SPRING TOWN COUNCIL CANDIDATE FORUM HOSTED BY SAR
Over 200 REALTORS® from across the State descended upon the State Capitol last month to meet with state legislators on two important bills to the real estate industry: House Bill 1136, regarding regulation of continuing professional education and House Bill 1165, concerning private construction contract retainage and payments. The Summit Association of REALTORS Board met with State Representative Millie Hamner (D-Frisco) on these issues as well as wildfire topics. In addition, Governor John Hickenlooper (D) talked to REALTORS® about new air quality regulations and fracking and allowing these types of practices in Colorado while holding businesses to a higher standard.
In partnership with the Summit County Builders Association, SAR hosted the “2014 Spring Candidate Forum” to place a spotlight on local races in Breckenridge, Frisco and Dillon. The event was free and open to the community. All candidates were invited to speak and answer questions on important issues facing the community.

The Romp To Stomp Out Breast Cancer took place on March 1st and did we ever have the snow to romp in!! The sea of pink was covered with white most of the day, though that certainly didn’t dampen the smiles and enthusiasm of our participants. We had a total of just over 1900 registered participants, 100 more than last year. Thus far we raised over $66,000, surpassing our goal of $1 million in 12 years. MANIPULATING metal into art ARCHITECTURE BRECK IRON WORKS DOES CUSTOM DESIGN FROM INDUSTRIAL STRENGTH I-BEAMS TO DELICATE DECORATIONS By Jessica Smith
The outside of the Breck Iron Works building gives little indication of what lies inside its 6,000 square feet. Business, office, workshop, showcase, home — it’s all of these and more. Step inside for a behind-thescenes glimpse of a business that deals in metric tons of metal, melding and shaping it into unique features in homes and buildings throughout Summit County.

Metal m asters Owner and president Mark Bookman introduces the workshop first. Entering from the back, we walk past tall piles of metal log replicas of every variety. These are the components of the popular Fire on Demand fire pits that Breck Iron Works ships all over the country. Inside, the workshop is cavernous. The ceiling stretches high overhead and nearby tables are littered with scraps of metal and half-finished projects. Bookman points out several rows of circular metal pieces. They’re log ends, for the fire pits. Eventually they’ll be shaped and roughened to look like random bits of wood that one might find in the forest and gather for a campfire. Except these will burn on someone’s patio, and they’ll never disintegrate. Nature is the inspiration for much of Breck Iron Works’ PHOTOS COURTESY OF BRECK IRON WORKS
custom designs. Beyond the log ends, Bookman holds a small pinecone up to a metal replica several times its size. Although the metal one is gigantic, it looks just like the pinecone, down to the slight twists and bends of each bristle. Customers can order a particular species of pinecone, and Bookman’s crew will use a real-life model for the design. Outside, in front of the workshop, are more fire pits, starting small at 200-pound pieces and up. Bookman estimates that Breck Iron Works deals with approximately 45 tons of steel a year.
Innovating w ith ski lif t m aterial Past the fire pits are another popular commodity — original ski chairs that have been retired from their lifts. Bookman has about 150 chairs from the Breckenridge Super Chair lift. People place them both inside and outside, as swings or benches, he said. “It’s the authenticity of what’s here in the ski area,” he said of the chairs’ popularity. “(People) want to bring that into their house.” When he bought the chairs, Bookman also bought about
three miles of haul rope — the twisted steel cable that carried the chairs up and down the hill. He wanted to see what could be done with it, and the results were surprising. He and his workmen unbraided the thick cable, then re-braided a few strands back together to create things like handrails for balconies and staircases, or even handles for cabinets and doors. One surprising effect they found was that, unless artificially straightened, the re-braided cables curve, due to the years of traveling in a circular pattern for the lift. This

creates a unique, natural wave to the cabinet handles, which have become popular. “Everybody loves the story behind it, … how they creatively have made pieces of art into functional stuff,” said Devon Tilly, president of Mountain View Window & Door in Denver. The company has begun selling Breck Iron Works’ custom hardware designs as its Peak 7 collection. “Everybody loves, in Colorado, to bring the outdoors inside, so that whole concept of a ski chair in your house with cabling, or a handrail that is like the cable, that’s the type of people that really fit that mold with that product.”

Pass ion f or art and architecture Bookman’s office tells visitors everything they need to know about the Breck Iron Works founder. Pictures of wildlife and replicas of ducks in flight grace the walls and top two shelves, betraying Bookman’s love of hunting — if it wasn’t already apparent from the four golden hunting dogs that greet everyone on arrival. Bookman arrived in Summit County in 1987, “for the skiing, of course!” The small hills of his native Columbus, Ohio couldn’t compare with Colorado’s rugged mountains. His very first experience with welding was as a teenager, restoring a 1948 Willys Jeep. “It was so much fun, I decided to keep doing it,” he said. Bookman ran a concrete business in Breckenridge for 15 years before opening his welding shop in 2000. In 2003 he started doing more custom design work, and three years
ago built the building and workshop that he uses now. “I like the architectural side of welding,” Bookman said, “but we still do a lot of structural, (like) I-beams and columns for houses.” Although his team will come in for a single, specific design aspect, such as a ski cable handrail, wrought iron aspen leaf decoration or spiral staircase, he said that often he is hired to do everything, from the I-beams to the rail decorations. Any time a client comes in for a project of any size, Bookman’s office is where they will make the majority of their decisions. Arrayed across the bottom shelf are all kinds of metal rods and cables, twisted into a variety of designs. Clients can then pick up and hold the samples in their hands, a tactile experience that Bookman swears by. If handling the various samples isn’t enough to convince a client, Bookman has the next best thing right upstairs.

Ho m e a n d s h owro om Just past Bookman’s office and up the stairs is the loft that serves as his showroom, and also his home. He gave up his 2,600 square foot house to live above his workplace, and he couldn’t be happier. Not only is it convenient, but it lets him show clients exactly what his products would look like in use. At the top of the stairs, left leads to a small balcony, straight ahead is an old ski lift chair and right leads into the living room, which is separated from the kitchen by a curving metal bar. The foot rail along the bar is a curving piece of ski lift cable, and the handles on all the cabinets are smaller cables with the signature wave. The bedroom and bathroom also feature various custom designs that Breck Iron Works makes, from the sliding barn door track to metal reading lights attached to the bed headboard. Word of the loft reached Tilly, who owns a house on Peak 7 in Breckenridge. Intrigued, he stopped by for a tour and not long after, decided to start selling the Breck Iron Works custom hardware. Although he doesn’t have any in his own house at the moment, he’s considering commissioning a foot rail for the bar in his newly renovated kitchen.

n many homes, bringing natural light into the space can be a challenge. Here in Summit County, the opposite is true. With more than 300 days of intense sunlight, the challenge is to temper the natural light. According to interior designer Tracey Egolf of Egolf Interiors, “architects have done such a wonderful job of designing homes with beautiful expansive windows that they almost allow too much light into the home.” Our high elevation puts us closer to the sun, and the intense midday sun can often be too bright for a comfortable environment. Egolf suggests using solar shades, essentially sunglasses for your home. The shades can be adjusted to allow different levels of light into the room, and some settings allow you to still be able to view the landscape outside. “Ideally, we like to be able to work with the builder before the house is built to create a recess pocket above the windows to hide the screens when they aren’t in use,” says Egolf. Installing these screens can be done after a home is built, but the screens and hardware will be visible. Another advantage to these screens is an added level of privacy.

If your home doesn’t have large windows, an alternative is installing skylights or solar tubes. Be sure to use an experienced designer and contractor when installing either of these, as winter snow can lead to leaking or condensation built up if not properly installed. Once you’ve harnessed the source of light in your home, be sure to protect the items inside. Be cautious of fabrics that are in direct sunlight, which can fade over time. Avoid hanging artwork in direct light and skip hanging mirrors directly across from large windows, as they will bounce the light around the room.
When natural light isn’t available, what are you options? We look towards feng shui for guidance. Feng shui, in its simplest explanation, is the ancient Chinese art of arranging objects to create positive energy. This includes furniture layout, color choices and lighting sources. Different colors of light create different moods. Choosing the right type of light can enhance each room and its purpose. Pink lights have a calming effect, so use pink-hued bulbs in the living room or reading nook. Blue tones can be soothing and are

recommended for nurseries. Red creates passion and energy and can be perfect for creating a vibrant kitchen. In the bedroom, purple light is said to evoke passion, so choose a purple-hued light or purple lampshades on your nightstands. Balance is important in feng shui, so choose a pair of matching lamps and lampshades to place on both sides of the bed. Be sure the nightstands are the same height, so the light beams at the same level, furthering the balance and symmetry. While advancements have been made in the type of light that fluorescent lights can produce, some of us are unlucky enough to still have the long tubed variety inside the plastic covers. So what can you do if your kitchen still has one of these creatures? Camouflage it. Head to Rocky Mountain Coffee Roasters on Main Street in Frisco to see how they’ve cleverly used burlap coffee sacks wrapped around wood to disguise the lights. It creates a warm glow as the light shines through the burlap, and has a modern, industrial vibe that could work well in many homes. Choose a fabric that appeals to you and craft your own hanging lampshade. We often think of light coming from above, but creating levels of light can be a powerful design tool. Egolf suggests, “a combination of fixed and decorative accent lighting to create balanced levels of light throughout the space.” For the highest level, utilize skylights during the day, or try using lights with an upward glow in a room with a vaulted ceiling to accentuate the structure. In the next level down, use ceiling lights with a warm glow, chandeliers, or hanging pendant lights. For the mid level, rely on windows during the day, and lamps or candles in the evening. Try placing the lamps in front of mirrors to reflect the light and cast a warm glow around the room. For the lowest level, when needed, place lights that beam upward, especially in corners, to eliminate any shadows.

eystone has a lot to offer, from the Outback that many skiers have come to love to the beautiful views found from any point on the slopes.
