+ Bringing THe Park into the building the building proposal has potential in the idea of integrating the adjacent park to the building, due to the implemented strategy on the buidling design. The vertical green garden not only nourishes its visitors with greeny, but it also acts as a sustainable factor that helps in lowering the intense heat of south florida tropical climate. nice move! + The building FITS the overall design strategy is appropiate for the region’s climate and clientele. the design offers an elevated platform that responds to sea level rise and promotes adequate ventilation. the grand canopy acts as an efficient sun dismantler. the loosely cubical interior spcaes in between generates a sense of lightness and comfort. also the program is highly flexible. the building has a tropical essence with a modern touch and sophistication of miami’s lifestyle. it was well thought out! - let’s get REAL at some point we are being bought with pretty pictures. the green beautiful playful lawn that is full of people, like us, doesn’t have a single shading tree! not even a tree. that is false, people that are familiar with south florida’s imponent sun and warm tropical climate admits that it is not comfortable and almost painful to be expose . the grand canopy that generates shade and ventilation is perforated. in the event of a rainy day, which are frequent in the wet season, it fails to protect its occupants. the building has TOO MUCH common areas. at the end of the day it seems as a big vague open space with pretty upside down trees. where is the program? it feels as if the project site is too big for the program or the program is too small. what happened with parking? parking could be a major turnoff for possible visitors, due to the minimum amount on site. things to be revised !
