Project Information: Casa Grande Location: Petaluma Developer: Petaluma Ecumenical Properties Housing HERS Rater: Code Source/Code Green Better than Title 24: 20.0% Details: The pictures are of 400 Casa Grande Rd located in Petaluma CA. This project is developed and managed by PEP Housing located also in Petaluma. The 58 unit complex is a HUD 202 and Tax Credit mixed finance facility, housing Low to moderate income Seniors 62 years and older. Casa Grande is the first Build It Green Certified Senior Project in Sonoma County. Some of the features include a 35KW PV system that will operate 2 elevators and all house panel utilities. Constructed of metal framing with Hardiboard siding. Units are heated with the domestic hot water system through a fan coil. Energy Star appliances and recycledcarpeting are just a few of the interior amenities. The irrigation system is all drip with the weather trax satellite controller for limited irrigation. PEP Housing is dedicated to providing safe, affordable housing for low income seniors. We will continue to Build It green for those who live with us and the next generation to follow.

Project Information: Villa Vasconcellos Location: Walnut Creek Developer: Resources for Community Development Architect: Van Meter Williams Pollack LLP HERS Rater: DuctTesters Better than Title 24: 15.2% Details: 70 units of permanent housing for low-income seniors. Completed 2008. Villa Vasconcellos is an exciting new project that brings beautifully designed and landscaped affordable senior housing to Walnut Creek. This three-story building oriented to the outdoors and panoramic views provides 69 one-bedroom apartments and one manager’s unit, set around two courtyards. Features include indoor and outdoor meeting spaces, a community kitchen and garden, and artwork in the public spaces, much of it donated by local artists. Green building features contribute to the property’s sustainability and include a photovoltaic system for the common area electrical load, solar thermal panels for hot water, double glazed windows, ENERGY STAR® appliances, and non-toxic interior finishes and materials for healthy indoor air quality.

Project Information: Sherwood Village Location: Salinas Developer: Community Housing Improvement Systems and Planning Assoc., Inc. Developer: The Paul Davis Partnership, LLC HERS Rater: Block Energy Design Better than Title 24: 25.0% Details: Sherwood Village consists of 102 one-bedroom and 22 two-bedroom apartments as well as several common areas for relaxing and socializing, including a 5,000 square-foot community center where community organizations provide services for residents. Amenities include controlled access entry ways, two elevators, a barbeque area, bocce ball court, fitness room, community garden, computers with Internet access, laundry facilities and an indoor bicycle storage area. Paul Davis Partnership, project architects, and L & D Construction, Inc., the general contractor, worked with CHISPA to include energy efficient and environmentally friendly design features at Sherwood Village. Solar tubes add interior lighting. Formaldehyde-free insulation improves air quality. A 98% efficient boiler heats the apartments and water. Storm water is filtered on site by a 2,800 squarefoot bioswale. In March 2008, the California Regional Water Quality Control Board presented CHISPA with a resolution of appreciation for implementing the bioswale to protect the waters of the Central Coast and for its green sustainable building methods. Project Information: Ironhorse at Central Station Location: Oakland Developer: Bridge Housing Corporation Architect: David Baker + Partners Energy Consultant: Energy Calc Co. Better than Title 24: 17.6% Details: Ironhorse provides 99 apartments for families earning up to 50 percent of area median income. The apartment homes stand at the center of Central Station, an exciting reintegration of approximately 29 acres of unused industrial land into the surrounding residential neighborhood. Ironhorse offers private decks, an elegant community room, classroom space, laundry facilities, secure on-site parking, and landscaped garden area and courtyard. Just adjacent to Ironhorse, 14th Street has been fully reconstructed to include a traffic-calming pocket park and pedestrian amenities. Ironhorse incorporates many “green� or sustainable materials and techniques, such as photoelectric energy generation and a vegetated green roof. Build it GREEN recognized Ironhorse with a GreenPoint Showcase Award for Achievement in Multi-Family Housing.

Project Information: Fox Courts Location: Oakland Developer: Resources for Community Development Architect: Pyatok Architects Inc. Energy Consultant: H&M Mechanical Group Better than Title 24: 26.1% Details: New construction began 2007 featuring 80 units of permanent housing for very low- and low-income families. Studios and 1, 2, 3, 4 bedroom units with an estimated completion date March 2008. Fox Courts will provide permanent affordable apartments for families, people with special needs, individuals, and seniors with incomes ranging between 30% and 60% of the Area Median Income. Fox Courts is designed around two common courtyards and embodies green building design and materials. It includes space for a childcare center with access to a play area in one of the courtyards and a new neighborhood park directly across the street. A community room, children’s art space, and computer room will flank the courtyards. Office space will accommodate an on-site manager and resident services coordinator. The building will be accessible by elevator. Laundry will be provided on site. All units will be computer-ready. Parking for cars and bicycles will be located in the underground garage. Part of a vibrant new community of more than 800 market rate apartments and condominiums, new retail, and the restored Fox Theatre, the design maximizes livability, sustainability, safety and security, and neighborhood integration.

Project Information: Hillcrest Gardens Location: Daly City Developer: American Baptist Homes of the West Architect: Van Meter Williams Pollack LLP Energy Consultant: Energy Soft LLC Better than Title 24: 19.2% Details: Hillcrest Gardens is one of ABHOW’s latest affordable housing developments for seniors. After receiving over 700 applications residents were chosen through a random lottery selection. The property opened it’s doors in September 2008 to residents for the 39 units. This beautiful community boasts a library, computer lab, and atrium for resident enjoyment, as well as a handicap accessible van for exclusive use of the community and residents. The property also features a call system for visitors to gain entrance to the buildling ensure resident safety. Hillcrest Gardens is steps away from the BART station, Sam Trans, MUNI bus stop and a vast array of retail outlets such as supermarkets, pharmacies, restaurants and many other services that are ideal for the elderly.

Not only is the development affordable to buyers with a range of income, but it is also environmentally sustainable. Madrone Plaza offers a number of energy-efficient, green features that will help to reduce utility costs for the owners. Back dropped against a scenic sub-urban setting with walking paths, parks and other outdoor activities, the property is well suited for families and singles. Home sizes range from 1000 to 1600 square feet and include private terraces, attached garages. The units range from one-, two- and three-bedroom townhomes. All units will have access to the homeowners’ association pool, clubhouse, bocce court, basketball court, tot lots, open space with barbeque areas, and visitors parking.

Armstrong Place also participated in the LEED for Homes program, preliminarily earning Gold Certification.

Vineyard Green Townhomes also participated in Build It Green’s GreenPoint Rated program, preliminarily earning 133 points.

The development is designed in accordance with the GreenPoint rating system, scoring over 120 points, and exceeds Title 24 energy standards by 48%. Photovoltaic panels and solar hot water panels have been installed on the roof to reduce energy consumption on the project.

Villa Granada Project Information: Title Location: Santa Clara, CA Developer: BRE Properties Architect: BDE Architecture Energy Consultant: LDI Mechanical HERS Rater: Heschong Mahone Group, Inc. Better than Title 24: 19.80% Details: Designed with sustainable features such as: dualflush toilets, low-flow plumbing fixtures and ENERGY STAR速 appliances. Common area lighting is energy-efficient and controlled by photocells and occupancy sensors. Exterior water usage is reduced by 50% through a weather-based irrigation controller and drought-tolerant native plantings. The community also uses energy-efficient windows, and high-reflective paving and roofing to lower cooling costs. More than 75% of the construction waste was diverted from landfills during the construction of this project.

Vista Apts. Energy & Design Better than Title 24: 22.8% Details: A four story building located at 2139 O'Farrell Street in San Francisco, Tabernacle Vista Apartments represents the first Affordable Housing project for Tabernacle Community Development Corp., a local faith based non-profit developer. The building which was funded by Kaiser Permanente in conjunction with the San Francisco Redevelopment Agency consists of 21 Apartments with a mix of studios, 1 and 2 bedroom units. Total building area square footage is 24,961 on a lot area of 11,748 square feet. This energy efficient yet family oriented modern structure incorporates the use of a parking stacker system to facilitate parking for 21 residents in only 11 parking spaces. The facility includes quiet rear gardens and an exterior courtyard framed by a stylish circular seat wall, allowing residents to fully enjoy San Francisco's mild climate.

Project Information: Vista Title Meadows Location: Hollister Developer: Mid-Peninsula Housing Corporation Architect: TWM Architects & Planners Energy Consultant: Belden Consulting HERS Rater: Bright Green Strategies Better than Title 24: 67.10% Details: Vista Meadows provides 72 homes for low and very low-income seniors, ages 62 or older. The 2 acre development will also include a community center, community gardens and a trellised barbeque area where seniors can gather. The community has been designed to achieve 125 points by Build It Green standards. Solar photovoltaic and solar thermal panels are featured on the building and carport roofs, which not only lower tenant's energy bills, but lower the property operating expenses. Those savings are passed onto the residents in the form of lower rents. The rental apartments will serve seniors with incomes no greater than 30% to 50% of Area Median Income. Rents will range from between $450 to $650 for a one bedroom apartment.

Project Information: Main Title Street Village Apartments Location: Fremont, California Developer: MidPen Housing Corporation and Allied Housing Architect: Jacobsen Silverstein Winslow Degenhardt (JSWD) Architects Energy Consultant: H&M Mechanical Group HERS Rater: Bright Green Strategies Better than Title 24: 50.30% (2005 standards) Details: Developed by partners MidPen Housing Corporation and Allied Housing, Main Street Village opened its doors in August of 2011. The 64-unit community provides much needed supportive housing for individuals and families in the City of Fremont, including homeless households. Main Street Village offers vocational training, counseling, community activities and referrals to outside resources. Main Street Village incorporates numerous green building features, including Bay-Friendly Landscaping, a solar thermal water heating system, photovoltaic panels, energy-efficient electrical and plumbing fixtures, and on-demand hot water heaters in each apartment. The development scored 218 on Build it Green’s GreenPoint rating system, the highest of any multi-family project in California to date.

Fulton Village Project Information: Title Location: Fresno Developer: Granville Homes Architect: Energy Consultant: HERS Rater: Residential Energy Efficiency Concepts, LLC Better than Title 24: 30.60% Details: Fulton Village is a three-story, mixed-use project located in Downtown Fresno. It offers 46 residential units and a 1,560 sq. ft. multi-level live/work space. Twenty eight percent of the units are available for affordable housing based on median income levels. This project incorporates water efficient landscaping, reflective metal cool roofing; tank-less water heaters and recirculation pumps; blown-insulation; low VOC paint; low-E windows; mini ductless HVAC systems; 2x6 wall construction; upgraded energy efficient appliances; and a 13� common wall for added insulation and sound reduction. Ninety five percent of the units have individual solar systems installed to help offset the tenant’s utility usage and cost. The housing is co-sponsored by the Bernal Heights Housing Corporation and St. Peter’s Episcopal Church, and it includes energy efficient building measures such as R-30 insulated roof; R-19 insulated raised floor; R-21 insulated walls; hydronic space heating from two 85% AFUE Laars boilers coupled with two circulation pumps; domestic water heating from two Hamilton Evo DHW 79 gas water heaters with 97% recovery efficiency and 1.0% standby loss, and Efco dual pane Low-E aluminum frame windows, U=0.29, SHGC=0.38. Harmon Gardens Project Information: Title Location: Berkeley Developer: Affordable Housing Associates Architect: HKIT Energy Consultant: Title 24 Data Corp HERS Rater: Bright Green Strategies Better than Title 24: 22.5% Details: The newly constructed Harmon Gardens is home to 15 young adults who, at the time of initial occupancy, were between the ages 18-24 and either homeless or at high-risk of homelessness. Harmon Gardens incorporates numerous green building measures and sustainable design features such as installation of a solar hot water heating system and PV electric system, ENERGY STAR appliances, and low flow plumbing fixtures; the use of natural and recycled flooring materials, no VOC paints and adhesives; drought tolerant and native landscaping; and construction waste recycling. The project will achieve an impressive Green Point Rating of 170, a LEED for Homes Platinum rating and served as a pilot for developing the Multi-family High Rise LEED for Homes rating system and the EPA Indoor Air Plus Program.
