what caliber? Because elk are on her eventual hunting wish list, she decided on .308 Winchester—a great do-it-all caliber for big game in the West.
After her rifle arrived, we spent many evenings at the range getting it dialed in. Despite a high-pressure job and a demanding travel schedule, Kristie prioritized her hunting
preparations, dry-firing her new rifle at home and testing several different loads at the range. We found a 168-grain factory load shooting Berger Classic Hunter bullets that her new rifle loved, and on our final range trip before the hunt, Kristie shot a one-inch group at 200 yards. She was ready.
We drove to Casper, enjoying glorious fall weather and spotting lots of antelope along the roadside, which added to Kristie’s (and my) excitement. On the first morning of our hunt, we explored a large ranch, seeing an impressive number of antelope. Our guide, Marc, patiently showed us numerous bucks, explaining their behavior and how to judge their horns. When we spotted a nice buck hanging out with a doe on the far side of a small rise, he parked the truck and asked Kristie if she was ready to stalk an antelope. She was!
Both of our antelope were taken with Savage 11 Lady Hunter rifles; Kristie’s in .308 and mine in 6.5 Creedmoor. Savage developed these rifles specifically to fit the female frame, with an oil-finish American walnut stock designed with a raised comb tailored to a woman’s contours, as well as a shortened length of pull and slender grip and fore-end. The balance point of the 20-inch, light-taper barrel has been shifted, making it feel lighter, yet it provides enough weight to absorb recoil. These are good-looking and great-shooting rifles that are also light and handy to carry in the field; mine shoots sub-MOA at 200 yards and I have used it to take both deer and antelope. We hiked several hundred yards through the sagebrush, taking advantage of the rolling terrain to screen us from the antelope. As we got closer, we dropped to hands and knees and I handed Kristie my leather gloves, a necessity for crawling pain-free through the abundant prickly pear. She and Marc belly-crawled to the top of a small rise and glassed the buck, which was bedded below them. Marc set up the shooting sticks and Kristie rested her .308. The antelope stood, and Kristie wisely waited for it to turn broadside before squeezing off her shot.
Her first shot landed a bit too high, unfortunately, and the antelope began to move off. I could only watch as she and Marc moved to reposition for a second shot. I was a nervous wreck, but Kristie remained remarkably calm—a crucial skill for any hunter—and executed a perfect follow-up shot at 230 yards, dropping her antelope in its tracks. As the adrenaline rush subsided, all three of us overflowed with excitement as we walked up to her buck and admired its striking tan-and-white coat and impressive horns.
Learning to hunt as an adult, with no hunting-savvy family members to guide you, is not easy. The learning curve is steep, and it can be especially tough to find places to hunt and people to hunt with. I have great admiration for people like my friend Kristie—highly motivated and determined to learn, she sought out information, advice, and mentors from numerous sources. Through her experience, I discovered there are many organizations providing mentorship opportunities for aspiring “adult-onset” hunters. The next day it was my turn, and Kristie tagged along on a fun stalk as Marc and I played cat-and-mouse with another nice antelope buck who was busily tending a herd of does. I finally got a shot from the top of a small rise and dropped the buck with one shot from my 6.5 Creedmoor.
We headed home the next day with the big cooler in the back of my truck loaded with prime wild meat, a couple

Conservation organizations: Most of the major conservation and hunter-advocacy organizations have mentoring programs and organize in-the-field opportunities for new hunters. Contact the national offices or your local chapters of organizations such as Rocky Mountain Elk Foundation, National Wild Turkey Federation, Ducks Unlimited, Delta Waterfowl, Pheasants Forever, and Backcountry Hunters & Anglers.
Field-to-table courses: Field-toTable and New Hunter courses can be pricey, but there is no better way to learn
of lovely antelope skulls for our walls, and memories of a magnificent adventure on the high plains of Wyoming.
For me, though, the best part was seeing my friend take a giant step in her journey as a hunter, a journey I know will provide her with a lifetime of memorable and rewarding experiences.

If you had told me when I graduated veterinary school in 2005 that I would be helping move 500-pound alligators, checking teeth on a Grizzly Bear named Ted or hand-feeding Bobcat kittens on my lap as part of my daily gig I would have thought you were crazy. Spending time with a tremendous variety of creatures while watching them explore their worlds and learning about individual species essentially just feels good. The uptick in that exploration and learning has been immense since I donned my green ‘Zoo staff’ hoodie.
Bismarck’s weather requires that some animals be moved indoors during the winter- hence the movement of Goliath, our enormous alligator. Sure enough, the YouTube videos we explored the night before made it clear that the most important part of lifting an alligator was getting the large mouth tied shut! That same day several of us herded and moved our small Muntjac deer, which involved patience, speed, and coordination amongst the zoo crew.
Zoo veterinarians are charged with health and safety checks for animals moving into and out of our care. We conduct regular health checks and when necessary, we facilitate the departure of elk calves, bison calves, Dall sheep and a tiny Tamarin monkey, not to mention Bobcat kittens.
The Bobcat kittens, who were born at the zoo primarily in secrecy so that their mom, Ginger,
could nurse and nurture them away from the public eye, needed a series of vaccinations not unlike domestic house cats before we could move them to their new zoo in Indiana. After the second round, we wanted to help the kittens become a bit more used to human handlers without trying to train or tame them in any way. My husband and I visited them almost daily in the on-site clinic where we initially just sat in their stall with them with small buckets of meat and a pair of tongs. Within a few days “The Girls”, as we affectionately called them, were climbing onto our legs and eating the chunks of steak right from the tongs.
Learning continued with The Girls as their distinct personalities started to become evident. Each kitten had their preferred human, with Sugar running to my husband and Spice choosing to find me every day. We loved sharing our discoveries with the zoo team and through social media. I was honored to be one of their transporters and had a tear in my eye when we handed them over to their new zookeepers in Minnesota.
One of the most exciting experiences at Dakota Zoo so far was the evening arrival of our new male Amur, or Siberian Tiger, Spoutnik in early October. It truly was a ‘dark and stormy night’ when the pickup truck and trailer pulled into our receiving zone. The hairs on the back of my neck still stand up when I remember hearing the massive, majestic
Apex predator share his feelings with us when we unloaded him into the Big Cat enclosure. Since then, a few of us with the zoo team have studied and rehearsed Tiger introductions in the hopes that our resident female Amur Tiger, Nadya will breed with Spud this year and produce more kittens of this spectacular endangered species. There is absolutely nothing that compares to tongfeeding a 400-lb Tiger separated only by a mesh wall!
The Dakota Zoo participates in Species Survival Plan (SSP) initiatives and programs for endangered or threatened species, such as the Amur Tiger. Global SSP coordinators study and recommend specific pairings and hopeful breeding based on species health, individual and herd genetics and other factors. We respectfully contribute to the SSP with animals like our Przewalksi’s Horses, several primates, Snow Leopards and African Penguins.
One of our SSP breeding penguin pairs, Coretta and Ambrose produced a solitary egg last fall and I was thrilled to be able to assist in weekly monitoring and the eventual “hatch watch” that ensued. A tiny ball of fluff emerged from her shell and our penguin colony has officially grown by one this year. Ruby was named by the public, and she and her parents have recently re-joined the colony as nesting season ended. We are all currently on “camel watch” for a potential baby from our Bactrian camels, Padme and Chewbacca.
Several of our zoo animals come from healthy, wellestablished populations, like the Bobcats, Black Swans, Kunekune Pig, Mule Deer and more. When we lived in Montana our property bordered the US Forest Service and I have a healthy respect
for the wild cats and bears who shared our world there. This appreciation for Mountain Lions made sedating and examining the mouth of Jasper, a young male Mountain Lion even more incredible. Equally impressive was when I attempted to get my head almost into Jasper’s mouth to get a look at his palate while zookeeper staff reassured me that Jasper was, “fairly sedate”. This procedure tested my “why not” attitude, but we all lived to tell the tale!
Along with commonly known animals like tigers and bears, Dakota Zoo also has lesser-known species like our mighty Takin boys and an adorable, clever little Pine Martin named Winston. So much is learned every day from the animals and the zookeepers. We intensely monitor and record behavior, eating and play habits, appearance, interherd relationships and even the weather daily to make sure we are doing everything possible to care for the animals and zoo, itself as best we can.
Dakota Zoo is an accredited member of the Association of Zoos and Aquariums and Zoological Association of America. We are also the only Raptor Rehabilitation facility in North Dakota. The zoo is self-supportive and relies on memberships and donations to fund its efforts.

Update: We are thrilled to announce the arrival of our baby camel, Anakin, born on March 10th. Both momma and baby boy are healthy and doing well. We look forward to watching Anakin grow and thrive here!
