Most Desired Home Technology According to the latest edition of NAHB’s study, “What Home Buyers Really Want,” 46 percent of recent and prospective home buyers want a security camera in their home, more than any other home technology feature listed in the survey. The next most desired technology features were: video doorbell (45 percent); programmable thermostat (44 percent); a wireless home security system (40 percent), and a multi-zone HVAC system (39 percent).

CMBA is excited to announce that Michelle Fischbach will be joining the CMBA as the Government Affairs Director. Michelle will step into the role that Jane DeAustin has served for the past 17 years. Jane retired from the position in 2018, and this May took a break to step back into the GA Director role until her replacement could be found. “I feel the Board of Directors has made an excellent choice to hire Michelle to serve the association in this position. “stated Bonnie Moeller, CMBA Executive Director. “She is an accomplished attorney with 22 years of state legislative experience and will lend superior government affairs service through her proven skills in creating, promoting and passing legislation.”

Legislative Wrap Up The Minnesota Legislature adjourned its regular session on Monday, May 20, and went into special session on Thursday and early Friday morning, May 24 and 25. Rep. Tama Theis and BAM’s Remi Stone joined the June Government Affairs Committee for a legislative wrap up. Several builder bills were passed and signed by the governor:  Construction Careers – career

 

counseling in high and middle schools as well as youth apprenticeships Consumer Awareness Campaign to promote the importance of hiring licensed contractors as well as the consequences of hiring unlicensed contractors Business management for licensed contractors adds one hour of business management strategies as part of 14 credit hours required for continuing education within the two-year licensing period Prevented the Contractor Recovery Fund from being used to pay for unlicensed contractor failures Prevented authority for net-zero energy code / ‘stretch code’ local ordinances Established a multi-year Housing Affordability Commission to define housing affordability and study issues relating to housing affordability Retainage – payment of retainage within 60 days of substantial completion Wage theft – wage theft in excess of $1,000 becomes a felony crime

New Minnesota Building Codes Update The Minnesota Department of Labor & Industry (DLI) have been working on turning the model code into Minnesota’s new building codes. It is anticipated that the housing industry will begin to get its first look at what the next Minnesota building codes may look like in late June 2019. With the exception of the residential energy code, DLI expects to release the proposed building codes during a twoweek period this summer. Then, each code chapter will have a 30-day period for public comment. The state’s Construction Codes Advisory Council will then hold a meeting to review the comments and proposed codes.

Nelson and Mark Finn from Building Inspections; and John Halter and April Ray from SEH outlined current and expected residential development. An estimated 100 residential lots are available in the city. Other discussion centered on permit turnaround times, residential lots available within the city and price range plus ways to reduce future lot development costs, annexation agreement between the city and LeSauk Township, plus ICC and proposed Minnesota residential building code and timing of ability to comment on proposed changes.

Watab Township The Watab township supervisors and Benton County Commissioners met in late May to discuss how Watab plans to move forward with its subdivision ordinance and development agreement. Watab’s subdivision ordinance and development agreement would be in addition to what is required for Benton County. Expect Watab supervisors to hold a public hearing on the proposed changes during their July 2nd meeting.

The big question is if Minnesota will have a new residential energy code. As of this writing, Minnesota’s proposed building codes are expected to go into effect on March 31, 2020.

Free Isn’t Really Free “A price tells sellers how much to invest in a product and it helps consumers decide whether a product is worth buying. But a price of zero messes this all up.”

Over the last few years large social media and search engine firms have been routinely accused of trading and selling our personal information, propagating toxic content, weaponizing user information, and more generally eroding our privacy. Last October, Tim Cook, CEO of Apple, made many of these same claims while bashing technology companies in front of a receptive audience in Brussels. Yet this is not simply a battle between tech billionaires. Rather, it is a result of a serious design flaw plaguing the Internet.

We all know that free services are anything but. Users not only give away their data, but as a result are exposed to lots of useless and occasionally harmful content, such as phishing attacks which result because senders of email don’t have to pay (buy stamps) to get email delivered. Similarly, there are always fake, or paid-for reviews mingled with legitimate ones on “free” services such as Yelp. And there is always a steady stream of manipulative or fake news that contaminates news feeds. In a world where communication is free, bad communication beats good communication because good communication is costly.

It is no coincidence that Google, Facebook and Twitter, which each receive more than 85% of their revenue from advertising, are the ones most frequently accused of malevolent activity. Conversely, Microsoft, Amazon and Apple, whose revenues come from selling goods or services or both, fly almost entirely under the radar. It’s because Facebook and Google make their money by giving away their products to one group and then selling advertisements to an entirely different one.

But it doesn’t necessarily have to be this way. Apple prioritizes user privacy and content quality, is more restrictive about what apps can run on its devices and has humans curate content. But that is one reason why Apple devices and products cost more than similar such Android offerings. TV offers another example. Network television was once an ad-supported oligopoly that aimed its content to the lowest common denominator. But HBO and now Netflix have shown that viewers will pay for quality content that is void of advertisements. Pandora and Spotify offer ad-free music streaming services for a monthly fee. And new technologies now make it easy to charge tiny amounts online, making it possible to bypass “free” services if desired.

Think about why price matters. It’s how the market rations resources. A price tells sellers how much to invest in a product and it helps consumers decide whether a product is worth buying. But a price of zero messes this all up. Free is great for generating volume and user engagement, but it is a disaster when it comes to quality control. Some firms offer free entry-level products in the hope of up -selling their users a later date, like Adobe, and some services like Wikipedia are free due to thousands of hobbyists who love what they do and expect no monetary compensation. By contrast, free is the entire business model of search engines and social media. To generate advertisements, they must maximize users and engagement, and that requires low barriers, if any, to their platforms. And to maximize advertising revenue, the platforms must learn as much about their users as possible. This pits volume and revenue against quality and confidentiality. But there are problems: Apple’s market share has stalled as new potential buyers balk at its high prices, while Netflix, Pandora and Spotify have yet to turn a profit. Lastly, search and social media outlets that might, in the future, charge will have a hard time becoming viable due to the large network effects that “free” incumbents enjoy. That said, some broad-based firm will eventually succeed and show that free need not remain the reflexive internet model of the future and in the process, our privacy concerns will hopefully wither away

What Have We Done For You Lately Attended the Sauk Rapids-Rice High School Industrial Technology Vision meeting. Here is what we learned   Sauk Rapids has four full time Technology Instructors - Manufacturing/ Robotics; Woods; Metals; and Graphics & Photography

 Jake Masters, Woods teacher thanked CMBA numerous times for the help in purchasing a Computer Numerical Control (CNC) machine, which runs 2-3 hours day

 Developing a Business Industry Summit in Feb 2020 to showcase careers to students and parents, tying in with conferences, much like a job fair.

 Administration is creating a handbook for students when selecting classes to demonstrate what careers would be associated with taking that class.

 225 students enrolled in woods, 9th graders make jewelry boxes. 10th-12th take cabinetry 1 & 2. They toured five cabinet shops this year, and two kids will be starting a career in woods.

 Woods vision is to build a house, bringing industries tied to it such as electrical and HVAC. Foley Lumber Co. will donate the material. Cost to build—$40,000, sell at $62,000, profit to fund the program. 

 

GA met with city of Sartell Chief Building official, building inspector, zoning, and engineers on city updates and to answer any questions. They are currently looking at updating/creating parking & sign regulations. Finalized and mailed the registration for the Sporting Clay Shoot to be held August 8th at Wild Marsh Sporting Clay. All proceeds benefit the CMBA Tools for Schools Fund. Interviewed two candidates for the Government Affairs position. Xcel Energy—RetroGreen Energy RetroGreen Energy along with 52 Minnesota businesses were recognized by Xcel Energy for outstanding efforts to help customers save energy and reduce their environmental impact. The Efficiency Partner awards recognized the top contractors, equipment suppliers and engineers that contributed the greatest electrical and natural gas savings to Xcel Energy’s Minnesota conservation programs in 2018. St. Cloud Financial Credit Union and Starcor Credit Union plan to merge. They will become one organization under the St. Cloud Financial name, with approximately $200 million in assets and serving over 21,000 members with six locations.
